This client came to us with a unique challenge: create a modern design that matches her fun and funky personality but to make it as "green" and chemical free as possible. We rose to the challenge, researching the best options for sustainable, green and chemical free furnishings. The upholstery pieces are made from sustainable and chemical free materials, the dining table is made of sustainable wood with a chemical free finish. The rugs are from a fair-trade company that supports education for women in India. The client had hired a Feng Shui expert to provide her with a report which we used to design the space. The wallpaper behind the living room sofa is custom designed and custom-made. It is a map made up of hundred of small photos that the homeowner provided to us. It represents the area in her home that will bring travel and connect her to the people she loves. The large, colorful art piece in the dining area is hung in the area of the home that will bring joy around family and children. The hearts and pink/red colored wallpaper in the den will evoke love and relationships. The client has a colorful, fun personality and we wanted to infuse the design with it. A white backdrop allows all of the pinks, reds, navy blues and turquoises to pop, creating a lively, modern feeling. The textures in the floor and wall coverings and in the fabrics create a lived in, collected feeling and add a touch of bohemian chic style. The new modern cable and walnut stair banister is in keeping with the original modern feel of the row house and keeps the narrow staircase from feeling tight and closed in. This was a fun, creative and unique project for us. This particular client was one of Olamar's first clients eight years ago when we first opened our doors. At that time the house was nothing but a condemned shell that the client renovated, with our assistance. This well-loved home belonging to a family of seven was overdue for some more room. Renovations by the team at Advance Design Studio entailed both a lower and upper level addition to original home. Included in the project was a much larger kitchen, eating area, family room and mud room with a renovated powder room on the first floor. The new upper level included a new master suite with his and hers closets, a new master bath, outdoor balcony patio space, and a renovation to the only other full bath on in that part of the house. Having five children formerly meant that when everyone was seated at the large kitchen table, they couldn’t open the refrigerator door! So naturally the main focus was on the kitchen, with a desire to create a gathering place where the whole family could hang out easily with room to spare. The homeowner had a love of all things Irish, and careful details in the crown molding, hardware and tile backsplash were a reflection. Rich cherry cabinetry and green granite counter tops complete a traditional look so as to fit right in with the elegant old molding and door profiles in this fine old home. The second focus for these parents was a master suite and bathroom of their own! After years of sharing, this was an important feature in the new space. This simple yet efficient bath space needed to accommodate a long wall of windows to work with the exterior design. A generous shower enclosure with a comfortable bench seat is open visually to the his and hers vanity areas, and a spacious tub. The makeup table enjoys lots of natural light spilling through large windows and an exit door to the adult’s only exclusive coffee retreat on the rooftop adjacent. Added square footage to the footprint of the house allowed for a spacious family room and much needed breakfast area. The dining room pass through was accentuated by a period appropriate transom detail encasing custom designed carved glass detailing that appears as if it’s been there all along. Reclaimed painted tin panels were added to the dining room ceiling amongst elegant crown molding for unique and dramatic dining room flair. An efficient dry bar area was tucked neatly between the great room spaces, offering an excellent entertainment area to circulating guests and family at any time. This large family now enjoys regular Sunday breakfasts and dinners in a space that they all love to hang out in. The client reports that they spend more time as a family now than they did before because their house is more accommodating to them all. That’s quite a feat anyone with teenagers can relate to! Inspiration for a country bedroom remodel in Other

Brad Haines knows a thing or two about building things. The intensely creative and innovative founder of Oklahoma City-based Haines Capital is the driving force behind numerous successful companies including Bank 7 (NASDAQ BSVN), which proudly reported record year-end earnings since going public in September of last year. He has beautifully built, renovated, and personally thumb printed all of his commercial spaces and residences. “Our theory is to keep things sophisticated but comfortable,” Brad says. That’s the exact approach he took in his personal haven in Nichols Hills, Oklahoma. Painstakingly renovated over the span of two years by Candeleria Foster Design-Build of Oklahoma City, his home boasts museum-white, authentic Venetian plaster walls and ceilings; charcoal tiled flooring; imported marble in the master bath; and a pretty kitchen you’ll want to emulate. Reminiscent of an edgy luxury hotel, it is a vibe conjured by Cantoni designer Nicole George. “The new remodel plan was all about opening up the space and layering monochromatic color with lots of texture,” says Nicole, who collaborated with Brad on two previous projects. “The color palette is minimal, with charcoal, bone, amber, stone, linen and leather.” “Sophisticated“Sophisticated“Sophisticated“Sophisticated“Sophisticated Nicole helped oversee space planning and selection of interior finishes, lighting, furnishings and fine art for the entire 7,000-square-foot home. It is now decked top-to-bottom in pieces sourced from Cantoni, beginning with the custom-ordered console at entry and a pair of Glacier Suspension fixtures over the stairwell. “Every angle in the house is the result of a critical thought process,” Nicole says. “We wanted to make sure each room would be purposeful.” To that end, “we reintroduced the ‘parlor,’ and also redefined the formal dining area as a bar and drink lounge with enough space for 10 guests to comfortably dine,” Nicole says. Brad’s parlor holds the Swing sectional customized in a silky, soft-hand charcoal leather crafted by prominent Italian leather furnishings company Gamma. Nicole paired it with the Kate swivel chair customized in a light grey leather, the sleek DK writing desk, and the Black & More bar cabinet by Malerba. “Nicole has a special design talent and adapts quickly to what we expect and like,” Brad says. To create the restaurant-worthy dining space, Nicole brought in a black-satin glass and marble-topped dining table and mohair-velvet chairs, all by Italian maker Gallotti & Radice. Guests can take a post-dinner respite on the adjoining room’s Aston sectional by Gamma. In the formal living room, Nicole paired Cantoni’s Fashion Affair club chairs with the Black & More cocktail table, and sofas sourced from Désirée, an Italian furniture upholstery company that creates cutting-edge yet comfortable pieces. The color-coordinating kitchen and breakfast area, meanwhile, hold a set of Guapa counter stools in ash grey leather, and the Ray dining table with light-grey leather Cattelan Italia chairs. The expansive loggia also is ideal for entertaining and lounging with the Versa grand sectional, the Ido cocktail table in grey aged walnut and Dolly chairs customized in black nubuck leather. Nicole made most of the design decisions, but, “she took my suggestions seriously and then put me in my place,” Brad says. She had the master bedroom’s Marlon bed by Gamma customized in a remarkably soft black leather with a matching stitch and paired it with onyx gloss Black & More nightstands. “The furnishings absolutely complement the style,” Brad says. “They are high-quality and have a modern flair, but at the end of the day, are still comfortable and user-friendly.” The end result is a home Brad not only enjoys, but one that Nicole also finds exceptional. “I honestly love every part of this house,” Nicole says. “Working with Brad is always an adventure but a privilege that I take very seriously, from the beginning of the design process to installation.”

We took this project from a dated, carpeted, pink walled and floral wall-papered home giving it just enough modern but keeping the vintage charm! We added wood flooring to a remodeled section of the family room and did a complete sand & finish of the entire area. The kitchen cabinets were refreshed with an on-trend soft grey, modern new flooring in the kitchen and vintage inspired schoolhouse fixtures completed this space. A small, un-functional bathroom was updated with a charming (but small!) vanity fixture, vintage inspired fixtures and a re-glazing of the shower stall. As a staging project, happy to report the investment netted the sellers and extra 40K over their investment and 9 viable offers in just a few days of listing.

Original lathe and plaster walls were fortified and new walls were done in a skip pull trowel texture to mirror its predecessor. Originally a wall separated the dining room from the kitchen. To create a sense of openness and allow interaction between the cook and dinner guests, the wall was removed and cabinetry now serves as the only divider. Positioned on the site for privacy and to protect the natural vegetation, it was important that all the details—including disability access throughout. A professional lighting designer specified all-LED lighting. Energy-efficient geothermal HVAC, expansive windows, and clean, finely finished details. Built on a sloped lot, the 3,300-sq.-ft. home appears modest in size from the driveway, but the expansive, finished lower level, with ample windows, offers several useful spaces, for everyday living and guest quarters. Is it crazy to think about chimney repairs in the winter? It’s cold and snowy outside and the rooftops are solid white, coated with a layer of ice. A homeowner called us with a concern about her home. She reported that a small stream of water was coming down the chimney and into the firebox. To keep the water from flooding the firebox, the homeowner placed a Tupperware container to collect the water. Not a good look. Can chimney repairs in the winter be done by a certified chimney technician? Chimney Repairs in the Winter Chimney repairs can be completed in the winter, although it depends on what type of chimney repair is needed. Let’s take a quick look at the different chimney repairs in our cold winter months. Chimney Cap: If your chimney cap comes loose, or if the winter winds knocked it out of place or blew it off completely, our certified chimney technician can go up on the roof and take care of the chimney cap for you with a chimney cap replacement. Our technicians follow the guidelines for safety, especially in the winter months when roofing systems are the slipperiest. Flashing: Flashing is the connector from the roofing system to the chimney. It is the barrier that protects water from finding its way into your home. However, if the flashing becomes loose or comes away from the roof and chimney, it is open season for the rain to come directly into your home and create chaos. Chimney Crown: The chimney crown is the slab of cement that sits on top of the chimney and right below the chimney cap. Hairline cracks can form in the chimney crown allowing water, melted snow, to enter. Even the smallest hairline crack can cause the melted snow to find the weak spot on the chimney crown and make its way into your home. Remember, hairline cracks can and will grow in width and length with the freeze thaw cycles. When the melted snow freezes at night, it expands inside of the crack. If the temperatures cooperate in the daytime, it melts the snow. But remember, it doesn’t necessarily dry out inside of the crack. It can remain moist and freeze again at night. Chimney Tuckpointing: Tuckpointing the chimney can be done in the winter, but it certainly isn’t an easy process as we’re dealing with wet mortar. Cracks can create an entry point for melted snow to enter, further deteriorating the mortar. Although it is not optimal to perform chimney repairs in the winter, Superior Chimney takes precautions to ensure a safe and effective repair.
