This horse barn conversion was Joyce Cole’s dream. It represented her vision to create a cozy home and office as close as possible to her beloved horses.
Old Saratoga Restorations completed the conversion in the middle of winter, repouring the concrete floor, repairing the roof and rotted beam foundation, replacing windows and using reclaimed oak and hemlock beams from the barn to create a staircase. Resawn beams were used for stair treads, shelves, railings and cabinets.
The barn’s innovative touches include plate glass viewing windows into the horse stalls from the kitchen and the mudroom.
OSR also created a custom mahogany door, utility room, new high-end kitchen, 2 bathrooms, a stable room and a mudroom with a Dutch door.

This Cedar patio cover not only looks beautiful, but represents the Lone Star State well.

James Latta Photography -
As an interior designer, I liked my home but was not "in love" with it. I didn't feel in sync with the style and architecture despite compliments from friends and family. It was time for a change. I sold my Floating Home (see Sleepless in Portland: Houseboat Diary) and my La Quinta home (see Transitional Living, La Quinta) and downsized to a house that's a better fit.
The home was lacking sufficient storage so I added a beverage center with storage cabinets and a butcher block countertop to the dining room. An Ikea table frame was powder coated in dark grey and fitted with a Cambria Quartz dining top. A matching quartz piece was added to create a kitchen bar seating area and includes a beautiful waterfall edge. Reclaimed wood square tiles were added to the kitchen pop up ceiling and the living room fireplace to add warmth and texture. Black and white photography of the local desert landscape frame the fireplace. Although the home is mainly grey, black and white, pops of red are a recurring theme thought the interior and exterior, including a red barn door at the kitchen pantry.
I broke design rules and didnt take the "safe" route. Quirky accent items can be found throughout the home. These include a wall-mounted family accordion, framed movie quotes in one of the guest rooms, a custom canvas photo of my miniature schnauzer, and dragon print accent pillows throughout. A Tongue and Groove (T&G) wood ceiling transformed the master bedroom and a beautiful red area rug adds color and warmth. The result is DARING and yet comfortable.
The backyard was completely renovated. Tons of white rock were removed and beautiful landscaping and lighting were added as well as an additional 500 square feet of pavers. A sun shade, red umbrellas, and patio misters create inviting seating areas for friends and family. Tongue and Groove wood was also added to the outdoor patio ceilings. A high end surround sound system and built in BBQ with patterned cement tiles complete this outdoor living space.
The process was exhausting and time consuming but now that it is over, I am thrilled with the results.
I now live in a home that nourishes my soul and better represents my style and tastes.

This project was a labour of love spanning over eighteen months. We worked closely with our client to create a sanctuary which represented her journey and her lifestyle. Cozy nooks with good reads, rugs brought in from India and artworks that were dear to her. One of our favourite residential projects we have completed to date!

Maybe it was just a blushing moment, maybe more distance is needed. A white yarn flutters above the cliff, accompanied by the wuthering of the wilderness blows. Suddenly, all of the unevenness turn into grains and textures, appearing on the wood planks. The story contains small rural villages, huge ruts, and the warmth of that stone fireplace.
The coloring process of this type of flooring is unique, using the reactive stain coloring technique, wood’s natural colors and grains react differently to the water-based environment-friendly chemicals, such color variations represent wood’s natural characteristics. The water-based UV Lacquer coating type provides great protection to the wood planks, it not only prevents the permeating of water moisture but is also more durable and environment-friendly.

With the help of professional specialized in roofing decide on a type of roofing material. Each of the existing roofing materials comes with its own advantages, so you may find it difficult to select a certain material over another one. To help you in this regard, the best recommendation is to select a roof replacement Auckland material that matches the style of your house, and also the overall neighborhood architecture. When selecting roofing materials, you have to pay attention to the current building regulations, because, in some cases, you may not be authorized to select a certain material. And since you, as a home or business owner may not be very familiar with building regulations and codes, it is recommended that you use the services of a professional. A person specialized in roof replacement Auckland can provide you not only with exact measurements of your roof, but also with advice on selecting various roofing materials. Based on the measurements taken by a professional roofer and the roofing material chosen for the job, you have to determine the number of materials that you would actually use to cover your roof. To estimate this number, first you need to know the dimensions of the shingles or tiles that you would use to cover the roof. Take into account that some roofing materials may have to be cut to cover small portions of the roof that are usually found near corners. Labor costs represent another factor that influences roofing cost. Luckily, this is a well established cost that you know from the beginning of your roofing project. In our Philadelphia showroom we carefully select our products and change them frequently to provide our customers with the best possible mix through which they can envision their room’s décor and their life. This is the reason why many of our customers (thank you all!!!) travel for hours, and some fly to our store. This is the reason why we have earned the privilege to be the starting point for modern living for many of you.

Our design team undertook a project at Millennium Towers Boston to help a family redesign their city pied-a-terre. We gave the condo a modern facelift with minor renovations to include new flooring, custom built ins + closets, repainting, and furniture selection. Inspired by Japanese style and culture, the family gravitated towards a modern and minimalistic vibe represented in the newly designed home.

We entered into our Primrose project knowing that we would be working closely with the homeowners to rethink their family’s home in a way unique to them. They definitely knew that they wanted to open up the space as much as possible.
This renovation design begun in the entrance by eliminating most of the hallway wall, and replacing the stair baluster with glass to further open up the space. Not much was changed in ways of layout. The kitchen now opens up to the outdoor cooking area with bifold doors which makes for great flow when entertaining. The outdoor area has a beautiful smoker, along with the bbq and fridge. This will make for some fun summer evenings for this family while they enjoy their new pool.
For the actual kitchen, our clients chose to go with Dekton for the countertops. What is Dekton? Dekton employs a high tech process which represents an accelerated version of the metamorphic change that natural stone undergoes when subjected to high temperatures and pressure over thousands of years. It is a crazy cool material to use. It is resistant to heat, fire, abrasions, scratches, stains and freezing. Because of these features, it really is the ideal material for kitchens.
Above the garage, the homeowners wanted to add a more relaxed family room. This room was a basic addition, above the garage, so it didn’t change the square footage of the home, but definitely added a good amount of space.
For the exterior of the home, they refreshed the paint and trimmings with new paint, and completely new landscaping for both the front and back. We added a pool to the spacious backyard, that is flanked with one side natural grass and the other, turf. As you can see, this backyard has many areas for enjoying and entertaining.
