Alongside Jeff King & Company, Marina Blvd., won CotY 2016 National Winner of Landscape Design/Outdoor Living The project was to transform an existing flat roof and master bedroom suite floor into a dramatic deck with kitchen, dining and living areas leading to a stair to an upper deck for America’s Cup race viewing. The existing home is a 3-story 4,000 square foot Spanish Mission-style home built in the 1920’s and sits directly across from the St. Francis Yacht Club on Marina Boulevard in San Francisco – a prime location. No changes were possible for the historic façade and the new construction was to be out of view from the street, as much as possible. Going up the traditionally detailed stairway with decorative railing, you land at the third floor which becomes contemporary in style for the redesigned master bedroom suite, guest bath, sitting room and the roof deck. Large roof decks require careful attention to waterproofing and a Bison pedestal system was used to create a level deck surface and easy maintenance. Heavy ceramic tile pavers were interspersed with walkable in-floor skylights on the main deck with ipe wood floors at the upper deck and stairs. From both the master bedroom and the outdoor deck you can access a sitting room with large pocket or sliding doors to enclose it. If watching the fireworks on July 4th and it gets cold, people can move to the sitting room which has a fireplace to watch in a heated environment. The sitting room gas fireplace is surrounded by steel with a figured steel panel re-purposed from old sea pier metal that has been cleaned and sealed. A guest bath is adjacent to the master bath for guest use. A square recessed pattern tile was used to tie the old Spanish Mission-style feeling into the new more contemporary walls. In a large home that was short on storage, a large built-in armoire was built into the master bathroom for extra capacity. The project took two and a half years to complete including design and construction, in part due to historic reviews by the State of California.

The client's kitchen set was re-purposed and moved to the breakfast room. The old gas insert was updated and a stack stoned fireplace with a reclaimed wood mantle was added. The wall was above the fireplace was done in Marmorino plaster while the walls were done in a faux painting technique to mimic plaster

This old wood side board was repurposed and painted white for the new renovation. An antique gold mirror the owners already had was also repurposed for the perfect 'old meets new' combo. Bedroom - contemporary bedroom idea in Denver

This late 18th century house was comprehensively updated while retaining its historic character. The new kitchen is a bright and open space highlighted by repurposed timber beams. The conservatory, with its use of reclaimed steel casement windows, serves as a gathering place for family and guests throughout the year. This project was driven by a commitment to sustainability and repurposing existing materials, seamlessly blending the old with the new while minimizing waste. The goal was to transform the backyard into a lush garden oasis with a low-water and low-maintenance design. Despite challenges posed by the property's proximity to the golf course and specific guidelines, a harmonious integration of desert plant life and low-water lush plants was achieved. Reusing existing materials and replacing natural grass with synthetic turf minimized water usage, while strategic plant placement utilized run-off water for sustainable irrigation. Navigating the constraints imposed by the Country Club, the project created a cohesive outdoor space and repurposed cobblestones to bridge the gap between the golf course and the rear of the property. This project achieved a balance between ecological consciousness and aesthetic beauty, allowing the garden oasis to coexist harmoniously with the golf course backdrop, providing the clients with a serene and vibrant landscape that aligns with their vision and respects the natural resources of the community.

The clients were looking for an outdoor space they could retreat to and enjoy with their family. The backyard of this home features flower gardens, a gas burning lamp post, decorative pergola extending from the main house to the garage, 30' fiberglass pool with a splashpad, gas burning firepit area, patio area for outdoor dining, and a screened in porch complete with a 36" fireplace. The pergola is aesthetically pleasing while giving some protection from the elements journeying from house to garage and vice versa. Even with a 30' pool, there is plenty of yard space for family games. The placement of the firepit when lit gives just the right amount of ambiance for overlooking the property in the evening. The patio is located adjacent to the screened in porch that leads into the kitchen for ease of dining and socializing outdoors. The screened in porch allows the family to enjoy aspects of the backyard during inclement weather.
