**Green Giant Privacy Installation – Estate-Scale Screening** This project focused on creating immediate, full-scale privacy for a large residential property through the installation of over 400 Green Giant arborvitae. The objective was to establish a defined boundary and visual enclosure without compromising the openness or natural character of the landscape. The layout was carefully planned to follow the length of the drive, framing the approach to the home while maintaining symmetry and consistency. Trees were spaced and aligned with precision to ensure long-term uniform growth, allowing the screen to mature into a dense, continuous barrier. Site preparation played a critical role in the success of the installation. The planting areas were properly graded and amended to support healthy root development, with irrigation integrated to promote establishment and sustained growth. This ensures the trees not only thrive but maintain their structure and density over time. Green Giant arborvitae were selected for their reliability, fast growth rate, and ability to provide year-round coverage. Their upright form allows for effective screening without overwhelming the space, making them ideal for large properties requiring both privacy and scale.

This year round two-family cottage is comprised of seven modules which required just 25 days to construct in an off-site facility. When assembled, these prefabricated units form a building that is 38 metres long but less than 5 metres wide. The length offers a variety of living spaces while the constricted width maintains a level of intimacy and affords views of the lake from every room. Sited along a north-south axis, the cottage sits obliquely on a ridge. Each of the three levels has a point of access at grade. The shared living spaces are entered from the top of the ridge with the sleeping spaces a level below. Facing the lake, the east elevation consists entirely of sliding glass doors and provides every room with access to the forest or balconies. Materials fall into two categories: reflective surfaces – glazing and mirror, and those with a muted colouration – unfinished cedar, zinc cladding, and galvanized steel. This swimming pool, backyard patio, and the house exterior renovation were designed by Giuseppe Abbrancati and installed by the Gappsi team. We decided to use 24x24 porcelain pavers. Porcelain pavers are very durable and require no maintenance; they are also very precise in size and thickness. Their color variations are also very consistent and the texture is very comfortable to walk on. The home owner wanted a modern and clean look, with a stucco finish for the exterior walls and a simple stack bond pattern for the patio. The colors were a perfect blend of light beige and the pool coping was made of sandblasted marble pavers. This highlighted the pool shape and also matched the white trim of the house. This project also included the total renovation of the swimming pool. Starting with a liner change, an all new re-plumbing of skimmers and jets, a new light, a new filter pump, and a new heater. We also added an automation system with ozone and a salt-chlorine generator. The pool patio was made of old clay pavers and the pool wall were made of steel panels. We tied ½ inch rebar to the walls all around the pool and poured 4 inches of 3500 PSI concrete with fiber mesh mixed in it.

The clients for this project wanted a clean lined form, an open floor plan and nothing non-essential to daily life. They also required their home be under 2,500 square feet for their family of four. Exterior materials consist of untreated cedar siding and galvanized corrugated metal. The heavy gauge “horse fence” guard rails allow an unobstructed view to the adjacent pond. This project was our first installed green roof, and after much research we decided upon a modular system. Other sustainable components include day-lighting, super-insulation, on demand water heaters, plans for a water collection cistern, radiant floor heat, gabion retaining walls filled with local rock, FSC certified flooring, reclaimed structural members, and infrastructure for an active solar collection system. The owners have since installed a remotely located photovoltaic array.

The seamless integration of windows provides a uniform appearance and customization beyond compare. Tilt turn windows are a very unique and functional European window, applicable in endless applications. These windows are quickly gaining popularity in the United States. Transforming this long-standing home on Bradgate Rd required more than a simple update—it called for a careful balance between renewal, structure, and respect for what was already there. The existing brick bungalow had strong bones, but the exterior was deteriorating, the carport was underutilized, and key interior spaces no longer supported the homeowners’ needs. Having lived in the home for decades, the goal wasn’t to start over—it was to rework the home into a more functional, comfortable space that could support the years ahead. The scope included a full exterior masonry refresh, where the front layer of brick was removed and replaced while maintaining the integrity of the original structure. The carport was fully enclosed and integrated into the home as a garage, and a new roof tied everything together with consistent detailing and long-term performance in mind. Inside, the layout was carefully reworked to introduce a new primary ensuite and completely renovate the main bathroom. Plumbing, mechanical, and electrical systems were updated throughout, with a focus on accessibility, ease of use, and everyday comfort. The result is a home that feels both familiar and elevated—where thoughtful construction and refined design come together to support long-term living without compromising character.

This job was located on East side in Manhattan close to the Queensboro Bridge. In this project we had very decent amount of millwork to do. Starting from the foyer, we made custom cabinets on the right side with drawer unit with shoe shelves on the bottom and 4 door cabinets on the top. On the left side, we made a built in closet with hat, shoe shelves and hang rods. There as another walk in closet in a different room consisting of drawer units, shoe shelving units, adjustable shelves units and hang rods. In bathrooms we built 2 custom bathroom vanities made of pre finished maple inside and high gloss custom finish lacquer outside. In living room we were responsible for making built in file cabinets with drawers on the bottom and adjustable shelves on the top. On the right side of it we built another unit with 4 doors, adjustable shelves and TV section with two doors on pivot hinges at the center. On the window wall, we did re-facing of existing radiator cover unit with removable panels, doors and drawers. In the pantry we built big storage closet with 2 tall doors, right next to it there was another unit with smaller doors intended for appliances such as toaster, microwave and spices. On the bottom of that unit was a two drawer fridge which required our custom wood panels. On the opposite side there was a sink cabinet with dishwasher right next to it. Right above, there was a 3 door cabinet with adjustable shelves. All custom cabinets were made of pre finished maple inside and walnut veneer on the outside with a special custom stain color.

This retaining wall is a fun and simple design consisting of two tiers to accommodate the height required to hold back the embankment, with the tier in the middle including a simple but elegant planting and lighting design. The stone in this picture is wet and dry at parts which shows the variation in color.
