Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls.
The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted.
The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing.
Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface.
Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency.
The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.

The second floor of the home.
This project consisted of transforming a duplex into a bi-generational house. The extension includes two floors, a basement, and a new concrete foundation.
Underpinning work was required between the existing foundation and the new walls. We added masonry wall openings on the first and second floors to create a large open space on each level, extending to the new back-facing windows.

Transforming this long-standing home on Bradgate Rd required more than a simple update—it called for a careful balance between renewal, structure, and respect for what was already there.
The existing brick bungalow had strong bones, but the exterior was deteriorating, the carport was underutilized, and key interior spaces no longer supported the homeowners’ needs. Having lived in the home for decades, the goal wasn’t to start over—it was to rework the home into a more functional, comfortable space that could support the years ahead.
The scope included a full exterior masonry refresh, where the front layer of brick was removed and replaced while maintaining the integrity of the original structure. The carport was fully enclosed and integrated into the home as a garage, and a new roof tied everything together with consistent detailing and long-term performance in mind.
Inside, the layout was carefully reworked to introduce a new primary ensuite and completely renovate the main bathroom. Plumbing, mechanical, and electrical systems were updated throughout, with a focus on accessibility, ease of use, and everyday comfort.
The result is a home that feels both familiar and elevated—where thoughtful construction and refined design come together to support long-term living without compromising character.

The Setup
For this primary bathroom project, the homeowners wanted to transform their large, T-shaped bathroom into a functional, multi-purpose sanctuary. The existing layout was inefficient, with a bulky built-in tub, a closed-off shower, and an awkward footprint that limited practical use.

The design needed to maximize the large open area in the middle of the T, providing enough room for yoga and light free-weight exercises while maintaining the bathroom’s aesthetic and functionality.

The Renewed Space
Design solutions:
Spa-Like Shower Expansion – Removing a wall and replacing it with glass transformed the shower into an open, airy retreat, allowing natural light to flow freely through the space. A curved black river rock floor and neutral linear wall tiles add warmth and texture, while carefully placed niche lighting enhances the tranquil, luxurious atmosphere.
Workout-Friendly Layout – A custom full-length mirror was strategically placed to accommodate multiple uses, creating a fitness studio-like experience for yoga or light weight training. The mirror’s size and positioning allow for clear visibility during workouts, while also enhancing the room by adding light and a greater sense of depth.
Custom Storage Solutions – A custom cabinet with a wood top was crafted to discreetly store workout equipment, preserving the clean, open feel of the space. Its design not only enhances functionality but also creates a sense of symmetry, bringing visual balance and cohesion to the overall layout.
Enhanced Lighting – Replacing the shower wall with glass, installing a full-length mirror, and incorporating vanity mirrors with built-in lighting dramatically brighten the space. LED strip lighting under the cabinets, along the tub half wall, and in both the side and shower niches adds layered illumination, enhancing both function and ambiance.
Heated Floors – Installing heated flooring provides consistent warmth and comfort year-round, enhancing the space for both workouts and daily routines. A European-style towel warmer brings additional warmth and a touch of luxury, elevating the overall experience.
Final Thoughts:
This transformed bathroom blends luxury with intentional design. By addressing the homeowners’ needs – from workout flexibility to spa-inspired details – the space now serves multiple purposes without compromise. The warm cabinetry, black accents and thoughtful lighting tie the design together, while the curved textures and plant-friendly ledge add a personalized touch. This year round two-family cottage is comprised of seven modules which required just 25 days to construct in an off-site facility. When assembled, these prefabricated units form a building that is 38 metres long but less than 5 metres wide. The length offers a variety of living spaces while the constricted width maintains a level of intimacy and affords views of the lake from every room.
Sited along a north-south axis, the cottage sits obliquely on a ridge. Each of the three levels has a point of access at grade. The shared living spaces are entered from the top of the ridge with the sleeping spaces a level below. Facing the lake, the east elevation consists entirely of sliding glass doors and provides every room with access to the forest or balconies.
Materials fall into two categories: reflective surfaces – glazing and mirror, and those with a muted colouration – unfinished cedar, zinc cladding, and galvanized steel. The objective is to visually push the structure into the background. Photos by Tom Arban

Glass Thassos was specified for an infinity swimming pool in Southampton, NY. For this project the surface was done in a fine sandblasted textured finish. The surface was the perfect texture that feels great on bare feet and provides sufficient traction on wet surfaces. The pavers used for this project are 48"x48"″ square. Custom grates, steps and pool coping.
Glass Thassos is revolutionary new material, man–made from crystallized glass placed under extreme heat. A pure white surface is consistent throughout each piece. The material is harder than granite and has virtually no absorbency so it never requires sealing. It is an excellent substitute for white marble as each piece has crystals embedded which reflect light to create depth into the surface like marble. It is suitable for interior and exterior application and available in polished and sandblasted finishes.

From Attic to Awesome
Many of the classic Tudor homes in Minneapolis are defined as 1 ½ stories. The ½ story is actually an attic; a space just below the roof and with a rough floor often used for storage and little more. The owners were looking to turn their attic into about 900 sq. ft. of functional living/bedroom space with a big bath, perfect for hosting overnight guests.
This was a challenging project, considering the plan called for raising the roof and adding two large shed dormers. A structural engineer was consulted, and the appropriate construction measures were taken to address the support necessary from below, passing the required stringent building codes.
The remodeling project took about four months and began with reframing many of the roof support elements and adding closed cell spray foam insulation throughout to make the space warm and watertight during cold Minnesota winters, as well as cool in the summer.
You enter the room using a stairway enclosed with a white railing that offers a feeling of openness while providing a high degree of safety. A short hallway leading to the living area features white cabinets with shaker style flat panel doors – a design element repeated in the bath. Four pairs of South facing windows above the cabinets let in lots of South sunlight all year long.
The 130 sq. ft. bath features soaking tub and open shower room with floor-to-ceiling 2-inch porcelain tiling. The custom heated floor and one wall is constructed using beautiful natural stone. The shower room floor is also the shower’s drain, giving this room an open feeling while providing the ultimate functionality. The other half of the bath consists of a toilet and pedestal sink flanked by two white shaker style cabinets with Granite countertops. A big skylight over the tub and another north facing window brightens this room and highlights the tiling with a shade of green that’s pleasing to the eye.
The rest of the remodeling project is simply a large open living/bedroom space. Perhaps the most interesting feature of the room is the way the roof ties into the ceiling at many angles – a necessity because of the way the home was originally constructed. The before and after photos show how the construction method included the maximum amount of interior space, leaving the room without the “cramped” feeling too often associated with this kind of remodeling project.
Another big feature of this space can be found in the use of skylights. A total of six skylights – in addition to eight South-facing windows – make this area warm and bright during the many months of winter when sunlight in Minnesota comes at a premium.
The main living area offers several flexible design options, with space that can be used with bedroom and/or living room furniture with cozy areas for reading and entertainment. Recessed lighting on dimmers throughout the space balances daylight with room light for just the right atmosphere.
The space is now ready for decorating with original artwork and furnishings. How would you furnish this space?

Our doors have several superior features:
- Metal-plastic doors – lighter than iron and steel doors, but no less strong and reliable! Scratch and impact resistance, easy of care and environmentally friendly
- In principle, we use only all-welded reinforcement, 1/10" thick (!) for the entrance doors. Such reinforcement is a necessary condition for real burglary resistance.
- We use an aluminum threshold with a special thermal insert that cuts off the cold from the room. We also complete with an amplifier to securely fix the bottom of the door and cut off the cold.
- HPL sandwich panel, consists of foamed extruded Styrofoam, with rigid PVC overlays high pressure on both sides.
- Energy savings double-glazed safety windows.
- Quality insulation serves to reduce unwanted external noise, as well as protect against extreme heat, and severe cold.

or a neglected 1928 Mission Revival house on San Francisco’s Potrero Hill, we were charged with enlarging it to the rear as well as reconfiguring and redesigning the entire interior. The kitchen and baths hadn’t been remodeled since the 60s and the original heavy wood detailing throughout and small rooms cried out for updating. The rear yard was overgrown and on a much lower level which required traversing a long side stair to access. We extended the ground floor 9 feet where we created a large new family room, a new bedroom, a bathroom, and wine storage with a new roof deck up top. Large sliding doors at the family room open to a new deck and terraced gardens which we collaborated on the design of with a landscape architect. At the main living level, we added a small bay addition to the rear and opened things up to create a new great room consisting of breakfast, kitchen, and dining areas with maximum glazing to open it up to the views and access a new roof deck above the ground floor addition. On the top floor, we reconfigured the bedrooms and created a new primary suite with a separate tub, shower, double vanity, water closet, and our signature slot skylight. New stairs and finishes throughout completed the modernization.
