I recently visited a property in Levenshulme where the bathroom tiling and grout needed renovation. Although they resembled small square mosaic tiles, they were actually large 45cm x 60cm sheets of glazed ceramic tiles which are easier to install and require less grouting. Over time the tiles had attracted a lot of dirt from showering and now needed a good clean, additionally mould had got a grip on the lower tiling and mastic sealant between the tile and bath. Levenshulme sits halfway between Manchester City centre and Stockport and was recently declared by the Times Newspaper as one of the best places to live in the North West. It’s actually only a few miles drive from my base so well within my service area. Normally I would look to renovate the grout lines with a grout colourant however grout had only been used between the sheets of tiles and what appeared to be grout between the small square mosaic tiles was in fact part of the glaze. I knew the colourant would struggle to achieve a bond with a glazed surface and so my only option would be to give the tiles a good scrub with a strong cleaning product. My solution was to spay the tiles with Tile Doctor Duo Clean which is an effective double action grout cleaner and mould remover. It’s designed for cleaning up bathroom tile and can remove mould and blackspot from grout and silicone. I worked in sections allowing the product to soak in for a good ten minutes before scrubbing it in by hand with a stiff brush. After rinsing the tiles down with water, they were inspected and the procedure re-applied if needed. I found in fact that I had to do this several times before I was happy with the tile, grout and silicone were as clean as the could be. I often find longer dwell times can help the situation. The bathroom looked new by the time I had finished, it was quite the transformation and my client was really happy with the result and left a long testimonial for me which is copied below. Originally built in 1809 and situated on 20+ acres, this country farm house was extensively renovated to serve as a getaway for the owners. With a strong desire to entertain, play, swim and relax, the owners requirement for spatial flexibility provided context for the various design interventions. To make use of the relatively small upper floors of the main house, a new stair tower was created external to the main footprint. Separated by glass and clad in copper the tower modernizes the property while referencing its history. The ground floor restores the historic fireplace and rock walls and is opened to the sprawling hillside, creek and pool through a retractable glazing system. Throughout the project’s interior, are unique moments of mixed materials, pattern and texture. The chef’s kitchen is warmly detailed with glazed tiles, steel and wood and is accented with found relics making up the island. Many of the wood floors, ceilings, and furniture were milled from fallen walnut, oak and elm trees harvested from the property. The guest house is executed in a minimalist Japanese palate and highlighted by exquisite detailing. The garage was rebuilt and expanded with an art studio and work/play space.

Refreshed & Refined Sometimes the best transformations begin with good bones. In this project, we reimagined a dated 90's kitchen, dinette, and living space with a thoughtful refresh - proving that impactful change doesn’t always require a full renovation. An awkwardly placed three-sided fireplace was removed and replaced with a custom built-in feature wall, creating a strong focal point for the open-concept space. The existing cabinetry was refaced, while additional cabinets and a new island were added to improve storage, flow, and everyday usability. The entire space was updated in a warm neutral palette, accented with subtle green and blue tones the homeowners love. The result is a fresh, timeless space designed to be enjoyed for years to come. Located in the heart of Downtown St. Petersburg, the Vinoy Renaissance Resort & Golf Club is one of the city's most iconic hotels. This downtown gem can easily be distinguished by its salmon color and Mediterranean Revival style architecture. Situated right on the bay, this luxury resort is just a short walk from all of the area’s major attractions such as the Dali Museum, Beach Drive, and the Mahaffey Theater. The Vinoy was constructed in 1925 and has been through a long history of renovations and construction within its lifetime. Efforts are constantly being made to preserve the hotel’s historic past while still providing guests with a unique, comfortable, and luxurious experience. With that being said, it was recently announced that the hotel will undergo a three-year $50 million plan to improve several aspects of the property. Patio Lane took part in these upgrades by designing and producing custom cushions for two locations on the property: the veranda and smoking area seating. We fabricated a total of 187 custom cushions with 13 different configurations for the hotel: dining chair seat, lounge chair, love seat, center sectional, end sectionals, as well as ottomans. Patio Lane directly competed with the original furniture and cushion manufacturer for this project. However, being an essential part of St. Petersburg, the resort appreciated a local vendor with strong initiative to earn their business. As far as the project requirements, the Vinoy needed something that will hold up through the harsh sun and storms of Central Florida. Typically, cushions in a commercial setting will last a few years depending on the human traffic. For a luxury hotel, such as the Vinoy, these cushions should have been replaced within 3 years. To ensure that they would have high performing seating for their guests, they chose cushions fabricated with Sunbrella Rain performance fabric. This fabric is 100% waterproof and specifically made for outdoor spaces that endure heavy rainfall or any kind of moisture. Sunbrella Rain eliminates drying time after wet weather. Resort staff can simply wipe the cushions down and their guests are ready to continue lounging and relaxing. The Vinoy’s original cushions used a polyurethane foam that had since lost its strength and was no longer providing a comfortable seat. (When we initially surveyed the Vinoy, we witnessed many customers doubling up on cushions to place behind their backs!) Numerous cushions had ripped at the seams and the zippers were non-functional. Dry-fast foam, the preferred option for cushions fabricated with Sunbrella Rain, was the perfect choice with the 4 in. thick seats & 5 in. thick backs because it will provide a firm seat and support for years to come.

The design also addressed the underutilized outdoor area, which was located in a shadowed portion of the site with geometrical limitations. A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. Klopf Architecture introduced carefully positioned openings and spatial improvements that forged a strong visual and functional connection between indoor and outdoor spaces. The outdoor area now reads as a deliberate extension of the home, embracing natural light and emphasizing the dramatic views.
