Kittery Junction was originally constructed by the York Harbor & Beach Railroad Co. between 1886 and 1887. In the days when the locomotive was the preferred method of transportation for much of America’s population, this project site provided both passenger and freight service between Portsmouth, New Hampshire, and York Beach, Maine. It was usually the case that a train station constructed during this period would have its own unique architecture, and this site was no exception. Now privately owned, this structure proudly stands overlooking Barrell’s Pond. To capture this view, the new owner approached our design team with a vision of a master bedroom Victorian conservatory facing the serene body of water. Respectful of the existing architectural details, Sunspace Design worked to bring this vision to reality using our solid conventional walls, custom Marvin windows, and a custom shop-built octagonal conservatory glass roof system. This combination enabled us to meet strong energy efficiency requirements while creating a classic Victorian conservatory that met the client’s hopes. The glass roof system was constructed in the shop, transported to site, and raised in place to reduce on site construction time. With windows and doors provided by a top window manufacturer, the 2’ x 6’ wall construction with gave us complete design control. With solid wood framing, fiberglass R-21 insulation in the walls, and sputter coated low-E sun control properties in the custom glass roof system, the construction is both structurally and thermally sound. The end result is a comfortable Victorian conservatory addition that can easily withstand the harsh elements of a Maine winter. We’ve been designing and building conservatories in New England since 1981. This project stands as a model of our commitment to quality. We utilize this construction process for all of our sunrooms, skylights, conservatories, and orangeries to ensure a final product that is unsurpassed in quality and performance.

This outdoor living project was designed to create a seamless, comfortable, and highly functional backyard entertainment space. The installation included custom electrical integration throughout the patio cover, outdoor kitchen, shed, and surrounding yard areas, with a strong emphasis on clean finishes and concealed wiring. The patio cover features eleven recessed LED lights with black trim installed in a symmetrical layout, along with smart Caséta lighting controls and wireless Pico remotes for convenient operation. Two Bromic Tungsten 500 gas heaters were strategically installed to provide year-round comfort, paired with a concealed Bromic remote/timer system for streamlined control. Additional upgrades included new GFCI outlets in the shed, yard, and outdoor kitchen, conduit relocation and organization, and a dedicated 20-amp exterior circuit for reliable power distribution. The open-rafter patio cover design required careful coordination between soffit construction, lighting placement, and concealed conduit routing. Custom post wrap modifications were also completed to discreetly house gas and electrical lines for a polished final appearance. The result is a clean, modern outdoor space designed for entertaining, functionality, and long-term performance.

we needed to play with a 7' ceiling long and narrow kitchen with three openings and a strong requirement for an island! as if that was not enough, electrical board was right next to the est window and forced us to keep 30" clearence from every direction. it was not boring, but the resyt is stunning !!!

In addition to updating the house, the family also needed a detached garage with a writer’s office above. To place the garage where it needed to go while staying inside the 20’ side setback would require demolishing an original stone stair that led to the lower yard. The stair had significance, not only because of its historical value, but because it was the start of a strong axis that threaded itself through pockets of plantings and landscape elements in the backyard. By arguing for the significance of this stair we were able to reduce the side yard setback from 20’ to 10’ placing the garage just alongside it.

Winter has arrived and this means many months of snow and ice are ahead. When trees shed their leaves and go dormant for the winter, this is like how bears hibernate; they are both sleeping through the cold and waiting until the warm spring weather comes back. But unlike hibernating bears, who are safe and snuggled up in a warm cave somewhere, trees are left to withstand the harsh, cold elements throughout the entire winter. This means that they are more impacted than you might believe. It is easier for mature trees to be able to handle the long winter months due to their extensive root system and thick bark. But saplings and other newly planted trees are not yet fully equipped with these natural defenses to handle the cold. No matter if you have new or older trees, following our tips will help them prosper during the cold Canadian winter ahead. One Last Water Getting one last good watering in before the ground freezes is helpful to newly planted and young trees. Always make sure to water your tree slowly and gently. This allows the water to seep down into the root system as opposed to it running off the top and freezing. Apply Mulch When you use mulch, it acts like a barrier between the tree roots and the cold snow, it helps to insulate it. When you are applying mulch, make sure you spread it around the base of the tree so that it is no more than 3 inches deep. You also need to make sure to spread the mulch all the way to the drip line surrounding the tree. Make sure to not exceed 3 inches around your entire tree and keep the mulch away from the trunk of the tree. Wrap Tree Trunks There is a condition called sunscalding that can occur during the winter months. This happens when there is a temperature change that happens quickly. You might notice it when the sun warms the trees, which thaws the bark but during the night, when it gets cold again, it causes the melted water in the bark to rupture, causing cracks in the tree’s trunk. Young trees are especially susceptible to this happening. To help stop this from happening, it is best to wrap your trees with tree wraps or a plastic guard. It is advisable to wrap the trunk from the ground up and stop just below the first branch. Shelter Your Trees Young or newly planted trees are fairly defenseless for the first handful of years. Older and more mature trees have had time to develop a strong root system and hardy bark that help to protect them against things like animals and the freezing cold. If you want to help your little sapling along this winter, you can build a shelter that can handle having snow piled on it. You can also periodically use a broom to brush off the snow that accumulates on a tree’s branches. But try to avoid breaking off any ice that has formed on the branches, as this can actually end up hurting the tree if you accidentally break one of its branches instead. Keep Road Salt Away It’s no big secret that the use of road salt is detrimental to trees. When it gets on them, the end result come springtime is a dead tree, or at least, a severely damaged one. As much as you can, protect your trees and limit their exposure to salt over the winter. Protect Your Trees Winter is not only limiting for trees, but for a lot of other animals as well. This includes rabbits, mice, moles, squirrels, and other furry little creatures, who like to use trees as a food source during the summer months. During the winter, this food is now cut off when the trees go dormant. This only leaves the tree’s bark as an alternative food source for these critters. They seem to especially like young tree bark to chew on over the winter. In order to stop this from happening, you need to protect the bark with things like a fence surrounding your tree, wrapping the trunk with a plastic guard or hardware cloth. Winter Pruning The best time to prune any tree is during the winter months when the tree is dormant. Pruning allows you to rid the tree of any excess branches and control disease. Winter pruning is highly beneficial and lets your tree improve branch development in the spring. Don’t Use Always make sure to avoid products that are known to hurt trees, especially ones containing sodium chloride. Products like that cause negative reactions in trees or any plants, as it hinders their water intake. Instead, look for products that have potassium, calcium, and magnesium chloride. Lori's Rebuild is a remarkable restoration project that demonstrates the power of craftsmanship, resilience, and community support. After a devastating house fire destroyed the original home, Green Bee Construction was entrusted with leading the complete rebuilding process, guiding the homeowner through every stage of design, planning, insurance coordination, and construction. The project presented unique challenges, including navigating insurance requirements and rebuilding within budget while meeting modern building standards. Through strong relationships with local suppliers, skilled tradespeople, and community partners, Green Bee Construction successfully coordinated a collaborative effort that brought the home back to life. From structural rebuilding and roofing to electrical, plumbing, interior finishes, and custom features, every aspect of the project was completed with exceptional attention to detail and quality. The rebuild also benefited from generous contributions and support from local businesses and volunteers, making it a true community-driven success story. A luxurious en suite bath was created within this classic 1925 Portland bungalow by reconfiguring the second story’s original small bedrooms and tiny half bath. In this welcoming new urban boho space, eclectic finishes mingle harmoniously, integrated through subtle repetition of shapes and materials. A furniture-style vanity sets the tone for this luxurious space, introducing materials, colors, shapes, and textures that repeat throughout. Individual walnut hexagons join to create distinctive vanity doors, offset beautifully by horizontal-grain drawers. Topping the cabinetry is a simple concrete countertop with integral sinks. An expansive framed mirror above enlarges and brightens the room. Within the mirror, sconces float, their globes a nod to the hexagons below. Champagne bronze fixtures reflect the warm walnut glow. Nestled into the back corner, a stunning shower features waterjet tiles in a double herringbone pattern, each precisely cut and laid to maintain design integrity at every surface transition. Teak floor tiles and a pebbled niche hint at the classic spa experience. Across from the shower, a large hexagonal window provides a treetop view from the free-standing tub below. The gentle oval of the tub and the beaded chandelier above provide a pleasing contrast to the strong lines surrounding it, as do the softly-shaded pebbles in the full-length niche. Shiplap wainscotting wraps the room, creating an illusion of height in the compact space. Subtle flooring and soft green walls create an understated backdrop for the bold mix of materials, unifying them into a serene oasis. Asking a century-old home to accommodate a modern luxury bath is a tall order. Asbestos-laden plaster and flooring had to be abated. The subfloor had to be leveled and reinforced to increase strength and prevent deflection. Water lines and multiple electrical circuits had to be brought across and up without disturbing a beautifully-paneled ceiling, something we accomplished by firring out stair walls to hide the chases. Our client had visions of a leafy view from her tub, but the new layout eliminated existing windows. Placing a new window was complicated by deep eaves and flat soffits. By pushing the header into the roofline, however, we were able to accommodate a picture window. The flat soffit was replaced by an inverse hip lined with stained tongue and groove cedar, tying it to the bathroom finishes. Bringing materials up a narrow staircase became truly challenging when it was time to install the big items. However, strategic removal of drywall around the landing got the job done. Our attention to detail is showcased in the shower tile, where precise cuts were required at surface transitions to maintain the integrity of a complex double herringbone lay. The project was delivered on time. Savvy layout choices minimized spending on structural changes. Because we were dealing with dormer space, head height was an issue. Raising the ceiling would have been complex and expensive so our design accommodated the constraints – tub on the low outside wall, shower on the full-height interior wall. The vanity spanned the spread, accommodating our petite client on the exterior side and her taller husband on the interior side. An under-eave closet was closed off to create room for both a freestanding tub and a separate shower. Rather than building replacement storage elsewhere, we simply added a new door into the closet from the primary bedroom. This was made possible by absorbing the short hallway separating the existing bed and bathroom into the primary bedroom. This new layout also created an en suite relationship between the primary bedroom and the new bath. We saved additional dollars by selecting a furniture-style vanity rather than using custom cabinetry, and the countertop with integral sinks provided a cost savings over a more traditional quartz countertop with undermount sinks. Affordable shower tiles allowed us to put more money into a dynamic tile layout. The project was delivered within budget.

With a deep respect for the home’s original architecture, Klopf Architecture reimagined the house to better meet the needs of its owners—introducing functional improvements while preserving the spirit and character of its mid-century roots. The clients approached Klopf Architecture with a clear vision: refresh their home while seamlessly integrating new programmatic elements. Key goals included clarifying and enhancing the entry sequence; connecting the detached garage to the main house with a practical yet architecturally intentional intervention; adding functional spaces such as a mudroom and laundry room; expanding and remodeling the primary suite’s bathroom and closet; and creating a more engaging outdoor space that capitalized on the site’s impressive views, featuring a fire pit and outdoor kitchen. As a couple with distinct yet complementary perspectives—one focused on modern functionality and technology, and the other dedicated to preserving the home’s architectural integrity—their collaboration with Klopf Architecture resulted in a solution that harmonized both ideals. Their shared commitment to improving the livability of their home led to a design dialogue rooted in balance. This dynamic partnership shaped the direction of the renovation, ensuring that every decision honored the spirit of the original home while aligning with the practical needs of their growing family. Designing within the constraints of the sloped site posed one of the project’s central challenges. The detached garage sat at a higher elevation than the main house, requiring a solution that ensured architectural and geometric compatibility between the two structures. Rather than create a purely utilitarian link, Klopf Architecture introduced an intentional connection that contributes to the overall architectural language. A notable pinch point in the plan—where differing geometries converged—was treated as a hinge point, turning a potentially awkward juncture into an architectural feature. This area now functions as both a transition and a moment of design interest that unifies the overall plan. The design also addressed the underutilized outdoor area, which was located in a shadowed portion of the site with geometrical limitations. A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. Klopf Architecture introduced carefully positioned openings and spatial improvements that forged a strong visual and functional connection between indoor and outdoor spaces. The outdoor area now reads as a deliberate extension of the home, embracing natural light and emphasizing the dramatic views. Working through multiple design iterations, Klopf Architecture crafted a solution that preserved the architectural language of the original home while supporting the functional needs of modern life. The garage-to-house connection became more than a passage—it evolved into an architectural moment of transition. A new mudroom and laundry space enhanced convenience without compromising the clean lines of the design. The primary suite was expanded to create a private, serene retreat. The reimagined backyard, complete with fire pit and kitchen, now plays a vital role in the family’s daily routine and social life. Outcomes and Lasting Impact The result is a home that balances heritage with contemporary design, technical precision with design sensibility. The redesign not only met the clients’ initial goals but also exceeded expectations in its ability to seamlessly blend past and present, function and beauty, making the outdoor kitchen a favorite gathering place. Beyond aesthetics, the renovation has significantly improved daily life for the family. The newly integrated garage connection has streamlined routines, providing a seamless transition between arriving home, storing belongings, and entering the main living spaces. The expanded primary suite offers a retreat-like atmosphere, creating a private space to unwind at the end of the day. The redesigned outdoor areas have also become an extension of their lifestyle—whether it's casual family dinners around the fire pit, entertaining friends in the outdoor kitchen, or simply enjoying the view from the reimagined backyard. Carefully orientated and sited on the edge of small plateau this house looks out across the rolling countryside of North Canterbury. The 3-bedroom rural family home is an exemplar of simplicity done with care and precision. Tucked in alongside a private limestone quarry with cows grazing in the distance the choice of materials are intuitively natural and implemented with bare authenticity. Oiled random width cedar weatherboards are contemporary and rustic, the polished concrete floors with exposed aggregate tie in wonderfully to the adjacent limestone cliffs, and the clean folded wall to roof, envelopes the building from the sheltered south to the amazing views to the north. Designed to portray purity of form the outer metal surface provides enclosure and shelter from the elements, while its inner face is a continuous skin of hoop pine timber from inside to out. The hoop pine linings bend up the inner walls to form the ceiling and then soar continuous outward past the full height glazing to become the outside soffit. The bold vertical lines of the panel joins are strongly expressed aligning with windows and jambs, they guild the eye up and out so as you step in through the sheltered Southern entrances the landscape flows out in front of you. Every detail required careful thought in design and craft in construction. As two simple boxes joined by a glass link, a house that sits so beautifully in the landscape was deceptively challenging, and stands as a credit to our client passion for their new home & the builders craftsmanship to see it though, it is a end result we are all very proud to have been a part of.
