Set in a quiet neighborhood and framed by mature trees, this residence presented a unique opportunity: to thoughtfully evolve a custom mid-century modern home into a space that supports the everyday rhythms of a growing family. With a deep respect for the home’s original architecture, Klopf Architecture reimagined the house to better meet the needs of its owners—introducing functional improvements while preserving the spirit and character of its mid-century roots.
The clients approached Klopf Architecture with a clear vision: refresh their home while seamlessly integrating new programmatic elements. Key goals included clarifying and enhancing the entry sequence; connecting the detached garage to the main house with a practical yet architecturally intentional intervention; adding functional spaces such as a mudroom and laundry room; expanding and remodeling the primary suite’s bathroom and closet; and creating a more engaging outdoor space that capitalized on the site’s impressive views, featuring a fire pit and outdoor kitchen.
As a couple with distinct yet complementary perspectives—one focused on modern functionality and technology, and the other dedicated to preserving the home’s architectural integrity—their collaboration with Klopf Architecture resulted in a solution that harmonized both ideals. Their shared commitment to improving the livability of their home led to a design dialogue rooted in balance. This dynamic partnership shaped the direction of the renovation, ensuring that every decision honored the spirit of the original home while aligning with the practical needs of their growing family.
Designing within the constraints of the sloped site posed one of the project’s central challenges. The detached garage sat at a higher elevation than the main house, requiring a solution that ensured architectural and geometric compatibility between the two structures. Rather than create a purely utilitarian link, Klopf Architecture introduced an intentional connection that contributes to the overall architectural language. A notable pinch point in the plan—where differing geometries converged—was treated as a hinge point, turning a potentially awkward juncture into an architectural feature. This area now functions as both a transition and a moment of design interest that unifies the overall plan.
The design also addressed the underutilized outdoor area, which was located in a shadowed portion of the site with geometrical limitations. A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. Klopf Architecture introduced carefully positioned openings and spatial improvements that forged a strong visual and functional connection between indoor and outdoor spaces. The outdoor area now reads as a deliberate extension of the home, embracing natural light and emphasizing the dramatic views.
Working through multiple design iterations, Klopf Architecture crafted a solution that preserved the architectural language of the original home while supporting the functional needs of modern life. The garage-to-house connection became more than a passage—it evolved into an architectural moment of transition. A new mudroom and laundry space enhanced convenience without compromising the clean lines of the design. The primary suite was expanded to create a private, serene retreat. The reimagined backyard, complete with fire pit and kitchen, now plays a vital role in the family’s daily routine and social life.
Outcomes and Lasting Impact
The result is a home that balances heritage with contemporary design, technical precision with design sensibility. The redesign not only met the clients’ initial goals but also exceeded expectations in its ability to seamlessly blend past and present, function and beauty, making the outdoor kitchen a favorite gathering place.
Beyond aesthetics, the renovation has significantly improved daily life for the family. The newly integrated garage connection has streamlined routines, providing a seamless transition between arriving home, storing belongings, and entering the main living spaces. The expanded primary suite offers a retreat-like atmosphere, creating a private space to unwind at the end of the day. The redesigned outdoor areas have also become an extension of their lifestyle—whether it's casual family dinners around the fire pit, entertaining friends in the outdoor kitchen, or simply enjoying the view from the reimagined backyard.
Through a thoughtful and strategic approach, the house has been successfully evolved into a home that remains true to its mid-century modern roots while enhancing livability, functionality, and the overall quality of life for the modern-day owners.

This thoughtfully designed home required multiple custom staircases, each blending farmhouse charm with contemporary elegance. Gleaming oak treads, substantial wooden newels, and floating white oak handrail systems create a look that's both traditional and refined. Each staircase seamlessly connects the home's strong farmhouse character with modern living spaces, proving that old-fashioned charm and contemporary design don't just coexist. They elevate each other.

I was contacted by a client in Kendal to see if I could help with their Black Flagstone basement floor. As you can see from the photographs it was in a bit of a state and the stone looked mostly White rather than Black.
I carried out a site visit, to survey the floor and work out the best approach to restore its appearance. After testing a few different products and techniques I worked out an effective restoration plan and discussed this with the owner. Happy with my plan and costing’s we agreed a date to start the work. Being in the basement of the property had its challenges but it would mean we could work socially distanced from the owner.
To restore the floors appearance, I started with a set of coarse wire (60 and 120 grit) brushes lubricated with Tile Doctor Remove and Go which is a strong coatings remover. I had considered using milling pads on the tiles to reveal a new surface underneath but that does involve the use of an expensive set of coarse pads and given it was a basement the owners didn’t feel the extra expense would be justified.
The wire grits work well on rough stone floors when attached to a weighted buffing machine and we add some Tile Doctor Remove and Go to the mix. Once clean the floor was rinsed with water and the slurry extracted using an industrial wet vacuum. After cleaning the floor, it looked transformed, some pointing was required so we carried this out after the main clean.
The stone was left to dry out for a few days before returning to apply a sealer. For this floor I felt Tile Doctor X-Tra seal would be the best product and applied two coats. I chose X-Tra seal for this job as it ticks a lot of boxes, it’s a breathable oil-based resin sealer which being breathable will allow moisture to rise through the floor. Old floors like this don’t have a damp proof membrane so it is important to choose a sealer that can allow the floor to breath and not let damp build up under the floor where it can reach out to the walls and cause rising damp.
I also chose X-Tra Seal as it has a great ability to bring out the colour of the darker stone due to its high oil content, the oil will deter salts from forming if efflorescence is an issue. This is a unique property of this sealer as we never know if efflorescent salts are going to form or not so having this in place as a sealer is a great plus for a Tile Doctor, it is new to the market and is already proving popular on floors like this and for protecting external stone.
If the tiles are smooth Tile Doctor X-Tra Seal adds a bit of a sheen to the appearance of the stone however this stone was very rough, so we didn’t manage a shine, but the customer was happy with the matt finish and the slightly honed effect.
The floor looked great and much more appealing making the space more attractive and likely to be used. For aftercare I recommended Tile Doctor Neutral Tile Cleaner which will clean the floor without impacting the sealer which can be a problem with many of the stronger products you find in supermarkets.

This backyard project transformed an underused grass area into a spacious and functional outdoor living space with a new 17' × 19'7" pressure-treated wood deck.
The homeowners wanted a large, straightforward platform that would create more usable space for outdoor dining, entertaining, barbecuing, and enjoying the surrounding mature trees. The finished deck provides a strong visual connection between the home and backyard while offering plenty of room for flexible furniture arrangements and everyday family use.
The deck was constructed using pressure-treated lumber, selected for its durability, value, and suitability for Ontario’s changing seasonal conditions. Careful planning was required to establish the layout, footing locations, finished elevation, and clean transition along the rear of the home.
For this particular project, the homeowner chose to complete the deck without a step along the open edge. This was a project-specific design decision based on their preferred use and layout of the backyard.
Every home and property is different. Northlink can help homeowners explore customized deck layouts, stair configurations, railings, materials, sizes, and finishing details based on their space, priorities, and budget.
This Barrie deck project reflects our Build Better™ approach: thoughtful planning, quality craftsmanship, and a finished outdoor space designed around the way the homeowner wants to live.

Situated in Chicago’s Lincoln Park neighborhood, we worked closely with a strong owner to transform a fatigued and inefficient 3-level townhouse, constructed in the 1980’s, into America’s first LEED Platinum (pending) townhome.
Outdated systems, poor insulation, unbalanced & unclean air, worn finishes, and outdated kitchen and bathrooms required attention. Yet a replacement project did not address other high concerns. Though the home at 2,400SF offered the right amount and quantity of rooms, the home lacked a sense of openness and more was needed than high-efficiency systems, great insulation, and selection of no VOC finishes to create a warm, inviting and comfortable place to live and enjoy their art and photography collection. An oddly-located, creaky, carpet-covered stairway enclosed in drywall walls was on the list of items needing repairs. The stair seemed to disorient a person and disconnect the levels of the home.
Our design focused on opening the core of the home to provide long diagonal views that visually connect adjacent rooms and levels of the home and beyond. An architectural skylight floods the void with light and opens to bring fresh air. A steel, glass and wood stairway suspends into the core- it’s every detail and every angle thoughtfully considered to create a feeling of connection, orientation and lightness. It seeks to solve the functional while daring to be more. It dares to be beautiful. It dares to bring delight to those who use it or simply look upon it.
We long to create experiencially rich places where functional needs are solved with creativity and beauty. We search for meaning and believe that places can be both enjoyed and connect us to truth beyond ourselves. As we look upon the stairway in this home, we are drawn to consider beautifully designed objects in the natural world- a tree is one such example. To sustain life it needs to gather sunlight and keep the ground beneath cool and moist. As a result, we see wooden branches of great weight extend effortlessly from a trunk to hold leaves. This functional need is solved, so perfect, so mysterious, so beautiful. As we gaze upon, it has the capacity to move us to something more beautiful.

Another high-end standing seam metal roof completed in Westlake, TX. This project involved replacing an aging roofing system with a modern metal roof designed to provide long-term durability, improved energy efficiency, and a clean architectural appearance that fits the style of many Westlake homes.
The installation included a full tear-off, upgraded waterproof underlayment, custom flashing details, ventilation improvements, and precision-installed standing seam metal panels built to handle Texas heat, hail, wind, and heavy rain. Our team focused heavily on waterproofing critical areas such as valleys, penetrations, and roof transitions to help maximize long-term performance and protection.
Many homeowners in Westlake are choosing metal roofing because of its lifespan, low maintenance requirements, storm resistance, and ability to improve overall curb appeal. Standing seam systems are especially popular for custom homes due to their sleek appearance and strong weather performance in Central Texas conditions.
From the initial inspection to final walkthrough, the project was managed with detailed communication, professional craftsmanship, and careful job site protection throughout the process. If you are researching metal roof replacement in Westlake, standing seam roofing contractors in Austin, luxury roofing systems, or hail-resistant roofing options, investing in a professionally installed metal roof can provide decades of reliable protection.

This deck in Brushy Creek is built from beautiful and strong IPE hardwood decking. Archadeck of Austin also installed a complimentary black iron railing made by Fortress. We oiled the decking planks following installation because Ipe requires oil so it can penetrate the wood surface. Frequent oiling is recommended to maintain the rich wood look Ipe is known for, or it may be left untreated allowing it to turn a silvered patina look.

Carefully orientated and sited on the edge of small plateau this house looks out across the rolling countryside of North Canterbury. The 3-bedroom rural family home is an exemplar of simplicity done with care and precision.
Tucked in alongside a private limestone quarry with cows grazing in the distance the choice of materials are intuitively natural and implemented with bare authenticity.
Oiled random width cedar weatherboards are contemporary and rustic, the polished concrete floors with exposed aggregate tie in wonderfully to the adjacent limestone cliffs, and the clean folded wall to roof, envelopes the building from the sheltered south to the amazing views to the north. Designed to portray purity of form the outer metal surface provides enclosure and shelter from the elements, while its inner face is a continuous skin of hoop pine timber from inside to out.
The hoop pine linings bend up the inner walls to form the ceiling and then soar continuous outward past the full height glazing to become the outside soffit. The bold vertical lines of the panel joins are strongly expressed aligning with windows and jambs, they guild the eye up and out so as you step in through the sheltered Southern entrances the landscape flows out in front of you.
Every detail required careful thought in design and craft in construction. As two simple boxes joined by a glass link, a house that sits so beautifully in the landscape was deceptively challenging, and stands as a credit to our client passion for their new home & the builders craftsmanship to see it though, it is a end result we are all very proud to have been a part of.

Equinox Roof is manufactured with quality elements, precision engineering, and aesthetic options to fulfill your dreams of the ultimate outdoor space. Our patio system is strong and conforms to nearly all wind and snow load requirements. The louvers are neutrally versatile to integrate flawlessly into any architectural style, such as gable roofs, bay windows, doors, or angled roofs and walls.

A luxurious en suite bath was created within this classic 1925 Portland bungalow by reconfiguring the second story’s original small bedrooms and tiny half bath. In this welcoming new urban boho space, eclectic finishes mingle harmoniously, integrated through subtle repetition of shapes and materials.
A furniture-style vanity sets the tone for this luxurious space, introducing materials, colors, shapes, and textures that repeat throughout. Individual walnut hexagons join to create distinctive vanity doors, offset beautifully by horizontal-grain drawers. Topping the cabinetry is a simple concrete countertop with integral sinks. An expansive framed mirror above enlarges and brightens the room. Within the mirror, sconces float, their globes a nod to the hexagons below. Champagne bronze fixtures reflect the warm walnut glow. Nestled into the back corner, a stunning shower features waterjet tiles in a double herringbone pattern, each precisely cut and laid to maintain design integrity at every surface transition. Teak floor tiles and a pebbled niche hint at the classic spa experience. Across from the shower, a large hexagonal window provides a treetop view from the free-standing tub below. The gentle oval of the tub and the beaded chandelier above provide a pleasing contrast to the strong lines surrounding it, as do the softly-shaded pebbles in the full-length niche. Shiplap wainscotting wraps the room, creating an illusion of height in the compact space. Subtle flooring and soft green walls create an understated backdrop for the bold mix of materials, unifying them into a serene oasis.
Asking a century-old home to accommodate a modern luxury bath is a tall order. Asbestos-laden plaster and flooring had to be abated. The subfloor had to be leveled and reinforced to increase strength and prevent deflection. Water lines and multiple electrical circuits had to be brought across and up without disturbing a beautifully-paneled ceiling, something we accomplished by firring out stair walls to hide the chases. Our client had visions of a leafy view from her tub, but the new layout eliminated existing windows. Placing a new window was complicated by deep eaves and flat soffits. By pushing the header into the roofline, however, we were able to accommodate a picture window. The flat soffit was replaced by an inverse hip lined with stained tongue and groove cedar, tying it to the bathroom finishes. Bringing materials up a narrow staircase became truly challenging when it was time to install the big items. However, strategic removal of drywall around the landing got the job done. Our attention to detail is showcased in the shower tile, where precise cuts were required at surface transitions to maintain the integrity of a complex double herringbone lay. The project was delivered on time.
Savvy layout choices minimized spending on structural changes. Because we were dealing with dormer space, head height was an issue. Raising the ceiling would have been complex and expensive so our design accommodated the constraints – tub on the low outside wall, shower on the full-height interior wall. The vanity spanned the spread, accommodating our petite client on the exterior side and her taller husband on the interior side. An under-eave closet was closed off to create room for both a freestanding tub and a separate shower. Rather than building replacement storage elsewhere, we simply added a new door into the closet from the primary bedroom. This was made possible by absorbing the short hallway separating the existing bed and bathroom into the primary bedroom. This new layout also created an en suite relationship between the primary bedroom and the new bath. We saved additional dollars by selecting a furniture-style vanity rather than using custom cabinetry, and the countertop with integral sinks provided a cost savings over a more traditional quartz countertop with undermount sinks. Affordable shower tiles allowed us to put more money into a dynamic tile layout. The project was delivered within budget.

This client from Highgate in North London, N6 contacted us about their large honed Limestone tiled floor that was installed throughout the ground floor. It had been laid seven years prior and was now grubby and in need of a deep clean and seal including the grout which had turned black with dirt.
I visited the property to survey and assess what was required and provided the owner with a quotation for the renovation. The hallway pictured was in the worst condition, it was a busy house with young children and dogs and over the years the sealer had worn down leaving it vulnerable to ingrained dirt. Without a sealer to protect the stone it had become heavily soiled and lost its original polished appearance.
Happy with the quote we scheduled a date for the work to go ahead. The quote included deep cleaning and burnishing the stone to bring back the polish, grout cleaning and re-sealing the Limestone to protect it.
We arrived on the first day and prepared the area by taping up the skirting and woodwork to protect them from potential splashing. Next step was to burnish the floor using a set of Tile Doctor Diamond Burnishing Pads, specifically the 400, 800 and 1500 grit pads fitted to a rotary machine, these were used in sequence running each pad over the tiles several times with water to lubricate the process. The water turns into a fine slurry as pores in the stone are opened and the dirt is released, the slurry is rinsed off with more water and extracted using an industrial wet vacuum after each pad. The finer 800 and 1500-grit pads slowly close the pores and refine the appearance of the stone building up the polish in the process.
A strong dilution of Tile Doctor Pro-Clean was then applied to the grout lines, leaving it for a short while to soak in and then hand scrubbing with a grout brush. The dirty cleaning solution and were then removed from the floor with the wet vacuum.
This process was repeated across the different sections of the Limestone floor until I was satisfied with its appearance. Before leaving for the day, I rinsed the floor again using a buffing machine fitted with a brush fitted to give it a final clean. The floor was dried as much as possible using the wet vacuum and then allowed it to dry off fully overnight.
The following day the final 3000-grit pad in the four-pad set was applied to the floor to bring up the polish even further. The pad is applied dry with only a little water sprayed onto the tile. We call this process a “Spray Burnish” and as well as leaving the floor nice and dry ready for sealing it adds a nice subtle shine to the stone.
The floor was then sealed with two coats of Tile Doctor Colour Grow sealer. This is a colour intensifying impregnating sealer that works by occupying the pores in the stone so dirt cannot become ingrained there. It will provide durable protection and make the floor much easier to keep clean. It worked well on the pale Limestone and beautifully enhanced the colour and features in stone. Once complete the floor looked brand new again.
I left a complimentary bottle of Tile Doctor Stone Soap with the client and gave them some information about how best to maintain the floor. This product is pH neutral and cleans whilst maintaining the patina on the stone helping to keep the floor in great condition.
The client was delighted with the result and left us a great review.
“Andrew is excellent and gets on with the job and we got a fantastic result. Highly recommend. By Aaron S, Highgate, 15 March 2021”

The Design Review Board felt strongly enough about the design that they allowed the breech of height limits as well as overall length limitations of certain massing elements. They did, however, require a break in the roof line at a primary patio. The overlapping roof lines maintained patio coverage despite the roof line break.

This Chicago historic luxury home renovation focused on preserving the architectural character of a classic Victorian stone residence while transforming the interior for modern living. The exterior façade retains its original stone masonry, dramatic turret detail, arched openings, and strong historic presence—elements that define the home’s identity and timeless curb appeal.
Inside, the project involved a full-scale renovation including custom kitchen remodeling, modern living spaces, luxury bathroom upgrades, and structural coordination required to support contemporary functionality within a historic footprint. Careful planning was essential to respect the original architecture while integrating modern systems, layout improvements, and elevated finishes.
This project reflects a design-build approach where preservation and performance work together—maintaining what gives the home its character while creating a refined, highly functional space built for long-term living.
