A luxurious en suite bath was created within this classic 1925 Portland bungalow by reconfiguring the second story’s original small bedrooms and tiny half bath. In this welcoming new urban boho space, eclectic finishes mingle harmoniously, integrated through subtle repetition of shapes and materials.
A furniture-style vanity sets the tone for this luxurious space, introducing materials, colors, shapes, and textures that repeat throughout. Individual walnut hexagons join to create distinctive vanity doors, offset beautifully by horizontal-grain drawers. Topping the cabinetry is a simple concrete countertop with integral sinks. An expansive framed mirror above enlarges and brightens the room. Within the mirror, sconces float, their globes a nod to the hexagons below. Champagne bronze fixtures reflect the warm walnut glow. Nestled into the back corner, a stunning shower features waterjet tiles in a double herringbone pattern, each precisely cut and laid to maintain design integrity at every surface transition. Asking a century-old home to accommodate a modern luxury bath is a tall order. Asbestos-laden plaster and flooring had to be abated. The subfloor had to be leveled and reinforced to increase strength and prevent deflection. Water lines and multiple electrical circuits had to be brought across and up without disturbing a beautifully-paneled ceiling, something we accomplished by firring out stair walls to hide the chases. Our client had visions of a leafy view from her tub, but the new layout eliminated existing windows. Placing a new window was complicated by deep eaves and flat soffits. By pushing the header into the roofline, however, we were able to accommodate a picture window. The flat soffit was replaced by an inverse hip lined with stained tongue and groove cedar, tying it to the bathroom finishes. Bringing materials up a narrow staircase became truly challenging when it was time to install the big items. However, strategic removal of drywall around the landing got the job done. Our attention to detail is showcased in the shower tile, where precise cuts were required at surface transitions to maintain the integrity of a complex double herringbone lay. The project was delivered on time.
Savvy layout choices minimized spending on structural changes. Because we were dealing with dormer space, head height was an issue. Raising the ceiling would have been complex and expensive so our design accommodated the constraints – tub on the low outside wall, shower on the full-height interior wall. The vanity spanned the spread, accommodating our petite client on the exterior side and her taller husband on the interior side. An under-eave closet was closed off to create room for both a freestanding tub and a separate shower. Rather than building replacement storage elsewhere, we simply added a new door into the closet from the primary bedroom. This was made possible by absorbing the short hallway separating the existing bed and bathroom into the primary bedroom. This new layout also created an en suite relationship between the primary bedroom and the new bath. We saved additional dollars by selecting a furniture-style vanity rather than using custom cabinetry, and the countertop with integral sinks provided a cost savings over a more traditional quartz countertop with undermount sinks. Affordable shower tiles allowed us to put more money into a dynamic tile layout. The project was delivered within budget.

This floating staircase was a different style from the usual Stairworks design. The owner wanted us to design, fabricate and install the steel and the treads, so our in-house staircase designer drew everything out. Because the owner has strong ties to China, he had everything sent away in order for the treads to be manufactured there. What made this tricky was that there wasn’t any extra material so we had to be very careful with our quantities when we were finishing the floating staircase build.
The treads have LED light strips underneath as well as a high polish, which give it a beautiful finish. The only challenge is that the darker wood and higher polish can sometimes show scratches more easily.
The stairs have a somewhat mid-century modern feel due to the square handrail and the Stairworks exclusive round spindle balustrade. This style of metal balustrade is one of our specialties as the fixing has been developed over the last year closely with our engineer allowing for there to be no fixings shown on the bottom of the tread while still achieving all engineering requirements.

Transforming this long-standing home on Bradgate Rd required more than a simple update—it called for a careful balance between renewal, structure, and respect for what was already there.
The existing brick bungalow had strong bones, but the exterior was deteriorating, the carport was underutilized, and key interior spaces no longer supported the homeowners’ needs. The scope included a full exterior masonry refresh, where the front layer of brick was removed and replaced while maintaining the integrity of the original structure. The carport was fully enclosed and integrated into the home as a garage, and a new roof tied everything together with consistent detailing and long-term performance in mind.
Inside, the layout was carefully reworked to introduce a new primary ensuite and completely renovate the main bathroom. Plumbing, mechanical, and electrical systems were updated throughout, with a focus on accessibility, ease of use, and everyday comfort.

An archetypal Vancouver garden distinct to the rain rich areas of coastal B.C. Large Cedars, enormous Rhododendrons and Camellias, whose blooms weave exotically through evergreen masses, create an ethereal quality in this garden. The client wanted to reveal this jewel like quality while eking out a little more people space.
The challenge was in retaining the existing trees and large broadleaf evergreens while significantly re-organizing the grades in a design concept that established a strong relationship between the house and garden.
A real lack of light was a challenge for growing. Green became a colour of many faces, amplified by contrasting textures and rays of sun through branches. A thoughtful eye and a smart pruning program is required for the ongoing maintenance of this garden. The reward is literally breathtaking - a magical place where the line between worlds is blurred.

The owners of this multi-family housing project in Aptos felt strongly about creating both beautiful views and privacy for each home. We also really wanted to encourage people to spend time outside through the creation of shared community space. When I arrived, there was over 8,000 square feet of dead brown grass carpeting the complex. Now, a long, sinuous dry-creek runs the length of the property. The drycreek is surrounded by tough plants which require very minimal water and maintenance. We used enormous trees for privacy in key locations, along with a central community gathering area complete with a commercial grade built-in BBQ and bench seating. A large, strategically placed arbor provides shade for the dining area at the hottest time of the afternoon. New lighting illuminates pathways and trees and residents can enjoy the space at any time of day.

Installation Recommendations
Wall Cladding
1.Wall should be leveled and cleaned,
2.Fix the panel on the wall with wire and expansion screw tightly,
3.Fill the space between the panel and the wall with cement mortar of ratio 1:3,
4.Clean the extra mortar and dirt on the surface.
Floor Installation
1.Mark out the baseline of gound level,
2.Mix the mortar with ratio of 1 cement to 4 sand to have semi-day mortar,
3.Lay the mixed mortar in level with a layer of 3-4cm thickness,place the tile over the mortar and adjust the height properly to be leveled,
4.Remove the tile after level adjustment.Put a thin layer of cement powder on the mortar and add water on it to become wet,
5.Put the tile on top and gently knock with rubber hammer until it sealed with the mortar properly. Make sure the tile is leveled and has the same space between each other. Those tiles which are not leveled with others should be removed and repeat the leveling procedure in step 4.Genetally,the space between two tiles should be 2mm for water evaporation and normal expansion.
Daily maintenance of Micro Crystal Stone
1.The laying area of micro crystal stone can only be opened for use or stacking any item on top after at least 24 hours of filling the gap,
2.The ground must be covered with plywood or carpet for protection in case of doing other decoration work after the installation of micro crystal stone floor,
3.In areas like exit and entrance, the surface of micro crystal stone floor should be covered by carpet or plywood to protect it from the damage of abrasion of sand or other hard material.
4.Do not use general floor wax on micro crystal stone,General floor wax is an oil-based wax which is easily stuck to dust.
5.Please use rubber wheels for shopping cart and trolley on micro crystal stone floor, for the hard wheel may scratch and damage the surface,
6.Regular care and maintenance is the key for long lasting of micro crystal stone’s high glossy and reflection.
Important Notice
1.Make sure the ground of laying area is dry and clean before laying mortar. The ratio 1:3(volume ratio) must be strictly followed and no extra water added during the installation progress
2.In the choice of using white cement as the filling material, the strength and quality of the cement must be checked properly.
3.It is not recommended to store micro crystal stone outdoor for long time. It should be covered with rock wool in winter and moved into indoor 2 hours in advance before installation. It also needs to be covered with waterproof cloth when installing during the rainy days outdoor,
4.When using micro crystal stone as ground floor,2mm wild gap must be left between the joints for the benefit of the water vaporization and physical expansion. In the case of large-scale installation, it is recommended to leave an 8mm expansion joint,
5.It is recommended that the area of micro crystal stone to remain-not used-for at least 24 hours and kept 2-3 days before passing or storing items on top.

we needed to play with a 7' ceiling long and narrow kitchen with three openings and a strong requirement for an island! as if that was not enough, electrical board was right next to the est window and forced us to keep 30" clearence from every direction. it was not boring, but the resyt is stunning !!!

3,800sf, 4 bdrm, 3.5 bath with oversized 4 car garage and over 270sf Loggia; climate controlled wine room and bar, Tech Room, landscaping and pool. Solar, high efficiency HVAC and insulation was used which resulted in huge rebates from utility companies, enhancing the ROI. The challenge with this property was the downslope lot, sewer system was lower than main line at the street thus requiring a special pump system. Retaining walls to create a flat usable back yard.

This outdoor living project was designed to create a seamless, comfortable, and highly functional backyard entertainment space. The installation included custom electrical integration throughout the patio cover, outdoor kitchen, shed, and surrounding yard areas, with a strong emphasis on clean finishes and concealed wiring.
The patio cover features eleven recessed LED lights with black trim installed in a symmetrical layout, along with smart Caséta lighting controls and wireless Pico remotes for convenient operation. Two Bromic Tungsten 500 gas heaters were strategically installed to provide year-round comfort, paired with a concealed Bromic remote/timer system for streamlined control.
Additional upgrades included new GFCI outlets in the shed, yard, and outdoor kitchen, conduit relocation and organization, and a dedicated 20-amp exterior circuit for reliable power distribution. The open-rafter patio cover design required careful coordination between soffit construction, lighting placement, and concealed conduit routing. Custom post wrap modifications were also completed to discreetly house gas and electrical lines for a polished final appearance.
The result is a clean, modern outdoor space designed for entertaining, functionality, and long-term performance.

Located in the heart of Downtown St. Petersburg, the Vinoy Renaissance Resort & Golf Club is one of the city's most iconic hotels. This downtown gem can easily be distinguished by its salmon color and Mediterranean Revival style architecture. Situated right on the bay, this luxury resort is just a short walk from all of the area’s major attractions such as the Dali Museum, Beach Drive, and the Mahaffey Theater.
The Vinoy was constructed in 1925 and has been through a long history of renovations and construction within its lifetime. Efforts are constantly being made to preserve the hotel’s historic past while still providing guests with a unique, comfortable, and luxurious experience. With that being said, it was recently announced that the hotel will undergo a three-year $50 million plan to improve several aspects of the property.
Patio Lane took part in these upgrades by designing and producing custom cushions for two locations on the property: the veranda and smoking area seating. We fabricated a total of 187 custom cushions with 13 different configurations for the hotel: dining chair seat, lounge chair, love seat, center sectional, end sectionals, as well as ottomans. Patio Lane directly competed with the original furniture and cushion manufacturer for this project. However, being an essential part of St. Petersburg, the resort appreciated a local vendor with strong initiative to earn their business.
As far as the project requirements, the Vinoy needed something that will hold up through the harsh sun and storms of Central Florida. Typically, cushions in a commercial setting will last a few years depending on the human traffic. For a luxury hotel, such as the Vinoy, these cushions should have been replaced within 3 years.
To ensure that they would have high performing seating for their guests, they chose cushions fabricated with Sunbrella Rain performance fabric. This fabric is 100% waterproof and specifically made for outdoor spaces that endure heavy rainfall or any kind of moisture. Sunbrella Rain eliminates drying time after wet weather. Resort staff can simply wipe the cushions down and their guests are ready to continue lounging and relaxing.
The Vinoy’s original cushions used a polyurethane foam that had since lost its strength and was no longer providing a comfortable seat. (When we initially surveyed the Vinoy, we witnessed many customers doubling up on cushions to place behind their backs!) Numerous cushions had ripped at the seams and the zippers were non-functional. Dry-fast foam, the preferred option for cushions fabricated with Sunbrella Rain, was the perfect choice with the 4 in. thick seats & 5 in. thick backs because it will provide a firm seat and support for years to come.

This newly completed residence is located on Sanibel Island on a unique bayou site with western exposure for a perfect view of the sunset.
The main entry is a long narrow drive that was planted with seven large native live oaks to create an oak canopy with a native hammock understory consisting of native shrubs and ferns for a tunnel like entry experience. Three large curved coconuts sit at the drive terminus and frame the view of the entry lawn and landscape at the front of the residence.
There was a strong emphasis on incorporating native palms and vegetation into a Zen-inspired garden feel. Native paurotis palms and green and silver thrinax palms were carefully specified and trimmed for use as architectural elements on the tall exterior walls. Tropical bamboo of many different varieties were incorporated into the buffers for both ambiance and screening purposes. Landscape grasses and bromeliad species were planted for interest along the front entry way.
Native shrubs and perennial dune grasses and groundcovers were incorporated into the side yard buffer and in the back yard on the berm at the bayou edge to blend the built element into the natural landscape. The sodded area in the back and side yards functions as stormwater detention area and prevents stormwater from running directly into the ecological sensitive bayou.
All City of Sanibel codes were met for this environmentally and ecosystem rich site including holding and mitigating stormwater runoff on site and meeting the 75% native plant requirement in all vegetation categories.
