A truly creative layered lighting strategy dials in the perfect Zen-like atmosphere. The wavy protruding wall tile lights triggered our inspiration but came with an unintended harsh direct-light effect so we sourced a solution: bespoke diffusers measured and cut for the top and bottom of each tile light gap. This project - Estoril Court in Mid-Levels Central is one of the rare heritage mansions in Hong Kong with a "thousand-year lease," comprising a total of 240 units. The young couple, with their two daughters, have settled here. For the wide experience husband, the most important aspect of a home is that it carries the "depth of love." His wife's preferences and the children's interests were frequently mentioned during this project. "I hope the design can break through conventions and avoid falling into the trap of popular but clichéd styles. Kyle and I resonate deeply on this point; we both pursue a 'more personal expression.' Family life should be relaxing, natural, and bringing joy to my family members." This residence features a square layout and excellent natural lighting, with a practicality rate of nearly 90%. However, its over 40-year-old structure poses numerous constraints on renovations. Adhering to the existing structure and the wisdom of geomancy, Karv One Design has re-examined the relationship among the landscape, windows, and functional flow within the home. They have integrated practicality, beauty, and self-expression into every corner, enhancing the happiness of living. Once stepping into the living room, you are greeted by Hong Kong's most spectacular vistas. The ever-changing scenery of Victoria Harbour, both day and night, the immense skyscrapers of different banks and commercial buildings and the panoramic views of the Peak are all within sight. The expansive dimensions of the living room are a response to the surrounding environment, providing ample space for family bonding and companionship, while also allowing the breathtaking skyline views to seamlessly integrate into daily life. Unlike traditional whole-house decoration, the design of Hong Kong homes emphasizes collage and customization. The minimalist aesthetic of the space corresponds to the luxurious craftsmanship and time costs involved. The combination of "green," "wood," and "metal elements" is based on Feng Shui considerations, serving to stabilize and concentrate the energy flow. The children's room is simple yet cozy, where sunlight awakens the space and transparent glass windows bring in the ocean view. The palette of pale blue and white adds warmth and vitality to the space, inspiring children's boundless imagination about the unknown world and giving them the courage to see mountains, seas, and the world beyond. The unique, customized storage design is cleverly hidden within the space, blending handicraft and industrial design. Adorned with delicate textures such as rounded corners and layered elements, the craftsmanship is meticulous and exquisite, demonstrating exceptional ingenuity. We had hundreds of communications and exchanges with the home owner, and continuously coordinated and collaborated with the property management, on-site construction and installation workers, manufacturers, and various suppliers, striving for perfection in craftsmanship and meticulous attention to detail in execution. Finally, seeing the satisfied expressions of the home owner and their family, we felt that it was an ideal conveyance.

Our retired clients were returning to sunny Los Angeles from South Carolina. Amidst the pandemic, they embarked on a two-year-long remodel with us - a heartfelt journey to transform their residence into a personalized sanctuary. Opting for a crisp white interior, we provided the perfect canvas to showcase the couple's legacy art pieces throughout the home. Carefully curating furnishings that complemented rather than competed with their remarkable collection. It's minimalistic and inviting. We created a space where every element resonated with their story, infusing warmth and character into their newly revitalized soulful home.

The deep, saturated backdrop enhances their color, texture, and craftsmanship while adding depth and visual drama. This project is a (new) pool within an (existing) pool! The client asked me to remodel their extra large 1970s trapezoid pool that was lacking a spa and seating area. They wanted to make it into a focal feature of their yard allowing them to entertain and capture there scenic view in ways that the previous configuration prevented. On this property, it made sense for the new spa to be on the uphill side adjacent to the master bedroom -- not only for convenience but also for enjoying the views, and allowing us to overflow the spa so that the water could return downhill back to the pool. This is where the cylindrical glass tile “jewel” is situated. The vibrant color of glass was chosen to compliment (be the opposite of, in order to visually resonate and create a higher energy feel) with the ocher seen in the natural stone palette that the house gave us as precedent. Once the spas location was decided, the best views enjoyed by this property are located where the chaise lounges are now in the finished design. The previous pool occupied the space, and this prime area could not be accessed at all! Our second order of business was to carve out a destination space from the previous pool and give it back to be a furniture area for entertaining. Locating the chaise lounger deck across the pool presented a challenge that became a fun opportunity not to be passed up. The overflowing spa water had to return to the pool somehow, and the flowing water had to be crossed over to get to the Chaise lounge viewing deck. The solution? A bridge of course! And with the stairs ascending up to the spa, why not have a stairway like water feature underneath the bridge? The final touch on this design was omitting the weak and poorly executed vanishing edge, which had a horizon line finishing right into the rooftops of the homes below. Not the best aesthetic! To block the roof lines of the homes below and direct your eyes up to the mountain peaks beyond, a stone clad raised planter became the central focal point of the yard, allowing us to create a beautiful agave, yucca, and cacti display to be enjoyed from every angle of the home. Altogether the new configuration really plays off the angular shapes of the home, extends the pallet of materials around the yard, and makes the new space all that more enjoyable for the owners private and public entertainment.

The incredibly intricacy and effortless balance of this 140-year-old Serapi carpet provides the ideal note of refinement upon which this elegant Texas library is based. Its warm, time-softened colors resonate to best effect in the subdued lamplight, where they beautifully complement the handcrafted wooden paneling and bookshelves. A complete full gut remodel of a 4,000 sq ft two-story penthouse residence, this project featured one of a kind views of the Boston public garden and Beacon Hill. A large central gallery flooded with gorgeous diffused light through two full stories of window glass. Clean linear millwork details compliment the structural glass, steel and walnut balustrades and handrailings that grace the upper gallery, reading nook, and stairs. A bleached walnut wet bar with backlit honey onyx backsplash and floating star fire glass shelves illuminated the lower gallery. It was part of a larger motif, which resonated through each of the unique and separate living spaces, connecting them to the larger design intention. A bleached walnut media room doubles as a fourth bedroom. It features a king size murphy bed seamlessly integrated into the full wall panel. A gracious shower in the adjoining bathroom, cleverly concealed behind an innocuous interior door, created a truly unique formal powder room that can reveal a full bath when the house is full of guests. A blend of warm wood, soft whites, and a palate of golds reflected in the stone (calacatta/onyx) textiles and wall coverings, this project demonstrates the powerful results of a consistent design intention, thoughtful engineering, and best practice construction as executed by our talented team of craftsmen and women. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. Through careful attention to detail, thoughtful selection of materials, rebuilding of elements outside to add character, and a focus on personalization, the home embodies a warm, inviting atmosphere that celebrates the clients' passions and enhances their everyday living experience. This project is on the same property as the Carlsbad Cottage and is a great journey of new and old. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

The views to Chicago’s iconic city skyline are unmatched from our clients’ 4th floor Lincoln Park rooftop. Highlighting this outstanding feature was first and foremost in our design approach, so that unobstructed views could be enjoyed in all directions. We began by creating several functional spaces that flow together as a whole. By introducing multiple levels of ipe decking, porcelain pavers, and synthetic turf we were able to break up the space visually and programmatically. The lower landing features an intimate Holly Hunt table paired with Janus et Cie chairs perfect for enjoying the fresh morning air over coffee. On the same level, the adjacent bar allows for cocktail hour entertainment while enjoying the company of guests and the views to the city’s north. One level up, a synthetic turf walkway inlaid with porcelain steppers is flanked by custom aluminum and ipe containers planted with exuberant native plantings and seasonal arrangements. The walkway leads to a viewing station at the parapet wall, where views of the downtown Chicago skyline are magnificent. Lastly, another step up brings one to the casual lounge area replete with furnishings of all-weather plush seating by Gloster, where views are maintained while sitting down. An oversized custom fire table and heated Tuuci umbrella combat the evening chill while friends enjoy the skyline as it comes alive in the evening hours. Programable landscape lighting illuminating the transitional spaces and lush plantings provides the client full control through their home automation system. The hidden speakers within the landscape resonates music throughout the space to keep the sounds of the city at bay. This transformed space has provided the client with a true urban retreat that is fit for quiet family gatherings or energetic events, where all parties can fully enjoy the beautiful city skyline.

The Duomo di Siena left a lasting impression with its deeply intentional balance of materiality, scale, and story. For Luciana, it reinforced how emotional resonance is just as critical as visual beauty in timeless design.
