Every design decision for this Caribbean beach residence was guided by the desire to maximize the views of the property’s breathtaking natural surroundings. To connect the spaces and reveal the views from every vantage point, the team reconfigured the layout to create vistas, and installed window film to reduce solar heat gain. These modifications increased efficiencies, reused 90% of the interior envelope and did not impact the exterior structure of the building. In addition to providing incredible views, opening up the plan allows cross ventilation, maximizing the use of ocean breezes to cool the interior. The result is an effortless flow and maximization of space. Throughout the interior, dark materials express the concept of respite in the shade, and emphasize the sweeping views of the Caribbean Sea. Millwork crafted by local artisans from local materials establishes hierarchy – providing a clear understanding of the layout – and filters light to create privacy and drama. Screens help define the spaces and create suspense. Varying screen opacities serve specific functions: nearly opaque screens build suspense, translucent screens provide privacy, and reflective screens – as seen in the kitchen ceiling – create mystery in the core where light and views are challenged. Referencing the seaside location, the baseboards create a sense of being in a deep shallow. The 16” tall baseboards create a pool effect, engaging the walls with Cradle to Cradle certified Mosa tile flooring. The irregular height also conceals power and data cabling. This 1900s Georgian home underwent a dramatic transformation to become a comfortable, modern family residence. Respecting the heritage character of the neighbourhood and the architecture of the original home, the front façade was meticulously restored. Windows were replaced with matching triple-pane, double-hung windows and divided lights. Trim and moldings were restored, masonry cleaned, and chimneys rebuilt using brick from the rear of the property. On the inside, however, the home was upgraded and completely transformed into a clean, bright, comfortable space for modern living. The building enclosure was stripped down to the brick shell and upgraded with new high-performance insulation, an energy-efficient mechanical system, an electrical system including home automation, plumbing, and interior finishes. Floors were levelled and structure upgraded to ensure even, squeak-free floors. A large array of operable skylights were added above the central staircase on the third floor to provide natural ventilation, and bring a flood of natural light to the centre of the home. The existing home had been renovated in the 1980s with a rear addition that created a sunken living room and multi-level second floor. The addition was rebuilt to create level space throughout, allowing for simple flow between living areas, and levelling the second floor to unify the space. Formal living and dining areas were maintained at the front of the home, while the new kitchen, eating area and family room connect to a large terrace at the back. Four bedroom suites, including the master, were created on the second floor, each with their own ensuite bathroom and walk-in closet. The third floor, with rain sensor skylights, locates two additional guest suites and a home office with a large roof terrace overlooking the rear yard. While the new home is modest with modern detailing, the centre hall plan was respected with a design created to acknowledge the past. Wood-burning fireplaces in the formal living and dining rooms were rebuilt and refinished. The principal staircase and banister were rebuilt, maintaining the proportion and quality of the original. Flush baseboards (with a reveal detail) mimic the height of the old wood trim, and eight-foot interior doors maintain the proportion of the original. The material palette is tempered with cream-coloured stone floors in the hall that transition to white oak throughout the home. This is endowed by crisp white walls and classic stone fireplaces. The Bulthaup kitchen embodies the philosophy behind the whole design: the complex storage and functional spaces are hidden behind simple oak and graphite doors. Artwork and furniture provide colour, style and grace in each room. The home provides the family with a respite from the hustle and bustle of their busy professional lives, and a place to host and entertain friends and family: a true oasis in the city.

Inspiration for a transitional home design remodel in Grand Rapids

The star of this sophisticated house in Israel, that covers a 500 sq surface, is our Skirt ceiling lamp, with a double lampshade in light green. The interior design is mostly composed by modern and design furniture, the tones are bright and neutral, the only colour flashes are given by Skirt and by the turquoise pouffs. The two-floors building has a characteristic “L” shape, with the both sides of the same length, these wings embrace and host the swimming pool, giving a relaxed and intimate atmosphere. The glass wall of the living room gives access directly to the swimming pool area, so Skirt ceiling lamp can light up the warm summer evenings.

A truly beautiful addition to the Normandy Beach community, this custom home sits overlooking the Barnegat Bay. A summer escape for an ever-growing family, Falcon Industries has had the privelege of building two custom homes for this amazing family. Taking into consideration new building codes and elevations put in place following Hurricane Sandy, this home artfully meets these standards while creating a comfortable and inviting respite from the everyday. Custom furniture, including bedding and dressers hand-built by the Falcon team, are just some of the magical elements of this residence.

Inspired by the iconic American farmhouse, this transitional home blends a modern sense of space and living with traditional form and materials. Details are streamlined and modernized, while the overall form echoes American nastolgia. Past the expansive and welcoming front patio, one enters through the element of glass tying together the two main brick masses. The airiness of the entry glass wall is carried throughout the home with vaulted ceilings, generous views to the outside and an open tread stair with a metal rail system. The modern openness is balanced by the traditional warmth of interior details, including fireplaces, wood ceiling beams and transitional light fixtures, and the restrained proportion of windows. The home takes advantage of the Colorado sun by maximizing the southern light into the family spaces and Master Bedroom, orienting the Kitchen, Great Room and informal dining around the outdoor living space through views and multi-slide doors, the formal Dining Room spills out to the front patio through a wall of French doors, and the 2nd floor is dominated by a glass wall to the front and a balcony to the rear. As a home for the modern family, it seeks to balance expansive gathering spaces throughout all three levels, both indoors and out, while also providing quiet respites such as the 5-piece Master Suite flooded with southern light, the 2nd floor Reading Nook overlooking the street, nestled between the Master and secondary bedrooms, and the Home Office projecting out into the private rear yard. This home promises to flex with the family looking to entertain or stay in for a quiet evening.

This master bathroom has a custom two-sided vanity, large bathtub, large walk in shower, large water closet and dry heat sauna. This is a 5000+ sf vacation home that sits up on a hill with stunning views of Carmel Valley. The goal was to remodel the home with the intention of harnessing the beauty of its natural setting, while creating a tranquil place of respite and refuge. As the client has kids, large show dogs, and family/friends enjoying the space, it was important to use finishes that could sustain multiple end users. In lieu of hardwood floors, I specified a ceramic faux bois tile for high traffic areas that looks like hardwood but is virtually indestructible. With warm finishes and sculptural forms, the newly designed home is now dynamic, earthy and inviting.

This designer’s ideal is homeowners with a clear vision, set priorities, and values that align seamlessly with ours. These clients, an accomplished artist and the owner of a generational hops growing farm, were collaborative and trusting from the start. They conscientiously selected a team of Architect (Green Hammer), General Contractor (Cellar Ridge) and ATIID for furnishings and finishing touches. Each firm was able to meticulously manage their leg of the project, while collaborating wholistically with each other and the homeowners. The family farmhouse, lovingly named “Westwood,” was showing the wear one expects after serving a growing family for decades. The owner’s dream was to revive, open up, and breathe modern life into each space, while respecting the home’s heritage. One of our first collaborations was the light fixture that would grace the main two-story entry hall. HiiH Lights in Astoria, Oregon, was commissioned to bring “the function of light, the craft of paper, and the art of sculpture” to the home. Visiting the maker’s space – a massive barn on his coastal property – was such an inspiring adventure! Original work by the resident artist sets an ethereal tone in the space, and an antique bench handsomely blends the old with the new. A wall that divided the home’s living room and kitchen was removed, and the breezy and bright gathering room was born. Light walls, warm wood tones, cozy upholstery, clean lines and heritage elements create a welcoming atmosphere and invite lounging and conversation. The sun-drenched nook is the home’s main indoor dining area, with an extension table and sculpted chairs that are just right for family gatherings or morning rituals with the Sunday paper. The kitchen is a chef’s dream with every modern amenity, but its casual attitude is “let’s make a mess and eat!” The owner’s artwork graces the mantel over the new fireplace that was carved from a tree felled on the property, illustrating the thoughtful consideration of each element. The muted wool area rugs in the entryways and great room are hard-wearing for farm life, and the furniture’s classic lines, bold contrasting colors, deep seating and soft textures encourage cozy conversations or large group gatherings. The library is undoubtedly our favorite space in this home. Tucked in “speakeasy style” behind a hidden (wallpapered!) door in the moody wet bar, and drenched in deep green, the room offers a quiet retreat that hugs you in an embrace of books and family photos. The cozy settee nestled between the bookcases sits opposite a custom pair of modern cognac leather wing chairs. The area rug continues the storied look without the antique price tag with a piece from Loloi’s “Heritage Collection.” A little va-va-voom was requested for the powder bath and boy did we deliver! Custom wallpaper plays over original wainscotting and ceilings wrapped in more glorious green. The space evokes joy every time you open the door! A primary suite that would “transport us to another world” and be “classic yet modern, peaceful, collected and uncluttered” was a tall order. Our new furniture layout takes full advantage of the view of wine country hills and the Willamette River, welcomes fireside lounging, and serves as a calm respite for the lovely owners. Westwood Farmhouse truly was inspired by family, genuine love for home and graciousness for all who enter. Revitalize, update, and addition on a 1920's Old California home, thought to be a real George Washington Smith in Ojai, California. Wide, thick plaster arches, old farm paintings, comfortable, ranchy furniture give this place a real old world Spanish charm. Hand kotted antique rugs and fine bench made new furniture reflects the original style of Santa Barbara, CA, giving the sense this place is completely original. And much of it is, although it has been completely revamped, adding a larger stair case, wide arches, new master suite including a sitting room with a tv. Maraya Interiors completely changed the kitchen, adding new cabinetry, a blue granite island, and custom made terra cotta tile in multiple shapes and sizes. The home has a dining room for larger gatherings, and a small kitchen table for intimate family breakfasts.
