1900 meets 2023 in this historic Brooklyn brownstone overlooking a private backyard oasis. Honoring the home’s legacy is the black and white ¾” mosaic tile floor in an intricate border pattern around the cabinetry and balcony door. Fast-forward to the present with the cutting edge stainless steel waterfall island. Nostalgic touches abound. Cabinetry is white painted traditional inset construction with a graceful ogee inner profile. Double stacked wall cabinets take full advantage of the tall ceiling height, with triple panels and a shallow display cabinet at the hood elevation for added interest. A rolling library ladder provides convenient access to the upper storage. Polished nickel hinges, decorative hardware, faucets, and ladder rails get an updated twist with their pared-down shapes. Perennially popular marble countertops and white subway backsplash tiles further reinforce the period-correct theme. Then flipping the script are contemporary, black-trimmed windows, matte black metal dome pendants, and acrylic island stools. To supply some respite for the sea of white, walnut highlights the interiors of the mullion glass cabinets and the two open tray bases flanking the microwave drawer. The wood accent is repeated in the library ladder, which hangs at the ready and functions as a piece of art.

Initially designed as a bachelor's Sonoma weekend getaway, The Fan House features glass and steel garage-style doors that take advantage of the verdant 40-acre hilltop property. With the addition of a wife and children, the secondary residence's interiors needed to change. Ann Lowengart Interiors created a family-friendly environment while adhering to the homeowner's preference for streamlined silhouettes. In the open living-dining room, a neutral color palette and contemporary furnishings showcase the modern architecture and stunning views. A separate guest house provides a respite for visiting urban dwellers.

The owner of this Brookline high rise condo unit asked us to transform its dated interior into a soothing respite equal to a luxury hotel suite. We stripped the 1200 sf two bedroom, two bathroom unit down to its shell, redesigned the kitchen footprint, added a mudroom and pantry, maximized the common and master bathrooms, created feature walls that hide new electric runs, and installed custom tray ceiling light fixtures. The finishes were selected to create a rich, soothing palette and cohesive visual flow; prefinished engineered oak hardwood flooring, sand colored quartz, softly toned semi-custom wood cabinetry, marble bathroom finishes, and grass cloth style wallcoverings.

This extraordinary backyard is designed to accommodate an active lifestyle, providing the ultimate gathering space for the entire family and guests. With an array of recreational features, including pickleball and bocce ball courts, a sunken seating fire pit, pool, soccer field, putting green, and sprawling turf lawns, this thrilling space offers endless opportunities for enjoyment. Since it was built in 1910 by Alfred and Grace Hare this home has been lovingly cared for by it’s past and present owners, and for that care it was declared a Los Angeles Historic Cultural Monument. The home’s charm is everywhere: stone porch, shingles, original wood wainscoting and trims, glass buffet, but our clients’ young family had desperately outgrown the tiny kitchen. With thought, care, and quality workmanship an addition at the rear afforded them a new kitchen and main bedroom suite. Hive Home designed the kitchen to marry modern function with the home’s historic whimsy, creating a fresh space that feels right at home. The main bath is a soothing respite with a custom colored historic tile floor and a generous shower space. So many subtle details were decided on (keep an eye out for the hares), and we couldn’t be more thrilled with the result. We hope our clients love their new space for many happy years to come!

Trail Top is nestled in a secluded, thickly-wooded neighborhood, and its wood and brick facade and low profile blend into the natural surroundings. The home was built as a private respite from the outside world, as evidenced by the solid wood, windowless doors that grace the entrance.

Our socially engaged, active client transplanted from the East Coast found a charming older home in Minneapolis that provided a home base in a new city. While the home had its charm, the dark interior didn’t provide the uplifting respite she desired. With a busy travel schedule and calendar full of after-hours social events, she was looking for a space to unwind at the end of a long day. She wanted to maximize her time at home, and a place to host friends pre-gala. We transformed an extra bedroom into a happy-hour type lounge with upholstered chairs and bar cart along with her Grandmother’s vanity and privacy screen for the ultimate pre-gala experience. In the kitchen, we replaced the dark cabinetry with open painted shelves to lighten the space and provide convenient access to her glassware, adding sparkle to the room. And perhaps most importantly, her bedroom is now a quiet, peaceful refuge with luxurious details that wrap her in warmth and relaxation. ------- Project designed by Minneapolis interior design studio LiLu Interiors. Upstairs, the primary suite serves as the ultimate respite from city life. A custom headboard and bedframe are wrapped in a pewter boucle, providing texture and drama to the space. Continuing the vertical lines from the channeled effect in the headboard, two alabaster pendant lights and mirrors flank the bed, making the room feel even taller and keeping nightstands clear for personal items.

Every design decision for this Caribbean beach residence was guided by the desire to maximize the views of the property’s breathtaking natural surroundings. To connect the spaces and reveal the views from every vantage point, the team reconfigured the layout to create vistas, and installed window film to reduce solar heat gain. These modifications increased efficiencies, reused 90% of the interior envelope and did not impact the exterior structure of the building. In addition to providing incredible views, opening up the plan allows cross ventilation, maximizing the use of ocean breezes to cool the interior. The result is an effortless flow and maximization of space. Throughout the interior, dark materials express the concept of respite in the shade, and emphasize the sweeping views of the Caribbean Sea. Millwork crafted by local artisans from local materials establishes hierarchy – providing a clear understanding of the layout – and filters light to create privacy and drama. Screens help define the spaces and create suspense. Varying screen opacities serve specific functions: nearly opaque screens build suspense, translucent screens provide privacy, and reflective screens – as seen in the kitchen ceiling – create mystery in the core where light and views are challenged. Referencing the seaside location, the baseboards create a sense of being in a deep shallow. The 16” tall baseboards create a pool effect, engaging the walls with Cradle to Cradle certified Mosa tile flooring. The irregular height also conceals power and data cabling. A country club respite for our busy professional Bostonian clients. Our clients met in college and have been weekending at the Aquidneck Club every summer for the past 20+ years. The condos within the original clubhouse seldom come up for sale and gather a loyalist following. Our clients jumped at the chance to be a part of the club's history for the next generation. Much of the club’s exteriors reflect a quintessential New England shingle style architecture. The internals had succumbed to dated late 90s and early 2000s renovations of inexpensive materials void of craftsmanship. Our client’s aesthetic balances on the scales of hyper minimalism, clean surfaces, and void of visual clutter. Our palette of color, materiality & textures kept to this notion while generating movement through vintage lighting, comfortable upholstery, and Unique Forms of Art. A master bedroom with rich color, texture and personality! With a colorful master bathroom that blends the perfect matte finish, semi-primitive blast of pattern with rich, saturated jewel tones and a little calacatta gold tile – determining the best fabrics and finishes for the master bedroom felt like a HUGE challenge. How do you stand up to something so fabulously unique and still create a soft respite for someone to slumber?! This bedroom was a small space with existing Vetrazzo floors and an entire wall dedicated to floor-to-ceiling fixed glass pane windows. Between the cracks in the plaster ceiling and the lacquered pink dresser we knew we had our work cut out. Saturated colors create a fairy tale bedroom Fast forward to finding the perfect, sumptuously soft evergreen mohair for the headboard and furry tuffets for the foot of the bed. Texture became the name of the game and a certain level of color variation had to tie through from selection to selection. Cladding the walls with a gilt woven cloth wall covering that also pulled a sort of skin-tone clay from detail found in the Vetrazzo flooring (OMG! so pretty!) and grounding everything with a sort of deco-inspired one-of-a-kind wool rug. The layers of unexpected style helped develop a more collected – less stylized – feeling overall. Then it was bye-bye to the pink lacquer! A local artisan worked on a faux finish for the custom dresser that the client had already invested in and we just gave it a refresh with a deep bronze finish. Balancing this piece with the playful silk tassel pendant lights that frame a beautiful original painting of red headed queens by artist Nancy Rhodes Harper. Exquisite lighting for a sexy master bedroom Additionally, the swirl and swoop of the forged metal light fixture overhead play off the more structured spinal-column type pattern of the black out window treatments that truly act as their own piece of art.
