A breathtaking transformation highlighting the structural expansion and complete wall removal of our Sunnyvale project. By eliminating restrictive barriers, we opened the floor plan into a luxurious modern great room. The stunning culinary center features custom flat-panel walnut cabinetry that seamlessly rises to meet the ceiling, beautifully contrasted by a massive engineered quartz waterfall island with dramatic grey veining. The project involved a large program that would yield a massive home on a limited and restricted site. The design strategy involved deconstructing the volume into pavilions that could generate a dialogue between built form and landscape and create intimate connections between the golf course and the living spaces. Elegantly designed and robustly constructed, the rectangular-shaped Firebox 900SS uses less space than a traditional fireplace, allowing interior designers, builders and homeowners greater placement options and design flexibility. Free from traditional installation restrictions such as plumbing, roof work, gas or electricity connections make it the perfect heating solution for high-rise or basement installations.

The "Corner Villa" design principles are meticulously crafted to create communal spaces for celebrations and gatherings while catering to the owner's need for private sanctuaries and privacy. One unique feature of the villa is the courtyard at the back of the building, separated from the main facade and parking area. This placement ensures that the courtyard and private areas of the villa remain secluded and at the center of the structure. In addition, the desire for a peaceful space away from the main reception and party hall led to more secluded private spaces and bedrooms on a single floor. These spaces are connected by a deep balcony, allowing for different activities to take place simultaneously, making the villa more energy-efficient during periods of lower occupancy and contributing to reduced energy consumption. The villa's shape features broken lines and geometric lozenges that create corners. This design not only allows for expansive balconies but also provides captivating views. The broken lines also serve the purpose of shading areas that receive intense sunlight, ensuring thermal comfort. Addressing the client's crucial need for a serene and tranquil space detached from the main reception and party hall led to the creation of more secluded private spaces and bedrooms on a single floor due to building restrictions. A deep balcony was introduced as a connecting point between these spaces. This arrangement enables various activities, such as parties and relaxation, to occur simultaneously, contributing to energy-efficient practices during periods of lower occupancy, thus aiding in reduced energy consumption.

Located in the well-established community of Northwood, close to Grande Dunes, this superior quality craftsman styled 3 bedroom, 2.5 bathroom energy efficient home designed by CRG Companies will feature a Hardie board exterior, Trex decking, vinyl railings and wood beadboard ceilings on porches, a screened-in porch with outdoor fireplace and carport. The interior features include 9’ ceilings, thick crown molding and wood trim, wood-look tile floors in main living areas, ceramic tile in baths, carpeting in bedrooms, recessed lights, upgraded 42” kitchen cabinets, granite countertops, stainless steel appliances, a huge tile shower and free standing soaker tub in the master bathroom. A large, less restrictive space can sometimes be a challenge to remodel as the possibilities are truly unlimited. The goal was to create a functional and warm space that still felt open, clean and utilized the large space well. Custom glass panel cabinetry with sliding doors and a central drawer bank features ample storage and even multiple standard outlets inside. Vessel sinks sit atop the custom quartz counters that compliment the stone resin free standing bath. On the back side of the central wall is a walk in, from both sides, his and hers shower. Custom tile through out ties both sides of this large bath together. The shower features multiple niches.

This project the home sat at the top of the hill with breathtaking views all around. The challenge was restrictions that dictated the placement of the pool a distance from the house. The final design was very pleasing with the swimming pool on the slope with these amazing views. A walkway leads from the side of the home to the pool gate. My clients always wanted a fireplace in the family room but could not build the necessary chimney due to building restrictions. To overcome this obstacle we installed an Eco Smart bio fuel fireplace. which became the focal point of the room. Next we added custom cabinetry for storage which coordinated with the kitchen (which is an open room adjacent to this space). Custom furnishings from American Leather and Hickory Chair were selected for my tall client. High performance fabrics were selected to provide worry free enjoyment of the furniture. Finishing accent pieces from Charleston Forge add a warm and contemporary vibe to the pace. The dark stain is a beautiful contrast to the lighter colorway. As you can see there are 2 skylights and 2 very large windows so light is not a problem but sun and heat are. With the height of the ceilings, we needed a large but good looking ceiling fan to control the temperature. An oversize custom ceiling fan was chosen. The walls are a coordinated blue grey to compliment the Venetian plaster finished fireplace column. The confined kitchen and unused hall closet were too restricting, so walls were removed to open the space. Recessed and undercounter lighting were replaced with LED fixtures. The kitchen sparkles like a jewel with it’s new open floor plan; gone is the restrictive Peninsula replaced with a longer Island and a sturdy long artisan table at the Island’s end. Earlier this year we completed a kitchen, lounge and bedroom refurbishment on behalf of our lovely client, and felt honoured to be called back to also refurbish their dining room into a cosy snug area recently. When designing the space, we wanted to repeat similar materials, colours and themes that were in the other refurbished areas so that our client's property had flow and harmony. We replaced the flooring throughout the house and incorporated a gorgeous sisal rug made from the same material as the main lounge and had the space painted in the same colour as the hallway and had a feature wall installed to provide tantalising texture. Before doing this, we had the side window safely boarded up so that wall lights could be installed and so that the room regained it's symmetry. Previously, the window provided only a restricted amount of day light due to the neighbouring property obstructing light, and hence, was redundant of it's primary function. We decided to install wall lights each side of the television to provide additional lighting that did not obstruct the view of the TV. Overall, the space was transformed into an indulgent yet gloriously cosy room, perfect for snuggling up, watching a film and welcoming those winter nights in.

This historic 1840’s Gothic Revival home perched on the harbor, presented an array of challenges: they included a narrow-restricted lot cozy to the neighboring properties, a sensitive coastal location, and a structure desperately in need of major renovations. The renovation concept respected the historic notion of individual rooms and connecting hallways, yet wanted to take better advantage of water views. The solution was an expansion of windows on the water siding of the house, and a small addition that incorporates an open kitchen/family room concept, the street face of the home was historically preserved. The interior of the home has been completely refreshed, bringing in a combined reflection of art and family history with modern fanciful choices. Adds testament to the successful renovation, the master bathroom has been described as “full of rainbows” in the morning.

In this project, our clients purchased an existing restaurant fraught with stormwater management issues on the property. Runoff from an adjacent state highway and parking lot regularly flooded the kitchen. Additionally, a man-made pond on the property had become a problematic breeding ground for mosquitos that virtually prohibited outdoor dining during the summer. Both challenges restricted the restaurant from operating at its fullest potential. Our design/build team’s goals were to address the water runoff and mosquito issues using environmentally and financially sustainable practices. Lowering the grades around the building and parking, we were able to direct the runoff into a dry streambed enriched with water-worn cobbles and river stones and planted banks. We addressed the mosquito problem by increasing the pond’s depth, adding an aeration system, and planting the banks with wildflowers. By raising the outdoor dining, guests now overlook the pond and pleasing landscape. Natural breezes at this higher level help alleviate mosquitosl.

For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years. The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home. By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside. The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity. The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids. Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated. Final grade and landscaping, by adding a few trees, trimming the old cherry and walnut trees in backyard, saddling the yard, and a new concrete driveway and walkway made this home a unique and charming gem in the neighborhood.
