Words cannot describe the level of transformation this beautiful 60’s ranch has undergone. The home was blessed with a ton of natural light, however the sectioned rooms made for large awkward spaces without much functionality. By removing the dividing walls and reworking a few key functioning walls, this home is ready to entertain friends and family for all occasions. The large island has dual ovens for serious bake-off competitions accompanied with an inset induction cooktop equipped with a pop-up ventilation system. Plenty of storage surrounds the cooking stations providing large countertop space and seating nook for two. The beautiful natural quartzite is a show stopper throughout with it’s honed finish and serene blue/green hue providing a touch of color. Mother-of-Pearl backsplash tiles compliment the quartzite countertops and soft linen cabinets. The level of functionality has been elevated by moving the washer & dryer to a newly created closet situated behind the refrigerator and keeps hidden by a ceiling mounted barn-door. The new laundry room and storage closet opposite provide a functional solution for maintaining easy access to both areas without door swings restricting the path to the family room. Full height pantry cabinet make up the rest of the wall providing plenty of storage space and a natural division between casual dining to formal dining. Built-in cabinetry with glass doors provides the opportunity to showcase family dishes and heirlooms accented with in-cabinet lighting. With the wall partitions removed, the dining room easily flows into the rest of the home while maintaining its special moment. A large peninsula divides the kitchen space from the seating room providing plentiful storage including countertop cabinets for hidden storage, a charging nook, and a custom doggy station for the beloved dog with an elevated bowl deck and shallow drawer for leashes and treats! Beautiful large format tiles with a touch of modern flair bring all these spaces together providing a texture and color unlike any other with spots of iridescence, brushed concrete, and hues of blue and green. The original master bath and closet was divided into two parts separated by a hallway and door leading to the outside. This created an itty-bitty bathroom and plenty of untapped floor space with potential! By removing the interior walls and bringing the new bathroom space into the bedroom, we created a functional bathroom and walk-in closet space. By reconfiguration the bathroom layout to accommodate a walk-in shower and dual vanity, we took advantage of every square inch and made it functional and beautiful! A pocket door leads into the bathroom suite and a large full-length mirror on a mosaic accent wall greets you upon entering. To the left is a pocket door leading into the walk-in closet, and to the right is the new master bath. A natural marble floor mosaic in a basket weave pattern is warm to the touch thanks to the heating system underneath. Large format white wall tiles with glass mosaic accent in the shower and continues as a wainscot throughout the bathroom providing a modern touch and compliment the classic marble floor. A crisp white double vanity furniture piece completes the space. The journey of the Yosemite project is one we will never forget. Not only were we given the opportunity to transform this beautiful home into a more functional and beautiful space, we were blessed with such amazing clients who were endlessly appreciative of TVL – and for that we are grateful!

This landscape plan transforms a long, narrow backyard into a sleek, low-maintenance oasis, embracing the modern aesthetic while harmonizing with the local environment. Sun-loving native plants were chosen with a restricted palette of greens and whites, creating a sophisticated look. On the new patio, integrated gabion benches, filled with river stones, provide seating and add a rustic, industrial touch. A strategically placed border of tall ornamental grasses creates a natural screen from the driveway.

This project was the result of the owner’s desire to install a swimming pool and outdoor living space inspired by tropical resorts they had visited on family vacations. The one element asked for specifically was a large waterfall spilling into the pool. The challenge for the designers was how to achieve the look the owner’s wished without the use of clichéd items such as thatched huts and tiki torches. The designers decided lush full plantings using plants found in the northeast region that met certain design criteria would be the primary way of giving the tropical feel. Boulder outcroppings, irregular stone paving and fire bowls along the back of the pool would complete the look.
The property is located in a newer subdivision with homes on both sides and a school to the rear. A walkway connects the neighborhood and the school along one side. The desired privacy would be addressed by the placement of plants and trees around the perimeter in mounded beds. Placing the waterfall to the rear of the pool helped block the view of the school beyond. The township had restrictions on the amount of impervious material allowable on site. The patio was designed to the maximum allowable size with square footage going to where it would be most usable. Planting beds were cut into the patio to decrease unnecessary square footage, divide spaces, and allow for more places to add plants and trees.
A rectangular swimming pool was chosen to make it easier to install an automatic pool cover. The pool was designed, with input from the landscape designers, and contracted separately by the owner. The landscape designers chose the location of pool and waterfall so that it was prominently placed to be the focal point of the backyard. The pool includes a curving sunbathing shelf running from end to end, finished in a lighter color to make it more visible, with removable umbrellas for shade and to add to the resort feel. To tie into the boulders used throughout the design, a large boulder was used as a substitute for a diving board. The yard sloped down towards the back of the property which required a large amount of soil to be added and large boulder retaining wall along the back.
For the planting design, the designers choose to focus on plants with larger leaves, various leaf colors and textures, and plants with large flowers in bold colors. These plants were then arranged into a loose lush planting scheme mixed with more traditional northeast plants such as pines, grasses, and roses. Unique plants such as hardy bananas were added for their tropical and exotic look. The full planting beds help to nestle in and enclose the living space.
Broken flagstone was chosen for the patio and intentionally left irregular at the edges. PA flagstone was avoided and a stone with gold and brown tones was chosen. Boulder outcroppings added to the natural and tropical theme. The fire pit was designed with a large built-in bench to increase the amount of seating. The designers chose a rounded smooth shape and incorporated the same stone as the pool coping for the caps and bench. For entertaining guests the outdoor kitchen was outfitted with a large gas grill, beverage taps, refrigerator, sink and a dedicated lobster cooker. The kitchen was finished with granite countertops and stainless steel cabinets. Two strategically placed fire bowls, along with the low voltage lighting, add additional interest to the space at night.
While the designers were faced with many challenges the resulting design incorporated enough elements to achieve the desired look and feel. Using plants appropriate to the northeast that fit the design criteria and carefully choosing hardscaping materials was essential. The owner’s feel they now have their own tropical theme resort right in their Pennsylvania backyard.

Modernist architect Marcel Breuer is known for his innovative Wassily chair, a pared back seat made up of tubular steel frame and strips of canvas. Even if that’s your only point of reference, you’ll see plenty of overlap in this Andover residence he designed. It is highly functional, with clean lines and plenty of open space. We had the honor to design an updated landscape to complement this home designed by Marcel Breuer, right here in Andover. As the landscape was originally designed by renowned landscape architect, Dan Kiley, we wanted to maintain his original design intent while also updating its functionality to suit the homeowner's needs. Ultimately, it was important to respect the architectural design intent of the property while creating a safe and inviting entry.
The simplicity of the design was created with a restricted palette that compliments the materials and color tones of the house. Orthogonal lines pull from the architecture out into the landscape, unifying the two. A metal runnel with stacked stone visually connects the front entry to the primary bedroom garden, while further highlighting a unique feature in Breuer’s architecture.
Moving to a space formed for privacy and respite, the zen garden off the primary bedroom offers an outdoor shower, water feature, and minimalistic planting. Arranged boulders, undulating moss plant beds, bluestone and gravel are mediums in which we used to paint a calming atmosphere extending from this unique home. To highlight the tranquil nature of the site, a boulder was hand carved to create a recirculating water feature that can be enjoyed from both the garden and primary bedroom. A wall of glass separates the bedroom from the spa-like garden, blurring the lines of architecture and landscape.

This house is located in Lyon Village just a block from the bustling Wilson Boulevard corridor in downtown Clarendon, VA. The former modest side-hall Colonial was transformed by a whole-house remodel, pop-top and rear addition. In truth, it is a new home. The few existing walls and spaces kept were totally refinished and rebuilt. The original home occupied a very favorable, but, now restricted position on its lot. In zoning parlance, the only option to maintain that preferred "Grandfathered" house placement, was by “remodeling” the existing structure in lieu of a knock-down and new build.
The home owner's preference for shingle siding gave impetus for the exterior design. The remade house is expressed with simple, crisp, gabled forms wrapped in a taught outer shingle skin, all basic precepts of classic turn of the century “Shingle Style” architecture. On the interior, ground floor living spaces are arranged in "open plan" and defined by furniture groupings. In the family/kitchen area, the ceiling is coffered, and room height increased, to maintain appropriate scale and proportion for expansive interior spaces.
As with all remodels, the merit of any design solution is how successfully it transforms new and old together. In this case, both are seamlessly blended as one unified whole.

THE SETUP
Our journey began with a familiar face — Alicia had previously transformed the client’s mother’s home, establishing a trusted relationship that naturally led to this personal project. The client desired a kitchen that truly reflected her own style while facilitating seamless entertaining.
Design Vision:
The original kitchen, segregated from the dining area by a wall, hindered the flow of interaction and space. Our client envisioned a unified area where she could engage with guests in both the kitchen and dining room simultaneously. Moreover, the space lacked a central island, relying instead on a floorplan anchored by cabinetry in a u-shaped layout.
Design Objectives:
Open up the space for an airy design conducive to entertaining large gatherings
Modernize the kitchen to be both stylish and functional
Integrate the design with the home’s new black-framed windows and doors
Relocate the cooktop to a central position to enhance usability and interaction
Design Challenges:
Removing the wall between the kitchen and dining room would necessitate the rerouting of existing HVAC ductwork that services the upper floor
Limited pantry space in the existing kitchen
The existing u-shaped layout of the kitchen restricted functionality and storage options
Insufficient space for wine storage
The client desired a raised-furniture look for the island, but without showing a new downdraft vent
THE RENEWED SPACE
Design Solutions:
We added a second HVAC unit to the upper floor and rerouted the existing ductwork in that wall
Created tall pantry pullouts on either side of the fridge to maximize dry goods storage
Designed a long island to facilitate cooking stations and dining moments
Created a stylish open display cabinet for wine
Engineered a dual-design island with a footed floating aesthetic on one side, and a full floor reach on the other to conceal the new downdraft ventilation.
Paired with the newly opened adjacent dining room featuring a wet bar, the kitchen has become a stylish and highly functional space for cooking and entertaining. Following a large baby shower hosted by the client (which seamlessly accommodated an 80-person gathering!), it is clear that the new design not only meets but exceeds the needs for hosting and everyday living. This project was a harmonious blend of the client’s vision and Alicia’s innovative design solutions, resulting in a kitchen that truly embodies personalized elegance and functionality.

When designing the space, we wanted to repeat similar materials, colours and themes that were in the other refurbished areas so that our client's property had flow and harmony.
We replaced the flooring throughout the house and incorporated a gorgeous sisal rug made from the same material as the main lounge and had the space painted in the same colour as the hallway and had a feature wall installed to provide tantalising texture.
Before doing this, we had the side window safely boarded up so that wall lights could be installed and so that the room regained it's symmetry.
Previously, the window provided only a restricted amount of day light due to the neighbouring property obstructing light, and hence, was redundant of it's primary function.
We decided to install wall lights each side of the television to provide additional lighting that did not obstruct the view of the TV.
Overall, the space was transformed into an indulgent yet gloriously cosy room, perfect for snuggling up, watching a film and welcoming those winter nights in.

This is the chandelier in full of the previous closeup photo. We produced this vibrantly colored outdoor chandelier for a client's roofed patio area. Do not be deceived by the thin wires; we use taut, aircraft-strength cables that keep the chandelier stable, secure and safe.

In this project, our clients purchased an existing restaurant fraught with stormwater management issues on the property. Runoff from an adjacent state highway and parking lot regularly flooded the kitchen. Additionally, a man-made pond on the property had become a problematic breeding ground for mosquitos that virtually prohibited outdoor dining during the summer. Both challenges restricted the restaurant from operating at its fullest potential. Our design/build team’s goals were to address the water runoff and mosquito issues using environmentally and financially sustainable practices. Lowering the grades around the building and parking, we were able to direct the runoff into a dry streambed enriched with water-worn cobbles and river stones and planted banks. We addressed the mosquito problem by increasing the pond’s depth, adding an aeration system, and planting the banks with wildflowers. By raising the outdoor dining, guests now overlook the pond and pleasing landscape. Natural breezes at this higher level help alleviate mosquitosl.
