The 722 Ash Street residence consists of a 1500 sf primary house with a contiguous 500 sf accessory dwelling. The project is set in the rich culture of North Lawrence, its rear property line abuts the Lawrence levee trail which runs for nine miles along the north bank of the Kansas River.
North Lawrence is known for its quality soil, large trees, curbless streets and random size parcels before it breaks into larger farms further from the urban center. It is built on the typical orthogonal grid of American development, but it represents the older growth of the city prior to urban planners and zoning regulations. The rumble of freight trains and farm trucks in the shadows of the towering grain elevators are only blocks away. It is home to many who enjoy being only a bridge crossing away from Lawrence’s vibrant downtown but are far enough away to maintain their independence from many of the restrictions on living near the historic district. They can work in their large gardens and toiling in their garages and shops in a manner more rural than urban.
The house on 722 Ash St. is imbued with the character of North Lawrence and the Levee Trail area. The design was inspired by the Midwestern farmstead vernacular of the region. These timeless vernacular qualities house all the accommodations necessary for modern, sustainable living. A unique feature of this house is the Accessory Dwelling Unit permitted in the zoning district. It is a small separate residence on the same lot that can be used for income property or for extended family members. It also supports the city of Lawrence’s goals of increased density close to downtown rather than continued sprawl into the countryside.
The buildings use technology and common-sense design to reduce the building’s footprint and assure the owners low energy use and costs. A 4.9 Kw solar collection system is located on the only south facing gable and the super insulated envelopes (r-62 roof and r-35 walls) of all three forms easily exceeds the standards. Studio 804 continues their long standing pattern of maintaining the highest level of sustainable design while remaining contextually sensitive to the surrounding community. This house, like every Studio 804 project since 2008, is USGBC LEED Platinum Certified.

We changed a sliding door to a smaller single swinging door, enlarged the window, removed a non-load bearing, decorative column and a flow restricting half wall. All off those changes as well as stealing 6.5' of the 3 car, garage allowed this kitchen to become this homes star of the show!!

The clients had just bought the home and loved the inside but not the outside. They did not want the formal setting with Greek busts. Since remodeling the old pool would have restricted the new, they had it removed so they could start from scratch. Their favorite setting was much more organic with a cabana, fireplace, and an outdoor kitchen. The house needed an addition with an entertainment media room, cigar room and pool bath. Privacy was achieved by adding a cabana on the north side with a full stone wall. The spa needed to be close to the master bedroom and have visibility of the flat screen television in the cabana. The spa is flush with the upper patio so not to block the view of the pool. A natural boulder stream connects the pool and spa. To soften the house planting is between the cabana and house. Decks and coping are Travertine. Pebblesheen color is Ocean Blue. Access to the cabana was located between the spa and the pool on the floating pad. Remote controlled fire features accent both ends of the boulders. Retaining walls were built behind the waterfall to bring the grade up so plantings looked more natural and waterfalls appeared to come out of the hillside. The cabana features were to create three zones. It does not matter the season or time of day, this space provides the family's perfect outside setting to enjoy each other. It's not everyday that we get to radically transform the heart of a home. There are often restrictions that keep the kitchen in the kitchen. That is until it was decided to use an adjacent part of the home that already had a vaulted ceiling. The kitchen is now more connected to the living and dining areas, they have a walk-in pantry that better uses the low-ceilings, and with added storage space. Like the clients said we "blew their minds!"

This full property landscape design and build presented Pro-Land with the opportunity to creatively work with existing grades, while considering the restrictions of an abutting conservation authority. Keeping this in mind we were able to optimize the views of the greenery around the property, while creating a functional outdoor entertainment area.
The client wanted a classic design for the front; flagstone walkways to tie in with the colors from the house and an entry wall frames the front door. The goal in the backyard was to create various areas for entertaining, without sacrificing play spaces for their children – the size of the property made accommodating their wishes fairly easy. A sports court, pool with water feature, cabana, and outdoor kitchen ensure these homeowners don’t have to go far for their next vacation.

Located in the Sky Lofts building in Tribeca (once home to the most expensive apartment sale in NYC), our clients were ready to renovate and modernize their centerpiece kitchen. Due to the unique nature of loft renovations (high ceilings, columns, creative and skillful lighting applications, among other factors), Gallery’s expertise in loft spaces was vital to our clients. In addition to the loft particularities, it’s important in a kitchen of this size to ensure that all the elements have been laid out with purpose from a functional perspective and a design perspective.
CENTERPIECE KITCHEN
Color was an important design element in this kitchen. This is evident in the striking blues and grays of the marble countertops and backsplash, as well as the dark navy hue of the built-in cabinets. White lower cabinets create two-tone contrast, while glass cabinets and a long wood open shelf make the most of the available height.
The built-in cabinets also include built-in appliances: an espresso maker, coffee machine, two side-by-side wine fridges, and even an integrated refrigerator paneled to match the cabinetry for an essentially seamless look. The cabinets are all push-to-open, eliminating knobs to complete the overall sleek, contemporary style.
The marble backsplash is also book-matched, meaning the slabs of stone have been cut and polished to match each other, creating a mirroring effect that further contributes to the cohesive, contemporary aesthetic of this apartment.
BUILDING CONSIDERATIONS
Functional factors are another vital component to New York City apartment building renovations. In this particular project, we had to consider how to get large slabs of stone into the loft without having to cut them up. When working with slabs, and especially when the design is as sleek and contemporary as this one, it’s vital to eliminate seams as much as possible. Elevators and stairs are often not large enough to handle large slabs of stone, which means there are only two other options: cutting the stone and putting it back together on site (but this will create a seam, so it’s not always an option) or using a crane to bring it in through a window.
Higher-end buildings tend to have more restrictions and management companies with stricter renovation guidelines – with good reason. A good relationship with the super and staff of the building is absolutely essential; effective communication with everyone involved will result in an ideal outcome for all parties.
ARTFUL LOGISTICS
Seemingly minor elements such as apartment protections are also just as crucial. While every renovation will require protections in hallways, common spaces, zip walls, and perhaps the floors, those protections are doubled when renovating in an apartment that’s currently occupied. In the case of this particular client, who owned a great deal of valuable artwork in addition to their furniture and other belongings, Gallery exacted their own form of art when putting the protections in place and maneuvering around them with skill.

This 1975 split-level home in a wooded area of Reston, Virginia, is home to a growing family of six. Needless to say, space was at a premium and they needed more of it. So they turned to Michael Nash Design, Build & Homes to create a second-story expansion.
With limited ability to expand the footprint of the home due to lot restrictions, the design team created a 25’ x 35’ master suite addition to be placed over the existing first floor. The space would be located above the living room, dining room and kitchen, creating a private and secluded oasis for mom and dad. The children would have the home’s three middle level bedrooms and a bath of their own.
A New Master Suite
A new custom wooden staircase leads the homeowner to the doorstep of what she now calls her “heavenly space.” It’s a large master bedroom complete with a seating area, vaulted ceiling and skylights, and a beautiful Bordeaux-finish maple wood floor. Bright color paint was selected for the walls to complement the wood flooring and bedroom furniture.
The new 11’x12’ master bathroom offers a spa-like experience. The new bath touts a large shower stall with a built-in bench and storage niches covered with flagstone tiles; a soaking whirlpool tub; and a long double vanity with granite top and fancy fixtures.
Exterior Ties It Together
Like any large addition, this one required exterior renovation to make the addition look like the rest of the home. New vinyl siding and architectural shingles replaced the old cedar siding and run down shingles on the original structure.
A new front porch with half-stone columns and pillars maintains the home’s cottage look. A new double car garage replaces the original carport. Both are a big part of the home’s new front elevation which greatly improves its curbside appeal.
The end result of this project offers everyone in the family a place of their own. The children have new bedrooms and the parents have their sanctuary in their new master suite.

Designing a spectacular, spacious home that would take full advantage of ocean and salt marsh views on opposing sides of a long, thin slice of sloping land was a challenge embraced. To realize the full potential of the restrictive property, a multi-level structure was designed. Varied rooflines were created to give the home an appearance of being comfortably nestled in the landscape, while enabling the home to remain in proportion with the surrounding properties. Additional living space was gained by pulling the garage closer to the street and building a family room and an expansive deck above. Creative design options captured the scenic beauty of the narrow property and provided ocean views from primary living spaces throughout the day.
