When we initially sat down with the homeowners to discuss their lifestyle, they had just gotten a very exuberant puppy that needed a place to run and play. A traditional fence would isolate the yard and really restrict it’s flow, so we created a ‘puppy lawn’ surrounded by a stainless steel cable system that allows for a safe-dog environment while simultaneously keeping the sight lines open to the remainder of the property. A circular fieldstone fire pit with a hand-tooled, two-piece cap sits perfectly within the bluestone patio. Located adjacent to the screened porch in the most private part of the yard, the location is optimal for this ultimate four-season retreat. “The attention to detail is so critical to our builds. I constantly obsess over the ultimate ‘look’ as well as the fit and finish, as I believe it’s these details that the homeowners deserve. The bluestone cap on this fire pit was spec’d as two pieces to keep the joints minimal and clean. The exterior edge was rock-faced on-site by our masons and a stainless-steel ring in the center will protect the masonry from the heat of the flames. WE TOOK THAT HIGHLY-SPECIALIZED, VERY EXCLUSIVE MATERIAL AND APPLIED IT AS A BROAD, MASS-PRODUCED TEXTURE ACROSS THE ENTIRE RESIDENCE — TAKING SOMETHING FROM HIGHLIGHT TO BACKGROUND TEXTURE. THE SILHOUETTE DIRECTLY ECHOES THE ITALIANATE HOMES IN THE LARGER NEIGHBORHOOD — BUT WE STRIPPED THE TYPICAL ORNATE, DECORATED FAÇADE BACK TO UTTER MINIMALISM. WE ENLARGED THE TYPICAL WINDOW SIZE TO EXAGGERATE THE RIGID SYMMETRY OF THE STYLE, AND BROUGHT THEM TO THE FLOOR AND THE CEILING TO PROVIDE AS MUCH LIGHT AS POSSIBLE — AND THEN RECESSED THEM DEEP INTO THE FAÇADE TO MIMIC THE HEAVY BRICK AND STONE LINTELS OF THE PAST. THE HOUSE IS BLACK — THE ONLY COLOR IT COULD BE. IF WE’D PAINTED IT UP LIKE ITS VICTORIAN SISTERS, IT WOULD’VE COMPETED FOR ATTENTION. BLACK CAUSES THE HOUSE TO SIMULTANEOUSLY DISAPPEAR AND STAND OUT — IT IS IMPOSSIBLE TO IGNORE WHILE YOU’RE WALKING PAST, BUT A FEW BLOCKS AWAY IT BECOMES IMPOSSIBLE TO DISCERN AGAINST THE BACKGROUND. TWO BEDROOMS WITH EN-SUITE BATHS, FLOOR-TO-CEILING WINDOWS, AN AIRY AND OPEN STAIRCASE AND A MASSIVE GLASS ROOF DOOR MAKE THE SHADOW HOUSE IMPOSSIBLY LIGHT AND OPEN — YET IT’S ONLY 1,400 SQUARE FEET ON A 30’ X 50’ LOT.

The small, boring and dysfunctional patio space this client inherited when they purchased their home is now replaced by outdoor room experiences that better meet the entertainment needs and expectations of our client. The built-in masonry sofa and fire pit is always the hit of every party! The old mismatched dated planting areas have been removed to make way for current colorful succulents, natural grasses, and blooming perennials. The water hogging mowed lawn areas that were always being eaten by rabbits is now replaced with artificial grass that looks so real that the neighbors were reminding our client they could only water once a week due to drought restrictions!

This Cranston Valley Residence in Calgary, Alberta shows how contemporary landscaping can extend your living space to the back yard. With a composite oversized deck and a cozy acid stained concrete brick firepit covered by 2 custom cedar pergolas, its the perfect place to host a party. Natural planting beds around the perimeter of the property really help this beautiful home into the existing natural space around.

Most people who have lived in Auckland for a long time remember The Heritage Grand Tearoom, a beautiful large room with an incredible high-stud art-deco ceiling. So we were beyond honoured to be a part of this, as projects of these types don’t come around very often. Because The Heritage Grand Tea Room is a Heritage site, nothing could be fixed into the existing structure. Therefore, everything had to be self-supporting, which is why everything was made out of steel. And that’s where the first challenge began. The first step was getting the steel into the space. And due to the lack of access through the hotel, it had to come up through a window that was 1500x1500 with a 200 tonne mobile crane. We had to custom fabricate a 9m long cage to accommodate the steel with rollers on the bottom of it that was engineered and certified. Once it was time to start building, we had to lay out the footprints of the foundations to set out the base layer of the mezzanine. This was an important part of the process as every aspect of the build relies on this stage being perfect. Due to the restrictions of the Heritage building and load ratings on the floor, there was a lot of steel required. A large part of the challenge was to have the structural fabrication up to an architectural quality painted to a Matte Black finish. The last big challenge was bringing both the main and spiral staircase into the space, as well as the stanchions, as they are very large structures. We brought individual pieces up in the elevator and welded on site in order to bring the design to life. Although this was a tricky project, it was an absolute pleasure working with the owners of this incredible Heritage site and we are very proud of the final product.

These are returning clients of Sosna, who purchased a condo built in 2009 to be their forever home to enjoy now that they are retired . Although the area and views are beautiful, the condo felt small, dark, and dated. The layout was also not functional, and had a lot of wasted space. They wanted the space to fit their lifestyle and feel like it was their own. Having worked with Sosna previously, they knew they could put their full trust in Sosna. During the renovation, they were able to visit their cottage and relax, knowing their home was in good hands. Their only worry was that the condominium rules would restrict or delay the job. These worries were laid to rest, as Sosna developed a respectful and trusting relationship with the building management during construction. In the Kitchen and eating area, we kept the existing footprint, but installed plenty of new cabinetry to provide much more functional storage, ensuring every square inch of the space was used to its full potential as a useful space. A white marble countertop and lower cabinetry made the space feel bright and open. In the Master Bathroom, we re-worked the layout to allow for a larger, more functional and luxurious shower with a built in seat and nooks. During the design phase, we noticed that our clients had been hang drying clothing using a small rack in the bathtub. New hanging rods were installed above a new bathtub to provide a more functional solution for hang drying clothing that did not require having to move drying racks in and out of the space when needed. Beautiful patterned floor tiles were accented as well in the shower nooks to tie the bright new space together. The Guest Bathroom was dark and dated. We were able to give it a welcoming facelift, giving it a more open and airy feel and a pop of colour in the shower. Finally, we replaced the previously mismatched laminate flooring throughout the home with a darker vinyl flooring, all flowing in the same direction to provide a seamless and cohesive flow throughout the home, not to mention easy maintenance! In the end, our clients were delighted with the care and quality of work put into their home, as well as the ease of the process from design to completion. When we initially sat down with the homeowners to discuss their lifestyle, they had just gotten a very exuberant puppy that needed a place to run and play. A traditional fence would isolate the yard and really restrict it’s flow, so we created a ‘puppy lawn’ surrounded by a stainless steel cable system that allows for a safe-dog environment while simultaneously keeping the sight lines open to the remainder of the property. For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years. The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home. By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside. The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity. The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids. Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated. Final grade and landscaping, by adding a few trees, trimming the old cherry and walnut trees in backyard, saddling the yard, and a new concrete driveway and walkway made this home a unique and charming gem in the neighborhood.

This 1975 split-level home in a wooded area of Reston, Virginia, is home to a growing family of six. Needless to say, space was at a premium and they needed more of it. So they turned to Michael Nash Design, Build & Homes to create a second-story expansion. With limited ability to expand the footprint of the home due to lot restrictions, the design team created a 25’ x 35’ master suite addition to be placed over the existing first floor. The space would be located above the living room, dining room and kitchen, creating a private and secluded oasis for mom and dad. The children would have the home’s three middle level bedrooms and a bath of their own. A New Master Suite A new custom wooden staircase leads the homeowner to the doorstep of what she now calls her “heavenly space.” It’s a large master bedroom complete with a seating area, vaulted ceiling and skylights, and a beautiful Bordeaux-finish maple wood floor. Bright color paint was selected for the walls to complement the wood flooring and bedroom furniture. The new 11’x12’ master bathroom offers a spa-like experience. The new bath touts a large shower stall with a built-in bench and storage niches covered with flagstone tiles; a soaking whirlpool tub; and a long double vanity with granite top and fancy fixtures. Exterior Ties It Together Like any large addition, this one required exterior renovation to make the addition look like the rest of the home. New vinyl siding and architectural shingles replaced the old cedar siding and run down shingles on the original structure. A new front porch with half-stone columns and pillars maintains the home’s cottage look. A new double car garage replaces the original carport. Both are a big part of the home’s new front elevation which greatly improves its curbside appeal. The end result of this project offers everyone in the family a place of their own. The children have new bedrooms and the parents have their sanctuary in their new master suite.

This homeowner had their cabinets painted white a few years ago and they were already starting to see the wear. They were actually glad that they initially painted, because it gave them time to realize refacing was the way they wanted to update their cabinets. They wanted a different look to complement their existing quartz countertop. They selected the Shaker style door in the Swiss Elm Skye wood-grain finish. We also replaced all the drawers with new custom solid wood drawers with soft-close heavy-duty glides. Before, their corner cabinets were restricted due to the double doors only opening at 90 degrees. By replacing the hinges, they can now fully open the doors and access the cabinets. The homeowners are so happy with their refaced kitchen. They say it looks crisp and clean and more their style now.
