Nothing can quite beat the romantic notion of a cozy fireplace with its warming glow and comforting crackle. More and more we are beginning to see the interest in fireplaces begin to reignite.
Gone are the days when you were restricted as to the location of the fireplace in your home. Now we are seeing a growing trend of fireplaces in Master Bedrooms, Master Bathrooms, Lanais, Game Rooms, Study's, Dining Areas, even kitchens!
At Palazzo Di Frontier, Frontier Custom Builders 20,000 square foot Corporate Office & Design center President Wayne Bopp designed and placed at least 6 different fireplaces throughout. Each successfully adding another dimension of elegance & class.

These are returning clients of Sosna, who purchased a condo built in 2009 to be their forever home to enjoy now that they are retired . Although the area and views are beautiful, the condo felt small, dark, and dated. The layout was also not functional, and had a lot of wasted space. They wanted the space to fit their lifestyle and feel like it was their own.
Having worked with Sosna previously, they knew they could put their full trust in Sosna. During the renovation, they were able to visit their cottage and relax, knowing their home was in good hands. Their only worry was that the condominium rules would restrict or delay the job. These worries were laid to rest, as Sosna developed a respectful and trusting relationship with the building management during construction.
In the Kitchen and eating area, we kept the existing footprint, but installed plenty of new cabinetry to provide much more functional storage, ensuring every square inch of the space was used to its full potential as a useful space. A white marble countertop and lower cabinetry made the space feel bright and open.
In the Master Bathroom, we re-worked the layout to allow for a larger, more functional and luxurious shower with a built in seat and nooks. During the design phase, we noticed that our clients had been hang drying clothing using a small rack in the bathtub. New hanging rods were installed above a new bathtub to provide a more functional solution for hang drying clothing that did not require having to move drying racks in and out of the space when needed. Beautiful patterned floor tiles were accented as well in the shower nooks to tie the bright new space together.
The Guest Bathroom was dark and dated. We were able to give it a welcoming facelift, giving it a more open and airy feel and a pop of colour in the shower.
Finally, we replaced the previously mismatched laminate flooring throughout the home with a darker vinyl flooring, all flowing in the same direction to provide a seamless and cohesive flow throughout the home, not to mention easy maintenance!
In the end, our clients were delighted with the care and quality of work put into their home, as well as the ease of the process from design to completion.

After living in this home for a decade, Crystal Lake residents Ken & Bonnie needed an update to their tired original kitchen to meet the needs of their busy family. Together with the expertise of designer Scott Christensen at Advance Design Studio they planned to completely reconfigure the entire space. They began by removing the restrictive peninsula and replaced it with a generous island designed to house an expansive farmhouse sink, convenient pull out trash receptacles, and a hidden dishwasher. Now there was ample room to add island seating to accommodate family gatherings, or for just “hanging out” with teenagers.
A dramatic new focal point was created with the design of an elegant range area featuring a beautiful custom wood mantle hood detailed with crushed glass handmade tile. Hidden storage houses every spice imaginable right at the cook’s fingertips. Double-stacked glass cabinetry emphasizes the impressive height of the room that was a wonderful architectural element that previously went unnoticed in the original kitchen.
The entire kitchen and breakfast nook was opened up to the 2 story family room by integrating enlarged arched openings. An outdated desk area was transformed into a beautiful breakfront bar with beverage refrigeration, glass display cabinets and plenty of new storage for entertainment pieces. An espresso nook was tucked neatly between tall cabinetry, and an old fashioned closet with shelves was converted into an efficient chef’s dream of organized custom pull out pantries.
“I am the leader of the Scott Christensen fan club,” says Bonnie. “With my busy family and a full time career, Scott made the process of designing this space so easy for me. He didn’t overwhelm me, but carefully determined what I liked and offered me two thoughtful solutions for just about everything - complete with his expert opinion that I really respected.”
Bright white Jay Rambo custom made maple cabinets are accented by Cambria quartz counter tops and simple subway tiles. Original hardwood floors were refinished and stained a darker shade, and stair risers and balusters were painted white to coordinate with the smart wainscot details throughout the first floor. The end effect is a cohesive first floor that flows together with grace and a level of elegance perfectly suitable for this stately Crystal Lake home.

It's not everyday that we get to radically transform the heart of a home. There are often restrictions that keep the kitchen in the kitchen. These clients wanted a vaulted kitchen ceiling, which would have required major roof reconstruction. That is until it was decided to use an adjacent part of the home that already had a vaulted ceiling. The kitchen is now more connected to the living and dining areas, they have a walk-in pantry that better uses the low-ceilings, and with added storage space. Like the clients said we "blew their minds!"

Herbs are one of the cornerstones of Edible Gardens, particularly those which require special attention to spatial restrictions, like balcony gardens. Sun lovers like Mediterranean herbs are perfect for S or SW exposures. Herbs grow quickly, generally need very little space (they can grow in as little as 6" of soil if you are hard-pressed, but prefer 7-8").

The distinctive triangular shaped design of the Bayridge Residence was driven by the difficult steep sloped site, restrictive municipal bylaws and environmental setbacks. The design concept was to create a dramatic house built into the slope that presented as a single story on the street, while opening up to the view on the slope side. A self-contained infinity pool is accessed through the walk-out basement, providing amazing views of the Vancouver harbour.

Designing a spectacular, spacious home that would take full advantage of ocean and salt marsh views on opposing sides of a long, thin slice of sloping land was a challenge embraced. To realize the full potential of the restrictive property, a multi-level structure was designed. Varied rooflines were created to give the home an appearance of being comfortably nestled in the landscape, while enabling the home to remain in proportion with the surrounding properties. Additional living space was gained by pulling the garage closer to the street and building a family room and an expansive deck above. Creative design options captured the scenic beauty of the narrow property and provided ocean views from primary living spaces throughout the day.

BISTRO FARE In the Kitchen, narrow nesting tables that simply offer a place to grab a quick bite provided necessary room for opposing runs of cabinetry- modern era painted built-in cabinets on one side and an Old-World furniture-like natural walnut hutch on the other. Lightly veined white marble countertop folds up wall to become end backsplash. Existing double window, which could not be changed on the outside due to homeowner association restrictions, was made to appear as a triple with an additional blind bay.

This historic 1840’s Gothic Revival home perched on the harbor, presented an array of challenges: they included a narrow-restricted lot cozy to the neighboring properties, a sensitive coastal location, and a structure desperately in need of major renovations.
The renovation concept respected the historic notion of individual rooms and connecting hallways, yet wanted to take better advantage of water views. The solution was an expansion of windows on the water siding of the house, and a small addition that incorporates an open kitchen/family room concept, the street face of the home was historically preserved.
The interior of the home has been completely refreshed, bringing in a combined reflection of art and family history with modern fanciful choices.
Adds testament to the successful renovation, the master bathroom has been described as “full of rainbows” in the morning.

We helped Miki and David successfully execute a bathroom and kitchen remodel for their Co-op in New York City. The primary objective was to enhance the sense of space, functionality, and style while keeping the project on track and on budget.
To kickstart the project, Anna, the highly skilled project planner, conducted a thorough walkthrough with Miki and David. During the meeting, she captured their vision, outlined a realistic timeline, and carefully considered their budgetary restrictions.
Anna made sure to grasp their aspirations of modernizing the kitchen and bathroom, aiming to elevate both the aesthetics and practicality while incorporating a bespoke design tailored to their desires.
The design challenge was to modernize the outdated kitchen and bathroom while maintaining a budget-friendly approach. The clients opted for a Scandinavian style, featuring neutral olive green colors, stone, and natural wood materials. The designers explored various layouts to maximize functionality and accommodate the clients' preferences, providing Miki and David with multiple options. Eventually, the family made their design choices and felt assured as they entered the construction phase.
During the building phase, the construction team completed a gut renovation of the kitchen and bathroom, replacing ceilings, walls, floors, and all fixtures. The result was a stunning custom kitchen designed in the Scandinavian style featuring matte grey-green cabinetry, natural wood open shelving, a built-in pantry and appliances, and Vivid White Quartz countertops. The combination of sage base cabinets with grey undertones and modern, natural wood structures created a neutral and earthy impression, while the smooth white wall cabinets and countertops added a sleek and airy touch to the space.
The bathroom renovation encompassed a full remodel, with all fixtures being replaced. A custom-ordered vanity in a matching grey-green shade was installed, along with the Maiolica White Polished Ceramic Wall Tile and Kohler and Delta fixtures. Within a few short weeks, Miki and David's new kitchen and bathroom were transformed to align perfectly with their style and vision, while significantly enhancing functionality.

Some homes are designed to impress from the outside. This one was reimagined to breathe from the inside out with wood framed patio doors. For a family of music lovers and outdoor enthusiasts, the goal was about connection. Connection to each other, to the seasons, to nature, to sound, and to their lush backyard space for daily life and family gatherings.
Designed by Jason Hanrahan of Mode Architects, the home features a thoughtfully placed NanaWall kitchen pass-through window and, later, wide bifold doors in the family sunroom. The design evolved in two phases to fit the family’s indoor-outdoor lifestyle perfectly. The result is a renovation defined by openness, light, and laid-back living.

Kitchen Renovation Opens Space to Light and Entertaining with a Pass-Through Window
During phase one of the renovation, the existing kitchen was reimagined to replace a restrictive floor plan and outdated appliances. Central to its new design is a three-panel NanaWall SL60 folding window system—sized at counter height to serve as a flexible pass-through window for alfresco dining and entertaining. Custom divided lites were added to complement the home’s existing window styles.
The window frames were finished in a warm, off-white on both interior and exterior, tying the kitchen seamlessly to the rest of the home and its façade. The result is a transitional space that connects the kitchen directly to the outdoor dining area, a seamless connection across spaces.
“The countertop-height NanaWall system made the kitchen fit better into the family’s lifestyle,” says Hanrahan. “It supports hosting and day-to-day use without turning the kitchen into a full opening.”
Designed for Living: Home Reimagined Around How the Family Connects
After phase one introduced a NanaWall pass-through window in the kitchen, making serving, conversation, and time outside effortless, the homeowners returned to MODE to reimagine their older sunroom. The goal: a living room and music lounge that could open completely to the backyard. The solution was incorporating a full-height, five-panel NW Clad 740 wood framed patio doors. The Generation 4 folding glass wall offered the slimmest aluminum clad frames available, and therefore, was the ideal solution to achieve seamless connectivity.
Outside, the frames were finished in a warm off-white to match the façade. Inside, solid wood frames seamlessly integrate with the mushroom wood paneling and millwork. The nearly 15-foot-wide system was customized with divided lites placed high up to add rhythm while preserving unobstructed views and keeping transitions seamless.
“We wanted to maximize the opening size,” says Jason. “Not just to maximize light, but literally the opening as well. The family sunroom space became more useful.”
A Living Sunroom That Folds Open to the Garden
MODE centered the second half of the home renovation on the family sunroom, featuring wood framed patio doors to create a seamless transition from the interior to the garden. It’s the difference between “a room with a view” and a room that becomes the view. With the nearly 8-foot-tall system open, music spills outside; with it closed, daylight, acoustics, and comfort remain finely tuned.
“You are sitting in the house with the family. The opening frames the view of the pond and the trees,” describes Architect Jason Hanrahan. “They liked how it connected them with their family when they were outside… it made it more cohesive.”
Choosing Materials that Reflect Nature and Serenity
According to the architect, the design aims to bring the outdoors in with an organic material approach. Inside, the room is wrapped in mushroom wood reclaimed boards, whose textured grain warms the acoustics and steadies the eye. Large-format tiles keep lines calm and maintenance easy.
Outside, a long concrete tread and natural stone hold the grade without hard edges. Nothing shouts; everything contributes to a single idea: bring the outdoors in and the indoors out.
Energy Efficiency Meets Everyday Living
The systems’ energy-efficient and performance engineering make the sunroom a four-season retreat. The architect chose NanaWall wood framed patio doors to maximize the existing exterior opening, provide intuitive and easy daily operation, and create a threshold that feels like part of the floor rather than a barrier. Words cannot describe the level of transformation this beautiful 60’s ranch has undergone. The home was blessed with a ton of natural light, however the sectioned rooms made for large awkward spaces without much functionality. By removing the dividing walls and reworking a few key functioning walls, this home is ready to entertain friends and family for all occasions. The large island has dual ovens for serious bake-off competitions accompanied with an inset induction cooktop equipped with a pop-up ventilation system. Plenty of storage surrounds the cooking stations providing large countertop space and seating nook for two. The beautiful natural quartzite is a show stopper throughout with it’s honed finish and serene blue/green hue providing a touch of color. Mother-of-Pearl backsplash tiles compliment the quartzite countertops and soft linen cabinets. The level of functionality has been elevated by moving the washer & dryer to a newly created closet situated behind the refrigerator and keeps hidden by a ceiling mounted barn-door. The new laundry room and storage closet opposite provide a functional solution for maintaining easy access to both areas without door swings restricting the path to the family room. Full height pantry cabinet make up the rest of the wall providing plenty of storage space and a natural division between casual dining to formal dining. Built-in cabinetry with glass doors provides the opportunity to showcase family dishes and heirlooms accented with in-cabinet lighting. With the wall partitions removed, the dining room easily flows into the rest of the home while maintaining its special moment. A large peninsula divides the kitchen space from the seating room providing plentiful storage including countertop cabinets for hidden storage, a charging nook, and a custom doggy station for the beloved dog with an elevated bowl deck and shallow drawer for leashes and treats! Beautiful large format tiles with a touch of modern flair bring all these spaces together providing a texture and color unlike any other with spots of iridescence, brushed concrete, and hues of blue and green. The original master bath and closet was divided into two parts separated by a hallway and door leading to the outside. This created an itty-bitty bathroom and plenty of untapped floor space with potential! By removing the interior walls and bringing the new bathroom space into the bedroom, we created a functional bathroom and walk-in closet space. By reconfiguration the bathroom layout to accommodate a walk-in shower and dual vanity, we took advantage of every square inch and made it functional and beautiful! A pocket door leads into the bathroom suite and a large full-length mirror on a mosaic accent wall greets you upon entering. To the left is a pocket door leading into the walk-in closet, and to the right is the new master bath. A natural marble floor mosaic in a basket weave pattern is warm to the touch thanks to the heating system underneath. Large format white wall tiles with glass mosaic accent in the shower and continues as a wainscot throughout the bathroom providing a modern touch and compliment the classic marble floor. A crisp white double vanity furniture piece completes the space. The journey of the Yosemite project is one we will never forget. Not only were we given the opportunity to transform this beautiful home into a more functional and beautiful space, we were blessed with such amazing clients who were endlessly appreciative of TVL – and for that we are grateful!

Serving as a winter retreat for a family of world travelers, a thoughtfully composed program of calm, comforting spaces imbuing casual elegance is presented effortlessly in the landscape. Oriented around a central grand oak and its adjacent loblolly pine, the home wraps around them, celebrating the engagement of nature while maintaining privacy from neighboring homes. Working within height restrictions intended to keep massing as low to the ground as possible, we moved the ground plane up and the expression down to present an appearance of a home that lives low. Calculated plays on scale and proportion intentionally have different effects from different vantage points, ensuring the viewer perceives the architecture as humanly scaled from each important introduction to the home. Ascending a landscape stair that winds around the central oak and extends into the entry vitrine sitting at base flood, the entry foyer operates at two scales as limestone stairs matching the exterior ascend between walls passing portals that reveal limited views of activity within.

A 1930s Spanish Revival home with custom landscaping, hardscaping, exteriors color consultation. Natural materials like terracotta, breathable linens, and vintage rugs create a layered, lived-in family home. We designed landscaping that acted as an outdoor entertaining space for multiple families which was especially needed in light of the pandemic restrictions.

This barrier free shower with a lineal drain on the back wall of the shower allows the freedom to walk right into the shower with no restrictions.

Due to restrictions, wooden decks are only allowed so close to property lines. This obstacle was overcome by creating a wooden deck/concrete patio combination, as wood couldn’t be too close, but concrete was allowed. This not only creates a unique design, but allows for a much larger deck area.
