This 1975 split-level home in a wooded area of Reston, Virginia, is home to a growing family of six. Needless to say, space was at a premium and they needed more of it. So they turned to Michael Nash Design, Build & Homes to create a second-story expansion. With limited ability to expand the footprint of the home due to lot restrictions, the design team created a 25’ x 35’ master suite addition to be placed over the existing first floor. The space would be located above the living room, dining room and kitchen, creating a private and secluded oasis for mom and dad. The children would have the home’s three middle level bedrooms and a bath of their own. A New Master Suite A new custom wooden staircase leads the homeowner to the doorstep of what she now calls her “heavenly space.” It’s a large master bedroom complete with a seating area, vaulted ceiling and skylights, and a beautiful Bordeaux-finish maple wood floor. Bright color paint was selected for the walls to complement the wood flooring and bedroom furniture. The new 11’x12’ master bathroom offers a spa-like experience. The new bath touts a large shower stall with a built-in bench and storage niches covered with flagstone tiles; a soaking whirlpool tub; and a long double vanity with granite top and fancy fixtures. Exterior Ties It Together Like any large addition, this one required exterior renovation to make the addition look like the rest of the home. New vinyl siding and architectural shingles replaced the old cedar siding and run down shingles on the original structure. A new front porch with half-stone columns and pillars maintains the home’s cottage look. A new double car garage replaces the original carport. Both are a big part of the home’s new front elevation which greatly improves its curbside appeal. The end result of this project offers everyone in the family a place of their own. The children have new bedrooms and the parents have their sanctuary in their new master suite.

At an elevation of 7,600 feet, challenging site restrictions provided a fantastic opportunity to create a secluded retreat for the homeowner that captures million-dollar views of Park City, Utah.

Description: In early 1994, the architects began work on the project and while in construction (demolition, grading and foundations) the owner, due to circumstances beyond his control, halted all construction of the project. Seven years later the owner returned to the architects and asked them to complete the partially constructed house. Due to code changes, city ordinances and a wide variety of obstacles it was determined that the house was unable to be completed as originally designed. After much consideration the client asked the architect if it were possible to alter/remodel the partially constructed house, which was a remodel/addition to a 1970’s ranch style house, into a project that fit into current zoning and structural codes. The owner also requested that the house’s footprint and partially constructed foundations remain to avoid the need for further entitlements and delays on an already long overdue and difficult hillside site. The architects’ main challenge was how to alter the design that reflected an outdated philosophical approach to architecture that was nearly a decade old. How could the house be re-conceived reflecting the architect and client’s maturity on a ten-year-old footprint? The answer was to remove almost all of the previously proposed existing interior walls and transform the existing footprint into a pavilion-like structure that allows the site to in a sense “pass through the house”. This allowed the client to take better advantage of a limited and restricted building area while capturing extraordinary panoramic views of the San Fernando Valley and Hollywood Hills. Large 22-foot high custom sliding glass doors allow the interior and exterior to become one. Even the studio is separated from the house and connected only by an exterior bridge. Private spaces are treated as loft-like spaces capturing volume and views while maintaining privacy. Limestone floors extend from inside to outside and into the lap pool that runs the entire length of the house creating a horizon line at the edge of the view. Other natural materials such as board formed concrete, copper, steel and cherry provides softness to the objects that seem to float within the interior volume. By placing objects and materials "outside the frame," a new frame of reference deepens our sense of perception. Art does not reproduce what we see; rather it makes us see.

Solution: The team elevated the space with thoughtfully selected furnishings, lighting, wallpaper, art, and mirrors, pushing the clients slightly outside their comfort zone to create a home that felt both comfortable and impressive. Our design for an apartment located in the West End-Collegiate Historic District Extension in Manhattan addressed a number of challenges to unleash the potential of this 2.500-square-foot space in an elegant pre-war building. When purchased by our client, the property was in estate condition and needed extensive work, requiring demolition and a complete makeover of the living spaces, as well as the addition of contemporary climate control. Among the spatial and design challenges, the primary bathroom was exposed to the entry foyer of the apartment, and the dining room and kitchen were each closed-in and lacking light. The dining room’s promise as a bright, convivial space was fulfilled by adding double pocket doors opening to the living room, kitchen and foyer, establishing a seamless flow through the entertaining spaces while bringing in much-needed light. We designed a chic and modern solution for the primary bedroom’s lack of privacy, creating a walk-in closet that serves as a transitional vestibule in the bedroom, adding both visual intrigue and additional storage space while shielding the viewscape from the apartment entrance through the foyer to the bedroom. To add a three-zone central air conditioning system, we took advantage of the kitchen facing an interior courtyard, placing the air conditioning condensers here, which also satisfied landmark property restrictions. The climate control system was accomplished without lowering ceiling heights. Finally, we worked with the client to choose classic finishes and fixtures that reflect and enhance the historic nature of the property, and are also contemporary and timeless. These include unlacquered brass hardware, herringbone oak flooring with a stencil border, black-and-white bathrooms, and paneling, trim, and moldings that are simple and elegant. POP Architecture was the architect for the project, and Godwin Construction was the general contractor.

Though it’s located on 5.5 acres of pristine oceanfront in Southampton, this project came with inherent challenges. The clients had purchased the property with approvals in place, which locked in the size and location of the main house and accessory structure. The existing permits allowed for a 12,000 square foot traditional house with six bedrooms, yet the clients were looking to fit 11 bedrooms into the same footprint. Furthermore, the family regularly hosts large-scale gatherings and needed ample space for entertaining including a dining room that seats 50. The site boasts waterfront exposures on both the front and back sides of the property but shifting dunes had completely blocked the first-floor view toward the ocean. In collaboration with a team of consultants, BMA determined that the tall dunes had grown unstable as ocean winds piled sand onto the site over decades. This created an opportunity to strategically re-sculpt the dunes for stability, with the added benefit of an improved view from the house. The view sequence was choreographed from the moment a visitor approaches the house, where a handful of stairs rise above the floodplain and lead to a dramatic courtyard. Moving toward the entry, views through the living area reveal the glimmering ocean beyond. Seen from the rear, the double-height living area anchors the volume, its minimalist grandeur framed in light limestone and crisp black wood. The design strategy ensures that water is visible from every major space in the house. Despite the restrictive parameters that accompanied the project, gracious proportions and dramatic spaces transcend the initial limitations, giving the home a luxurious resort-like glamour. Interior spaces flow to the exterior, creating a house that engages with its site and celebrates the indoor-outdoor lifestyle for which the Hamptons are known.

The primary request for this project was to restrict the light at the top of the palladium window. A shirred semi-circular print was installed on a curved rod. The balloon curtains which are able to be drawn up and down are trimmed with the same fabric as the top.

This 1975 split-level home in a wooded area of Reston, Virginia, is home to a growing family of six. Needless to say, space was at a premium and they needed more of it. So they turned to Michael Nash Design, Build & Homes to create a second-story expansion. With limited ability to expand the footprint of the home due to lot restrictions, the design team created a 25’ x 35’ master suite addition to be placed over the existing first floor. The space would be located above the living room, dining room and kitchen, creating a private and secluded oasis for mom and dad. The children would have the home’s three middle level bedrooms and a bath of their own. For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years. The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home. By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside. The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity. The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids. Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated. Final grade and landscaping, by adding a few trees, trimming the old cherry and walnut trees in backyard, saddling the yard, and a new concrete driveway and walkway made this home a unique and charming gem in the neighborhood.

If you were to look up “classic summer cottage” in the dictionary, there should be a picture of this house. Located in a densely populated community of historic summer cottages, this new gambrel-style home was designed to maintain the beach cottage feel of its predecessor. Due to strict zoning and easement restrictions the new construction had to be designed within the same footprint and volume of its former self. The new design allows for a more open floor plan, more living space, and an almost 180-degree view of the ocean. Filled with natural light and a palette of colors and materials reminiscent of seashells, this four-bedroom home is the quintessential summer retreat. Glass foldaway doors extend the main living area to a covered porch with gas fireplace. A fully finished basement suite, with walk-out access to a gas grilling patio and the beach, is perfect for guests. On a quiet cul-de-sac not too far from downtown San Luis Obispo lies the contemporary craftsman styled Clausen Residence. The challenges that accompanied this project were what, in the end, made it so interesting. The buildable area of the site is very small due to the fact that almost half of the property is occupied by a biological open space easement, established to protect the creek that runs behind the lot. In addition to this, the site is incredibly steep, which lent itself well to a stair stepped 3-story floor plan. Strict height restrictions set by the local jurisdiction governed the decision to bury the garage in the hill, and set the main living space on top of it, accompanied by the children’s bedrooms and game room further back on the site. The 3rd floor is occupied fully by the master suite, which looks down on the back yard below. Off of the great room is a vast deck, with built in barbecue, fire place and heaters, ideal for outdoor entertaining year round. The house, adorned in lap siding and true craftsman details is flanked by gorgeous oak trees and the creek beyond.
