In our Brampton project, we had the pleasure of working with a wonderful family full of energy and creativity. A big family means a big need for functionality — but never at the expense of character. Our design introduced a hidden appliance garage, ample storage, and warm brass accents that brought elegance to everyday living. The durable stainless steel appliances checked every box on their wish list. This renovation was also an engineering feat — we removed a structural weight-bearing column, replacing it with a custom metal bridge, and extended the kitchen across the full wall. The result? Great result for a very low budget basement renovation, income suite, Everything plumbing, electrical and environmental that needed to be changed in this old house was changed but nothing more. Then we finished all surfaces using materials on site, miss tint paint and materials that were on sale. Unit had multiple rental applications submitted on first day of listing. check out the blue highlight tile on shower wall we used to hide the hole that was there before reno. then the tile shower curb base we used to make it look like it was all part of the plan

The owners of this classic “old-growth Oak trim-work and arches” 1½ story 2 BR Tudor were looking to increase the size and functionality of their first-floor bath. Their wish list included a walk-in steam shower, tiled floors and walls. They wanted to incorporate those arches where possible – a style echoed throughout the home. They also were looking for a way for someone using a wheelchair to easily access the room. The project began by taking the former bath down to the studs and removing part of the east wall. Space was created by relocating a portion of a closet in the adjacent bedroom and part of a linen closet located in the hallway. Moving the commode and a new cabinet into the newly created space creates an illusion of a much larger bath and showcases the shower. The linen closet was converted into a shallow medicine cabinet accessed using the existing linen closet door. The door to the bath itself was enlarged, and a pocket door installed to enhance traffic flow. The walk-in steam shower uses a large glass door that opens in or out. The steam generator is in the basement below, saving space. The tiled shower floor is crafted with sliced earth pebbles mosaic tiling. Coy fish are incorporated in the design surrounding the drain. Shower walls and vanity area ceilings are constructed with 3” X 6” Kyle Subway tile in dark green. The light from the two bright windows plays off the surface of the Subway tile is an added feature. The remaining bath floor is made 2” X 2” ceramic tile, surrounded with more of the pebble tiling found in the shower and trying the two rooms together. The right choice of grout is the final design touch for this beautiful floor. The new vanity is located where the original tub had been, repeating the arch as a key design feature. The Vanity features a granite countertop and large under-mounted sink with brushed nickel fixtures. The white vanity cabinet features two sets of large drawers. Richard's decision to go with Lista was made as methodically as his latest turned masterpiece. "I did some research, and Lista quickly moved to the top of the list, primarily because I was looking for flexibility in cabinet size, in drawer size to hold all my different size tools, and partitioning to keep them organized. In this project customer had a dilemma, there was an over sized tub under the window sprawled wall to wall, between the tub and the door a sink just to the right and the toilet was to the left (where the shower now is). We moved the door several feet to the hinge side annexed some closet space to allow room for it to swing creating a towel Niche and space for a small towel warmer. When this investor purchased the land that is now Turtle Creek, it was surrounded by multi-family house-like dwellings with great curb appeal. A large city park was adjacent as well. Simplicity was able to maximize the use of the land by building the single family dwellings in our signature “cottage community” style, creating a cozy space for renters that also made best use of the land available for the investor. The result was a 20-home subdivision with tiny homes ranging from 400-880sf that rented at 100% occupancy with a waiting list.

A handy, empty-nester couple, nearing retirement, sold their mansion, and purchased a fixer-upper on a sunlit hillside that features the spectacular ocean view of the Channel Islands. ENRarchitects was hired to assist with making minor enhancements to the plan, integrating the lower level parking court, and adding a patio deck. The owner, a retiring engineer, took on the responsibilities of general contracting during construction. Our collaboration included opening the kitchen to the Living-Dining space, so all can enjoy the ocean view. A balcony was added to second floor Master Study, with a new laundry room below it. Both bathrooms were modestly enlarged to provide more spacious showers. Lastly, the Entry Foyer was opened to ceiling height into the Living Room. In California, ocean views inherently include relentless west sunshine, and formidable interior heat gain. Multiple design studies explored various means to incorporate shading and solar screening measures to permit the view, and to reduce heat gain. Additional studies featured more substantial proposed additions, including a lower level guest suite, and a detached office. A key feature, is the addition of a raised, covered entry porch, where passengers and goods can be offloaded, prior to parking on the lower level. The new porch also provides a secondary transition around the structure to the ocean view, split-level patio. A 2nd phase included the suggestion of rebuilding the lower covered parking to include a roof deck, rooftop guest suite, and solar electricity, which was successfully completed. The property is now mildly reminiscent of the Sea Ranch community. With the blessing of year-round comfortable weather, and ever-changing, dynamic views, the successfully remodeled home takes full advantage for a new generation of colorful living. This hillside home in Piedmont, CA was remodeled to change the style from a 1940's rancher with eight foot ceilings and dark interiors, into a modern geometric composition with vast white interiors for casual living and generous daylighting for displaying the artist-owner's works. In a city known for rigorous and difficult design review, an addition, two variances, and a full stylistic change were unanimously approved on the first round. All sloped roofs and attics were eliminated and replaced by a series of stacked and overlapping flat roofs. This made the house taller on the inside and shorter on the outside, which helped earn design review cooperation in the community. Windows were concentrated toward the rear yard views or moved up high on the side walls for daylight and privacy, benefitting the owners as well as the neighbors. At the start, the owner husband was so enthusiastic and engaged in transforming his house into something modern that he presented the architect with a scaled foamcore model, rather than the usual magazine clippings and wish list. He participated in the design decisions throughout the process. The owner wife is the artist who did all the artwork in the house. She had been craving a display space with large walls and good natural light. Both of them loved the location and great views. The project was an opportunity to transform the style of an older traditional home into a modern one, while solving numerous problems. By rebuilding the 1800 ft2 top of the 3-story home it was possible to change the style of the whole building, since the lower floors were a neutral base, and also to change the lifestyle of the owners, who wanted to move their master suite upstairs and live primarily on the top floor as empty nesters. Going into the project, the architect knew there were multiple encroachments into the setbacks and potential privacy issues with close by neighbors. He approached this as a complex puzzle made up of architectural and political pieces which all had to fit together elegantly.
