photos by Pedro Marti This large light-filled open loft in the Tribeca neighborhood of New York City was purchased by a growing family to make into their family home. The loft, previously a lighting showroom, had been converted for residential use with the standard amenities but was entirely open and therefore needed to be reconfigured. One of the best attributes of this particular loft is its extremely large windows situated on all four sides due to the locations of neighboring buildings. This unusual condition allowed much of the rear of the space to be divided into 3 bedrooms/3 bathrooms, all of which had ample windows. The kitchen and the utilities were moved to the center of the space as they did not require as much natural lighting, leaving the entire front of the loft as an open dining/living area. The overall space was given a more modern feel while emphasizing it’s industrial character. The original tin ceiling was preserved throughout the loft with all new lighting run in orderly conduit beneath it, much of which is exposed light bulbs. In a play on the ceiling material the main wall opposite the kitchen was clad in unfinished, distressed tin panels creating a focal point in the home. Traditional baseboards and door casings were thrown out in lieu of blackened steel angle throughout the loft. Blackened steel was also used in combination with glass panels to create an enclosure for the office at the end of the main corridor; this allowed the light from the large window in the office to pass though while creating a private yet open space to work. The master suite features a large open bath with a sculptural freestanding tub all clad in a serene beige tile that has the feel of concrete. The kids bath is a fun play of large cobalt blue hexagon tile on the floor and rear wall of the tub juxtaposed with a bright white subway tile on the remaining walls. The kitchen features a long wall of floor to ceiling white and navy cabinetry with an adjacent 15 foot island of which half is a table for casual dining. Other interesting features of the loft are the industrial ladder up to the small elevated play area in the living room, the navy cabinetry and antique mirror clad dining niche, and the wallpapered powder room with antique mirror and blackened steel accessories.

Transitional family room is tranquil and inviting The blue walls with luscious furnishings make it very cozy. The gold drum chandelier and gold accents makes this room very sophisticated. The decorative pillows adds pop of colors with the custom area rug. The patterns in the custom area rug and pillows, along with the blue walls makes it all balance. The off white rustic console adds flare and a perfect size for large Media wall T.V. The gold console lamps frames the Media center perfect. The gold floor lamps, and and gold chandelier brings a contemporary style into this space. The Large square ottoman in a neutral grey offsetting the carpet color makes it nice to prop up your feet. The gold drink tables in quite trendy and so functional and practical.

  Free ebook, Creating the Ideal Kitchen. DOWNLOAD NOW   Our clients and their three teenage kids had outgrown the footprint of their existing home and felt they needed some space to spread out. They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer. We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals. The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage. White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen. The 800 square-foot guest cottage is located on the footprint of a slightly smaller original cottage that was built three generations ago. With a failing structural system, the existing cottage had a very low sloping roof, did not provide for a lot of natural light and was not energy efficient. Utilizing high performing windows, doors and insulation, a total transformation of the structure occurred. A combination of clapboard and shingle siding, with standout touches of modern elegance, welcomes guests to their cozy retreat. The cottage consists of the main living area, a small galley style kitchen, master bedroom, bathroom and sleeping loft above. The loft construction was a timber frame system utilizing recycled timbers from the Balsams Resort in northern New Hampshire. The stones for the front steps and hearth of the fireplace came from the existing cottage’s granite chimney. Stylistically, the design is a mix of both a “Cottage” style of architecture with some clean and simple “Tech” style features, such as the air-craft cable and metal railing system. The color red was used as a highlight feature, accentuated on the shed dormer window exterior frames, the vintage looking range, the sliding doors and other interior elements. These Barn Doors are made from Rift White Oak and feature a matching column to complete the look. These doors are made with antique glass and close off one room from the other. When open, they give the room a nice open feel, yet maintain the functionality of being able to close off the one room for a little more privacy.

Inspiration for a modern living room remodel in Boston

Filling a large great room is always a challenge. I used two large matching sofas and designed a large cocktail table to service both sofas. The table was made by Seth Woods. The sofa fabric is contract grade to be child and pet friendly. The rug is polypropylene and very stain resistant as well. The window treatments are sheer lined with sheer to filter the light and frame the window nicely. The sofa table is a custom design. We wanted to bring a metal finish into the room and we wanted to place the 2 storage benches under it to conceal toys. The arched stretcher in the design allows for that. This was fabricated by Small Axe Forge and Daylight Cabinetry. We used neutral tones and textures to keep the room calm and serene. The red accents were brought in to add warmth and depth.

The original master bath suite in this rustic lake house possessed high ceilings with multiple rooms and all surfaces covered in Knotty Pine. Although there were multiple windows in this space, the wood walls, floor and ceiling tended to absorb natural light and force the illumination to come from incandescent Amber fixtures. Our approach was to start with a blank slate by removing all existing partitions and doors. A metal and milk glass wall with a functioning transom and integrated door, was designed and fabricated to divide the space and provide privacy, while allowing light to transfer from the shower, water-closet, bath and dressing room. The welded steel frames his and hers vanities have inlaid white glass panels with integrated steel framed mirrors above.

The "main room" in the apartment had to serve multiple functions - a living room, a kitchen, a dining room, as well as a place to store items like our client's bicycle. Because space was tight, we used a small bistro table so that our client could sit with one other person (or more by pulling up other chairs) and enjoy a meal. By using a wall mounted bike rack that also incorporated some storage for his helmet + lock, we were able to save some space, and love the way that it highlights our client's graffiti art purchased on the streets of NYC!
