This propery is situated on the south side of Centre Island at the edge of an oak and ash woodlands. orignally, it was three properties having one house and various out buildings. topographically, it more or less continually sloped to the water. Our task was to creat a series of terraces that were to house various functions such as the main house and forecourt, cottage, boat house and utility barns. The immediate landscape around the main house was largely masonry terraces and flower gardens. The outer landscape was comprised of heavily planted trails and intimate open spaces for the client to preamble through. As the site was largely an oak and ash woods infested with Norway maple and japanese honey suckle we essentially started with tall trees and open ground. Our planting intent was to introduce a variety of understory tree and a heavy shrub and herbaceous layer with an emphisis on planting native material. As a result the feel of the property is one of graciousness with a challenge to explore.

The overarching design intent for this 1,455-square-foot West Vine Street condominium was to make the spaces contemporary and functional. The renovation began with an unexpected structural deficiency in the form of a post located in the middle of the living room that was causing a three-inch dip in the floor. It was removed and replaced with steel columns running down through the walls and into a footing pad with a three-foot depth. The main living spaces underwent significant changes; the kitchen was reconfigured to open up a formerly cramped space, and the removal of a wall made room for a cascading island with Cesarstone countertops—a crowning feature. Additionally, an electrical panel was relocated to be able to wrap the refrigerator with a wood veneer frame. Notable materials include eight-inch-wide ‘Esplanade’ French oak plank floors chosen to complement the reclaimed wood-wrapped ceiling beams, which feature a combination of LED downlighting and uplighting. A sleek gas fireplace with horizontal slate surround and paneled wall backing replaced an old wood-burning stove—furthering the design program. Pacheco-Robb Architects dismantled an existing spiral stair and replaced it with a cable-rail system—a nautical nod—which is noteworthy for the way it meets code; by running a contiguous oak banister for the entire length of the stair, they were able to avoid having to add a second railing, which would shrink the already narrow stairwell. Upstairs, a tight bedroom with gabled ceilings was addressed by adding a solar-operated skylight with built-in shade, plus minimalistic furnishings. Structural changes in the master bedroom included eliminating a closest to widen the room, and reconfiguring a bathroom to fit a small walk-in closet in lieu of a long, thin hallway. The formerly unfinished rooftop deck is now accessed via a six-foot door that opens more than 90 degrees. Azek decking was laid over the rubber roof, and two-inch stanchions were located around the rail’s outer edge. By opening the floor plan and streamlining the aesthetic, the place now breathes.

The upper level of this gorgeous Trex deck is the central entertaining and dining space and includes a beautiful concrete fire table and a custom cedar bench that floats over the deck. The dining space is defined by the stunning, cantilevered, aluminum pergola above and cable railing along the edge of the deck. Adjacent to the pergola is a covered grill and prep space. Light brown custom cedar screen walls provide privacy along the landscaped terrace and compliment the warm hues of the decking. Clean, modern light fixtures are also present in the deck steps, along the deck perimeter, and throughout the landscape making the space well-defined in the evening as well as the daytime.

This couple desired to expand their horizon and maximize their outdoor living space. Their back yard was part of a big hill and a major amount of excavation needed to level up the ground for any kind of flat space use • The homeowner’s goals where to have a big lower level patio to be able to walk out of their basement into stone patio • Space for outdoor jacuzzi • Space for outdoor wood burning fireplace and seating wall • Outdoor lower bar • Second floor large scale deck with a cooking bar • A walkway ramp for wheelchair access (covered with roof) • Lots of seating and entertainment space Challenges: The big backyard hill and big ground. Big stone retaining walls needed. Major excavation. Run utilities, such as gas and water and sewer for bar area. Resolve drainage. The project started with breaking ground, and haul away major amount of dirt from back yard, implementing over 300 ft of retaining wall covered in stone to sunk in the patio Cutting concrete walls in basement to create walk out into new patio New flagstone patio over concrete slab was designed with outer radius to own a wood burning fireplace and seating walls. Right side was covered with tall stone wall and raining to adjacent neighbors Under the deck area is a covered area for bar with stool seating wrapped with ledger stone and granite top and a secluded area for jacuzzi away from neighbors’ view A double-sided staircase was built connecting lower patio to wrapped around upper deck, The new Azak covered deck with listed rail system was equipped with cooking island, natural gas grill, sink and faucet, microwave and outdoor beverage center. A covered walkway ramp has given an opportunity for elder mother in wheelchair to be able to visit them and spend time outdoor with them. Beaded ceiling panels and hanging chandeliers has lid up this veranda. This three-story addition into back of this dwelling stand tall in this community and now more than ever this family get to enjoy their backyard and outdoors with friends and family The harmonizing choice of decking colors with ledger stone, granite tops, flagstone and veneer wall stones has given this outdoor project a standing ovation.

Inspiration for a large timeless home design remodel in Boston

Klopf Architecture, Outer Space Landscape Architects, Sezen & Moon Structural Engineer and Flegels Construction updated a classic Eichler open, indoor-outdoor home. Everyone loved the classic, original bones of this house, but it was in need of a major facelift both inside and out. The owners also wanted to remove the barriers between the kitchen and great room, and increase the size of the master bathroom as well as make other layout changes. No addition to the house was contemplated. The owners worked with Klopf Architecture in part because of Klopf’s extensive mid-century modern / Eichler design portfolio, and in part because one of their neighbors who had worked with Klopf on their Eichler home remodel referred them. The Klopf team knew how to update the worn finishes to make a more sophisticated, higher quality home that both looks better and functions better. In conjunction with the atrium and the landscaped rear yard / patio, the glassy living room feels open on both sides and allows an indoor / outdoor flow throughout. The new, natural wood exterior siding runs through the house from inside to outside to inside again, updating one of the classic design features of the Eichler homes. Picking up on the wood siding, walnut vanities and cabinets offset the white walls. Gray porcelain tiles evoke the concrete slab floors and flow from interior to exterior to make the spaces appear to flow together. Similarly the ceiling decking has the same white-washed finish from inside to out. The continuity of materials and space enhances the sense of flow. The large kitchen, perfect for entertaining, has a wall of built-ins and an oversized island. There’s plenty of storage and space for the whole group to prep and cook together. One unique approach to the master bedroom is the bed wall. The head of the bed is tucked within a line of built-in wardrobes with a high window above. Replacing the master closet with this wall of wardrobes allowed for both a larger bathroom and a larger bedroom. This 1,953 square foot, 4 bedroom, 2 bathroom Double Gable Eichler remodeled single-family house is located in Mountain View in the heart of the Silicon Valley. This cozy lake cottage skillfully incorporates a number of features that would normally be restricted to a larger home design. A glance of the exterior reveals a simple story and a half gable running the length of the home, enveloping the majority of the interior spaces. To the rear, a pair of gables with copper roofing flanks a covered dining area and screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing. Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. A private study serves as the perfect buffer between the homes master suite and living room. Despite its small footprint, the master suite manages to incorporate several closets, built-ins, and adjacent master bath complete with a soaker tub flanked by separate enclosures for a shower and water closet. Upstairs, a generous double vanity bathroom is shared by a bunkroom, exercise space, and private bedroom. The bunkroom is configured to provide sleeping accommodations for up to 4 people. The rear-facing exercise has great views of the lake through a set of windows that overlook the copper roof of the screened porch below.
