PBA designed the renovation of this two story, 1,800 square foot, Henderson’s Wharf penthouse condominium in the historic Fell’s Point community to take advantage of the breathtaking views of Baltimore’s Inner Harbor. The existing floor plan was configured with living spaces on the lower level, and bedrooms with terraces on the upper level: PBA inverted the layout by creating a generous foyer at the lower level entry with a stair leading to the living spaces on the upper level. The lower level was renovated for a master suite and guest bedroom, while the upper floor was converted to an open great room taking advantage of the breathtaking views of the Harbor (along with a powder room, office and laundry room). The project presented very difficult challenges since sanitary plumbing lines could not be relocated due to the unavailability of access from the unit below, so the design was forced to conform with existing lower level plumbing locations. In addition, PBA utilized computer aided design (BIM) to route ductwork throughout the unit due to extremely limited space.

A wonderful antique dental chair, marked "Ford R.R" and salvaged from a dentist office in Dayton, OH. Dating from the early 1900s, the chair features its original, adjustable head rest (plus its attached sanitary paper,) swiveling seat, and attached gooseneck lamp. This chair is in very good condition with an awesomely aged patina, and its original wiring is also in good condition. It measures 44-1/4" tall, 67" to the top of the lamp, 20" wide and is 26-1/2" deep. NMI70

There is a 300 square foot zero depth beach entry into the pool with agitator jets to keep the water moving. There is also a sunshelf within the pool. The lazy river wraps around the sunken island, and the current in the lazy river is propelled by a commercial waterpark quality pumping system. The sunken island has lighting, a fire pit, and a bridge connecting it to the decking area. There is an infinity edge on one edge of the pool. The pool also has an in-floor cleaning system to keep it clean and sanitary. The swimming pool also has the ability to change colors at night utilizing the amazing LED lighting system. The pool and spa exposed aggregate finish is French Gray color. The slide that cascades down the grotto is custom built. The waterfall grotto also provide a thrilling jump off point into the deepest part of the pool. This amazing backyard was designed and built for a home in Bull Valley Illinois.

Our clients had outgrown their kitchen/laundry space and had a rough idea of how to expand their kitchen. Our team worked closely with them to design a new layout that would convert a covered carport area into their new kitchen, mudroom and powder room. The addition of these bright open spaces has already changed how this wonderful family functions on a daily basis, especially with the addition of a mudroom and storage cubbies for all the girls. A very cute kitchen update for a Cape Cod brick home in Spring Grove Village. We opened the wall between the kitchen and dining room just enough to have some energy crossover between spaces. Featured is Create Good Sinks' 31" ledge sink with offset drain to the right (5LS31R). It is shown with our stainless steel ledge roll mat. It's a great accessory for drying dishes, filling heavy pots, and rinsing produce. It's clever design lets you roll it up or fold it when you don't need the full width.
