Our goal on this project was to make the main floor of this lovely early 20th century home in a popular Vancouver neighborhood work for a growing family of four. We opened up the space, both literally and aesthetically, with windows and skylights, an efficient layout, some carefully selected furniture pieces and a soft colour palette that lends a light and playful feel to the space. Our clients can hardly believe that their once small, dark, uncomfortable main floor has become a bright, functional and beautiful space where they can now comfortably host friends and hang out as a family. The Challenge This beautiful waterfront home was begging for an update. Our clients wanted a contemporary design with modern finishes. They craved improved functionality in the kitchen, hardwood flooring in the living areas, and a spacious walk-in closet in the master bathroom. With two children in school, our clients also needed the project completed during their summer vacation – leaving a slim 90 days for the entire remodel. Could we do it? …Challenge accepted! Our Solution With their active summer travel schedule, our clients elected to vacate their home for the duration of the project. This was ideal for the intrusive nature of the scope of work. In preparation, our design team created a project plan to suit our client’s needs. With such a clear timeline, we were able to select and order long-lead items in plenty of time for the project start date. In the kitchen, we rearranged the layout to provide superior ventilation for the cooktop on the exterior wall. We added two large storage cabinets with glass doors, accented by a sleek mosaic backsplash of glass tile. We also incorporated a large contemporary waterfall island into the room. With seating at one end, the island provides both increased functionality and an eye-catching focal point for the center of the room. On the interior wall of the kitchen, we maximized storage with a wall of built-in cabinetry – complete with pullout pantry cabinets, a double oven, and a large stainless refrigerator. Our clients wisely chose rich, dark-colored wood flooring to add warmth to the contemporary design. After installing the flooring in the kitchen, we brought it into the main living areas as well. In the great room, we wrapped the existing gas fireplace in a neutral stack stone. The effect of the stone on the media and window wall is breathtaking. In the master bathroom, we expanded the closet by pushing the wall back into the adjacent pass-through hallway. The new walk-in closet now includes an impressive closet organization system. Returning to the master bathroom, we removed the single vanity and repositioned the toilet, allowing for a new, curb-less glass shower and a his-and-hers vanity. The entire vanity and shower wall is finished in white 12×24 porcelain tile. The vertical glass mosaic accent band and backlit floating mirrors add to the clean, modern style. To the left of the master bathroom entry, we even added a matching make-up area. Finally, we installed a number of elegant enhancements in the remaining rooms. The clients chose a bronze metal relief accent wall as well as some colorful finishes and artwork for the entry and hallway. Exceptional Results Our clients were simply thrilled with the final product! Not only did they return from their summer vacation to a gorgeous home remodel, but we concluded the project a full week ahead of schedule. As a result, the family was able to move in sooner than planned, giving them plenty of time to acclimate to the renovated space before their kids returned to school. Ultimately, we provided the outstanding results and customer experience that our clients had been searching for. “We met with many other contractors leading up to signing with Progressive Design Build. From top to bottom, this home was completely customized for the family of four with five bedrooms and 3-1/2 bathrooms spread over three levels of 3,998 sq. ft. This home is functional and utilizes the space wisely without feeling cramped. A 1927 colonial home in Shaker Heights, Ohio, received a breathtaking renovation that required extensive work, transforming it from a tucked away, utilitarian space, to an all-purpose gathering room, a role that most kitchens embrace in a home today. The scope of work changed over the course of the project, starting more minimalistically and then quickly becoming the main focus of the house's remodeling, resulting in a staircase being relocated and walls being torn down to create an inviting focal point to the home where family and friends could connect. The focus of the functionality was to allow for multiple prep areas with the inclusion of two islands and sinks, two eating areas (one for impromptu snacking and small meals of younger family members and friends on island no. two and a built-in bench seat for everyday meals in the immediate family). The kitchen was equipped with all Subzero and Wolf appliances, including a 48" range top with a 12" griddle, two double ovens, a 42" built-in side by side refrigerator and freezer, a microwave drawer on island no. one and a beverage center and icemaker in island no. two. The aesthetic feeling embraces the architectural feel of the home while adding a modern sensibility with the revamped layout and graphic elements that tie the color palette of whites, chocolate and charcoal. The cabinets were custom made and outfitted with beaded inset doors with a Shaker panel frame and finished in Benjamin Moore's OC-17 White Dove, a soft white that allowed for the kitchen to feel warm while still maintaining its brightness. Accents of walnut were added to create a sense of warmth, including a custom premium grade walnut countertop on island no. one from Brooks Custom and a TV cabinet with a doggie feeding station beneath. Bringing the cabinet line to the 8'6" ceiling height helps the room feel taller and bold light fixtures at the islands and eating area add detail to an otherwise simpler ceiling detail. The 1 1/4" countertops feature Calacatta Gold Marble with an ogee edge detail. Special touches on the interiors include secret storage panels, an appliance garage, breadbox, pull-out drawers behind the cabinet doors and all soft-close hinges and drawer glides. A kneading area was made as a part of island no. one for the homeowners' love of baking, complete with a stone top allowing for dough to stay cool. Baskets beneath store kitchen essentials that need air circulation. The room adjacent to the kitchen was converted to a hearth room (from a formal dining room) to extend the kitchen's living space and allow for a natural spillover for family and guests to spill into. Grey floors have become the hottest design trend, but not all greys are the same. For Nevis, we aim to provide a pattern that errs to the modern side, while still evoking some rustic elements. This isn't outright reclaimed, but it's just wild enough to not be monotone either. REDEFINING DURABILITY The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a "super" commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors' 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6" or 7" widths, and 36" or 48" lengths. For Modin, we designed our planks to be 9" wide, and 60" long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin. DESIGNS THAT INSPIRE We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth. Focusing on timeless wire-brush and European Oak styles, as well as more contemporary modern washes, our collection offers truly beautiful design that is both functional and inspiring.

Our poster project for The Three P's, this small midcentury home south of campus has great bones but lacked vibrancy - a je ne sais quoi that the clients were searching to savoir once and for all. SYI worked with them to nail down a design direction and furniture plan, and they decided to invest in the big-impact items first: built-ins and lighting and a fresh paint job that included a beautiful deep blue-green line around the windows. The vintage rug was an Etsy score at an awesome price, but only after the client spent months scouring options and sources online that matched the vision and dimensions of the plan. A good year later, the West Elm sofa went on sale, so the client took advantage; some time after that, they painted the kitchen, created the drop zone / bench area, and rounded out the room with occasional tables and accessories. This bedroom and full bathroom are part of an adventuresome project my wife and I embarked upon to create a complete apartment in the basement of our townhouse. We designed a floor plan that creatively and efficiently used all of the 385-square-foot-space, without sacrificing beauty, comfort or function – and all without breaking the bank! To maximize our budget, we did the work ourselves and added everything from thrift store finds to DIY wall art to bring it all together. The small footprint of this bathroom made it a challenge to include all the necessities. This neo-angle shower was the perfect solution. We are not fans of standard square tile so we dressed up the shower walls with this more interesting pattern.
