This newly completed contemporary island style Florida home overlooks the Roosevelt Channel, on the Bay side of Captiva Island, and is graced with the sunrise in the mornings. Repeat clients remind us of the success of previous landscape designs and of lasting relationships built while offering new and challenging opportunities for creative design. This client expressed a desire for a colorful tropical garden with emphasis on tropical plants, creative color palette and privacy. A grove of coconut palms with lush bamboo and a dense clusia hedge with a small tropical garden at the entry of the property screen views to the interior of the property plant a seed of intrigue for what lies around the corner beyond the decorative tabby stucco gate columns. Upon passing under the grove of coconuts and rounding the corner of the drive, the property opens to an expansive front yard with colorful tropical garden beds and channels views to the newly completed residence. Gardens containing colorful bromeliads, bougainvillea and tropical palms with a variety of leaf shape and texture and color draw upon influences of Brazilian garden design. Manicured swaths of Empire Zoysa separates the various gardens and allows for the user to stroll and explore the different gardens. The winding drive terminates at the front entry in a large tear drop shape turn around with massive coconuts in the center island surrounded by seven Sylvester Date palms around the outside of the drive. The entire perimeter of the turn around is surrounded with tropical gardens and intimate tropical gardens flank each side of the main entrance stairs. The hardscape pattern and color was selected to compliment the coquina tabby shell stucco finish on the foundation walls. The completed hardscape design including retaining walls, driveway, golf cart paths and private walks, is the result of collaborating closely with the owner over multiple revisions. The back of the residence overlooks an expansive resort-like pool and spa and a pool deck that terminates just feet from the seawall of the Roosevelt Channel. Tropical vegetation at each side of the property offers privacy to the pool area but is manicured to preserve views to the bay beyond. This truly is an island paradise.

The result is a custom blend of authentic Bermudian architecture, modernism, and old Palm Beach elements. The stepped, white roof of Tarpon Cove is instantly recognizable as authentic Bermudian. Hand-built by craftsmen using traditional techniques, the roof includes all of the water channeling and capturing technology utilized in the most sustainable of Bermudian homes. Leading from its grand entry, a negative edge pool continues to a coquina limestone seawall, cut away like the gondola docks an ode to the history of Palm Beach. Attached is a unique slat house, a light-roofed structure with a modern twist on a classic space. Fulfilling the client's vision, this home not only allows for grand scale philanthropical entertaining, but also enables the owners to relax and enjoy a retreat with family, friends, and their dogs. Entertaining spaces are uniquely organized so that they are isolated from those utilized for intimate living, while still maintaining an open plan that allows for comfortable everyday enjoyment. The flexible layout, with exterior glass walls that virtually disappear, unites the interior and outdoor spaces. The site for this waterfront residence is located on the Great Neck Peninsula, facing west to views of NYC and the borough bridges. When purchased, there existed a 50-year-old house and pool structurally condemned which required immediate removal. Once the site was cleared, a year was devoted to stabilizing the seawall and hill to accommodate the newly proposed home. The lot size, shape and relationship to an easement access road, overlaid with strict zoning regulations was a key factor in the organization of the client’s program elements. The arc contour of the easement road and required setback informed the front facade shape, which was designed as a privacy screen, as adjacent homes are in close proximity. Due to strict height requirements the house from the street appears to be one story and then steps down the hill allowing for three fully occupiable floors. The local jurisdiction also granted special approval accepting the design of the garage, within the front set back, as its roof is level with the roadbed and fully landscaped. A path accesses a hidden door to the bedroom level of the house. The garage is accessed through a semicircular driveway that leads to a depressed entry courtyard, offering privacy to the main entrance. The configuration of the home is a U-shape surrounding a rear courtyard. This shape, along with suspended pods assures water views to all occupants while not compromising privacy from the adjacent homes. The house is constructed on a steel frame, clad with fiber cement, resin panels and an aluminum curtain wall system. All roofs are accessible as either decks or landscaped garden areas. The lower level accesses decks, an outdoor kitchen, and pool area which are perched on the edge of the upper retaining wall.

The East wing contains the guest bedrooms and master suite which features a marble spa bathroom with a vast dual-steamer walk-in shower and pedestal tub The estate boasts a 75-foot lap pool which runs parallel to the Intracoastal and a cabana with summer kitchen and fireplace. A covered loggia is an alfresco entertaining space with architectural columns framing the waterfront vistas.
