To eliminate an inconsistent layout, we removed the wall dividing the dining room from the living room and added a polished brass and ebonized wood handrail to create a sweeping view into the living room. A blue velvet tufted sofa, crosshair hide stools from Wisteria, and a coffee table from HD Buttercup create a comfortable seating area.

Forget just one room with a view—Lochley has almost an entire house dedicated to capturing nature’s best views and vistas. Make the most of a waterside or lakefront lot in this economical yet elegant floor plan, which was tailored to fit a narrow lot and has more than 1,600 square feet of main floor living space as well as almost as much on its upper and lower levels. A dovecote over the garage, multiple peaks and interesting roof lines greet guests at the street side, where a pergola over the front door provides a warm welcome and fitting intro to the interesting design. Other exterior features include trusses and transoms over multiple windows, siding, shutters and stone accents throughout the home’s three stories. The water side includes a lower-level walkout, a lower patio, an upper enclosed porch and walls of windows, all designed to take full advantage of the sun-filled site. The floor plan is all about relaxation – the kitchen includes an oversized island designed for gathering family and friends, a u-shaped butler’s pantry with a convenient second sink, while the nearby great room has built-ins and a central natural fireplace. Distinctive details include decorative wood beams in the living and kitchen areas, a dining area with sloped ceiling and decorative trusses and built-in window seat, and another window seat with built-in storage in the den, perfect for relaxing or using as a home office. A first-floor laundry and space for future elevator make it as convenient as attractive. Upstairs, an additional 1,200 square feet of living space include a master bedroom suite with a sloped 13-foot ceiling with decorative trusses and a corner natural fireplace, a master bath with two sinks and a large walk-in closet with built-in bench near the window. Also included is are two additional bedrooms and access to a third-floor loft, which could functions as a third bedroom if needed. Two more bedrooms with walk-in closets and a bath are found in the 1,300-square foot lower level, which also includes a secondary kitchen with bar, a fitness room overlooking the lake, a recreation/family room with built-in TV and a wine bar perfect for toasting the beautiful view beyond.

Inspiration for a large transitional enclosed medium tone wood floor living room remodel in New York with beige walls

The owners of this 2,500 square foot loft wanted a clean, and uncomplicated space which would showcase the incredible views to the west of Manhattan, and the Brooklyn and Manhattan Bridges. By utilizing a bright palette of white lacquered cabinets, custom painted built-in millwork, and contrasting refinished original dark oak factory floors, we were able to achieve a truly special residential Brooklyn backdrop in the living room and throughout.

Originally a nearly three-story tall 1920’s European-styled home was turned into a modern villa for work and home. A series of low concrete retaining wall planters and steps gradually takes you up to the second level entry, grounding or anchoring the house into the site, as does a new wrap around veranda and trellis. Large eave overhangs on the upper roof were designed to give the home presence and were accented with a Mid-century orange color. The new master bedroom addition white box creates a better sense of entry and opens to the wrap around veranda at the opposite side. Inside the owners live on the lower floor and work on the upper floor with the garage basement for storage, archives and a ceramics studio. New windows and open spaces were created for the graphic designer owners; displaying their mid-century modern furnishings collection. A lot of effort went into attempting to lower the house visually by bringing the ground plane higher with the concrete retaining wall planters, steps, wrap around veranda and trellis, and the prominent roof with exaggerated overhangs. That the eaves were painted orange is a cool reflection of the owner’s Dutch heritage. Budget was a driver for the project and it was determined that the footprint of the home should have minimal extensions and that the new windows remain in the same relative locations as the old ones. A sculptural statement in its own right, this concrete-and-glass “Gallery House” was designed to showcase the owners’ art collection as well as the natural landscape. The architecture is truly one with its site: To the east, a sheltering wall echoes the curve of a crowded cul-de-sac, while to the west, the design follows the sweeping contours of the cliff—ensuring privacy while maximizing views. The architectural details demanded flawless construction: Windows and doors stretch floor-to-ceiling, and minimalist reveals define the walls, which “float” between perfect shadow lines in the long T-shape foyer. Ideal for entertaining, the layout fosters seamless indoor-outdoor living. Amenities include four pocketing glass walls, a lanai with heated floor, and a partially cantilevered multi-level terrace. The front courtyard sequesters a frameless glass entry. From here, sight lines stretch through the house to an infinity pool that hovers between sky and sea.

From the main entryway the home opens up into a large living room with high ceilings. The floor plan is open to the dining room and family room with views all the way to the backyard and side gardens. The room features a weathered wood fireplace and ceiling with white beams, which set the stage for the beach theme throughout the home. Custom upholstery and area rugs throughout the home are light in color with pillows and accessories as accent colors. The home was remodeled with a layout and all new hardwood floors. A custom dining table sits beneath a large nautical themed chandelier. Roman shades with striped accents and fun patterned chairs keep the space feeling casual and inviting. Our clients desired an organic and airy look for their kitchen and living room areas. Our team began by painting the entire home a creamy white and installing all new white oak floors throughout. The former dark wood kitchen cabinets were removed to make room for the new light wood and white kitchen. The clients originally requested an "all white" kitchen, but the designer suggested bringing in light wood accents to give the kitchen some additional contrast. The wood ceiling cloud helps to anchor the space and echoes the new wood ceiling beams in the adjacent living area. To further incorporate the wood into the design, the designer framed each cabinetry wall with white oak "frames" that coordinate with the wood flooring. Woven barstools, textural throw pillows and olive trees complete the organic look. The original large fireplace stones were replaced with a linear ripple effect stone tile to add modern texture. Cozy accents and a few additional furniture pieces were added to the clients existing sectional sofa and chairs to round out the casually sophisticated space.

This three-story Westhampton Beach home designed for family get-togethers features a large entry and open-plan kitchen, dining, and living room. The kitchen was gut-renovated to merge seamlessly with the living room. For worry-free entertaining and clean-up, we used lots of performance fabrics and refinished the existing hardwood floors with a custom greige stain. A palette of blues, creams, and grays, with a touch of yellow, is complemented by natural materials like wicker and wood. The elegant furniture, striking decor, and statement lighting create a light and airy interior that is both sophisticated and welcoming, for beach living at its best, without the fuss!

The owners of this property had been away from the Bay Area for many years, and looked forward to returning to an elegant mid-century modern house. The one they bought was anything but that. Faced with a “remuddled” kitchen from one decade, a haphazard bedroom / family room addition from another, and an otherwise disjointed and generally run-down mid-century modern house, the owners asked Klopf Architecture and Envision Landscape Studio to re-imagine this house and property as a unified, flowing, sophisticated, warm, modern indoor / outdoor living space for a family of five. Opening up the spaces internally and from inside to out was the first order of business. The formerly disjointed eat-in kitchen with 7 foot high ceilings were opened up to the living room, re-oriented, and replaced with a spacious cook's kitchen complete with a row of skylights bringing light into the space. Adjacent the living room wall was completely opened up with La Cantina folding door system, connecting the interior living space to a new wood deck that acts as a continuation of the wood floor. People can flow from kitchen to the living / dining room and the deck seamlessly, making the main entertainment space feel at once unified and complete, and at the same time open and limitless. Klopf opened up the bedroom with a large sliding panel, and turned what was once a large walk-in closet into an office area, again with a large sliding panel. The master bathroom has high windows all along one wall to bring in light, and a large wet room area for the shower and tub. The dark, solid roof structure over the patio was replaced with an open trellis that allows plenty of light, brightening the new deck area as well as the interior of the house. All the materials of the house were replaced, apart from the framing and the ceiling boards. This allowed Klopf to unify the materials from space to space, running the same wood flooring throughout, using the same paint colors, and generally creating a consistent look from room to room. Located in Lafayette, CA this remodeled single-family house is 3,363 square foot, 4 bedroom, and 3.5 bathroom. For the interiors, Matthew wanted to create a look appropriate for a remote Southern getaway, but nothing too sleepy. He started with a traditional foundation composed of classic American and English wood antiques, mellowed Oriental rugs, grids of framed prints, and Colonial portraits crowned with museum-style brass picture lamps.
