This commercial-to-residential remodel took an abandoned commercial building in southeast Portland and transformed it into an open, light-filled celebration of simplicity. Architect Elizabeth Williams of Pencil Work Studio designed the remodel of the building, which in its hundred-year life had served as nickelodeon, school, place of worship, and dance hall. The loft living space occupies the second floor, while music and rehearsal space occupies the first. After converting the building into a livable loft space, Hammer & Hand returned to remodel the existing kitchen with design by Risa Boyer Architecture.

Nautical charts of local waters hand-painted by artist Joel Blanco cover one wall of this office. The maritime theme is carried further by the use of snap-ties on the roller shades, mahogany stools with nickel foot rails, and a brass steam gauge.

It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

Our client’s intension was to make this bathroom suite a very specialized spa retreat. She envisioned exquisite, highly crafted components and loved the colors gold and purple. We were challenged to mix contemporary, traditional and rustic features. Also on the wish-list were a sizeable wardrobe room and a meditative loft-like retreat. Hydronic heated flooring was installed throughout. The numerous features in this project required replacement of the home’s plumbing and electrical systems. The cedar ceiling and other places in the room replicate what is found in the rest of the home. The project encompassed 400 sq. feet. Features found at one end of the suite are new stained glass windows – designed to match to existing, a Giallo Rio slab granite platform and a Carlton clawfoot tub. The platform is banded at the floor by a mosaic of 1″ x 1″ glass tile. Near the tub platform area is a large walnut stained vanity with Contemporary slab door fronts and shaker drawers. This is the larger of two separate vanities. Each are enhanced with hand blown artisan pendant lighting. A custom fireplace is centrally placed as a dominant design feature. The hammered copper that surrounds the fireplace and vent pipe were crafted by a talented local tradesman. It is topped with a Café Imperial marble. A lavishly appointed shower is the centerpiece of the bathroom suite. The many slabs of granite used on this project were chosen for the beautiful veins of quartz, purple and gold that our client adores. Two distinct spaces flank a small vanity; the wardrobe and the loft-like Magic Room. Both precisely fulfill their intended practical and meditative purposes. A floor to ceiling wardrobe and oversized built-in dresser keep clothing, shoes and accessories organized. The dresser is topped with the same marble used atop the fireplace and inset into the wardrobe flooring. The Magic Room is a space for resting, reading or just gazing out on the serene setting. The reading lights are Oil Rubbed Bronze. A drawer within the step up to the loft keeps reading and writing materials neatly tucked away. Within the highly customized space, marble, granite, copper and art glass come together in a harmonious design that is organized for maximum rejuvenation that pleases our client to not end! There is ample space for a farm table for casual dining. In addition to a well-appointed formal living room, the main level of this estate includes an office, stunning library/den with faux tortoise detailing, butler’s pantry, powder room, and a wonderful indoor/outdoor flow allowing the spectacular setting to envelop every space. A wide staircase leads up to the four main bedrooms of home. There is a spacious master suite complete with private balcony and French doors showcasing the views. The suite features his and her baths complete with walk – in closets, and steam showers. In hers there is a sumptuous soaking tub positioned to make the most of the view. Two additional bedrooms share a bath while the third is en-suite. The laundry room features a second set of stairs leading back to the butler’s pantry, garage and outdoor areas. Designed by Steve Stucky, the gardens were featured on the 2007 Mill Valley Outdoor Art Club tour. A level lawn leads to the focal point of the grounds; the iconic “Crags Head” outcropping favored by hikers as far back as the 19th century. The perfect place to stop for lunch and take in the spectacular view. The Century old Sonoma Olive trees and lavender plantings add a Mediterranean touch to the two lawn areas that also include an antique fountain, and a charming custom Barbara Butler playhouse. This extensive renovation brought a fresh and new look to a 1960s two level house and allowed the owners to remain in a neighborhood they love. The living spaces were reconfigured to be more open, light-filled and connected. This was achieved by opening walls, adding windows, and connecting the living and dining areas with a vaulted ceiling. The kitchen was given a new layout and lined with white oak cabinets. The entry and master suite were redesigned to be more inviting, functional, and serene. An indoor-outdoor sunroom and a second level workshop was added to the garage. Finishes were refreshed throughout the house in a limited palette of white oak and black accents. The design of the Contour bed is quite remarkable: a beautiful bed has been fashioned around several basic design elements that we hear customers request over and over again: first, every sharp corner has been replaced with space efficient and visually appealing contours from which the bed takes its name. Second, so that there will be no more toe-stubbing, and to stay in keeping with the contour motif from the headboard and mattress base, the bed legs have been recessed deep inside the frame as solid contoured wood beams following the shape of basic bed legs downward but have been unified horizontally. Thirdly, the mattress sets inside the bed base 4" so that it's still easy to change the sheets while visually the mattress will not block the beautiful solid wood beveled headboard.
