This medium-sized bathroom had ample space to create a luxurious bathroom for this young professional couple with 3 young children. My clients really wanted a place to unplug and relax where they could retreat and recharge. New cabinets were a must with customized interiors to reduce cluttered countertops and make morning routines easier and more organized. We selected Hale Navy for the painted finish with an upscale recessed panel door. Honey bronze hardware is a nice contrast to the navy paint instead of an expected brushed silver. For storage, a grooming center to organize hair dryer, curling iron and brushes keeps everything in place for morning routines. On the opposite, a pull-out organizer outfitted with trays for smaller personal items keeps everything at the fingertips. I included a pull-out hamper to keep laundry and towels off the floor. Another design detail I like to include is drawers in the sink cabinets. It is much better to have drawers notched for the plumbing when organizing bathroom products instead of filling up a large base cabinet. The room already had beautiful windows and was bathed in natural light from an existing skylight. I enhanced the natural lighting with some recessed can lights, a light in the shower as well as sconces around the mirrored medicine cabinets. The best thing about the medicine cabinets is not only the additional storage but when both doors are opened you can see the back of your head. The inside of the cabinet doors are mirrored. Honey Bronze sconces are perfect lighting at the vanity for makeup and shaving. A larger shower for my very tall client with a built-in bench was a priority for this bathroom. I recommend stream showers whenever designing a bathroom and my client loved the idea of that feature as a surprise for his wife. Steam adds to the wellness and health aspect of any good bathroom design. We were able to access a small closet space just behind the shower a perfect spot for the steam unit. In addition to the steam, a handheld shower is another “standard” item in our shower designs. I like to locate these near a bench so you can sit while you target sore shoulder and back muscles. Another benefit is the cleanability of the shower walls and being able to take a quick shower without getting your hair wet. The slide bar is just the thing to accommodate different heights. For Mrs., a tub for soaking and relaxing were the main ingredients required for this remodel. Here I specified a Bain Ultra freestanding tub complete with air massage, chromatherapy, and a heated backrest. The tub filer is floor mounted and adds another element of elegance to the bath. I located the tub in a bay window so the bather can enjoy the beautiful view out of the window. It is also a great way to relax after a round of golf. Either way, both of my clients can enjoy the benefits of this tub. The tiles selected for the shower and the lower walls of the bathroom are slightly oversized subway tiles in a clean and bright white. The floors are 12x24 porcelain marble. The shower floor features a flat-cut marble pebble tile. Behind the vanity, the wall is tiled with Zellige tile in a herringbone pattern. The colors of the tile connect all the colors used in the bath. The final touches of elegance and luxury to complete our design, are the soft lilac paint on the walls, the mix of metal materials on the faucets, cabinet hardware, lighting, and yes, an oversized heated towel warmer complete with robe hooks. This truly is a space for rejuvenation and wellness.

To replace an Old World style kitchen, we created a new space with farmhouse elements coupled with our interpretation of modern European detailing. With our focus on improving function first, we removed the old peninsula that closed off the kitchen, creating a location for conversation and eating on the new cantilevered countertop which provides interesting, yet purposeful design. A custom designed European cube shelf system was created, incorporating integrated lighting inside Rift Sawn oak shelves to match our base cabinetry. After building the shelf system, we placed it in front of the handmade art tile backsplash, bringing a very modern element to contrast with our custom inset cabinetry. Our design team selected the Rift sawn oak for the base cabinets to bring warmth into the space and to contrast with the white upper cabinetry. We then layered matt black on select drawer fronts and specific cabinet interiors for a truly custom modern edge. Custom pull outs and interior organizers fulfill our desire for a kitchen that functions first and foremost, while our custom cabinetry and complete design satisfies our homeowners’ desire for wow. Farmhouse style will never be the same.

This spacious home in North Vancouver's Deep Cove community had been built and decorated just over 20 years ago and was in need of updating. Our clients who are empty nesters, spend much of their time in the kitchen and family room so we focused on these spaces keeping in mind that the more formal spaces on the main floor will follow in a few years time. For the most part the layout of their kitchen worked well for them so our role was to tweak the kitchen and family room furniture layout and to select updated finishes and furnishings. Since this home transformation is not happening all at once, we purposefully selected classic finishes, like antique brass hardware, that will tie in with the rest of the home's decor until it can be updated. The resulting refresh stays true to the original feel of the house while giving it a clean, updated look.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. New construction opens a wide array of options when it comes to selecting finishes. For this particular client, they wanted a durable floor that was also aesthetically pleasing to complete their basement. Since there was no topical sealer on the new concrete, a polished flooring system was selected. The basement itself was a little over 1200 square feet and featured a game room, main living area, bedrooms, bathrooms and a kitchen. All of the flooring was to be polished to a level 400 shine and finished with a densifier and stain guarding product. Polished concrete is the most durable flooring choice. It allows the concrete to breathe below grade, creates movement and character throughout the space and is very easy to maintain. With a pond out back, a polished concrete floor is easy to clean and will be able to withstand high traffic.

Inspiration for a mid-sized transitional kitchen remodel in San Francisco

This project required the renovation of the Master Bedroom area of a Westchester County country house. Previously other areas of the house had been renovated by our client but she had saved the best for last. We reimagined and delineated five separate areas for the Master Suite from what before had been a more open floor plan: an Entry Hall; Master Closet; Master Bath; Study and Master Bedroom. We clarified the flow between these rooms and unified them with the rest of the house by using common details such as rift white oak floors; blackened Emtek hardware; and french doors to let light bleed through all of the spaces. We selected a vein cut travertine for the Master Bathroom floor that looked a lot like the rift white oak flooring elsewhere in the space so this carried the motif of the floor material into the Master Bathroom as well. Our client took the lead on selection of all the furniture, bath fixtures and lighting so we owe her no small praise for not only carrying the design through to the smallest details but coordinating the work of the contractors as well.
