The Mid-Levels of Hong Kong Island is one of the most prominent luxury residential areas. This project - Estoril Court in Mid-Levels Central is one of the rare heritage mansions in Hong Kong with a "thousand-year lease," comprising a total of 240 units. The young couple, with their two daughters, have settled here. For the wide experience husband, the most important aspect of a home is that it carries the "depth of love." His wife's preferences and the children's interests were frequently mentioned during this project. "I hope the design can break through conventions and avoid falling into the trap of popular but clichéd styles. Kyle and I resonate deeply on this point; we both pursue a 'more personal expression.' Family life should be relaxing, natural, and bringing joy to my family members." This residence features a square layout and excellent natural lighting, with a practicality rate of nearly 90%. However, its over 40-year-old structure poses numerous constraints on renovations. Adhering to the existing structure and the wisdom of geomancy, Karv One Design has re-examined the relationship among the landscape, windows, and functional flow within the home. They have integrated practicality, beauty, and self-expression into every corner, enhancing the happiness of living. Once stepping into the living room, you are greeted by Hong Kong's most spectacular vistas. The ever-changing scenery of Victoria Harbour, both day and night, the immense skyscrapers of different banks and commercial buildings and the panoramic views of the Peak are all within sight. The expansive dimensions of the living room are a response to the surrounding environment, providing ample space for family bonding and companionship, while also allowing the breathtaking skyline views to seamlessly integrate into daily life. Unlike traditional whole-house decoration, the design of Hong Kong homes emphasizes collage and customization. The minimalist aesthetic of the space corresponds to the luxurious craftsmanship and time costs involved. The pace of work in Hong Kong is fast and efficient, often causing people to overlook family time. Therefore, the entrance is adorned with a large area of gentle ivory white, featuring sculptural-like display stands and flowers and vignettes that can be arranged according to the owner's mood. As night falls, the panoramic view of the Victoria Harbour's night scene comes into view, elevating the enjoyment to the utmost. The lighting system in the space brings more enjoyable experiences to "living as you desire." The smart system caters to various states of living scenarios at different times, as well as to the subtle needs of ambient temperature, brightness, and tactile atmosphere. Whether it's solo time or family moments, day or night, everyone has a comfortable place to be. The "Estoril Court" project is a full-service case that last for 12 months. We had hundreds of communications and exchanges with the home owner, and continuously coordinated and collaborated with the property management, on-site construction and installation workers, manufacturers, and various suppliers, striving for perfection in craftsmanship and meticulous attention to detail in execution. Finally, seeing the satisfied expressions of the home owner and their family, we felt that it was an ideal conveyance.

DESCRIPTION: Gateway Rehab is a recognized leader is the prevention, education, and research of substance abuse and addiction, but their campus needed a new, freestanding building to serve young people. The project is focused on the creation of three pavilions representing Self, Family, and Hope. Connecting the pavilions is a central courtyard and The Bridge, which is the point of separation and reunion between youth and their families. JURY COMMENTS: We liked how this building reflects the hillside. The architect took care to leverage the view. There is a simplicity, but clarity to the composition. The panels add a textural quality to the building. The interiors have a nice use of daylight.

With the Indigo bedroom Quax offers a wide range of furniture with a long-lasting use in mind. Without any worries because where necessary these pieces of furniture were tested by internationally recognized authorities for EN-716 for cots and EN-12221 for changing tables. In order to achieve this Quax uses durable materials, for example no chipboard but high-density Mdf, well-known for its intrinsic stability and strength. These boards meet the strict E1-standard regarding formaldehyde emission. Do not forget that natural wood too contains formaldehyde. We support durable forestry and ask our suppliers to submit the PEFC and FSC certificates. Special care also goes to the furniture fittings. Only reputable suppliers provide us with, among others, quality slides for the drawers and reliable connecting techniques, including particular attention for eccentrics, necessary for connecting parts which have a great supporting power. Quax does not use self-rotating screws because they obstruct the dismantling and re-assembly of furniture. The lacquer finish also gets our full attention : we only work with international quality suppliers such as Akzo Nobel and not with local producers. These suppliers are responsible for the certificates for their products, for example EN 71-3 with attention for the migration of harmful components. Design also plays an important role in the business philosophy of Quax. For the Indigo bedroom for example the bars are milled out in the Mdf board, which does not only contribute to the fancy nature of this range but also to the sturdiness of the side-frames, not comparable to tradional bars. The undercarriage has been given special attention and is made of solid beech, which makes colour differences possible, depending on the tree’s habitat. They reflect the richness of the natural product and must therefore be regarded as normal. The frame’s finish with a quality oil may emphasize these shade differences. The charm of the natural patina is the guarantee of the natural product. The cots can be converted into bench, something which your toddlers will certainly appreciate. u2014 ALE: Wayne Rain Garden Pennsylvania Landscape & Nursery Association u2014 ALE: Wayne Rain Garden Terren Landscapes http://www.terrenlandscapes.com 2014 PLNA Awards for Landscape Excellence winner Category: Residential Up to $15,000 Award Level: Gold Project Description: Our company was contracted by the client to provide a creative solution to an ongoing drainage problem. Their property is located within 30 feet of a local stream that collects storm water from the surrounding area. The nearby stream and high water table caused the lawn area at the side of their home to flood and to remain waterlogged for a few days after each storm. The client not only had difficulty growing plants in the existing conditions, but also had a problem with mosquitoes due to standing water. Our goal was to design a self-contained, naturalistic rain garden that slowed storm water runoff, allowed for percolation, and promoted infiltration while permitting excess clean water to enter the nearby stream with diminished force. As designed, the rain garden allows the earth to slowly and more naturally absorb excess storm water while filtering out toxins such as excess nitrogen and phosphorous which are frequently found in the landscape, therefore reducing the contaminants entering the stream. A percolation test was conducted with criteria of absorbing a one-inch rainstorm within four hours without overflow. The one-inch storm calculation included an existing downspout from the home, which would be piped into the rain garden to reduce roof runoff. The first test failed due to a deep layer of high clay-content soil. Excavation continued until a layer of sandy loam was reached, the percolation test was repeated, and a successful test result was achieved. Next, the entire rain garden basin was excavated to the sandy loam layer and the soil amended with compost and sand to create a highly porous planting media. Geotextile fabric was placed to help reduce migration of the surface stone into the soil and allow for minimal maintenance. Gravel, river stone and small boulders were carefully placed to achieve the look of a natural streambed. A palette of mostly native plants with a few non-invasive ornamentals were chosen for their ability to survive in extreme conditions ranging from floods to drought and were placed according to their specific preferences. Wetland plants were chosen for the lowest portion of the rain garden as that area remains saturated for longer periods of time, with a Chionanthus virginicus as a focal point surrounded by irises and ferns at the lowest depth. Plants tolerant of drier conditions were chosen for the upper edges of the garden. The beautiful colors of Monarda, Ligularia, Eupatorium, Solidago, Chelone, and Rudbeckia were scattered within the upper edge, while movement and softness were incorporated by use of the graceful Nassella that lines the border. Finally, winter interest was provided with a backdrop of Cornus sericea. As built, this small rain garden creates tremendous impact by decreasing the amount of storm water runoff not only on our client's property, but also in the neighboring stream. It serves as a means of slowing the water and providing an area for infiltration back into the earth.
