This project presented unique opportunities that are not often found in residential landscaping. The homeowners were not only restoring their 1840's era farmhouse, a piece of their family’s history, but also enlarging and updating the home for modern living. The landscape designers continued this idea by creating a space that is a modern day interpretation of an 1840s era farm rather then a strict recreation. The resulting design combines elements of farm living from that time, as well as acknowledging the property’s history as a horse farm, with staples of 21st century landscapes such as space for outdoor living, lighting, and newer plant varieties. Guests approach from the main driveway which winds through the property and ends at the main barn. There is secondary gated driveway just for the homeowners. Connected to this main driveway is a narrower gravel lane which leads directly to the residence. The lane passes near fruit trees planted in broken rows to give the illusion that they are the remains of an orchard that once existed on the site. The lane widens at the entrance to the gardens where there is a hitching post built into the fence that surrounds the gardens and a watering trough. The widened section is intended as a place to park a golf cart or, in a nod to the home’s past, tie up horses before entering. The gravel lane passes between two stone pillars and then ends at a square gravel court edged in cobblestones. The gravel court transitions into a wide flagstone walk bordered with yew hedges and lavender leading to the front door. Directly to the right, upon entering the gravel court, is located a gravel and cobblestone edged walk leading to a secondary entrance into the residence. The walk is gated where it connects with the gravel court to close it off so as not to confuse visitors and guests to the main residence and to emphasize the primary entrance. An area for a bench is provided along this walk to encourage stopping to view and enjoy the gardens. On either side of the front door, gravel and cobblestone walks branch off into the garden spaces. The one on the right leads to a flagstone with cobblestone border patio space. Since the home has no designated backyard like most modern suburban homes the outdoor living space had to be placed in what would traditionally be thought of as the front of the house. The patio is separated from the entrance walk by the yew hedge and further enclosed by three Amelanchiers and a variety of plantings including modern cultivars of old fashioned plants such as Itea and Hydrangea. A third entrance, the original front door to the 1840’s era section, connects to the patio from the home’s kitchen, making the space ideal for outdoor dining. The gravel and cobblestone walk branching off to the left of the front door leads to the vegetable and perennial gardens. The idea for the vegetable garden was to recreate the tradition of a kitchen garden which would have been planted close to the residence for easy access. The vegetable garden is surrounded by mixed perennial beds along the inside of the wood picket fence which surrounds the entire garden space. Another area designated for a bench is provided here to encourage stopping and viewing. The home’s original smokehouse, completely restored and used as a garden shed, provides a strong architectural focal point to the vegetable garden. Behind the smokehouse is planted lilacs and other plants to give mass and balance to the corner and help screen the garden from the neighboring subdivision. At the rear corner of the garden a wood arbor was constructed to provide a structure on which to grow grapes or other vines should the homeowners choose to. The landscape and gardens for this restored farmhouse and property are a thoughtfully designed and planned recreation of a historic landscape reinterpreted for modern living. The idea was to give a sense of timelessness when walking through the gardens as if they had been there for years but had possibly been updated and rejuvenated as lifestyles changed. The attention to materials and craftsmanship blend seamlessly with the residence and insure the gardens and landscape remain an integral part of the property. The farm has been in the homeowner’s family for many years and they are thrilled at the results and happy to see respect given to the home’s history and to its meticulous restoration.

The Tice Residences replace a run-down and aging duplex with two separate, modern, Santa Barbara homes. Although the unique creek-side site (which the client’s original home looked toward across a small ravine) proposed significant challenges, the clients were certain they wanted to live on the lush “Riviera” hillside. The challenges presented were ultimately overcome through a thorough and careful study of site conditions. With an extremely efficient use of space and strategic placement of windows and decks, privacy is maintained while affording expansive views from each home to the creek, downtown Santa Barbara and Pacific Ocean beyond. Both homes appear to have far more openness than their compact lots afford. The solution strikes a balance between enclosure and openness. Walls and landscape elements divide and protect two private domains, and are in turn, carefully penetrated to reveal views. Both homes are variations on one consistent theme: elegant composition of contemporary, “warm” materials; strong roof planes punctuated by vertical masses; and floating decks. Located in an 1890 Wells Fargo stable and warehouse in the Hamilton Park historic district, this intervention focused on creating a personal, comfortable home in an unusually tall loft space. The living room features 45’ high ceilings. The mezzanine level was conceived as a porous, space-making element that allowed pockets of closed storage, open display, and living space to emerge from pushing and pulling the floor plane. The newly cantilevered mezzanine breaks up the immense height of the loft and creates a new TV nook and work space. An updated master suite and kitchen streamline the core functions of this loft while the addition of a new window adds much needed daylight to the space. Photo by Nick Glimenakis.

This new construction home was a long-awaited dream home with lots of ideas and details curated over many years. It’s a contemporary lake house in the Midwest with a California vibe. Project: Palazzo Margherita Bernalda Restoration Elements used: Encaustic Tiles, Antique Limestone, antique stone fountain, antique stone fireplace. Discover the cuisine, wines and history of the Basilicata region at the luxurious Palazzo Margherita. Set in the village of Bernalda, the well-preserved villa is close to the region’s white-sand beaches and the famed Sassi caves. The property was recently renovated by the Coppola family with decorator Jacques Grange, imbuing its luxurious traditional interiors with modern style. Start each day of your stay with an included breakfast, then head out to read in the courtyard garden, lounge under an umbrella on the terrace by the pool or sip a mimosa at the al-fresco bar. Have dinner at one of the outdoor tables, then finish the evening in the media room. The property also has its own restaurant and bar, which are open to the public but separate from the house. Traditional architecture, lush gardens and a few modern furnishings give the villa the feel of a grand old estate brought back to life. In the media room, a vaulted ceiling with ornate moldings speaks to the home’s past, while striped wallpaper in neutral tones is a subtly contemporary touch. The eat-in kitchen has a dramatically arched Kronos stone ceiling and a long, welcoming table with bistro-style chairs. The nine suite-style bedrooms are each decorated with their own scheme and each have en-suite bathrooms, creating private retreats within the palazzo. There are three bedrooms with queen beds on the garden level; all three have garden access and one has a sitting area. Upstairs, there are six bedrooms with king beds, all of which have access to either a Juliet balcony, private balcony or furnished terrace. They desired a space that checked the box on each of these aesthetic details while maximizing function and storage within each area of this space. This was achieved by providing separate his and hers vanities, a designated makeup station, ample tall storage, and a feature wall to backdrop the bathtub. If standing in the center of this bathroom, one would find that both sides of this bathroom are a mirror image of one another. The makeup vanity is centered on the front wall and is captured by identical floor to ceiling linen storage cabinets with a combination of drawer and door storage. Tall narrow columns were set on the sides of these linen cabinets, which each have a hidden frameless flush inset touch latch door concealing medicine cabinet storage. These columns are finished in a dark textured laminate with vertical grain to emphasize the ceiling height and give a clean contrast to the light linen cabinet finish throughout the rest of the space. Back-to-back are the his and hers vanities that provide quite a bit more storage. Bringing in the element of aged brass cabinet hardware and decorative light fixtures added the perfect amount of soft glam to complete this elegant bathroom.

Design ideas for a tropical side yard stone landscaping in Tampa.

THE SETUP Sam’s client had lived in her downtown townhome home for less than a year when she decided to remodel the spacious second level. This open area consisted of three sections: a TV and fireplace zone, a sparsely furnished dining area, and a dominant central kitchen. The kitchen featured a long back wall with three segmented sections and a massive island housing the cooktop. She found the kitchen’s functionality lacking and its presence overwhelming – it dominated the entire floor, regardless of where you stood. Design objectives: - Reconfigure key kitchen elements (sink, cooktop, oven) while minimizing the kitchen’s visual impact - Optimize the kitchen’s back wall, eliminating existing dead space - Create a purposeful, well-defined dining area - Establish a distinct, comfortable living area - Reuse existing appliances and flooring - Maintain an overall modern design aesthetic THE REMODEL Design challenges to be solved: - Redesign the island to reduce its overwhelming presence - Create a comfortable, dedicated living room within the available space - Establish a distinct, inviting dining area within spatial constraints - Enhance kitchen functionality and style without dominating the entire floor THE RENEWED SPACE Design solutions: - Sam created raised end caps for the island. This separated the kitchen from adjacent living and dining areas while focusing the kitchen’s functionality. The new sink location offers ample workspace, allowing the cook to interact with guests seated at the island. The redesigned island also provides additional storage. - For the living area, Sam opted for a functional-yet-minimalist approach. Large-format tile creates a natural stone look for the fireplace and TV wall. The recessed TV and extended fireplace shelf maintain a sleek profile. - Artistic wallpaper adds depth and texture, while the intentional lack of extensive shelving keeps the space open and distinct. - Sam transformed the dining area’s blank wall into a feature, adding a unique dry bar with counter space, open shelves, cabinet storage and a beverage fridge. - - - Wallpaper behind and above the bar contributes to the area’s personality. A mirror adds depth while pendant lights add style and visual interest. Relocating the cooktop to the back wall facilitates hidden ventilation, reducing visual clutter. Sam balanced transitional and modern elements for a contemporary yet comfortable feel. The digital control panel on the convection cooktop maintains a sleek look, while the wall oven is now at an easy-to-use height. ----- Mirrored base cabinet fronts and a paneled fridge prevent cabinetry monotony. The redesign has delighted Sam’s client, achieving her main goal of creating a more inviting and visually appealing space. Each section now has its own visual personality and functionality while harmonizing within a monochromatic palette. The entire floor offers wow-factor pop upon first glance, with each area maintaining its distinct character while contributing to a cohesive, modern aesthetic.
