The dining area, fireplace and stairs, collectively christened the ‘grand family room’, were admittedly a design challenge. The area featured a dead space, a plain stairway, a bijou dining area and no place for storage. The width of the stairway was doubled to craft a sequence of cosy, upholstered seating nests on alternate steps. The under-stairs cubby holes were then added for storage, the dead space converted into a striking indigo feature wall, and a petite dining booth conjured against the wall.

This residence is located on the banks of the Snake River. Drawing inspiration from the adjacent braided river channels, the precise layout form unique relationships to the site from each room, as well as dynamic views and spatial experiences. The sequence of interior spaces gradually unfolds to reveal views of the pond, river and mountains beyond. The skewed geometry creates shifting views between interior spaces and levels.
A three-story stair atrium brings light into the core of the house, gracefully connects floor levels, and creates a transition from the public to private zones of the house. The volume of the house cantilevers to cover an exterior dining area and spans to frame the entrance into the house and the river beyond. The exterior rain screen on the clean modern forms creates continuity with the surrounding cottonwood forest.

This final evening perspective captures the rhythmic beauty of the side yard transformation. The sequence of decorative metal screens, illuminated from below, provides an architectural heartbeat to the space. By framing the lush, manicured lawn with river stone borders and a structured tree line, Alterra’s master plan creates a sense of luxury and seclusion. This project exemplifies how premier landscape architecture can overcome site constraints to deliver a visually stunning and highly functional residential retreat.

Welcome home to this luxe, modern, and inviting townhome in the heart of downtown Jersey City! We are ecstatic to see this project completed.
This 4-story multifamily underwent a major renovation and was transformed into a spacious and functional family home for our clients. Careful consideration of our client’s lifestyle and plans for the future dictated every design decision. They needed a space that would function well now that they are a young professional couple and a space that would nicely accommodate a growing family in the future. Greater emphasis was placed on common family spaces and bedrooms were designed exclusively for sleep with minimal room for work or study and without TV connections to discourage those activities from taking place in these spaces. Instead, common places such as the family room and the kitchen are inviting and foster those activities.
Due to sagging floors in need of extensive repair, it made more financial sense to replace them entirely. We took this historic house and by re-pitching the roof in an inverted form we were able to gain an overall 36” which we used for raising the floors. This, in turn, allowed us to bring the ground level up to code and be suitable for living space and gave us additional ceiling room on the upper floors. The ground floor was designed to be used as a rental unit and can be reincorporated into the home later when more space is needed.
Both front and back facades were replaced with timeless brick and vertical wood siding and all windows and front doors were replaced. The ground floor features a one-bedroom suite, living room, and open kitchen-dining area. On the first floor, we achieved a more effective entry sequence to the living room, an open-concept design leading to the kitchen. The interior is bright and airy, and the kitchen opens up to the deck in the back and the patio, making entertaining indoors and outdoors seamless. The design works in a way to accommodate the addition of a stair leading to the ground level when the rental unit is incorporated back into the house.
Up on the second floor, a suite with a bathroom was designed with grandparents or guests in mind. Also, two additional bedrooms are now being used as an exercise room and a zoom-worthy office but can later be used as kids’ rooms.
Last but not least, the third floor features the master suite with his and hers walk-in closets, a master bath, and a library.

Timeless Classic.
The landscape must complement the architecture of the house, so designing this garden for our antique reproduction needed to harken back to a different time. Material choices such as antique brick, reclaimed granite, and natural-cleft bluestone were all incorporated into the composition to create a timeless beauty all within the context of a bygone setting.
Directly adjacent to the driveway and guest parking, the ‘kitchen garden’ was surrounded by a custom-built cedar fence with a self-closing cannonball gate. Herbs and cutting perennials fill the space as well as a small bench for reflection or to take a break from tending to the garden. From a functional standpoint, this has become the most-used entrance to the house, with the original main door serving only as decoration. The arrival sequence is easy to understand and has the guests passing through the landscape on a well-lit path via our hand-built copper lantern atop an architectural post. Planting was purposely kept to a minimum with mostly perennials and a couple of common lilacs — all keeping within the design intent.
Existing natural-cleft bluestone was repurposed with a linear approach for a dining and lounging terrace in the rear of the property. Three sides are surrounded by sun-loving plants with grass coming right up to the patio offering a seamless transition to the yard beyond.
Simple, elegant, and timeless.

This Chicago luxury home renovation was designed to create a strong first impression through a refined entryway that balances architecture, function, and modern living. The space features a custom residential elevator seamlessly integrated beside the staircase, creating both accessibility and a striking architectural focal point within the home.
Clean-lined stair detailing, warm wood flooring, a modern chandelier, and carefully planned natural light work together to create an open and elevated arrival experience. The custom fireplace wall and open layout further strengthen the connection between the foyer, living spaces, and the rest of the home.
Integrating a residential elevator into a historic urban footprint required precise structural coordination and early planning to ensure both functionality and visual balance. The result is a sophisticated entry sequence designed for long-term living and timeless appeal.

This Coal Harbour master ensuite renovation highlights disciplined material transitions and thoughtful layout refinement within a Downtown Vancouver high-rise setting. The walk-in frameless glass shower enclosure was constructed with precision alignment, integrating vertically stacked ceramic tile above large-format slab tile for visual contrast and durability. A recessed shower niche was seamlessly incorporated to maintain clean wall planes while improving daily functionality.
The adjacent smart toilet suite introduces separation and privacy while preserving continuity in finishes and tone. Executing this level of detailing in a high-rise condo requires careful sequencing, protection protocols, and coordinated trades — a standard approach in Arani Construction’s Downtown Vancouver renovation projects.

This outdoor living transformation brought together multiple phases of construction to create a seamless, year-round entertaining space. The project began with dry rot repairs and termite remediation, followed by framing a custom outdoor fireplace, completing the chimney, and preparing it for a beautiful stone finish. A custom soffit with skylights and detailed trim was installed to create a warm, finished ceiling that complements the home's architecture.
The existing deck was removed and replaced with a newly framed deck featuring custom stairs, durable decking, and modern railing. New siding and trim were completed around the home and breezeway, tying the addition into the existing exterior for a cohesive look.
The outdoor living area was further enhanced with a fully equipped outdoor kitchen, including cabinetry, shelving, appliances, a kegerator, and a wine temperature control system. Electrical work included recessed lighting, heaters, fireplace power, dimmers, and a dedicated subpanel to support the space's amenities. A new fence and gate were also constructed and painted to match the homeowner's preferences, providing both privacy and a polished finish.
Throughout the project, our team coordinated closely with specialty contractors, including the stone mason and paver installer, ensuring each phase was completed in the proper sequence. The result is a thoughtfully designed outdoor living space that blends craftsmanship, functionality, and lasting quality—creating the perfect setting for entertaining family and friends throughout every season.

The context of this home is set atop a hillside, making for a tricky entry sequence. The driveway meanders up and around the house to the rear of the property. Though this is the back of the property, it is indeed the main entry as well. Given that the other side of the home sits 15' above ground elevation, our client's desire was to design a space off the backside of the home that doesn't inhibit the entry for new visitors, but allows for a seamless outdoor living space off their kitchen/ living room. We achieved this balance by retaining a front walkwkay to the main entry using large 24" x 36" bluestone slabs in a running band through the new patio space. Visually the clean lines of this walkway lead visitors to the front entrance while also subtly defining the two seating areas of the new patio terrace. The reclaimed granite piers, Saratoga Granite Seating walls, and plantings provide further definition which truly enhance the sense of space! Needless to say, our clients were thrilled with the finished product!

We were called out to look at this new Black Limestone patio in Ashford which was not looking as it should. The client had laid it himself but unfortunately had not managed to polish off all the grout from the surface of the Limestone thereby degrading the appearance of the stone.
Grout Smearing or Grout Haze is a common problem when it comes to tiling and this problem seems to be on the increase due to new grout formula’s which are tougher but dry a lot faster. Usually, the excess grout can be removed using a mild acid however it is not possible to do that on Limestone as this Stone is acid sensitive and as well as etching the stone can cause it to turn white. I know Tile Doctor has resolved a few jobs like this in the past for builders who do not always understand the unique characteristics of the stone.
I discussed with the client how Tile Doctor could help and gave him a quote for the work to be carried out. He was happy to go ahead so having consulted the weather forecast for a couple of dry days we agreed a date to return.
To remove the Grout Haze and clean the appearance of the Limestone I applied a Tile Doctor Brick and Patio Cleaner and worked it in with a coarse 400 grit diamond encrusted burnishing pad. The coarse pad does leave the stone looking a little rough, so the surface was then renovated using the finer burnishing pads of 800 and 1500 grit using water for lubrication. By using the pads in sequence, it gradually smooths the surface of the stone. Once done the tiles were rinsed with water and the soil removed with an industrial wet vacuum. The patio was looking good, the day was nice and bright, so we left the patio for a few hours to dry in the sun.
Once the stone was dry the patio was sealed with single coat of Tile Doctor Stone Oil which is an impregnating sealer that improves strength and restores colour to the stone.
Once dry the Stone Oil was followed by a coat of Tile Doctor Colour Grow sealer which like the Stone Oil penetrates the pores of the stone improving colour and adding protection. The treatment and combination of products transformed the appearance of the patio and provided the client with exactly the look he required.
As you can see from the after pictures the patio had a rich black colour and looked as it should. The client was over the moon with the result and was thankful that we had managed to rescue his work. Lesson learned for any future project he might take on, beware of grout haze!
