The ladies powder room is the perfect place to freshen up after a swim or session in the exercise room. The custom wall treatment adds drama the this smaller space while also setting the tone for the color scheme. A quartzite counter at the vanity imparts the elegance of marble but with a much more durable surface. An expansive wall-to-wall mirror at the vanity helps the room to feel more spacious and also provides a glimpse of the adjacent vanity and the beautiful artwork selected for the space. Inspiration for a timeless living room remodel in Dallas

This modern outdoor living space mere blocks from the beach is replete with all of the best staycation features. There is a cozy, yet refined screened patio space with a glass fiber reinforced concrete (GFRC) wrapped spa that is situated opposite a Wolf-equipped outdoor dining and seating area. A custom GFRC fireplace with GFRC mantel connects the areas, while providing a touch of privacy. Through the retractable screens, a pair of Restoration Hardware chaise lounge chairs call for a sunning session. To beat the heat our clients can retreat to the pool and recline on the end-to-end sun shelf. Artificial turf and a stretch of Mexican beach pebble frame the pool and generous porcelain coping. Aloe, hibiscus, bamboo muhly, cabbage palms and other tropical landscaping enhance the modern beach aesthetic. Photos by Craig O'Neal

Well-traveled. Relaxed. Timeless. Our well-traveled clients were soon-to-be empty nesters when they approached us for help reimagining their Presidio Heights home. The expansive Spanish-Revival residence originally constructed in 1908 had been substantially renovated 8 year prior, but needed some adaptations to better suit the needs of a family with three college-bound teens. We evolved the space to be a bright, relaxed reflection of the family’s time together, revising the function and layout of the ground-floor rooms and filling them with casual, comfortable furnishings and artifacts collected abroad. One of the key changes we made to the space plan was to eliminate the formal dining room and transform an area off the kitchen into a casual gathering spot for our clients and their children. The expandable table and coffee/wine bar means the room can handle large dinner parties and small study sessions with similar ease. The family room was relocated from a lower level to be more central part of the main floor, encouraging more quality family time, and freeing up space for a spacious home gym. In the living room, lounge-worthy upholstery grounds the space, encouraging a relaxed and effortless West Coast vibe. Exposed wood beams recall the original Spanish-influence, but feel updated and fresh in a light wood stain. Throughout the entry and main floor, found artifacts punctate the softer textures — ceramics from New Mexico, religious sculpture from Asia and a quirky wall-mounted phone that belonged to our client’s grandmother.

Our clients were looking to make this home their forever home and to create a warm and welcoming space that the whole family would enjoy returning to every day. One of our primary goals in this project was to change how our clients moved through their home. We tossed aside the existing walls that blocked off the kitchen and introduced a butler’s pantry to connect the kitchen directly to the dining room. Contrast is king in this home, and we utilized a variety of light and dark finishes to create distinctive layers and lean into opportunities for accents. To tie the space in this home together, we introduced warm hardwood flooring throughout the main level and selected a soft grey paint as our primary wall color. Kitchen- The heart of this home is most definitely the kitchen! We erased every trace of the original builder kitchen and created a space that welcomes one and all. The glorious island, with its light cabinetry and dramatic quartz countertop, provides the perfect gathering place for morning coffee and baking sessions. At the perimeter of the kitchen, we selected a handsome grey finish with a brushed linen effect for an extra touch of texture that ties in with the high variation backsplash tile giving us a softened handmade feel. Black metal accents from the hardware to the light fixtures unite the kitchen with the rest of the home. Butler’s Pantry- The Butler’s Pantry quickly became one of our favorite spaces in this home! We had fun with the backsplash tile patten (utilizing the same tile we highlighted in the kitchen but installed in a herringbone pattern). Continuing the warm tones through this space with the butcher block counter and open shelving, it works to unite the front and back of the house. Plus, this space is home to the kegerator with custom family tap handles! Mud Room- We wanted to make sure we gave this busy family a landing place for all their belongings. With plenty of cabinetry storage, a sweet built-in bench, and hooks galore there’s no more jockeying to find a home for coats. Fireplace- A double-sided fireplace means double the opportunity for a dramatic focal point! On the living room side (the tv-free grown-up zone) we utilized reclaimed wooden planks to add layers of texture and bring in more cozy warm vibes. On the family room side (aka the tv room) we mixed it up with a travertine ledger stone that ties in with the warm tones of the kitchen island. Staircase- The standard builder handrail was just not going to do it anymore! So, we leveled up designed a custom steel & wood railing for this home with a dark finish that allows it to contrast beautifully against the walls and tie in with the dark accent finishes throughout the home.

The warmth of the Walnut Butcher Block sets the scene for gathering and also for long baking sessions. The Silestone Quartz countertop around the perimeter makes it for easy clean up - especially around the range area. That heavy cooking zone features a custom PPKD built wood hood with all the detailing in the crown molding. The glass hutch serves as a perfect every day dish cabinet, while glass on the range wall also helps to lighten up the heavy load. The Farmhouse sink provides a beautiful clean-up station with the bridge faucet to add beauty and tradition. The purifier is strategically set up near the coffee station for early morning risers. The refrigerator is built into an old walkway that was under-used and it provides the perfect spot to house a hard working appliance. The dishwasher is paneled and tucked away beside the sink while the double pull-out trash is also camoflauged adjacent to the sink. This client desired a multifunctional space to use for her daily yoga practice and private teaching sessions along with a cozy spot for her family to watch movies and guests to spend the weekend. We first started by lightening the walls with a creamy white paint, then added a focal point with an accent wallpaper and upgraded to a modern sleek ceiling fan. With the addition of a guest bed disguised in this elegant cabinet, cozy futon chairs, black out shades and flowing sheer curtains we checked off all the boxes for this amazing space.
