After traveling for work almost every week, this homeowner approached us with a desire to escape on the weekends to a place she could truly relax. The beach is her favorite type of destination and where we ultimately led the design. The use of light, calming colors enhanced the walls and set the tone, roped window treatment fabric mimics the rope design on the coffee table, an over-sized patterned rug defines the space, and textured coral wall decor adds personality. We especially love the new entertainment center that creates a focal wall statement as you enter the room. Simple room shapes don't have to be bland with the right layout and creativity. Time to relax in this nautical oasis!

The Home
The Cahill exudes traditional charm with horizontal siding, barn shutters and rocking chair front porch, while the family-focused
floorplan offers plenty of room for a growing family with multiple entertaining spaces. At centerstage, an open-concept design connects the kitchen with large a island to the adjoining dining and family rooms. A corner fireplace in the family room adds appeal without diminishing the sense of space, while well-placed windows allow for plenty of natural light. Excellent use of space continues upstairs with the owner’s retreat separated from two secondary bedrooms by a large walk-in closet and conveniently positioned utility room. An upstairs retreat offers another informal family gathering area with the flexibility to create distinct spaces like a playroom, media room and more. Ideal for growing families, The Cahill also boasts an unfinished basement, prime for a fifth bedroom, third full bathroom and spacious game room.

The Interior Design

This cozy feeling continues on the upper and lower levels with warm, neutral, marled carpet to soften the spaces. A real memory point can be found in the Super Shower of the owner’s retreat bathroom with white tile in a diagonal diamond pattern, lending an air of cleanliness and tranquility to the space. The pure, clean perfection of this home provides a blank canvas for homeowner’s artwork and accents.

The new flow around the kitchen works for this busy family of five, and mom and dad always have a clear view of the family room. Natural elements are incorporated in a fresh transitional style in details such as quarter sawn white oak cabinetry with mitered cabinet doors. An abundance of creative storage makes preparation and cooking easy for mom who loves to bake. In lieu of a traditional set of table and chairs, the dining table is connected to the end of the large island, which also places it in a nice sunny spot in close proximity to the doors leading to the deck. This set of doors was built in Monterrey, Mexico. As you can see, the glass opens on the doors as well as the sidelights to let the air flow through.
The doors are finished with Flemish glass which gives you a somewhat distorted look but is still clear enough that you can see through them.
They feature inlaid carving on the bottom of the door and are painted with an automotive finish.
Perhaps the best part is that the customer was able to have her gate and iron work rails created to match the style of the iron in the doors. The finished look of the home is stunning and matches everything down to the copper lanterns.

The Boulevarde began with an artwork commissioned by the clients from eminent Aboriginal artist BiBi Barba. Set on a narrow lakefront parcel defined by tight setbacks and limited hardscape allowance, this modern cabin demonstrates how thoughtful design can transform restriction into possibility. Carefully composed to preserve privacy while opening fully toward the water, the home feels both expansive and intimate—an elevated retreat grounded in its landscape.
Though modest in footprint, the residence lives generously. Four bedrooms are tucked efficiently within the plan, including a light-filled quilting studio that reflects the homeowners’ creative life. Each bedroom opens onto its own private balcony, offering moments of pause and perspective with views stretching across lake and countryside.
The upper level also includes a family room, providing a quiet gathering space removed from the activity below. From here, the home’s vertical volume becomes apparent, as daylight pours down through a dramatic two-story space framed by glass facing the lake.
At the center of the home, a custom steel-and-wood plank stair acts as both circulation and sculpture. Rising through the double-height volume, it leads the eye upward to a tall Nelson cigar lamp suspended above—an intentional moment of drama and delight.
The main floor is designed around connection and flow. Kitchen, dining, and living areas exist as one continuous space, unified by light, views, and material warmth. A 12-foot-long island anchors the kitchen, serving as the natural gathering place for morning coffee, family meals, and summertime buffet-style entertaining. When fully opened, large folding accordion glass doors dissolve the boundary between inside and out, allowing the screened porch to become a true extension of the living space.
Function is carefully layered throughout the plan. A mudroom entry from the tucked-under two-car garage includes a powder room and utility closet, while a generous entry closet provides essential storage and has been dimensioned to accommodate a future elevator.
Designed intentionally for aging in place, the home incorporates zero-threshold access from the garage, wide halls and doorways, reinforced wall blocking for future grab bars, and infrastructure for a future elevator—ensuring long-term comfort without compromising design.
Clad in dark painted board-and-batten siding, the exterior minimizes visual scale and allows the home to recede quietly into the landscape. Recessed balconies and façade elements are wrapped in warm wood-look siding, adding depth and contrast while bringing warmth into the interior. At night, light spills softly from within, and the cabin glows along the shoreline—welcoming, calm, and enduring.

For this project, we transformed the top floor of a Park Slope brownstone into a modern, lightfilled
home tailored to the needs of a busy couple. The original space was outdated and lacked
cohesion, so our design focused on creating a harmonious and functional layout that reflects the
clients’ lifestyle while introducing moments of drama and creativity.
At the heart of the penthouse is an open-concept dining room, living room, and kitchen. The
living room accommodates multiple areas, including a cozy seating nook illuminated by
multicolored glass pendant lights. A dramatic custom-built feature spans the entire length of the
living room, integrating storage, display areas, and a unique guardwall that separates the
staircase to the couple's rooftop garden from the living space. This built-in showcases a dynamic
geometric design, with select sections backed in soft mauve for depth and visual interest. Along
the front of the space, a bespoke oak window seat with modern slatted wood fronts conceals the
AC and radiators while providing ample storage. The main seating area centers around a creamy
marble fireplace surround, a refined focal point in the living area. Wide-plank oak flooring
extends throughout the apartment and up the staircase, where a minimal aesthetic enhances the
clean, modern feel.
The kitchen continues the theme of modern sophistication with a palette of soft white lacquered
lower cabinets and oak upper cabinetry. The countertops and backsplash are crafted from a
striking quartzite in cream, peach, and mauve tones, adding a subtle vibrancy to the space. A
cream-enameled range takes center stage, complemented by a hidden coffee station and a
dedicated cabinet for AV supplies, ensuring a clutter-free aesthetic.
The hall guest bathroom is a playful yet refined mix of materials and textures. Peach-toned
concrete tiles cover the walls, while the floor features cream zellige tiles. Brass fixtures, a brass
mirror, and a brass wall sconce lend a touch of warmth and luxury, harmonizing with the custom
pecan-veneered vanity and custom concrete sink,
The primary bedroom suite is a serene retreat, painted in a rich, deep blue that sets a calming
tone. Accessed through a bespoke millwork closet, the ensuite bathroom is a small yet striking
space, showcasing impeccable craftsmanship. The rear wall of the shower is clad in floor-toceiling
slabs of light blue quartzite, creating a dramatic focal point visible from the bedroom.
This quartzite extends seamlessly to form a sculptural bench within the shower, which transitions
outward into a custom sink. Beneath the sink, two wood drawers provide discreet storage. The
remaining walls are finished in soft beige Moroccan tadelakt plaster, adding a warm contrast to
the cool tones of the quartzite.
This Park Slope penthouse is a carefully curated blend of modern elegance and thoughtful
functionality, with bespoke details and rich materiality that celebrate both the character of the
space and the needs of its owners.

How do you flip a blank canvas into a Home? Make it as personable as you can. I follow my own path when it comes to creativity. As a designer, you recognize many trends, but my passion is my only drive. What is Home? Its where children come home from school. It's also where people have their gatherings, a place most people use as a sanctuary after a long day. For me, a home is a place meant to be shared. It's somewhere to bring people together. Home is about sharing, yet it's also an outlet, and I design it so that my clients can feel they could be anywhere when they are at Home. Those quiet corners where you can rest and reflect are essential even for a few minutes; The texture of wood, the plants, and the small touches like the rolled-up towels help set the mood. It's no accident that you forget where you are when you step into a Master-bathroom – that's the art of escape! There's no need to compromise your desires; it may appeal to your head as much as your heart.

The custom-built office is adorned with Benjamin Moore's Gray Owl paint, adding a calming and sophisticated touch to the space. What truly sets this office apart is the cozy gas fireplace, nestled with a charming stone surround, creating a warm and inviting atmosphere that inspires creativity and focus. Surrounded by the beauty of oversized windows, allowing plenty of natural light to flood the room, keeping your spirits high and energy levels up.

This home already features a bold design, with bright colors and prints that contrast white walls and a tiled floor. The owners sought a facelift for the stairs in their entry, and chose to go with a stainless steel round handrail, and use our San Francisco Round cable railing system on the landing.
Inline Design receives many requests about the San Francisco cable system – customers looking for the most minimalist look find the through-bolted fittings attractive. This system can only be used on a flat surface, and landings like this are a perfect fit!
These customers chose a creative way to incorporate a handrail on the second set of stairs, mounting a Gamma Quasar bracket directly to the post. This is a bracket that has four mounting variants: sheetrock/wood, flat steel, round steel, or glass!
Can you spot the round saddle tube adapter in this photo? Inline Design includes a round tube adapter with each of these brackets. It sits in between the flat saddle and the tube to support the round handrail of your choice.

2010 NARI CAPITAL COTY FINALIST AWARD WINNER
Project Scope:
Transform a little-used room in the client’s lower level into an entertainment center, featuring a 1,500-bottle refrigerated wine cabinet, a wet bar, a custom-made bookshelves surround for existing hearth, and television hanging built-ins.
Challenges:
Primary technical challenge was to find a way to unobtrusively install a large “split system” chilling unit to service the wine cooler.
Solutions
The contractor started with a rectangular space that was appreciably stripped down, except for the fireplace at the far end. An adjacent room housed a professional pool table.
The client’s primary concern was how to situate the custom-built wine rack were to specify and fabricate. Although there was plenty of space in niche to the left of the stairway, there was no obvious way to locate the wine rack’s chilling unit for ducting and chiller unit.
Both client and contractor agreed that the logical setting for the rack would be along the short wall adjacent to the room’s entrance. But the short wall afforded no room for the chiller, a “split system” unit that needed adequate “breathing room” to avoid overheating
After many design sketches, the contractor had a tentative solution: house the chilling unit in a utility room behind the stairs leading to the basement. This would keep the unit out of sight and muffle the sound of the compressor.
Then question was how to “circumnavigate” the stairwell and run plumbing lines from the utility room – which was about 20 feet away — to the rack. A floor-level path would be exposed to possible damage and aesthetically unpleasing. Installing the line in the concrete slab flooring would be difficult and expensive – and any repairs to the line would mean tearing up the floor.The only alternative, the contractor suggested, would be to route the lines overhead – run them straight up from the chilling unit, over the joists above, and around the back of the stair case. Once past the staircase, it was straight shot above the joists to the short wall; the lines would then run behind the wall to the wine cooler resting on the floor.
This highly creative solution pleased the client greatly: it not only isolated the chilling unit, but allowed it to be easily serviced; the lines were protected and out of sight; and the wine rack – situated as it was in the room – seemed like it was part of the original house design.
At that point, the contractor needed a wine rack design that seemed equally “original” to the home – and here, too, the challenge was met. Custom-built cabinetry span the length of the wall, with two floor-level cabinets flanking the wine cooler. Above, twin glass-facing walnut displays – lighted and rising nearly to the ceiling – rest on a black marble countertop, showcasing the client’s impressive wine collection.
On the long wall perpendicular to the rack, a widescreen television hangs between two built-in bookcases designed by the contractor. The firm also fabricated the two bookcases now flanking the original fireplace in the far end wall – as well as the glass-faced hanging cabinets which are lighted above the newly installed wet bar.
