Soft Line mounting hardware for indirect lighting uses white or RGB LED Soft Strip (sold separately) to provide soft, ambient, indirect illumination for decorative and architectural applications. For compact shipment and storage, Soft Line coils like a retractable tape measure. When uncoiled, the Soft Line becomes a 1 inch wide cupped aluminum channel that can be mounted on any angle between opposing wall, ceiling or floor surfaces. Available in 20 and 40 feet lengths. We closed off the open formal dining room, so it became a den with artistic barn doors, which created a more private entrance/foyer. We removed the wall between the kitchen and living room, including the fireplace, to create a great room. We also closed off an open staircase to build a wall with a dual focal point — it accommodates the TV and fireplace. We added a double-wide slider to the sunroom turning it into a happy play space that connects indoor and outdoor living areas.
We reduced the size of the entrance to the powder room to create mudroom lockers. The kitchen was given a double island to fit the family’s cooking and entertaining needs, and we used a balance of warm (e.g., beautiful blue cabinetry in the kitchen) and cool colors to add a happy vibe to the space. Our design studio chose all the furnishing and finishes for each room to enhance the space's final look.

Gardening opportunities are sharply defined by the seasons in New England’s variable climate. Our team was tasked with expanding the growing season for Newtonville, Massachusetts homeowners. The clients envisioned a structure that could perform double duty by serving as both a fully functional four season greenhouse as well as a comfortable home extension. The resulting 24’ x 11’ hybrid addition stunningly captures the sun’s rays while keeping the elements at bay.
The project required careful architectural planning. Working in close collaboration with the team at Legault Design LLC of Concord, MA, Sunspace fabricated a custom aluminum framework that complements the home’s existing aesthetic. Our aluminum products have terrific strength-to-weight ratios allowing for slender profile lines that maximize glass areas without sacrificing structural integrity. Aluminum framing is also inherently resistant to the high humidity levels typical of a working greenhouse. This was doubly important given the space’s dual purpose.
Another key to this greenhouse’s performance is found in its glazing. A glass structure intended for year-round habitation demands intelligent thermal management. We outfitted the enclosure with Cardinal Low-E 366 high-performance glass. Cardinal’s 1” thick insulated units, filled with argon gas, act as a crucial thermal barrier. These units also feature a specialized coating blocking 95% of damaging UV rays, enabling them to retain heat in the winter while reflecting it during the summer. The best modern glass technology allows spaces like this one to remain temperate sanctuaries in any environmental condition.
This greenhouse’s design incorporates three expansive 42” x 60” awning windows to encourage natural airflow, and the 10′ folding glass wall system dissolves the boundary between the interior and exterior yard when fully opened. The seamless indoor-outdoor flow is perfect for summer entertaining or simply letting the space breathe. The space is instantly adaptable to the needs of the moment, whether shielding the home from harsh snows or thrown open to invite a summer breeze.

Riad Zasha: Middle Eastern Beauty at the Beach

“Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town.
Challenges:
“Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning.
The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style.
Solution:
Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt.
The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. We couldn’t be happier with the result and are genuinely honored to have been part of the talented team on such a cornerstone residence in the Alys Beach townscape.

The home features French picture sliding doors, French doors, casement windows, and direct set windows with an aluminum-clad exterior for strength and durability and natural fir interior frames. The windows were all custom-made and sized to meet the unique design of the house.
With unspoiled views in all directions, the homeowners wanted to take full advantage of the views their located provides. They worked with Mark McInturff of McInturff Architects to design a dream home that would maximize their view of the surrounding landscape. The final design features a unique house with no interior walls, allowing the homeowners unobscured views in all directions from every room in the home!

See how our team of skilled painters revitalized this Issaquah farmhouse with a stunning exterior painting makeover. We applied a pale blue to the walls, light brown to the deck, and dark brown to the trims, garage doors, and barn. We removed walls to create a great room and put in a large wooden beam. We closed off one window to install a wall of cabinets, but the remaining windows still offer backyard views. Part of the formal dining room was converted into a reading nook, and the new kitchen area was defined by adding a rebuilt tray ceiling with X beams and a stunning island top. The dining area was reinforced with a buffet/coffee bar. The new spacious living room could support an XL sectional. The existing stained trim and doors were tied in with vinyl plank flooring and complemented with neutral shades of creams and charcoals to finish the look. We also sourced all the furniture and finishes.

The utility room was in between the LR and the kitchen, so we moved it in order to connect the two spaces. We put the utility room where the laundry room used to be and created a new laundry room off a new hallway that leads to the master bedroom. The space for this was created by borrowing space from the XL dining area. We carved out space for the formal living room to accommodate a larger kitchen. The rest of the space became modest-sized offices with French doors to allow light from the house's front into the kitchen. The living room now transitioned into the kitchen with a new bar and sitting area.
We also transformed the full bath and hallway, which became a half-bath and mudroom for this single couple. The master bathroom was redesigned to receive a private toilet room and tiled shower. The stairs were reoriented to highlight an open railing and small foyer with a pretty armchair. The client’s existing stylish furnishings were incorporated into the colorful, bold design. Each space had personality and unique charm. The aqua kitchen’s focal point is the Kohler cast-iron vintage-inspired sink. The enlarged windows in the living room and sink allow the homeowners to enjoy the natural surroundings.

The roof is cantilevered over rear porches and patios. The integrated side wall shields the home from Northern winds, wile providing openings to frame desirable views of the water. Operable glass partition walls open the living spaces up to exterior living spaces.

Watermark Residence was conceived as a “downsizing” project for Owners looking to transition from the home where they raised their family to a simpler lifestyle. The footprint and exterior massing of the single family condo was prescribed, but MMA wove new details into these constraints and was urged by the Owner to completely reinvent the interior experience.
From the exterior, the home sits subtly on a corner lot, referencing the neighborhood in its style, but with a warmth and crispness that speaks also to the interiors.
The primary goal of the project was to provide an open, inviting atmosphere of connected spaces that allowed natural light into all areas of the home. Upon entry, there is an immediate involvement in the daily activities with the living and dining rooms being the focal point, and a more intimate kitchen slightly out of view.
Throughout the home, the idea of privacy and transparency plays an important role in the organization of spaces and materials chosen. More private corridors lead to intimate bedroom spaces and functional laundry and mudrooms. A two-floor, semi-transparent slat wall shields direct visibility from the street, while also providing connection between the entertaining spaces of the home. Combined with the white oak, open staircase, the movement between levels feels intuitive and inviting.
A simple palette of materials, understated in their appearance but detailed in their execution, are threaded throughout the home. Gathering spaces are represented with open slats, grounding brick, white oak, and bright walls. Movement deeper into the house brings refined slat panels with integrated hardware at kitchen millwork, softly painted cabinetry, and warm tones of walnut in furniture elements. The most private spaces of the home further extrude the slat element into fluted panels, painted in deeper colors.
