Designed By: Richard Bustos Photos By: Jeri Koegel Ron and Kathy Chaisson have lived in many homes throughout Orange County, including three homes on the Balboa Peninsula and one at Pelican Crest. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

This adorable beach cottage is in the heart of the village of La Jolla in San Diego. The goals were to brighten up the space and be the perfect beach get-away for the client whose permanent residence is in Arizona. Some of the ways we achieved the goals was to place an extra high custom board and batten in the great room and by refinishing the kitchen cabinets (which were in excellent shape) white. We created interest through extreme proportions and contrast. Though there are a lot of white elements, they are all offset by a smaller portion of very dark elements. We also played with texture and pattern through wallpaper, natural reclaimed wood elements and rugs. This was all kept in balance by using a simplified color palate minimal layering. I am so grateful for this client as they were extremely trusting and open to ideas. CASA 1O Contemporary on a Mid-century Scaffold. Largely unmodified since its design by Russell Forester and construction in 1957, the structure housed the original family until 2013. An intimate 1,910 square foot space, the house acquired a separate 600 square foot cottage in the 70’s designed by another architect. New owners purchased the house with the idea of keeping the original architect’s intent intact – the simple accommodation of everyday life with a focus on outdoor living only possible in Southern California. At the same time the house needed insulation, new electrical, plumbing, siding – everything but new studs and foundations. A single roof beam travels south from the north fireplace wall all the way to the bedrooms in the back. Functions occur to either side, with private access to exterior courtyards. How do we accentuate the uncomplicated while enhancing the qualities of the chosen materials? Contemporary applied to a mid-century scaffold. We focused on reduction, a few things performing many tasks. Each component, material or color performs more than one duty. Lighting is paramount, enhancing the design’s procession from front to back, north to south, public to private. Strip LED’s reinforce the beam’s linear presence and spot LED’s make punctuation points of the roof purlins. Hidden up and down-lights in the cabinets and elsewhere provide the rooms with a quiet glow. Exterior grass plantings give the only vertical dimension to the design, waving as the breeze moves them. Our goals for this project were to maintain the integrity of the original design while creating more modern spaces. Our design team worked to envision what Coolidge himself might have designed if he'd had access to modern materials and fixtures. With the aim of creating a signature space that ties together the living, dining, and kitchen areas, we designed a variation on the 1950's "floating kitchen." In this inviting assembly, the kitchen is located away from exterior walls, which allows views from the floor-to-ceiling glass to remain uninterrupted by cabinetry. We updated rooms throughout the house; installing modern features that pay homage to the fine, sleek lines of the original design. Finally, we opened the family room to a terrace featuring a fire pit. Since a hallmark of our design is the diminishment of the hard line between interior and exterior, we were especially pleased for the opportunity to update this classic work.

WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views. In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five. “They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Jennifer Corrredor, of the J. Design Group in Miami, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.” The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in. The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Jennifer Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.” She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Jennifer Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking. Opening it up changed everything.” They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Jennifer Corredor selected for the kitchen can be twirled around to use for watching TV in the living room. In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”……. ….. To add texture and depth, Jennifer Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.” Known for capturing the client’s vision while adding her own innovative twists, Jennifer Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas. Jennifer Corredor also gutted all of the bathrooms, resulting in a major redesign of the master. She jettisoned the whirlpool and created the dazzling illusion of a floating tub. From an area where there were two toilets, she eliminated one to make a grand rectangular shower, which became an overall showpiece. The master bath went from being just a functional water closet to a sophisticated spa-like space. “The client said I was ‘delicious’ after seeing the change,” laughed Jennifer Corredor, who emphasized that her clients love their part-time life in South Florida more each time they come down. Even when the husband has to work from their Miami Beach digs, he is surrounded by tropical beauty. For instance, there are times when the master bedroom must double as the husband’s home office. The room had to be large enough to accommodate a working space for this purpose. So Jennifer Corredor placed an appropriate table near the window and across from the king-size bed. “No blocking of the amazing water view was necessary,” she says. “I kept an open space with a lot of white so It functions well and the work space fits right in.” She repeated the bold modern art in the room as well as in the guest bedroom, which also has a workspace for the sons when they are home from school and need to study. The designer is still happy and glowing with the results of her toil in this apartment. She gets a “spiritual feeling” when she walks inside. “It is so peaceful and serene, with subtle hints of explosive statements,” she says. “The entire space is open, yet anchored by the warmth of the exotic woods.” The client wrote Jennifer Corredor a letter at the end of the project congratulating her on a job well done. She revealed that owning a Miami Beach home was her husband’s dream 30 years ago. “Now we have a quality perfect yet practical home,” she wrote to the designer. “You solved the challenges, and the end result far exceeds our expectations. This residence was a complete gut renovation of a 4-story row house in Park Slope, and included a new rear extension and penthouse addition. The owners wished to create a warm, family home using a modern language that would act as a clean canvas to feature rich textiles and items from their world travels. As with most Brooklyn row houses, the existing house suffered from a lack of natural light and connection to exterior spaces, an issue that Principal Brendan Coburn is acutely aware of from his experience re-imagining historic structures in the New York area. The resulting architecture is designed around moments featuring natural light and views to the exterior, of both the private garden and the sky, throughout the house, and a stripped-down language of detailing and finishes allows for the concept of the modern-natural to shine. Upon entering the home, the kitchen and dining space draw you in with views beyond through the large glazed opening at the rear of the house. An extension was built to allow for a large sunken living room that provides a family gathering space connected to the kitchen and dining room, but remains distinctly separate, with a strong visual connection to the rear garden. The open sculptural stair tower was designed to function like that of a traditional row house stair, but with a smaller footprint. By extending it up past the original roof level into the new penthouse, the stair becomes an atmospheric shaft for the spaces surrounding the core. All types of weather – sunshine, rain, lightning, can be sensed throughout the home through this unifying vertical environment. The stair space also strives to foster family communication, making open living spaces visible between floors. At the upper-most level, a free-form bench sits suspended over the stair, just by the new roof deck, which provides at-ease entertaining. Oak was used throughout the home as a unifying material element. As one travels upwards within the house, the oak finishes are bleached to further degrees as a nod to how light enters the home. The owners worked with CWB to add their own personality to the project. The meter of a white oak and blackened steel stair screen was designed by the family to read “I love you” in Morse Code, and tile was selected throughout to reference places that hold special significance to the family. To support the owners’ comfort, the architectural design engages passive house technologies to reduce energy use, while increasing air quality within the home – a strategy which aims to respect the environment while providing a refuge from the harsh elements of urban living. The storybook exterior features a front facing garage that is ideal for narrower lots. The arched garage bays add character to the whimsical exterior. This home enjoys a spacious single dining area while the kitchen is multi-functional with a center cook-top island and bar seating for casual eating and gathering. Two additional bedrooms are found upstairs, and are separated by a loft for privacy.

The Yin-Yang House is a net-zero energy single-family home in a quiet Venice, CA neighborhood. The design objective was to create a space for a large and growing family with several children, which would create a calm, relaxed and organized environment that emphasizes public family space. The home also serves as a place to entertain, and a welcoming space for teenagers as they seek social space with friends. The home is organized around a series of courtyards and other outdoor spaces that integrate with the interior of the house. Facing the street the house appears to be solid. However, behind the steel entry door is a courtyard, which reveals the indoor-outdoor nature of the house behind the solid exterior. From the entry courtyard, the entire space to the rear garden wall can be seen; the first clue of the home’s spatial connection between inside and out. These spaces are designed for entertainment, and the 40 foot sliding glass door to the living room enhances the harmonic relationship of the main room, allowing the owners to host many guests without the feeling of being overburdened. The tensions of the house’s exterior are subtly underscored by a 12-inch steel band that hews close to, but sometimes rises above or falls below the floor line of the second floor – a continuous loop moving inside and out like a pen that is never lifted from the page, but reinforces the intent to spatially weave together the indoors with the outside as a single space. Scale manipulation also plays a formal role in the design of the structure. From the rear, the house appears to be a single-story volume. The large master bedroom window and the outdoor steps are scaled to support this illusion. It is only when the steps are animated with people that one realizes the true scale of the house is two stories. The kitchen is the heart of the house, with an open working area that allows the owner, an accomplished chef, to converse with friends while cooking. Bedrooms are intentionally designed to be very small and simple; allowing for larger public spaces, emphasizing the family over individual domains. The breakfast room looks across an outdoor courtyard to the guest room/kids playroom, establishing a visual connection while defining the separation of uses. The children can play outdoors while under adult supervision from the dining area or the office, or do homework in the office while adults occupy the adjacent outdoor or indoor space. Many of the materials used, including the bamboo interior, composite stone and tile countertops and bathroom finishes are recycled, and reinforce the environmental DNA of the house, which also has a green roof. Blown-in cellulose insulation, radiant heating and a host of other sustainable features aids in the performance of the building’s heating and cooling. The active systems in the home include a 12 KW solar photovoltaic panel system, the largest such residential system available on the market. The solar panels also provide shade from the sun, preventing the house from becoming overheated. The owners have been in the home for over nine months and have yet to receive a power bill.

Modern Farmhouse is a contemporary take on a tradition building type, the Connecticut farmhouse. Our clients were interested in a house that fit in with the landscape while providing plenty of daylight with views to the surrounding property. The design uses simple gables arranged in a picturesque manner. It balances clean modern lines, traditional forms, and rustic textures. The new house is bright and light while also feeling personal and unique. There was interest early on to compress the construction time and to design a building that would not take a lot of energy to run. To achieve these goals, the design of the main house used modular construction and a high performance envelope. To articulate the surfaces of the spaces, the owner assembled a group of designers and artisans. Natural textures and tones were layered over the volumes to give a sense of place and time. The modular units of the house are produced by Huntington Homes in East Montpelier, Vermont. In addition to the main house, there is a pool house that sits symmetrically on the main axis of a long swimming pool. A glass enclosed living room fits between two concrete volumes that house a bathroom and storage spaces. An outdoor shower faces south, with an oculus that lets light in when the door is closed. The simple forms of the pool house sit below a green roof, which protects the glassy room from the summer sun and integrates the building into the hilly landscape.

Klopf Architecture, Arterra Landscape Architects and Henry Calvert of Calvert Ventures Designed and built a new warm, modern, Eichler-inspired, open, indoor-outdoor home on a deeper-than-usual San Mateo Highlands property where an original Eichler house had burned to the ground. The owners wanted multi-generational living and larger spaces than the original home offered, but all parties agreed that the house should respect the neighborhood and blend in stylistically with the other Eichlers. At first the Klopf team considered re-using what little was left of the original home and expanding on it. But after discussions with the owner and builder, all parties agreed that the last few remaining elements of the house were not practical to re-use, so Klopf Architecture designed a new home that pushes the Eichler approach in new directions. One disadvantage of Eichler production homes is that the house designs were not optimized for each specific lot. A new custom home offered the team a chance to start over. In this case, a longer house that opens up sideways to the south fit the lot better than the original square-ish house that used to open to the rear (west). Accordingly, the Klopf team designed an L-shaped “bar” house with a large glass wall with large sliding glass doors that faces sideways instead of to the rear like a typical Eichler. This glass wall opens to a pool and landscaped yard designed by Arterra Landscape Architects. Driving by the house, one might assume at first glance it is an Eichler because of the horizontality, the overhanging flat roof eaves, the dark gray vertical siding, and orange solid panel front door, but the house is designed for the 21st Century and is not meant to be a “Likeler.” You won't see any posts and beams in this home. Instead, the ceiling decking is a western red cedar that covers over all the beams. Like Eichlers, this cedar runs continuously from inside to out, enhancing the indoor / outdoor feeling of the house, but unlike Eichlers it conceals a cavity for lighting, wiring, and insulation. Ceilings are higher, rooms are larger and more open, the master bathroom is light-filled and more generous, with a separate tub and shower and a separate toilet compartment, and there is plenty of storage. The garage even easily fits two of today's vehicles with room to spare. A massive 49-foot by 12-foot wall of glass and the continuity of materials from inside to outside enhance the inside-outside living concept, so the owners and their guests can flow freely from house to pool deck to BBQ to pool and back. During construction in the rough framing stage, Klopf thought the front of the house appeared too tall even though the house had looked right in the design renderings (probably because the house is uphill from the street). So Klopf Architecture paid the framer to change the roofline from how we had designed it to be lower along the front, allowing the home to blend in better with the neighborhood. One project goal was for people driving up the street to pass the home without immediately noticing there is an "imposter" on this lot, and making that change was essential to achieve that goal. This 2,606 square foot, 3 bedroom, 3 bathroom Eichler-inspired new house is located in San Mateo in the heart of the Silicon Valley. The Mazama house is located in the Methow Valley of Washington State, a secluded mountain valley on the eastern edge of the North Cascades, about 200 miles northeast of Seattle. The house has been carefully placed in a copse of trees at the easterly end of a large meadow. Two major building volumes indicate the house organization. A grounded 2-story bedroom wing anchors a raised living pavilion that is lifted off the ground by a series of exposed steel columns. Seen from the access road, the large meadow in front of the house continues right under the main living space, making the living pavilion into a kind of bridge structure spanning over the meadow grass, with the house touching the ground lightly on six steel columns. The raised floor level provides enhanced views as well as keeping the main living level well above the 3-4 feet of winter snow accumulation that is typical for the upper Methow Valley. To further emphasize the idea of lightness, the exposed wood structure of the living pavilion roof changes pitch along its length, so the roof warps upward at each end. The interior exposed wood beams appear like an unfolding fan as the roof pitch changes. The main interior bearing columns are steel with a tapered “V”-shape, recalling the lightness of a dancer. The house reflects the continuing FINNE investigation into the idea of crafted modernism, with cast bronze inserts at the front door, variegated laser-cut steel railing panels, a curvilinear cast-glass kitchen counter, waterjet-cut aluminum light fixtures, and many custom furniture pieces. The house interior has been designed to be completely integral with the exterior. The living pavilion contains more than twelve pieces of custom furniture and lighting, creating a totality of the designed environment that recalls the idea of Gesamtkunstverk, as seen in the work of Josef Hoffman and the Viennese Secessionist movement in the early 20th century. The house has been designed from the start as a sustainable structure, with 40% higher insulation values than required by code, radiant concrete slab heating, efficient natural ventilation, large amounts of natural lighting, water-conserving plumbing fixtures, and locally sourced materials. Windows have high-performance LowE insulated glazing and are equipped with concealed shades. A radiant hydronic heat system with exposed concrete floors allows lower operating temperatures and higher occupant comfort levels. The concrete slabs conserve heat and provide great warmth and comfort for the feet. Deep roof overhangs, built-in shades and high operating clerestory windows are used to reduce heat gain in summer months. During the winter, the lower sun angle is able to penetrate into living spaces and passively warm the exposed concrete floor. Low VOC paints and stains have been used throughout the house.
