Inspiration for a contemporary concrete floor bedroom remodel in San Francisco with gray walls

The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment. With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion. The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. Sustainable energy requirements on a budget directed the design decisions regarding the SIPs panel insulation, energy systems, roof shading, other insulation systems, lighting and detailing. Sliding panels convert the two bedroom home into 5 separate sleeping areas at night, and back into larger living spaces during the day. The structure is constructed of SIPs (structurally insulated panels). The glass walls, window placement, large overhangs, sunshade and concrete floors are designed to take advantage of passive solar heating and cooling, while the masonry thermal mass heats and cools the home at night.

Sitting aside the slopes of Windham Ski Resort in the Catskills, this is a stunning example of what happens when everything gels — from the homeowners’ vision, the property, the design, the decorating, and the workmanship involved throughout. An outstanding finished home materializes like a complex magic trick. You start with a piece of land and an undefined vision. Maybe you know it’s a timber frame, maybe not. But soon you gather a team and you have this wide range of inter-dependent ideas swirling around everyone’s heads — architects, engineers, designers, decorators — and like alchemy you’re just not 100% sure that all the ingredients will work. And when they do, you end up with a home like this. The architectural design and engineering is based on our versatile Olive layout. Our field team installed the ultra-efficient shell of Insulspan SIP wall and roof panels, local tradesmen did a great job on the rest. And in the end the homeowners made us all look like first-ballot-hall-of-famers by commissioning Design Bar by Kathy Kuo for the interior design. This eclectic kitchen design in Mission Viejo-Lake View brings light into the space through a large window, which is then beautifully reflected in the mirror paneled pantry doors. The mirrors add depth and light to the space, giving the kitchen a bright, airy feel. Glass pendant lights, recessed lighting, and under- and in-cabinet lights complete the multi-layered lighting design. The Columbia Cabinetry recessed panel kitchen cabinets bring a traditional foundation to the kitchen design. White perimeter cabinetry includes glass front upper cabinets with in cabinet lighting, offering the perfect place to display dishes and glassware. This is beautifully contrasted by gray island cabinetry, all accented by Top Knobs cabinet hardware. The island incorporates seating for casual dining and an angled undercounter power strip. A white engineered quartz countertop is a stylish and practical complement to the cabinetry. The white and gray theme carries through in the marble backsplash, which brings the natural texture and color of this material to the design. A porcelain tile wood look floor brings warmth to the color scheme, in a durable and easy to maintain material. Stainless steel appliances feature throughout the design, including the LG refrigerator and range, Sharp microwave drawer, and Zephyr chimney vent hood. A backsplash tile feature design adds a focal point above the range. The beverage center incorporates a Zephyr wine refrigerator. An Allia by Rohl white fireclay undermount sink is positioned facing the large kitchen window that overlooks a stunning view and is accompanied by a pull-down sprayer faucet. This Mission Viejo-Lake View kitchen design brings together materials, textures, lighting, and complementary colors to create a stunning space. This kitchen is sure to be the center of life in the home, perfect for daily family life, casual dining, sipping a glass of wine while enjoying the view, and entertaining friends. Timeless Palm Springs glamour meets modern in Pulp Design Studios' bathroom design created for the DXV Design Panel 2016. The design is one of four created by an elite group of celebrated designers for DXV's national ad campaign. Faced with the challenge of creating a beautiful space from nothing but an empty stage, Beth and Carolina paired mid-century touches with bursts of colors and organic patterns. The result is glamorous with touches of quirky fun -- the definition of splendid living.

Nestled into the hills of Portola Valley, California the structures open space carefully defines and details outdoor rooms and interior space. While this form naturally echoes its landscape and beauty it was able to maintain and score Gold in LEED (Leadership in Energy and Environmental Design). The Windy Hill Heaven residents incorporated sustainable aspects such as: STRUCTURE // Passive-solar design, spray foam insulation, structurally insulated panel called (SIPs), and high efficiency low e windows ELECTRICITY // Photovoltaic solar-panel array tied to the grid allowing this home to be net zero, Energy Star appliances, and energy efficient fans and lighting HEATING AND COOLING // In-floor radiant hot-water and a highly efficient fireplace SUSTAINABLE FEATURE // Native landscaping locally sourced building materials, low-VOC materials, paint and sealers. In all making this a very ECO-logically designed home

Designed by Samantha Souders of Reico Kitchen & Bath in Springfield, VA in collaboration with NCH Home Solutions, this transitional inspired kitchen design features Merillat Masterpiece cabinets in the Gallina door style in Maple in 2 finishes: the perimeter features a Dove White finish and the island features a Greyloft finish. Countertops are quartz by Cambria in the color Whitney. Kitchen appliances are by KitchenAid. Tile backsplash is Lunada Bay Ascot Mint 3x6 Subway Glass.
