These Hanover, MA clients came to Renovisions as they wanted a local design-build company to rework and expand their small and outdated 1980’s colonial kitchen. We collaborated and created an expanded 12’x15’ addition space to accommodate a newly designed kitchen which is now 21’x15’. Before we began with the construction process, proper structural engineering presented a challenge as the property was built on ledge. As expected, we determined that several concrete supports were necessary and needed to be built to support the expanded structure. Our plan included both creative aesthetic and functional layout modifications to transform this ordinary kitchen into a spacious, well-lit, highly functional, stylish and welcoming space to cook, gather and entertain. The bump-out allowed for more functional cabinetry and a dining table which before was placed in a corner of the previous cramped kitchen. Now, there is a wide open space from the adjacent living room and a clear path to a 5’ French door opening to the pool deck. The homeowners also elected for us to extend a new roof over their existing deck creating a nice shaded space to entertain guests. The island, which serves as the central gathering spot. is eye catching with contrasting dark cocoa colored cabinets and stunning natural looking Cambria quartz countertops. Large, easily accessible deep drawers provide much needed storage for pots, pans and lids as well as expansive countertop space for everyday prep and family get-togethers. Overall, the clients were thrilled with their Renovision and cannot wait to throw a party to show off their stunning kitchen. “There is not a single choice we aren’t happy with; it is so us! The Challenge This beautiful waterfront home was begging for an update. Our clients wanted a contemporary design with modern finishes. They craved improved functionality in the kitchen, hardwood flooring in the living areas, and a spacious walk-in closet in the master bathroom. With two children in school, our clients also needed the project completed during their summer vacation – leaving a slim 90 days for the entire remodel. Could we do it? …Challenge accepted! Our Solution With their active summer travel schedule, our clients elected to vacate their home for the duration of the project. This was ideal for the intrusive nature of the scope of work. In preparation, our design team created a project plan to suit our client’s needs. With such a clear timeline, we were able to select and order long-lead items in plenty of time for the project start date. In the kitchen, we rearranged the layout to provide superior ventilation for the cooktop on the exterior wall. We added two large storage cabinets with glass doors, accented by a sleek mosaic backsplash of glass tile. We also incorporated a large contemporary waterfall island into the room. With seating at one end, the island provides both increased functionality and an eye-catching focal point for the center of the room. On the interior wall of the kitchen, we maximized storage with a wall of built-in cabinetry – complete with pullout pantry cabinets, a double oven, and a large stainless refrigerator. Our clients wisely chose rich, dark-colored wood flooring to add warmth to the contemporary design. After installing the flooring in the kitchen, we brought it into the main living areas as well. In the great room, we wrapped the existing gas fireplace in a neutral stack stone. The effect of the stone on the media and window wall is breathtaking. In the master bathroom, we expanded the closet by pushing the wall back into the adjacent pass-through hallway. The new walk-in closet now includes an impressive closet organization system. Returning to the master bathroom, we removed the single vanity and repositioned the toilet, allowing for a new, curb-less glass shower and a his-and-hers vanity. The entire vanity and shower wall is finished in white 12×24 porcelain tile. The vertical glass mosaic accent band and backlit floating mirrors add to the clean, modern style. To the left of the master bathroom entry, we even added a matching make-up area. Finally, we installed a number of elegant enhancements in the remaining rooms. The clients chose a bronze metal relief accent wall as well as some colorful finishes and artwork for the entry and hallway. Exceptional Results Our clients were simply thrilled with the final product! Not only did they return from their summer vacation to a gorgeous home remodel, but we concluded the project a full week ahead of schedule. As a result, the family was able to move in sooner than planned, giving them plenty of time to acclimate to the renovated space before their kids returned to school. This custom made three dimensional feature wall made entirely with European oak in our shop has recessed LED lights, a matching credenza and is 12'x17'. The client—a highly successful luxury builder himself—had exceptionally high expectations. The team developed detailed CAD drawings and life-like renderings, ensuring every aspect of the design was clearly visualized. Over the course of three design meetings, the team refined the concept based on the client’s feedback until he was fully satisfied. During fabrication, the team replicated the approved design with precision, ensuring every detail was meticulously looked after. The team built the wall in sections, ensuring they could be transported efficiently and seamlessly assembled on-site. Before staining, the team fully assembled the wall to verify perfect alignment and eliminate any margin for error. When the final structure was put together on-site, the result was so seamless that it appeared to be carved from a single solid piece of wood.

The house is located on a gently sloping site surrounded by woods and meadows. The kitchen features grey lower cabinetry and white upper cabinetry with a subtle, rounded board and batten backsplash. The dining area features a large picture window flanked by double hungs that look out over the meadow. The upstairs bathroom shares a tub/shower with another bathroom in Jack-n-Jill fashion. Phase II will include first and second floor renovations and an expansive rear deck and stone terrace. John R. Technology/Software Used 3Ds Max An environmental consultant had to assess a site and provide a plan to the client for retaining wall design meant to block the flood water from a nearby river from entering the site. Some old hand drawn sketches of a retaining wall structure and a PPT with landscaping plans, was all that was provided. Improvising the basic design and preparing a well rendered 3D model, to facilitate the consultant to give final presentation of the design to the client, was the task. Challenges 1. Client expected a design improvement based on a landscape PPT & some handmade designs developed in 2008. 2. Files were without any exact dimensions or additional inputs from the client 3. No plans, elevations and CAD files were given to support the team for further design revisions and 3D modeling 4. Client’s verbal explanations were to be used as a base to analyze and understand the requirements. 5. Numerous brainstorming sessions, repeated iterations and approvals. 6. Client was accessible only through email and conference call Engineering Solution Retaining the wall to stop flood water from a nearby river entering the area filling it with debris 1. Hi-Tech team deftly handled the communication, approvals and design development process. 2. Built a retaining wall to extend the useful area towards the flood plain of the river. 3. Retaining wall was designed as a 3 stepped structure with property (7 – 8 homes and a swimming pool) at the top. 4. Terraces with trees and shrubs were included. This design feature made the entire wall look like a natural retaining boulder covered with greenery. 5. Narrow walkways and stairs that led to the terrace were incorporated in the design 6. Subterranean garage under the flat ground surface of the property was also included as a part of the design Benefits 1. In a short span of one month, the team managed to develop a fully fledged design and plan for the retention wall. 2. Vacant space was effectively utilized; the stepped wall not only stooped the flood water from entering the client’s property, but also created space for 7-8 homes. 3. Located on farmland in McLean, Virginia, the American Farmhouse balances the expected comforts of a new home with the bucolic beauty of an old farmhouse. The final site plan still has evidence showing parallel courses of the barn’s destiny. The house mass is broken and lowered so that the home can remain secondary to the monolithic barn structure. Earthy and elemental materials are selected for the home that reference the barn without directly mimicking it. Wooden members found inside the barn and from other barns bridge ceilings and are used in floors along with rustic slate adding to a sense of simplicity to the farmhouse design. The age and patina of the barn is reflected in the house’s textural use of board and batten and field stone layered similar to stone foundations. The original development plan was to demolish the existing barn and construct three suburban homes. Part of an endangered breed, as one of the few remaining barns in the area, it was originally viewed as a challenge in a luxury home construction with several difficulties posed to the impending project: it would be expensive to renovate, vulnerable to demolition, and threatened by urban sprawl. However, instead of trying to alter or destroy the barn, the structure was fully embraced into the traditional architecture project as a centerpiece and was used as the inspiration for the home. The new house was sited parallel to the barn so that views to the barn gable were accessible.
