This homeowner lived on a very prominent golf course and wanted to feel like he was on the putting green of the 9th hole while standing at his family room window. The existing layout of the home had the garage enjoying that view with the outdated dining room, family room and kitchen further back on the lot. We completely demoed the garage and a section of the home, allowing us to design and build with that view in mind. The completed project has the family room at the back of the home with a gorgeous view of the golf course from two large curved bay windows. A new fireplace with custom cabinetry and shelf niches and coffered high ceilings makes this room a treasure. The new kitchen boasts of white painted cabinetry, an island with wood top and a 6 burner Wolf cooktop with a custom hood, white tile with multiple trim details and a pot filler faucet. A Butler’s Pantry was added for entertaining complete with beautiful white painted cabinetry with glass upper cabinets, marble countertops and a prep sink and faucet. We converted an unused dining room into a custom, high-end home office with beautiful site- built mahogany bookcases to showcase the homeowners book collections. To complete this renovation, we added a “friends” entry and a mudroom for improved access and functionality. The transformation is not only efficient but aesthetically pleasing to the eye and exceeded the homeowner’s expectations to enjoy their view of the 9th hole.

Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process. John R. Balanced shade, dappled sunlight, and tree canopy views are the basis of the 518 Sacramento Drive house design. The entry is on center with the lot’s primary Live Oak tree, and each interior space has a unique relationship to this central element. This Grandview development features a spacious 4-bedroom high-end home built over a 1-bed suite [accessible from the house] and an independent 2-bed/2-bath apartment. It was constructed from pre-fabricated Structual Insulated Panels. This, and other highly innovative construction technologies put the building in a class of its own regarding performance and sustainability. The structure has been seismically-upgraded, and materials have been selected to stand the test of time. This is a very small space that measures approximately 20x14 feet and gets very little sunlight. The client is from New Orleans where they still maintain a house and wanted something that would remind them of home so we went with a contemporary take on the New Orleans-style courtyard. This space was unused and the landscape died as a result of poor soil conditions, poor drainage and heavy shade long before we took on the project. Our mission was to 1) Invite the homeowner into a space they were familiar and comfortable with, and 2) Involve all of their senses (aesthetics for the eyes, water fountain for the ears, fragrant flowers and herbs for the nose). This picture is the left side of this outdoor living space which features a refurbished fountain. The client had this fountain laying in the corner of the courtyard, broken and forgotten. We had a specialist restore it and give it the patina that creates the sort of character you would expect from a New Orleans style courtyard. Again, this is a very small area that was unused and is now a permanent and regular part of this client's daily living.

Careful consideration was paid to scale and structure; detail choices (in the form of eyebrow dormers that complimented the existing house) combined with colorful exterior materials provide a sense of old style that tie the 12,000 SF lot together. This "Neighborhood Gem", built around 1880, was owned by the previous family for 78 years!! The exterior still bares original details and the expectation was to design a detached three car garage that was in scale with this architectural style while evoking a sense of history. Although this will be a newly constructed structure, the goal was to root it in the site, keep it in scale with its surroundings, and have it look and feel as though it has stood there for as long as the main house. A particular goal was to breakup the massing of the generous 820 SF structure which was successful by recessing one of the three garage bays.

Mudroom entry | The original home had many of the features that you would expect from the 1950's: expert craftsmanship, beautiful hardwood floors, and understated charm; but also a small secluded kitchen, small windows, and small closets. The renovated home features a master bedroom addition with windows designed to capture the views of the stunning site, a master bathroom with a lofted ceiling, walk-in shower and soaking tub, a new kitchen addition, and a 2nd floor bedroom expansion. The redesign also provided clarity to the entry sequence.
