This homeowner lived on a very prominent golf course and wanted to feel like he was on the putting green of the 9th hole while standing at his family room window. The existing layout of the home had the garage enjoying that view with the outdated dining room, family room and kitchen further back on the lot. We completely demoed the garage and a section of the home, allowing us to design and build with that view in mind. The completed project has the family room at the back of the home with a gorgeous view of the golf course from two large curved bay windows. A new fireplace with custom cabinetry and shelf niches and coffered high ceilings makes this room a treasure. The new kitchen boasts of white painted cabinetry, an island with wood top and a 6 burner Wolf cooktop with a custom hood, white tile with multiple trim details and a pot filler faucet. A Butler’s Pantry was added for entertaining complete with beautiful white painted cabinetry with glass upper cabinets, marble countertops and a prep sink and faucet. We converted an unused dining room into a custom, high-end home office with beautiful site- built mahogany bookcases to showcase the homeowners book collections. To complete this renovation, we added a “friends” entry and a mudroom for improved access and functionality. The transformation is not only efficient but aesthetically pleasing to the eye and exceeded the homeowner’s expectations to enjoy their view of the 9th hole.

When you discover an old Victorian tiled floor underneath carpet, the first question that will probably pop into your mind is: can it be restored? The answer, in the majority of cases, is yes. In fact, Tile Doctor has completed hundreds of Victorian tiled floor restorations. Victorian tiles have a timeless quality about them and are still popular for residential use even in the twenty first century. What you can usually expect upon lifting your carpet is for the tiles to be covered in carpet adhesives and grippers, as was the case with this particular example of a Victorian Tiles hallway floor at a property in Bedford. Sometimes you might also find paint splashes or other staining left over from decoration work. And, of course, the tiles will be dirty and in much need of a deep clean. These issues spoil the original appearance of the tiles, but with the right methods and products, a complete restoration can be achieved quickly and cost-effectively. My first task upon arriving at the proper was to carry out a site survey to address the condition of the tiles, before running a quick test clean on a small area of the floor. The result was good and so I was confident that I could achieve a high-quality restoration for the client. A quote was issued and accepted, and the work was booked in at a date that was convenient for the customer. Returning to the property, my first course of action was to mix a strong dilution of Tile Doctor Pro Clean, which is a powerful alkaline cleaner safe to use on natural stone, with hot water. This cleaning solution was sprayed along all edges of the floor loosen the glue securing the carpet grippers. I then successfully removed the adhesive carefully using handheld tools to avoid damaging any tiles. Once this was done, I applied Tile Doctor Remove and Go, scrubbing it into the tiles with a rotary machine. This product is designed to remove heavy soiling, paint splashes and old waxes and sealers. The soiled solution was then extracted using a wet vacuum and stubborn areas re-treated until I was satisfied the floor was clean. The entire floor was then given a thorough rinse with water to remove any trace of cleaning products and extracted using a wet vax machine. The floor was allowed to dry for several days before I was able to return to seal the tiles. It’s always important to leave significant time for the floor to dry because any moisture left over can impact the performance of the sealer. The choice of sealer was Tile Doctor Seal and Go Extra, which provides robust protection against dirt and stains, with a light sheen finish. I chose this sealer not only because the customer wanted a light sheen finish, but also because this particular sealer is fully breathable. Dampness can sometimes be an issue with old Victorian and Quarry tiles which were installed before damp proof membranes became standard. The new design features varying table top workspace on wheels which allows this furniture to double as rolling carts for the arrival or delivery of hard to handle merchandise, can be transported to set up table top workspace on project site, and can easily be moved around the room to accommodate the changing storage needs of inventory for new projects! Lots of great light fixtures provide ample lighting needed throughout this office. These fixtures include several wall sconces, which provide efficient light for viewing project display boards, the shelving units are translucent and allow some light to penetrate through them which is provided from the string lights hidden by the translucent side walls and a back wall, and a recessed overhead florescent fixture over the work desk area. For the walls we decided a streamlined stained wood pattern keeps this room simple, professional and gives the project designer the ability to remain focused, with out personal impressionable décor influences. The molding, the doors, and window casing and their finishes simply coincide with the rest of the downstairs theme. I emailed this rendition of the office space to my client and she now owns a complete illustration she can present to her contractors for bidding, show friends and family her exciting new future office and begin her project with realistic expectations of the finished product.

Just last year, in order to give visitors the best shopping and entertainment experience, the official Westfield Valencia Town Center in California announced a $100-million investment to add features, including a new Costco, luxury cinema and fitness center, dramatically transforming the site of one of the mall’s original anchor stores，and planed to be completed by mid- to late-2020. We are honored to have the opportunity to be a custom furniture supplier in the food court area of ​​this project. We received enquiries from the client in the US in early April 2019. After learning and discussing the details of the project, our team took the project seriously and offered a quote to our client. Since this is the first cooperation with the client, we are very grateful for their support and trust! We are happy to know that the owner is satisfied with the five furniture models. Although we spend a lot of time confirming all the shop drawings and materials, we still maintain a good relationship and hope to do our utmost to deliver the custom made furniture to meet the expectations of our client. After countless details and materials confirmed, we finally made all the furniture on time and shipped them to the United States in September. Photography by Caryn B. Davis Located in the Cornfield Point area of Old Saybrook along Long Island Sound, this project brought a classic, yet forgotten beach house back to life. Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process. John R. The Branch residence is a private home located on Bassi Ranch, designed for Clifford and Lynette Branch. The California Coastal design incorporated stucco, stone, and steel. Soaring volumes and intricate detailing merge the talents of the architect, Steven Puglisi, with the owner’s desire for a timeless design that effortlessly nestles into the landscape. “The Bassi Ranch development consists of 24 residences located within a 220 acre parcel in Avila Valley, approximately six miles from San Luis Obispo. As the original developer of the project in the mid 1990s, my wife and I desired to have our own residence constructed on one of the parcels. The site we selected in Bassi Ranch had a wonderful view but the designated building envelope was steep and it appeared that there was very little “usable” land. I had previously worked with Mr. Puglisi on commercial projects, and again turned to Mr. Puglisi for our residential design work, as I had long-admired other residences that his firm had created. We began renovating this 1980s Spanish revival style home late last year. The home, which is built on the site of a former barn, saw a full construction team back at the property to check on the installation of sheetrock, fiber-cement panels for the garage and a wood accented transition from the garage/mudroom addition to the renovated new main entrance.
