The client’s brief was to create a space reminiscent of their beloved downtown Chicago industrial loft, in a rural farm setting, while incorporating their unique collection of vintage and architectural salvage. The result is a custom designed space that blends life on the farm with an industrial sensibility.
The new house is located on approximately the same footprint as the original farm house on the property. Barely visible from the road due to the protection of conifer trees and a long driveway, the house sits on the edge of a field with views of the neighbouring 60 acre farm and creek that runs along the length of the property.
The main level open living space is conceived as a transparent social hub for viewing the landscape. Large sliding glass doors create strong visual connections with an adjacent barn on one end and a mature black walnut tree on the other.
The house is situated to optimize views, while at the same time protecting occupants from blazing summer sun and stiff winter winds. The wall to wall sliding doors on the south side of the main living space provide expansive views to the creek, and allow for breezes to flow throughout. The wrap around aluminum louvered sun shade tempers the sun.
The subdued exterior material palette is defined by horizontal wood siding, standing seam metal roofing and large format polished concrete blocks.
The interiors were driven by the owners’ desire to have a home that would properly feature their unique vintage collection, and yet have a modern open layout. Polished concrete floors and steel beams on the main level set the industrial tone and are paired with a stainless steel island counter top, backsplash and industrial range hood in the kitchen. An old drinking fountain is built-in to the mudroom millwork, carefully restored bi-parting doors frame the library entrance, and a vibrant antique stained glass panel is set into the foyer wall allowing diffused coloured light to spill into the hallway. Upstairs, refurbished claw foot tubs are situated to view the landscape.
The double height library with mezzanine serves as a prominent feature and quiet retreat for the residents. The white oak millwork exquisitely displays the homeowners’ vast collection of books and manuscripts. The material palette is complemented by steel counter tops, stainless steel ladder hardware and matte black metal mezzanine guards. The stairs carry the same language, with white oak open risers and stainless steel woven wire mesh panels set into a matte black steel frame.
The overall effect is a truly sublime blend of an industrial modern aesthetic punctuated by personal elements of the owners’ storied life.

Despite the billion-dollar views, premium homes are scant atop the Palisades. When the designer set out to create the perfect Palisades aerie, complete with a private pool, it proved to be quiet the undertaking. This property is situated just behind the cliff's edge with fantastic views, but equally as many challenges. After nearly three years of arduous renovations and improvements, it's now a sophisticated retreat with modern, industrial finishes throughout. Without a doubt, the crowning achievement of this spectacular renovation is the 10 foot by 12 foot stainless steel pool and hot tub situated on the roof.

I was recently called down to a client’s house in the market town of Wellingborough, situated approximately 11 miles from Northampton. My client’s situation was an interesting one, as she had an old gas pipe sticking out of her Victorian tiled floor, very close to a doorway. Not only was this a bit of an eyesore, it was also significant trip hazard. The floor had been previously covered by carpet, so it is understandable that my client would have been initially unaware of the obstructive gas pipe.
Rather than risking an accident in the future, she asked me to see what I could do to rectify the issue. At the same time, I was commissioned to give the floor a much needed clean and re-seal.
My first priority was, of course, to deal with the exposed gas pipe. I was unsure whether the pipe was live or not, so I carefully removed the surrounding tiles, allowing a certified engineer access to it. He ensured that the pipe was capped below the tile line, allowing me to safely proceed with my repairs.
I returned a few days later, rescreened the area, and began to refit the tiles, carefully hand painting some of the black tiles to hide the damage and cracks. I also applied new grout to fix all of the replaced tiles into position, and this was left to set overnight.
Returning to the house the next day, I set about treating the floor to a normal strip, clean and re-seal of the entire floor. There was very little old sealer still remaining on the tiles, so I mixed a solution of Tile Doctor Pro Clean and water, before applying this to the floor. Pro Clean is a strong alkaline cleaner which also contains stripping properties, allowing it to both clean and break down any old sealer. The solution was worked into the tiles using a black scrubbing pad, and any excess residue was quickly absorbed using a wet-vac machine.
With older floors you never can tell if a damp proof membrane was installed and it can be troublesome applying a sealant to a damp floor so I left the whole floor to dry for seven days, giving it more than sufficient time to dry completely before the re-seal. To seal the tiles I used five coats of Tile Doctor Seal & Go Extra, which provides both a robust surface seal and the pleasing sheen finish requested by my client; Seal and Go Extra is especially suitable for exterior applications or damp floors due to its increased breathability.
My client was very glad to see the back of the gas pipe and pleased with the overall results of the clean and seal, as it had given this Victorian tiled floor – once hidden under carpet – new life and character. Additionally I’m sure that restoring such an original feature for the property has increased its value.

This Bay Village home is situated on Lake Erie, but the kitchen was small, situated in the front of the house and isolated from stunning views of the lake and the Cleveland skyline. This remodel enlarged the kitchen, opening it up to the rest of the house so the owners could enjoy their view when cooking, eating and entertaining, and is now the focal point of the home.

Upgrades to this contemporary west coast home bring simplicity, light and improved movement. Stairs were reconfigured and opened with glass, wood and steel – giving visibility from the entrance through to the living spaces, where windows openings were enlarged to capture the ocean and islands beyond. Custom millwork placed in the kitchen increased function and aesthetic, and created a workspace situated towards the expansive west coast view. All finishes were upgraded and spaces opened considerably. Situated just outside a major city, this home now conveys the sense that it is a place of retreat, perfect for an owner who aspires to study art.

Situated in Miami Beach, Florida, the owner of this 4,000-square-foot luxury condo turned to Sire Design to make better use of the layout of her home as well as elevate her space into one fit for her entire family. While turning this three-bedroom unit into a four-bedroom home with a larger den was no easy feat, the resulting design is simple and elegant with elements that catch your eye throughout.
Taking an elegant approach to minimalism, light neutrals including bone and beige are juxtaposed against black and deep blue. The mix of materials incorporated including soft linens, bright wood tones, and hard marble, and pieces from Roche Bobois, Haute Living, and Kreon further accentuate the play on contrasting colors. To complement Florida’s beautiful weather, the design team also selected soft and warm neutrals for the condo’s walls and floors. Large furniture pieces and geometric art in deeper colors ground the space while custom millwork and flooring found throughout create cohesive and welcoming interiors.
Through thoughtful space planning, Sire Design transformed the condo to now include an additional bedroom and large den. The team also re-situated the open kitchen to look out upon the breathtaking bayside views. What once was the home’s small kitchen is now an expanded space that includes an area for dining to host family and guests. Sire Design also added a custom marble bar to the living room for added entertainment space. With the client’s five children coming to stay at the home on a rotating basis, it was important to make the three secondary bedrooms and den adaptable for all of the family’s changing needs. Furniture selected for the den helps it convert from a place to entertain to a fifth bedroom when needed. To keep the condo from feeling closed in and satisfy its low ceiling height, the design team used low profile lighting from Apure.
With a wealth of experience in high-end residential interiors, Sire Design put its timeless and classic touches on this home, not only making it highly functional for the whole family, but elevated in style too.

This Clairemont, San Diego home was once a small, cramped floorplan on a lot with huge potential. Situated on a canyon with gorgeous Mission Bay views, our team took this home down to the studs and built up. Designed to be an open concept ideal for indoor and outdoor entertaining, it was important to this client to maximize space and create a welcoming flow to the home. The large living room is situated toward the back of the home and a large La Cantina door system opens up the rear wall bringing the outdoors in. Outside transformed into the ultimate entertaining space with an outdoor kitchen, pool, and large deck to take advantage of the stunning sunsets year-round. The kitchen is functional and fun, featuring a pop of color with the teal kitchen island and plenty of counter space to gather. The first level master bathroom was updated to a bright and modern aesthetic with a huge walk-in shower that featured a custom-designed bench, matte black framing and fixtures, and subtle grey cabinets. Upstairs, bathrooms were done in white and marble, with a large walk-in closet in the second master suite.

Originally built in 1990 the Heady Lakehouse began as a 2,800SF family retreat and now encompasses over 5,635SF. It is located on a steep yet welcoming lot overlooking a cove on Lake Hartwell that pulls you in through retaining walls wrapped with White Brick into a courtyard laid with concrete pavers in an Ashlar Pattern. This whole home renovation allowed us the opportunity to completely enhance the exterior of the home with all new LP Smartside painted with Amherst Gray with trim to match the Quaker new bone white windows for a subtle contrast. You enter the home under a vaulted tongue and groove white washed ceiling facing an entry door surrounded by White brick.
Once inside you’re encompassed by an abundance of natural light flooding in from across the living area from the 9’ triple door with transom windows above. As you make your way into the living area the ceiling opens up to a coffered ceiling which plays off of the 42” fireplace that is situated perpendicular to the dining area. The open layout provides a view into the kitchen as well as the sunroom with floor to ceiling windows boasting panoramic views of the lake. Looking back you see the elegant touches to the kitchen with Quartzite tops, all brass hardware to match the lighting throughout, and a large 4’x8’ Santorini Blue painted island with turned legs to provide a note of color.
The owner’s suite is situated separate to one side of the home allowing a quiet retreat for the homeowners. Details such as the nickel gap accented bed wall, brass wall mounted bed-side lamps, and a large triple window complete the bedroom. Access to the study through the master bedroom further enhances the idea of a private space for the owners to work. It’s bathroom features clean white vanities with Quartz counter tops, brass hardware and fixtures, an obscure glass enclosed shower with natural light, and a separate toilet room.
The left side of the home received the largest addition which included a new over-sized 3 bay garage with a dog washing shower, a new side entry with stair to the upper and a new laundry room. Over these areas, the stair will lead you to two new guest suites featuring a Jack & Jill Bathroom and their own Lounging and Play Area.
The focal point for entertainment is the lower level which features a bar and seating area. Opposite the bar you walk out on the concrete pavers to a covered outdoor kitchen feature a 48” grill, Large Big Green Egg smoker, 30” Diameter Evo Flat-top Grill, and a sink all surrounded by granite countertops that sit atop a white brick base with stainless steel access doors. The kitchen overlooks a 60” gas fire pit that sits adjacent to a custom gunite eight sided hot tub with travertine coping that looks out to the lake. This elegant and timeless approach to this 5,000SF three level addition and renovation allowed the owner to add multiple sleeping and entertainment areas while rejuvenating a beautiful lake front lot with subtle contrasting colors.

Selling your home can be stressful, particularly if you’re short on time. Many homeowners in Springfield, OH find themselves in situations when the traditional real estate process is too slow, too expensive, or too uncertain. Repairs, showings, agent commissions, buyer financing delays and inspection issues can make a simple sale a long and frustrating experience.
That’s why more homeowners are looking for a faster and easier way to sell. If you need a quick home sale in Springfield, OH, Sell House Now Columbus offers a practical solution for people who want to sell their house fast for cash without the usual problems of listing on the market.
A Quicker Way to Sell Your Springfield, OH Home
The old way of selling takes weeks or months. First, you may need to clean, repair and stage the home. Then you have to wait for buyers, schedule showings, negotiate offers and hope the buyer’s loan gets approved. Even after you’ve accepted an offer, the deal can still fall apart due to inspection results, appraisal problems, or financing issues. This process may not be ideal for homeowners who need speed and certainty. Sell House Now Columbus offers cash for homes in Springfield and the surrounding Ohio areas so homeowners can avoid these delays. Don't have to wait for the perfect buyer; you can work directly with a local cash home buyer who understands your situation and can close on your timeline.
Why Homeowners Prefer to Sell Their Homes for Cash
There are a number of reasons why someone might need to sell fast. Some homeowners are going through foreclosure, divorce, relocation, inherited property, problem tenants, expensive repairs or just a house they don’t want to sit vacant. Other people don’t want to spend money fixing up a property before they sell it; A cash sale can be helpful because it eliminates many common roadblocks. You don't have to wait for bank financing. You do not need to prep your home for open houses. You don’t have to keep paying for repairs, utilities, taxes or maintenance while your home is sitting on the market. Sell House Now Columbus allows homeowners to sell their house as-is. This means that you don’t have to repair the roof, update the kitchen, repaint the walls, replace the flooring or clean out every room before closing. The company buys homes as they are, saving time and money.
Sell Your House As-Is Springfield, OH
One of the biggest advantages to working with a cash buyer is the ability to sell as-is. Many houses need work, and that work can cost a lot of money. A typical buyer may seek repair credits, price reductions, or major upgrades before closing. Sometimes lenders won’t finance a home with serious issues in its condition. Selling as-is provides a simpler path for homeowners. You can still ask for a cash offer whether the property has old plumbing, roof damage, outdated rooms, foundation concerns, fire damage, water damage, or years of deferred maintenance. This is particularly helpful for homeowners who have inherited a property or own a house they no longer live in. Rather than sinking thousands of dollars into a property you don’t want to hold on to, you can sell it directly and move on.
No Listing or Agent Commissions Hassles
When you list a house with a real estate agent, commissions and fees can eat into the amount you take home. You’ll also have to pay for repairs, cleaning, staging, photography, inspections, and closing costs. These costs can add up quickly. Selling it for cash makes the math easier. Sell House Now, Columbus lets homeowners bypass the traditional listing process. No open houses, no weekend showings, no need to keep the place spotless for buyers. Skip the uncertainty of waiting for offers and the stress of strangers walking through your home. Privacy is another important advantage for many sellers.
A direct sale might be more discreet than putting a house on the open market.
