This Clairemont, San Diego home was once a small, cramped floorplan on a lot with huge potential. Situated on a canyon with gorgeous Mission Bay views, our team took this home down to the studs and built up. Designed to be an open concept ideal for indoor and outdoor entertaining, it was important to this client to maximize space and create a welcoming flow to the home. The large living room is situated toward the back of the home and a large La Cantina door system opens up the rear wall bringing the outdoors in. Outside transformed into the ultimate entertaining space with an outdoor kitchen, pool, and large deck to take advantage of the stunning sunsets year-round. The kitchen is functional and fun, featuring a pop of color with the teal kitchen island and plenty of counter space to gather. The first level master bathroom was updated to a bright and modern aesthetic with a huge walk-in shower that featured a custom-designed bench, matte black framing and fixtures, and subtle grey cabinets. Upstairs, bathrooms were done in white and marble, with a large walk-in closet in the second master suite.

2010 NARI CAPITAL COTY FINALIST AWARD WINNER Project Scope: Transform a little-used room in the client’s lower level into an entertainment center, featuring a 1,500-bottle refrigerated wine cabinet, a wet bar, a custom-made bookshelves surround for existing hearth, and television hanging built-ins. Challenges: Primary technical challenge was to find a way to unobtrusively install a large “split system” chilling unit to service the wine cooler. Solutions The contractor started with a rectangular space that was appreciably stripped down, except for the fireplace at the far end. An adjacent room housed a professional pool table. The client’s primary concern was how to situate the custom-built wine rack were to specify and fabricate. Although there was plenty of space in niche to the left of the stairway, there was no obvious way to locate the wine rack’s chilling unit for ducting and chiller unit. Both client and contractor agreed that the logical setting for the rack would be along the short wall adjacent to the room’s entrance. But the short wall afforded no room for the chiller, a “split system” unit that needed adequate “breathing room” to avoid overheating After many design sketches, the contractor had a tentative solution: house the chilling unit in a utility room behind the stairs leading to the basement. This would keep the unit out of sight and muffle the sound of the compressor. Then question was how to “circumnavigate” the stairwell and run plumbing lines from the utility room – which was about 20 feet away — to the rack. A floor-level path would be exposed to possible damage and aesthetically unpleasing. Installing the line in the concrete slab flooring would be difficult and expensive – and any repairs to the line would mean tearing up the floor.The only alternative, the contractor suggested, would be to route the lines overhead – run them straight up from the chilling unit, over the joists above, and around the back of the stair case. Once past the staircase, it was straight shot above the joists to the short wall; the lines would then run behind the wall to the wine cooler resting on the floor. This highly creative solution pleased the client greatly: it not only isolated the chilling unit, but allowed it to be easily serviced; the lines were protected and out of sight; and the wine rack – situated as it was in the room – seemed like it was part of the original house design. At that point, the contractor needed a wine rack design that seemed equally “original” to the home – and here, too, the challenge was met. Custom-built cabinetry span the length of the wall, with two floor-level cabinets flanking the wine cooler. Above, twin glass-facing walnut displays – lighted and rising nearly to the ceiling – rest on a black marble countertop, showcasing the client’s impressive wine collection. On the long wall perpendicular to the rack, a widescreen television hangs between two built-in bookcases designed by the contractor. The firm also fabricated the two bookcases now flanking the original fireplace in the far end wall – as well as the glass-faced hanging cabinets which are lighted above the newly installed wet bar.

Situated in Miami Beach, Florida, the owner of this 4,000-square-foot luxury condo turned to Sire Design to make better use of the layout of her home as well as elevate her space into one fit for her entire family. While turning this three-bedroom unit into a four-bedroom home with a larger den was no easy feat, the resulting design is simple and elegant with elements that catch your eye throughout. Taking an elegant approach to minimalism, light neutrals including bone and beige are juxtaposed against black and deep blue. The mix of materials incorporated including soft linens, bright wood tones, and hard marble, and pieces from Roche Bobois, Haute Living, and Kreon further accentuate the play on contrasting colors. To complement Florida’s beautiful weather, the design team also selected soft and warm neutrals for the condo’s walls and floors. Large furniture pieces and geometric art in deeper colors ground the space while custom millwork and flooring found throughout create cohesive and welcoming interiors. Through thoughtful space planning, Sire Design transformed the condo to now include an additional bedroom and large den. The team also re-situated the open kitchen to look out upon the breathtaking bayside views. What once was the home’s small kitchen is now an expanded space that includes an area for dining to host family and guests. Sire Design also added a custom marble bar to the living room for added entertainment space. With the client’s five children coming to stay at the home on a rotating basis, it was important to make the three secondary bedrooms and den adaptable for all of the family’s changing needs. Furniture selected for the den helps it convert from a place to entertain to a fifth bedroom when needed. To keep the condo from feeling closed in and satisfy its low ceiling height, the design team used low profile lighting from Apure. With a wealth of experience in high-end residential interiors, Sire Design put its timeless and classic touches on this home, not only making it highly functional for the whole family, but elevated in style too.

Despite being situated on a slope, this yard maximizes its space effectively. A seating area featuring a fire pit offers panoramic views of the valley below, creating a captivating focal point. The Dallas Builders Association’s Parade of Homes — presented by Atmos Energy — will hold open six luxury Dallas residences from 10 a.m. to 5 p.m. on May 7. This scattered-site, self-guided tour benefits Operation FINALLY HOME, an organization that provides custom mortgage-free homes to combat-wounded U.S. military veterans and their families. The Association’s eighth project is currently underway in Irving. Featured homes are situated in several neighborhoods in Dallas, including Briarwood, Midway Hollow, and East Dallas near White Rock Lake, as well as in West Dallas just south of the Trinity River. This elegant and timeless approach to this 5,000SF three level addition and renovation allowed the owner to add multiple sleeping and entertainment areas while rejuvenating a beautiful lake front lot with subtle contrasting colors.

The client’s brief was to create a space reminiscent of their beloved downtown Chicago industrial loft, in a rural farm setting, while incorporating their unique collection of vintage and architectural salvage. The result is a custom designed space that blends life on the farm with an industrial sensibility. The new house is located on approximately the same footprint as the original farm house on the property. Barely visible from the road due to the protection of conifer trees and a long driveway, the house sits on the edge of a field with views of the neighbouring 60 acre farm and creek that runs along the length of the property. The main level open living space is conceived as a transparent social hub for viewing the landscape. Large sliding glass doors create strong visual connections with an adjacent barn on one end and a mature black walnut tree on the other. The house is situated to optimize views, while at the same time protecting occupants from blazing summer sun and stiff winter winds. The wall to wall sliding doors on the south side of the main living space provide expansive views to the creek, and allow for breezes to flow throughout. The wrap around aluminum louvered sun shade tempers the sun. The subdued exterior material palette is defined by horizontal wood siding, standing seam metal roofing and large format polished concrete blocks. The interiors were driven by the owners’ desire to have a home that would properly feature their unique vintage collection, and yet have a modern open layout. Polished concrete floors and steel beams on the main level set the industrial tone and are paired with a stainless steel island counter top, backsplash and industrial range hood in the kitchen. An old drinking fountain is built-in to the mudroom millwork, carefully restored bi-parting doors frame the library entrance, and a vibrant antique stained glass panel is set into the foyer wall allowing diffused coloured light to spill into the hallway. Upstairs, refurbished claw foot tubs are situated to view the landscape. The double height library with mezzanine serves as a prominent feature and quiet retreat for the residents. The white oak millwork exquisitely displays the homeowners’ vast collection of books and manuscripts. The material palette is complemented by steel counter tops, stainless steel ladder hardware and matte black metal mezzanine guards. The stairs carry the same language, with white oak open risers and stainless steel woven wire mesh panels set into a matte black steel frame. Request Free Quote This feature-filled project consists of a swimming pool measuring 16 '0 `` x 41’0”, with a hot tub situated inside it measuring 8’0” x 8’0”. The pool is outfitted with 3 LED colored lights, as well as 3 separate benches measuring 4’0” long. There is a 6’7” sun shelf adjacent to the hot tub that has 3 LED colored bubbler jets. Additionally there is a 16” x 16’ long step situated just 1” below the water line. The waterline, hot tub top and step are cladded with Valders Limestone. The pool coping is 3” thick x 18” wide Valders Limestone in Gray, with a bevelled edge detail. The pool also features an in-floor cleaning system. Covering both the pool and hot tub is an automatic hydraulic pool cover system with a custom stone walk-on lid system and a hidden leading edge bar detail. At the end opposite the hot tub is an infinity edge system. Behind the pool on the side with the hot tub is a raised wall water feature. Both the raised wall and the infinity edge basin are illuminated with LED lighting.
