Inspiration for a mid-sized modern two-story mixed siding flat roof remodel in San Francisco

How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

The goal for these clients was to build a new home with a transitional design that was large enough for their children and grandchildren to visit, but small enough to age in place comfortably with a budget they could afford on their retirement income. They wanted an open floor plan, with plenty of wall space for art and strong connections between indoor and outdoor spaces to maintain the original garden feeling of the lot. A unique combination of cultures is reflected in the home – the husband is from Haiti and the wife from Switzerland. The architect’s plans had a single island with large windows on both main walls. The one window overlooked the unattractive side of a neighbor’s house while the other was not large enough to see the beautiful large back yard. The kitchen entry location made the mudroom extremely small and left only a few design options for the kitchen layout. The almost 14’ high ceilings also gave lots of opportunities for a unique design, but care had to be taken to still make the space feel warm and cozy. After drawing four design options, one was chosen that relocated the entry from the mudroom, making the mudroom a lot more accessible. A prep island across from the range and an entertaining island were included. The entertaining island included a beverage refrigerator for guests to congregate around and to help them stay out of the kitchen work areas. The small island appeared to be floating on legs and incorporates a sink and single dishwasher drawer for easy clean up of pots and pans.

Located near the base of Scottsdale landmark Pinnacle Peak, the Desert Prairie is surrounded by distant peaks as well as boulder conservation easements. This 30,710 square foot site was unique in terrain and shape and was in close proximity to adjacent properties. These unique challenges initiated a truly unique piece of architecture. Planning of this residence was very complex as it weaved among the boulders. The owners were agnostic regarding style, yet wanted a warm palate with clean lines. The arrival point of the design journey was a desert interpretation of a prairie-styled home. The materials meet the surrounding desert with great harmony. Copper, undulating limestone, and Madre Perla quartzite all blend into a low-slung and highly protected home. Located in Estancia Golf Club, the 5,325 square foot (conditioned) residence has been featured in Luxe Interiors + Design’s September/October 2018 issue. The design of this home drew upon historical styles, preserving the essentials of the original movement while updating these elements with clean lines and modern materials. Peers Homestead drew upon the American Farmhouse. The architectural design was based on several factors: orientation with views and connection to seasonal water elements, glass cubes, simplistic form and material palette, and steel accents with structure and cladding. To capture views, the floor to ceiling windows in the great room bring in the natural environment into the home and were oriented to face the Spanish Peaks. The great room’s simple gable roof and square room shape, accompanied by the large glass walls and a high ceiling, create an impressive glass cube effect. Following a contemporary trend for windows, thin-frame, aluminum clad windows were utilized for the high performance qualities as well as the aesthetic appeal. (Photos by Whitney Kamman)

This cozy lake cottage skillfully incorporates a number of features that would normally be restricted to a larger home design. A glance of the exterior reveals a simple story and a half gable running the length of the home, enveloping the majority of the interior spaces. To the rear, a pair of gables with copper roofing flanks a covered dining area that connects to a screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing. Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. A private study serves as the perfect buffer between the homes master suite and living room. Despite its small footprint, the master suite manages to incorporate several closets, built-ins, and adjacent master bath complete with a soaker tub flanked by separate enclosures for shower and water closet. Upstairs, a generous double vanity bathroom is shared by a bunkroom, exercise space, and private bedroom. The bunkroom is configured to provide sleeping accommodations for up to 4 people. The rear facing exercise has great views of the rear yard through a set of windows that overlook the copper roof of the screened porch below. Mid-sized coastal gray three-story wood gable roof idea in Boston

Weil Friedman designed this small kitchen for a townhouse in the Carnegie Hill Historic District in New York City. A cozy window seat framed by bookshelves allows for expanded light and views. The entry is framed by a tall pantry on one side and a refrigerator on the other. The Lacanche stove and custom range hood sit between custom cabinets in Farrow and Ball Calamine with soapstone counters and aged brass hardware.

This bay window seat includes the existing custom cushion, new custom pillows, and one floral fabric length, contrast lined in green, is twisted to show both colors as it falls over and around a decorative pole, for a soft casual valance. The geometric square pillows were created using a complementary striped fabric. The client also ordered a second set of pillow covers for her winter decor. Linda H. The genesis of design for this desert retreat was the informal dining area in which the clients, along with family and friends, would gather. Located in north Scottsdale’s prestigious Silverleaf, this ranch hacienda offers 6,500 square feet of gracious hospitality for family and friends. Focused around the informal dining area, the home’s living spaces, both indoor and outdoor, offer warmth of materials and proximity for expansion of the casual dining space that the owners envisioned for hosting gatherings to include their two grown children, parents, and many friends. The kitchen, adjacent to the informal dining, serves as the functioning heart of the home and is open to the great room, informal dining room, and office, and is mere steps away from the outdoor patio lounge and poolside guest casita. Additionally, the main house master suite enjoys spectacular vistas of the adjacent McDowell mountains and distant Phoenix city lights. The clients, who desired ample guest quarters for their visiting adult children, decided on a detached guest casita featuring two bedroom suites, a living area, and a small kitchen. The guest casita’s spectacular bedroom mountain views are surpassed only by the living area views of distant mountains seen beyond the spectacular pool and outdoor living spaces. Two different accent tiles make a statement and add a pop of color against the large white wall tiles in the custom shower. Frameless glass creates a custom and modern feel to the space. This small powder bath lacked interest and was quite dark despite having a window. We added white horizontal tongue & groove on the lower portion of the room with a warm graphic wallpaper above. A custom white cabinet with a waterfall grey and white granite counter gave the vanity some personality. New crown molding, window casings, taller baseboards and white wood blinds made impact to the small room. We also installed a modern pendant light and a rustic oval mirror which adds character to the space. BEFORE Though this bathroom had a good layout, everything was just really outdated. We added tile from floor to ceiling for a spa like feel. We kept the color palette neutral and timeless. The dark cheery cabinet was elegantly finished with crystal knobs and a cararra marble countertop. AFTER AFTER BEFORE There was an underutilized corner between the vanity and the shower that was basically wasted space. To give the corner a purpose, we added a make-up vanity in white with a custom made stool. Oversized subway tiles were added to the shower, along with a rain shower head, for a clean and timeless look. We also added a new frosted glass door to the walk-in closet to let the light in. BEFORE These beautiful oval pivot mirrors are not only functional but also showcase the cararra marble on the wall. Unique glass pendants are a dramatic addition to the space as is the ikat wallpaper in the WC. To finish out the vanity space we added a shallow white upper cabinet for additional storage. BEFORE AFTER AFTER The best part of this remodel? Tearing out the awful, dated carpet! We chose porcelain tile with the look of hardwoods for a more functional and modern space. Bedroom - mid-sized victorian master bedroom idea in San Francisco with gray walls

When full-time Massachusetts residents contemplate building a second home in Telluride, Colorado the question immediately arises; does it make most sense to hire a regionally based Rocky Mountain architect or a sea level architect conveniently located for all of the rigorous collaboration required for successful bespoke home design. Determined to prove the latter true, Siemasko + Verbridge accompanied the potential client as they scoured the undulating Telluride landscape in search of the perfect house site. The selected site’s harmonious balance of untouched meadow rising up to meet the edge of an aspen grove and the opposing 180 degree view of Wilson’s Range spoke to everyone. A plateau just beyond a fork in the meadow provided a natural flatland, requiring little excavation and yet the right amount of upland slope to capture the views. The intrinsic character of the site was only enriched by an elk trail and snake-rail fence. Establishing the expanse of Wilson’s range would be best served by rejecting the notion of selected views, the central sweeping curve of the roof inverts a small saddle in the range with which it is perfectly aligned. The soaring wave of custom windows and the open floor plan make the relatively modest house feel sizable despite its footprint of just under 2,000 square feet. Officially a two bedroom home, the bunk room and loft allow the home to comfortably sleep ten, encouraging large gatherings of family and friends. The home is completely off the grid in response to the unique and fragile qualities of the landscape. Great care was taken to respect the regions vernacular through the use of mostly native materials and a palette derived from the terrain found at 9,820 feet above sea level.
