Best of Houzz Kitchen Design 2016 winner. A custom kitchen remodel was one of the final projects for this beautiful Georgian Century Home. All the details were part of the effort to maintain the feel of an old kitchen but with all the most current conveniences. The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.” 2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.” 3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.” 4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.” Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.” The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light. As a side note, it was highly praised as part of the Austin AIA homes tour.

This tiny home is located on a treelined street in the Kitsilano neighborhood of Vancouver. We helped our client create a living and dining space with a beach vibe in this small front room that comfortably accommodates their growing family of four. The starting point for the decor was the client's treasured antique chaise (positioned under the large window) and the scheme grew from there. We employed a few important space saving techniques in this room... One is building seating into a corner that doubles as storage, the other is tucking a footstool, which can double as an extra seat, under the custom wood coffee table. The TV is carefully concealed in the custom millwork above the fireplace. Finally, we personalized this space by designing a family gallery wall that combines family photos and shadow boxes of treasured keepsakes. Mid-sized coastal gray three-story wood gable roof idea in Boston

This modern farmhouse located outside of Spokane, Washington, creates a prominent focal point among the landscape of rolling plains. The composition of the home is dominated by three steep gable rooflines linked together by a central spine. This unique design evokes a sense of expansion and contraction from one space to the next. Vertical cedar siding, poured concrete, and zinc gray metal elements clad the modern farmhouse, which, combined with a shop that has the aesthetic of a weathered barn, creates a sense of modernity that remains rooted to the surrounding environment. The Glo double pane A5 Series windows and doors were selected for the project because of their sleek, modern aesthetic and advanced thermal technology over traditional aluminum windows. High performance spacers, low iron glass, larger continuous thermal breaks, and multiple air seals allows the A5 Series to deliver high performance values and cost effective durability while remaining a sophisticated and stylish design choice. Strategically placed operable windows paired with large expanses of fixed picture windows provide natural ventilation and a visual connection to the outdoors.

Designing additions for Victorian homes is a challenging task. The architects and builders who designed and built these homes were masters in their craft. No detail of design or proportion went unattended. Cummings Architects is often approached to work on these types of projects because of their unwavering dedication to ensure structural and aesthetic continuity both inside and out. Upon meeting the owner of this stately home in Winchester, Massachusetts, Mathew immediately began sketching a beautifully detail drawing of a design for a family room with an upstairs master suite. Though the initial ideas were just rough concepts, the client could already see that Mathew’s vision for the house would blend the new space seamlessly into the fabric of the turn of the century home. In the finished design, expanses of glass stretch along the lines of the living room, letting in an expansive amount of light and creating a sense of openness. Reverse Shed Eichler This project is part tear-down, part remodel. The original L-shaped plan allowed the living/ dining/ kitchen wing to be completely re-built while retaining the shell of the bedroom wing virtually intact. The rebuilt entertainment wing was enlarged 50% and covered with a low-slope reverse-shed roof sloping from eleven to thirteen feet. The shed roof floats on a continuous glass clerestory with eight foot transom. Cantilevered steel frames support wood roof beams with eaves of up to ten feet. An interior glass clerestory separates the kitchen and livingroom for sound control. A wall-to-wall skylight illuminates the north wall of the kitchen/family room. New additions at the back of the house add several “sliding” wall planes, where interior walls continue past full-height windows to the exterior, complimenting the typical Eichler indoor-outdoor ceiling and floor planes. The existing bedroom wing has been re-configured on the interior, changing three small bedrooms into two larger ones, and adding a guest suite in part of the original garage. A previous den addition provided the perfect spot for a large master ensuite bath and walk-in closet. Natural materials predominate, with fir ceilings, limestone veneer fireplace walls, anigre veneer cabinets, fir sliding windows and interior doors, bamboo floors, and concrete patios and walks. Two different accent tiles make a statement and add a pop of color against the large white wall tiles in the custom shower. Frameless glass creates a custom and modern feel to the space. This small powder bath lacked interest and was quite dark despite having a window. We added white horizontal tongue & groove on the lower portion of the room with a warm graphic wallpaper above. A custom white cabinet with a waterfall grey and white granite counter gave the vanity some personality. New crown molding, window casings, taller baseboards and white wood blinds made impact to the small room. We also installed a modern pendant light and a rustic oval mirror which adds character to the space. BEFORE Though this bathroom had a good layout, everything was just really outdated. We added tile from floor to ceiling for a spa like feel. We kept the color palette neutral and timeless. The dark cheery cabinet was elegantly finished with crystal knobs and a cararra marble countertop. AFTER AFTER BEFORE There was an underutilized corner between the vanity and the shower that was basically wasted space. To give the corner a purpose, we added a make-up vanity in white with a custom made stool. Oversized subway tiles were added to the shower, along with a rain shower head, for a clean and timeless look. We also added a new frosted glass door to the walk-in closet to let the light in. BEFORE These beautiful oval pivot mirrors are not only functional but also showcase the cararra marble on the wall. Unique glass pendants are a dramatic addition to the space as is the ikat wallpaper in the WC. To finish out the vanity space we added a shallow white upper cabinet for additional storage. BEFORE AFTER AFTER The best part of this remodel? Tearing out the awful, dated carpet! We chose porcelain tile with the look of hardwoods for a more functional and modern space. This house was a very small mid-century bungalow with previous additions that resulted in a large but chaotic layout. The owners wanted to convert the house to a super-efficient, and charming Craftsman-style, 6 bedroom home for their large family and work at home. We achieved the space needs by moving a few walls for a more efficient, organized layout, setting up spaces for overlapping uses, and making a small upstairs addition. Every bit of square footage was optimized to meet the goals of the project without making the house huge or adding unnecessary cost. Much thought was given to the entry sequence near the front door. A large flow-through mudroom with storage for each family member, and adjacent laundry, make it easy for children to be taught to keep their things organized and to contribute to household chores. A mail station and central home admin area at the mudroom help keep clutter down at other areas and minimize home management tasks. A garage door near the kitchen gives quick access to bulk items. The existing house had too much view to the street from the living room through large corner windows, and too little entry transition, to the extent that the family did not feel comfortable using the living room much without shades drawn. We raised the window sills and brought the new windows in from the corner of the house, allowing plenty of light while protecting privacy and a sense of enclosure in the living room. We enlarged the front porch to create a more graceful transition from the public to private space. We located the front door so that the circulation from entry into the house would allow for furnishing the living room with a sitting circle that is not intruded upon by people walking through the room. Sight lines through the living spaces were an important consideration in the design. The owners wanted discreet spaces for living room, kitchen, dining and family room, but also wanted the living spaces to feel connected and to be able to easily watch their children. Being able to see the children playing in the yard while getting things done inside the house was also important. While largely working with the existing structure, we opened walls and rearranged the use of spaces to make a series of connected living spaces with long views through them. The character of the remodeled house is a contemporary Craftsman with classic materials and cool, consistent colors. In this renovation, the once-framed closed-in double-door closet in the laundry room was converted to a locker storage system with room for roll-out laundry basket drawer and a broom closet. The laundry soap is contained in the large drawer beside the washing machine. Behind the mirror, an oversized custom medicine cabinet houses small everyday items such as shoe polish, small tools, masks...etc. The off-white cabinetry and slate were existing. To blend in the off-white cabinetry, walnut accents were added with black hardware.

The Tice Residences replace a run-down and aging duplex with two separate, modern, Santa Barbara homes. Although the unique creek-side site (which the client’s original home looked toward across a small ravine) proposed significant challenges, the clients were certain they wanted to live on the lush “Riviera” hillside. The challenges presented were ultimately overcome through a thorough and careful study of site conditions. With an extremely efficient use of space and strategic placement of windows and decks, privacy is maintained while affording expansive views from each home to the creek, downtown Santa Barbara and Pacific Ocean beyond. Both homes appear to have far more openness than their compact lots afford. The solution strikes a balance between enclosure and openness. Walls and landscape elements divide and protect two private domains, and are in turn, carefully penetrated to reveal views. Both homes are variations on one consistent theme: elegant composition of contemporary, “warm” materials; strong roof planes punctuated by vertical masses; and floating decks.
