In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

Our poster project for The Three P's, this small midcentury home south of campus has great bones but lacked vibrancy - a je ne sais quoi that the clients were searching to savoir once and for all. SYI worked with them to nail down a design direction and furniture plan, and they decided to invest in the big-impact items first: built-ins and lighting and a fresh paint job that included a beautiful deep blue-green line around the windows. The vintage rug was an Etsy score at an awesome price, but only after the client spent months scouring options and sources online that matched the vision and dimensions of the plan. A good year later, the West Elm sofa went on sale, so the client took advantage; some time after that, they painted the kitchen, created the drop zone / bench area, and rounded out the room with occasional tables and accessories. WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views. In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five. “They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Jennifer Corrredor, of the J. Design Group in Miami, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.” The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in. The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Jennifer Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.” She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Jennifer Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking. Opening it up changed everything.” They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Jennifer Corredor selected for the kitchen can be twirled around to use for watching TV in the living room. In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”……. ….. To add texture and depth, Jennifer Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.” Known for capturing the client’s vision while adding her own innovative twists, Jennifer Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas. Jennifer Corredor also gutted all of the bathrooms, resulting in a major redesign of the master. She jettisoned the whirlpool and created the dazzling illusion of a floating tub. From an area where there were two toilets, she eliminated one to make a grand rectangular shower, which became an overall showpiece. The master bath went from being just a functional water closet to a sophisticated spa-like space. “The client said I was ‘delicious’ after seeing the change,” laughed Jennifer Corredor, who emphasized that her clients love their part-time life in South Florida more each time they come down. Even when the husband has to work from their Miami Beach digs, he is surrounded by tropical beauty. For instance, there are times when the master bedroom must double as the husband’s home office. The room had to be large enough to accommodate a working space for this purpose. So Jennifer Corredor placed an appropriate table near the window and across from the king-size bed. “No blocking of the amazing water view was necessary,” she says. “I kept an open space with a lot of white so It functions well and the work space fits right in.” She repeated the bold modern art in the room as well as in the guest bedroom, which also has a workspace for the sons when they are home from school and need to study. The designer is still happy and glowing with the results of her toil in this apartment. She gets a “spiritual feeling” when she walks inside. “It is so peaceful and serene, with subtle hints of explosive statements,” she says. “The entire space is open, yet anchored by the warmth of the exotic woods.” The client wrote Jennifer Corredor a letter at the end of the project congratulating her on a job well done. She revealed that owning a Miami Beach home was her husband’s dream 30 years ago. “Now we have a quality perfect yet practical home,” she wrote to the designer. “You solved the challenges, and the end result far exceeds our expectations. The grand living room needed large focal pieces, so our design team began by selecting the large iron chandelier to anchor the space. The black iron of the chandelier echoes the black window trim of the two story windows and fills the volume of space nicely. The plain fireplace wall was underwhelming, so our team selected four slabs of premium Calcutta gold marble and butterfly bookmatched the slabs to add a sophisticated focal point. Tall sheer drapes add height and subtle drama to the space. The comfortable sectional sofa and woven side chairs provide the perfect space for relaxing or for entertaining guests. Woven end tables, a woven table lamp, woven baskets and tall olive trees add texture and a casual touch to the space. The expansive sliding glass doors provide indoor/outdoor entertainment and ease of traffic flow when a large number of guests are gathered.

Located on farmland in McLean, Virginia, the American Farmhouse balances the expected comforts of a new home with the bucolic beauty of an old farmhouse. The final site plan still has evidence showing parallel courses of the barn’s destiny. The house mass is broken and lowered so that the home can remain secondary to the monolithic barn structure. Earthy and elemental materials are selected for the home that reference the barn without directly mimicking it. Wooden members found inside the barn and from other barns bridge ceilings and are used in floors along with rustic slate adding to a sense of simplicity to the farmhouse design. The age and patina of the barn is reflected in the house’s textural use of board and batten and field stone layered similar to stone foundations. The original development plan was to demolish the existing barn and construct three suburban homes. Part of an endangered breed, as one of the few remaining barns in the area, it was originally viewed as a challenge in a luxury home construction with several difficulties posed to the impending project: it would be expensive to renovate, vulnerable to demolition, and threatened by urban sprawl. However, instead of trying to alter or destroy the barn, the structure was fully embraced into the traditional architecture project as a centerpiece and was used as the inspiration for the home. The new house was sited parallel to the barn so that views to the barn gable were accessible.

It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

When my client had to move from her company office to work at home, she set up in the dining room. Despite her best efforts, this was not the long-term solution she was looking for. My client realized she needed a dedicated space not on the main floor of the home. On one hand, having your office space right next to the kitchen is handy. On the other hand, it made separating work and home life was not that easy. The house was a ranch. In essence, the basement would run entire length of the home. As we came down the steps, we entered a time capsule. The house was built in the 1950’s. The walls were covered with original knotty pine paneling. There was a wood burning fireplace and considering this was a basement, high ceilings. In addition, there was everything her family could not store at their own homes. As we wound though the space, I though “wow this has potential”, Eventually, after walking through the laundry room we came to a small nicely lit room. This would be the office. My client looked at me and asked what I thought. Undoubtedly, I said, this can be a great workspace, but do you really want to walk through this basement and laundry to get here? Without reservation, my client said where do we start? Once the design was in place, we started the renovation. The knotty pine paneling had to go. Specifically, to add some insulation and control the dampness and humidity. The laundry room wall was relocated to create a hallway to the office. At the far end of the room, we designated a workout zone. Weights, mats, exercise bike and television are at the ready for morning or afternoon workouts. The space can be concealed by a folding screen for party time. Doors to an old closet under the stairs were relocated to the workout area for hidden storage. Now we had nice wall for a beautiful console and mirror for storage and serving during parties. In order to add architectural details, we covered the old ugly support columns with simple recessed millwork panels. This detail created a visual division between the bar area and the seating area in front of the fireplace. The old red brick on the fireplace surround was replaced with stack stone. A mantle was made from reclaimed wood. Additional reclaimed wood floating shelves left and right of the fireplace provides decorative display while maintaining a rustic element balancing the copper end table and leather swivel rocker. We found an amazing rug which tied all of the colors together further defining the gathering space. Russet and burnt orange became the accent color unifying each space. With a bit of whimsy, a rather unusual light fixture which looks like roots from a tree growing through the ceiling is a conversation piece. The office space is quite and removed from the main part of the basement. There is a desk large enough for multiple screens, a small bookcase holding office supplies and a comfortable chair for conference calls. Because working from home requires many online meetings, we added a shiplap wall painted in Hale Navy to contrast with the orange fabric on the chair. We finished the décor with a painting from my client’s father. This is the background online visitors will see. The last and best part of the renovation is the beautiful bar. My client is an avid collector of wine. She already had the EuroCave refrigerator, so I incorporated it into the design. The cabinets are painted Temptation Grey from Benjamin Moore. The counter tops are my favorite hard working quartzite Brown Fantasy. The backsplash is a combination of rustic wood and old tin ceiling like porcelain tiles. Together with the textures of the reclaimed wood and hide poofs balanced against the smooth finish of the cabinets, we created a comfortable luxury for relaxing. There is ample storage for bottles, cans, glasses, and anything else you can think of for a great party. In addition to the wine storage, we incorporated a beverage refrigerator, an ice maker, and a sink. Floating shelves with integrated lighting illuminate the back bar. The raised height of the front bar provides the perfect wine tasting and paring spot. I especially love the pendant lights which look like wine glasses. Finally, I selected carpet for the stairs and office. It is perfect for noise reduction. Meanwhile for the overall flooring, I specifically selected a high-performance vinyl plank floor. We often use this product as it is perfect to install on a concrete floor. It is soft to walk on, easy to clean and does not reduce the overall height of the space.

These seamed draperies are a great solution for two story windows. Adding fabric softens the space and having the second color on the bottom balances out the tall ceilings.
