A 6,000 square foot 2-story new home complex in Milpitas was designed to facilitate the owners’ large business parties and gatherings, to have rooms for the kids to come back to upstairs, and a ground floor master suite with a huge walk-in closet. Several separate structures make up the dwelling: The main house, 3-car garage with carport for overflow parking, and a separate entertainment and recreation building separated by a courtyard from the main house. The business activities include gatherings in the hundreds of people, so parking was maximized and guests can flow in through a separate gate to party in the courtyard and recreation building. Inside this structure is a wet bar, billiard room, workout gym and home theater. The main house ground floor has formal and informal living rooms, open kitchen and master suite with views and expansive windows in every direction. The house is sited on the crestline of a hill with views of the San Francisco Bay and private golf course below. The indoor-outdoor aspect of the house is further accentuated with outside living and dining areas. High ceilings and expansive glass walls dissolve the sense of enclosure taking advantage of the site’s openness and privacy. The owner’s suite is downstairs in anticipation of aging-in-place, and upstairs there are three bedrooms and four bathrooms plus a sitting area lounge and casual TV loft area. The house sits on one acre at the top of a low hill range overlooking Milpitas. The city was very cognizant of the importance of keeping a low profile at this crestline and required extensive story poles and photo evidence of the proper height and siting so as not to be seen from certain selected vantage points. We took on the kitchen, two bathrooms and a powder room. The layout in the kitchen was functional for them, so we kept that pretty much as is. Our client wanted a contemporary-leaning transitional look — nice clean lines with a gray and white palette. Light gray cabinets with a slightly darker gray subway tile keep the northern exposure light and airy. They also purchased some new furniture for their breakfast room and adjoining family room, so the whole space looks completely styled and new. The light fixtures are staggered and give a nice rhythm to the otherwise serene feel. The homeowners were not 100% sold on the flooring choice for little powder room off the kitchen when I first showed it, but now they think it is one of the most interesting features of the design. I always try to “push” my clients a little bit because that’s when things can get really fun and this is what you are paying for after all, ideas that you may not come up with on your own. We also worked on the two upstairs bathrooms. We started first on the hall bath which was basically just in need of a face lift. The floor is porcelain tile made to look like carrera marble. The vanity is white Shaker doors fitted with a white quartz top. We re-glazed the cast iron tub. The master bath was a tub to shower conversion. We used a wood look porcelain plank on the main floor along with a Kohler Tailored vanity. The custom shower has a barn door shower door, and vinyl wallpaper in the sink area gives a rich textured look to the space. Overall, it’s a pretty sophisticated look for its smaller fooprint. Hi everyone, I'm Sarah and Ogun we are here with fine line kitchens. So we are a couple working together. I do the interior design and remodeling of the space material selection meeting with the clients. And I handled operations outside, you know meaning all the construction work that is taking place the inside. The houses that we work in. I handle all the aspects of the construction, so today's project is very special. We're in Vienna and the client had a very big family. It's a family of seven that lives here. So we had a few aspects that we needed to keep in mind while designing this one. Having everybody be able to sit on the island. So we wanted plenty of seating all the way around. We didn't want anybody standing or anything like that. So what we did is we maximize the space. The center island is the biggest part of the kitchen. We use a natural stone to kind of give it a beautiful texture versus quartz. It's kind of standard white or kind of fabricated, so I wanted something very natural. We did this because I took my inspiration from the outside, so the inspiration if you look at the view right in front of me is there are so many greens there's a lot of brass accents and I wanted to bring this. Into this kitchen while designing it for my clients. She is very warm very. She wanted a very homey, comfy kind of look for the kitchen. So that's what we did today. As you can see, the cabinets are sage green, very light, so I still think it's a neutral, but it's a lighter color that again brings the outside in and we combine that with the oak right behind me so it's a slightly warm oak. It's not very dark. It's not very light. It's a medium brown and the same color went on the island. To kind of tie these two in and the backsplash, my favorite part is where you can see a little bit of design. It is, in my opinion still classic, but includes a pattern so the outside part is as we said in the beginning, is handled by my husband. I'd like him to speak a little bit about that. Thanks, Sarah, I want to talk to you guys a little bit about the construction part of this project. Originally this kitchen was located mostly in this area. They had their stove there sing. It was more of a peninsula layout in Sarah's and the customer vision they wanted. They wanted to get rid of the peninsula and they want to be able to have a huge island that can at least sit seven people because they're familiar with seven. So we wanted to make sure that we can achieve this design and bring it to life so that they can be happy with this layout. Some of the challenges we had, the house, the home being, you know, old home. There were a lot of you know the older electrical and plumbing that had to be replaced. We had to relocate the stove from here to this area. Over here we had put a nice foot fan that we had to relocate all the ductwork and the plumbing. Was being on the peninsula area. We had to relocate it to the center islands. So we achieved all this and kind of like bring it to bring in this kitchen up to date it looks beautiful. That's true, so yes, the old layout did not function for my clients because everything was kind of gathered on one side of the kitchen. So there was like a peninsula right there. So the end of this island kind of continued straight. And that was just the L shape. Kind of where everything was and there used to be another big table here, so they were using only kind of half of the space. So like I said at the beginning, our vision was to kind of feed everybody at the island, create some symmetry. 'cause I love that. So as you can see behind me, this is kind of the focal point symmetrical. Everything is kind of even we wanted to also panel the fridge here so it mimics the pantry and another size. So when you're looking at it, it is bringing again that symmetry back again. I hope you enjoyed this kitchen and this video and I'll see you soon. So how do you think this project turned out? It's nice. I like the color. I think it turned out nice. It's kind of like a little bit different color than what we always do. So I realize. As written in Northern Home & Cottage by Elizabeth Edwards Sara and Paul Matthews call their head-turning home, located in a sweet neighborhood just up the hill from downtown Petoskey, “a very human story.” Indeed it is. Sara and her husband, Paul, have a special-needs son as well as an energetic middle-school daughter. This home has an answer for everyone. Located down the street from the school, it is ideally situated for their daughter and a self-contained apartment off the great room accommodates all their son’s needs while giving his caretakers privacy—and the family theirs. The Matthews began the building process by taking their thoughts and needs to Stephanie Baldwin and her team at Edgewater Design Group. Beyond the above considerations, they wanted their new home to be low maintenance and to stand out architecturally, “But not so much that anyone would complain that it didn’t work in our neighborhood,” says Sara. “We were thrilled that Edgewater listened to us and were able to give us a unique-looking house that is meeting all our needs.” Lombardy LLC built this handsome home with Paul working alongside the construction crew throughout the project. The low maintenance exterior is a cutting-edge blend of stacked stone, black corrugated steel, black framed windows and Douglas fir soffits—elements that add up to an organic contemporary look. The use of black steel, including interior beams and the staircase system, lend an industrial vibe that is courtesy of the Matthews’ friend Dan Mello of Trimet Industries in Traverse City. The couple first met Dan, a metal fabricator, a number of years ago, right around the time they found out that their then two-year-old son would never be able to walk. After the couple explained to Dan that they couldn’t find a solution for a child who wasn’t big enough for a wheelchair, he designed a comfortable, rolling chair that was just perfect. They still use it. The couple’s gratitude for the chair resulted in a trusting relationship with Dan, so it was natural for them to welcome his talents into their home-building process. A maple floor finished to bring out all of its color-tones envelops the room in warmth. Alder doors and trim and a Doug fir ceiling reflect that warmth. Clearstory windows and floor-to-ceiling window banks fill the space with light—and with views of the spacious grounds that will become a canvas for Paul, a retired landscaper. The couple’s vibrant art pieces play off against modernist furniture and lighting that is due to an inspired collaboration between Sara and interior designer Kelly Paulsen. “She was absolutely instrumental to the project,” Sara says. “I went through two designers before I finally found Kelly.” The open clean-lined kitchen, butler’s pantry outfitted with a beverage center and Miele coffee machine (that allows guests to wait on themselves when Sara is cooking), and an outdoor room that centers around a wood-burning fireplace, all make for easy, fabulous entertaining. A den just off the great room houses the big-screen television and Sara’s loom— making for relaxing evenings of weaving, game watching and togetherness. Tourgoers will leave understanding that this house is everything great design should be. Form following function—and solving very human issues with soul-soothing style.

The modern kitchen of the 1950’s was streamlined with built-in appliances and ample cabinet storage! Unfortunately, modern of the 50’s isn’t so modern anymore so these homeowners tore the kitchen out and along with it, a wall. I was called in after demo was completed to help with the design! A good kitchen design isn’t just about aesthetics — gorgeous cabinets, beautiful floors, fabulous appliances, and one-of-a-kind countertops. Although those are all very important, function and organization are always my first priority. Organization isn’t just about having a space designated for each kitchen item. It has more to do with keeping all your necessary gadgets used for a certain task within reach. Even small kitchens can have different zones. In this kitchen we designated the back wall for the baking area. And in doing so, we made sure there was ample space and organization for all of their baking goodies. We even added a few more inches of depth to the wall cabinet to accommodate storage needs. Every era has trending colors! We chose to stay with the classic white and a neutral cappuccino to do a two-tone cabinet. Then we accented the baking cabinets with charcoal. Unless you are feeling inspired by a new trending color, only a splash of the color is necessary to update your space. If you aren’t brave enough to put it on your cabinets, bring it in through a rug or some new accessories. Granite will always be my number one choice for countertops! It’s durability, color range, and uniqueness set it apart from all the man-made options out there. This color, Santa Cecilia, has been a popular color for ages and blends seamlessly with the kitchen palette. We are spoiled today to have so many options for our kitchens! Dining Room, Red Wall & Ceiling Glaze/Faux, Gold Transitional Ceiling & Gold Leafed "marble veins" in Center Red Ceiling Laguna Niguel, CA Interior Designer, Shan Luvisa of Obvious Flair www.obviousflair.com Shan asked for an elegant red faux finish to coordinate with her chosen fabrics in this room. She also wanted a very subtle veined effect on the center portion of the red ceiling, and glazed to match the rest of the red. It was a lovely effect; it's elegance lasts and lasts. Our client absolutely loved her soft suede-like walls. This room was designed in 2001 - back in the day of old-school film in cameras! The date stamp showed these finishes were performed in 2001. I have seen this circumstance over and over..... A well-designed & exceptionally performed faux finish will last for MANY years. A well-chosen finish is rarely tiring. Our clients tend to grow into them; they fall in love with these great finishes each time they enter an area. A Story: A few years ago, I entered a home in a prominent area in Newport Beach called One Ford Road in which we had added extensive finishes throughout for the original owner when the home was newly built. We were called in to perform touchups by this home's current and fourth owner, readying the house to put it on the market for Owner #5! All of our faux finishes throughout were still intact, and in fact were key selling points to the home; which had one the Gold Award for the ASID/OC Home Under 3,500 square feet designed by the late Stephen L. Stein of SLS Designs in 2001. Another Story: Interior Art was called into see a new home in Coto de Caza, CA years ago; our new client a busy real estate agent in the area. He asked me what I could do to their new home to create a dazzling space for his wife. He made it his point to let me know of his promise to his wife that he would make it extraordinarily comfortable for her. My client was in the dog house, bigtime. He sheepishly explained he needed to save his marriage by vowing to his wife he'd NEVER make her move again. She was tired of moving; this home was the 11th house they'd lived in within the past 10 years! We suggested approximately $30,000 in artistic/faux finishes. They said yes to all of it, "Whatever Julie wants", my client said. Once we completed adding artistic & faux details throughout, both of my clients were extraordinarily happy - their comments, "Everything is so beautiful; it feels so comfortable. You've made our house into a home." To my surprise; within the year, my client called me and excitedly told me, "Julie is about to kill me! I just sold the house!" My client had one of HIS clients walk through his home. "Jackie, she gave me an offer I couldn't refuse! I just set a record! I sold my house for the highest $$ amount per square foot in Coto de Caza! She saw the house, went wild for it, turned to me and said, 'whatever it costs, I don't care, I HAVE to have this house' ." His buyer felt an emotional pull towards the house. "It was because of your finishes, Jackie". I was thrilled to hear his excitement, and afraid for his wife. My client did, indeed find a beautiful, much bigger home for his wife in another part of Coto de Caza, which presented us with a whole new canvas to play with throughout. I've witnessed countless of these stories firsthand. Interior Art's finishes which we performed well over 10 years ago are still fresh and remain an elegant addition to a beautiful space. The longevity of these finishes is a consideration on choosing your wall colors/artistic details. The upgrades will pay off, both emotionally and in equity.

Link-a-sink copper sink. Santa Cecilia granite. Avoid the Watermark Designs faucets like the plague: Wall mounted vanity faucet was loose. They shipped a replacement cartridge free of charge but took 4 weeks. Delta sent one for another bathroom and was received within a few days free of charge. Mirror lacked instructions on how to put it up. When the mirror slipped, we tightened the 3mm set screws that press against the glass. The glass cracked. They said we tightened the screws too much. Well otherwise the glass slipped down. No torque spec. Additionally they blamed us for not installing the protective felt that did NOT come with the mirror. No mention of the felt in the instructions....in fact, no mention of the word "mirror" is in the instructions on how to put it up. They have since changed their instructions so why did they blame me? They finally supplied a replacement mirror but took 10 weeks (!!!) and countless phone calls. They actually sent the mechanical engineering drawings with dimensions to me for the mirror holder. I was able to identify 13 *very* basic design flaws. Hand shower tilts down by its own weight. They have a set screw to provide friction that presses against the threads of another screw. Horrible design likely to fail multiple times over the course of ownership. Toilet paper holder has two pieces held together by a machine screw. Threads came stripped probably due to incorrect/short screw. Fortunately a large screw held it together. Shower faucets have the cover plates attach by screwing a piece into an adapter that screws into yet another adapter that screws into the valve. Of course they all spin when you tighten them and you are supposed to set one of the inner adapters to within a millimeter of the outer trim. Horrible design. Instructions for setting the depth of the shower faucet are extremely misleading (product lines and finishes using multiple codes and overlapping codes, poor part numbering scheme) to the contractors and do not follow GMP resulting in the wrong depth set by the contractor. Finishes are beautiful but not all the pieces match. Multiple phone calls to customer service promise return phone calls that never happen. Although if it weren't for one person, A.S., I would have returned everything. Thank you A.S. No parts breakdown on any items so if you need something, you need to call them....and then wait 8-10 weeks as nothing is stocked. I spent thousands of dollars expecting top of the line faucets. I feel like I got raped.

I received an enquiry from a property in Crowthorne to come and survey an unknown Flagstone Floor in a converted barn that was ready to be rented out. The owners where concerned the stone was letting the rest of the property down due to it being dirty and heavily stained, particularly around the kitchen and entrance areas. If your selling or renting out a property it really needs to look its best if you want to achieve a good price. Having spoken over the phone we agreed a date for me to pop over to complete a survey. From further inspection I confirmed the stone was in fact a Sandstone, it was also clear that the sealer protecting the stone from ingrained dirt had worn away and was now allowing dirt and staining to ruin the appearance of the flagstones. It was a large floor so I measured up so I could work out the quantities of cleaning and sealing products needed and then walked the customer through the cleaning process. Later that day I sent over a detailed quotation which was accepted, and a date agreed for my return. I should mention this work took place during the Covid restrictions, fortunately being a rental property, I was able to work in the property alone. To deep clean the floor and remove the ingrained dirt and staining I used a strong dilution of Tile Doctor Pro-Clean. It is sprayed onto the floor and left to soak in for five minutes before agitating with a Black scrubbing pad fitted to a weighted buffing machine. The resultant slurry was then wet extracted away using a powerful high-pressure van mounted extracting system. This action cleaned up most of the stone nicely however certain areas where heavily stained, particularly in the kitchen area where food and drink stains were more apparent. To tackle this, I applied a stronger cleaner/stripper product called Tile Doctor Remove and Go this time allowing ten minutes for it to soak in before scrubbing the surface with a very coarse 100-grit soft milling pad. This took quite a few attempts each time extracting the slurry away and then inspecting the floor to see if more work was needed. Happy the stains have been removed, I then focused on renovating the surface Sandstone after the application of the coarse pad. This involves the application of several finer grit burnishing pads which close the pores and adds a subtle polish to the Sandstone. As I started with 100-grit pad it was necessary to gradually refine the surface with an incremental series of pads that included 200, 400 and finally 800-grit pads. Then to ensure a uniform finish across the floor I continued the 400 and 800 grit pads throughout the property. Water is used to lubricate the process and this turns into a fine slurry that is rinse extracted as before. The cleaning process took up the whole of the first day and I am pleased to say the Sandstone floor looked very clean after I had finished. The stone was then allowed dry off overnight with the aid of an industrial air mover and I returned later the next day to apply a new protective seal. In the meantime, my customer had been over to check out the floor and were over the moon with how it looked and wanted to keep the finish as natural as possible. With this in mind, I applied Tile Doctor Ultra-Seal sealer to the Sandstone throughout, only two coats were needed. This is a premium sealer that is almost invisible and works by penetrating the stone thus preventing dirt from becoming ingrained. Once done the floor looked very clean and much brighter than before, it now had that wow factor which will help it attract a good yield in the rental market. The trouble with rental properties of course is making sure the tenant uses the right product to maintain the floor and not a typical supermarket tile cleaner that are only designed for use on Ceramic and Porcelain tiles. In fact, these types of cleaning product can slowly strip the sealer off the floor so it’s always worth checking the label before purchasing. Fortunately Tile Doctor sells a product called Neutral Cleaner that is ideal for maintaining sealed stone floors, so I left them with a complimentary bottle and recommended they get some more to leave under the sink for the new tenant. The angle of this photo doesn't show it but this adorable nursery is for brother and sister twins! The space is small, with both cribs the only place to put the changing table / dresser was in the closet. We opted to demo the actual closet and make the space open so we could really utilize every square inch.
