Built in 1907 and nestled into the beating heart of San Fran’s Bernal Heights neighbourhood, this adorable abode was an unpolished gem ready to be turned into our clients’ dream home. Our mission was to gift Bonview with classic, natural and timeless style while setting it up with impressive functionality so that it was ready to be the pet-friendly, kid-friendly and entertaining-friendly home they needed it to be. Mission accepted! Our clients’ vision was clear: They wanted whites, blacks and wood tones with texture and personality. Oh, and that spunky wine fridge? Yep, that was a non-negotiable. ? “It’s not unusual for our friends and family to drop past unannounced any day of the week. And we love it!” They told us during our initial Design Therapy Sesh. We knew immediately what she meant - we have an open-door policy with our families, too! Which was why we consciously created living spaces that were open, inviting and welcoming. Now, the only problem our clients would have would be convincing their guests to leave! Our clients also enjoyed cooking and baking casually, so we created an organized, intuitive and functional kitchen and pantry that made whipping up homemade dips and snacks for their game nights a breeze.

When re-purposing authentic antique gates it is important to take a few things into consideration as some of these projects can get costly and you'll want to make sure your results justify your investment. One of the details you'll want to consider if you're planning or have already purchased an antique gate is to make sure it can be modified to fit the opening you would like to use it in. In this case, the door was larger so a cut-down was easily done. Because the gate came with the original rustic iron hinges we opted to keep those as decorative features wile we retrofitted the gate with new operational hinges which will carry the weight of the gate for at least another century. Preserving the authentic characteristics of antique gates is of essence so you'll want to make sure you keep as much of the original elements when the retrofitting project is planned out. The challenge you'll have when pairing an antique gate with functional locking hardware is making sure the hardware will complement your gate's original character. This architectural gate was graciously fitted with a surface mounted mortise and lever box which allows the gate to be used conveniently as any other door in the house while having the option to lock it safely at night or while the homeowners are away on vacation. We opted for a rustic surface mounted lever and mortise lock system because the gate's thickness wasn't enough to install a regular inset roller catch and mortise box as in the gates we build from scratch. With an ideal location in the Pacific Heights neighborhood of San Francisco, this dated Victorian residence had "beautiful bones" but had been sitting on the market for a year before being purchased with plans to revitalize the interior. Interior designer, Noel Han, explained, "Historical Victorian homes in this area often have beautiful architectural elements that I aim to preserve, but the floor plan and layout tend to be stuffy, not live-able and not light filled. Modern families want bright, light-filled, spacious rooms that take advantage of outdoor views and living spaces, and function well for storage, meals and entertaining." Preserving the architectural integrity and special features of the home was one of Han's goals but at the same time, she re-designed the space, moving walls and adding windows to create an open floorplan that flowed easily between the kitchen and outdoor living spaces. Where the range once stood in the original design, now an entire wall of windows provides panoramic views of the outdoors and fills the kitchen with light. Below the windows, Han designed a long bank of base cabinets with drawers to provide plenty of storage and work surface. Light now pours into the space even on foggy days. The range was moved to the opposite wall so that beautiful window views could be added to the kitchen. Han selected a palette of finishes with an eye toward creating a "soft color aesthetic". "White painted finishes are very popular right now but would have felt stark and cold in this space," she explained. "The French grey paint from Dura Supreme was a perfect complement for this vintage Victorian home, to create a classic color scheme". "This beautiful home already had hardware elements with a vintage brass finish, so I carefully selected antiqued, brushed brass hardware, plumbing and metal finishes to blend with the original elements," said Han. She continued, "The La Cornue French Range adds modern function with a French antique look." I have previously worked in every level of this home – project images can be viewed on Riverdale Top to Bottom Renovation – the Third Floor was the final frontier and the transformation is quite spectacular (even if I say so myself!). Before and after pictures can be found on our website. My client’s twin boys were rapidly outgrowing their little nursery on the second floor and so plans were drawn up to renovate the third floor…. All of this work was done with my clients / kids / pets living at home. We erected a scaffolding tower at the side of the home and this was how all the trades got in and out throughout the project – the scaffolding stairs were actually wider and provided easier access than the original staircase. The original footprint comprised of 3 bedrooms (one generous sized guest bedroom at the front of the house that we retained and two smaller oddly shaped rooms with cove ceilings and angles that really prevented them being useful) plus an internal powder room. We pushed the rear internal wall of the powder room back to the exterior wall so that we could build a generous sized bathroom that will see the boys through the years. The walls and floors are neutral and we added a pop of blue with the vanity. One of my favourite elements is the river rock tile inset mat that is great for little feet to walk on – especially when the underfloor heating is on! The twin bedroom is breathtaking – the previous rooms were so small it was really hard to photograph them but if you check out the before and after section below it paints a pretty good picture. A 12’ wide dormer makes this floor feel like a treehouse and the light is amazing. We incorporated some gorgeous lighting in this room – 2 styles of sconces and a custom pendant. I love the second life carpet and the checked roman blind fabric. It’s a space that is large and comfortable enough for the whole family to sit in and enjoy. The third floor hallway was transformed by straightening the walls and levelling the ceiling. The custom light fixture / art installation guarantees you pause at the foot of the stairs. This moody Industrial Farmhouse Kitchen is one of our all time favorite designs! Lucky for us this young family called upon our skills yet again to dream & deliver a cohesive new look for the entire main level of their Moorestown, New Jersey home. We knew Tracy & Tim really loved the end result of their mancave basement, with its painted black ceiling, and industrial vibe. The kitchen, however, needed to be a bit lighter so it would connect to the rest of their home. Solutions: bigger windows, dark gray & distressed walnut cabinets, a burnished copper hood, mesh textures (both in the bar and the stools), lighter quartz counters, and a backsplash that looks like whitewashed brick. We even infused some extra style and function by having a custom bay storage bench created for their empty bay window.

Jennifer and Dan have lived in their Deer Park Illinois home for 15 years, slowly making minor fixes like painting and decorating; but they had a new plan for their kitchen the entire time. An awkwardly placed garage door, and an island cooktop with a terrible downdraft made a full-scale kitchen remodel an absolute must. Jennifer had many ideas in mind and wanted to work with a company that could provide high-end work, while partnering with a designer that would tailor the kitchen to her ideas. She was intrigued by the phrase “Common Sense Remodeling” in Advance Design’s feature she discovered while perusing an issue of the community’s Quintessential Barrington Magazine. Doing further research on the company’s website, as she looked through project profiles and read about Advance Design’s “Common Sense Remodeling” philosophy, she promptly scheduled an appointment to see if the people and ideas she read about were truly who they said they were. The more she read, the more she knew that the “Common Sense” approach to remodeling they described was exactly the type of company she was looking for. The partnership was sealed after an initial consultation with Owner Todd Jurs and Project Designer Michelle Lecinski. They displayed a combination of friendliness, professionalism and respect that was unmatched by any of the other companies Jennifer talked to. We worked together really well to make her ideas into the practical reality necessary for a well-functioning kitchen, with the look and feel that she had envisioned”, says Michelle. “Michelle was wonderful in using the CAD system she would show me new drawings every time we changed the layout while working through the design,” Jennifer said. “She was a really wonderful partner in execution, she made sure everything happened quickly and easily.” The finished design drew out elements of Jennifer’s style and personality. The pair call the look “sophisticated farmhouse” to describe the kitchen renovation to family and friends. The result was a beautifully crafted, authentic-feeling space that satisfied Jennifer’s dreams 15 years in the making. The whole project consisted of a kitchen remodel, mudroom upgrade with powder room, and garage entry relocation. “The projects I personally like the best, are the ones that put the client’s dreams on display,” Project Designer Michelle said. “And this is one of those projects.” The main focal point of the kitchen is custom zinc and brass ventilation hood with a vintage sheen, which was hand made to order by a small company in Indiana named Vogler Metalworking. “It’s like sculpture, a true work of art”, says Jennifer. Your eye is immediately drawn towards this elegant yet practical hood that eliminated the home’s downdraft problem and added a striking conversation piece at the same time. The carpenters had to use special gloves when transporting and installing it, so they didn’t smudge it with fingerprints. The beautiful hood centers proudly over the stunning black enamel and brass LaCornue Range. “I had a friend who had a LaCornue range and after learning how easy it was to cook perfect meals, I was convinced I wanted to have one”, says Jennifer. This unique, breathtaking combination anchors the entire kitchen and is apparent immediately as you walk into the great room the surrounds the space. DuraSupreme Crestwood cabinets with a Kendall Panel add function and sophistication. A custom gray paint color paired with a storm blue was developed so that the new kitchen looked like it belonged to the existing space. Unlacquered brass faucets and hardware were important to Jennifer because she wanted the living finishes to age over time. Remarkable brass diamond mesh cabinet door inserts imported from the UK continue to add this one-of-a-kind kitchen renovation; giving it a “you won’t see this everywhere” quality. The use of old railcar flooring for the coffee bar countertop and reclaimed oak for the open shelving gives an authenticity to the space uncommon in kitchens today. Jennifer and Michelle fell in love with the Limestone Grey Stone while they were investigating unique island countertop ideas. They liked the fact that the limestone as a living finish will age and change over time. Calcutta Miel Quartz countertops made for an excellent pairing around the perimeter, as it’s durable and perfect for cooking preparations. A textured white subway tile backsplash that runs to the ceiling keeps your eye moving towards the open shelving, and to the main focal point of the stunning range hood combination. “The kitchen functions beautifully, and it’s gorgeous,” beams Jennifer as she gestures with both hands while smiling ear to ear. “The most important thing was I wanted a kitchen that had a wonderful flow, cooked beautiful meals and was a great gathering place for family and friends, and this space does that perfectly! Beauty wise, it turned out exactly how I had envisioned. I felt the function part was the hardest part, and that was nailed”! Relocating the garage entry to the new mudroom was a huge priority and has finally separated the family’s arriving home functions from their kitchen. Now coats and shoes and bags have their own area for dropping once members arrive home. Matching gray DuraSupreme cabinetry helped create gorgeous, purposeful lockers for the family. A reclaimed vintage sink and custom wall paper were added to the tiny powder room to beautify the once previously only functional space. Advance Design was even able to create a custom space for their dog to sleep while the family is away. “It was unbelievable that a project of this size was completed in such a short time, and I think that’s because of the large amount of planning and preparation that went into it,” Jennifer marveled, “When we started, we were ready, and everything was prepared”. When it came to execution, Project Manager Justin Davis and his crew were quick, accessible, and organized. Projects like this kitchen are typically completed in as little as 8-10 weeks. Jennifer’s kitchen however despite the relocation of some challenging HVAC in a soffit and moving of an exterior door was completed remarkably fast in part because the team was working with an existing tile floor that ran throughout the first floor that the client really loved. “You get to know these people really well because they’re living in your house while you’re living in your house. They were so fast and really good, it didn’t take as long as even planned” reported Jennifer. “I would text Justin and he always responded almost immediately. I got to know all the guys who were working in our house and they were all wonderful people”. Details in a customized kitchen like this one require skill and care from the people who install it. “All the guys on the job were skilled at what the did. I wanted small details like little feet to look like furniture, that is where their carpentry skill came in to make these all perfect”, said Jennifer. “The tile guys were wonderful. They even let me determine how I wanted the texture with the grout to appear for a salt and pepper look; now that is a very skilled trade person making it custom”. In Jennifer’s interview, she continued to reference Advance Design’s “Common Sense Remodeling”, so I took a minute to ask her exactly what that phrase meant to her and how it played out in her experience with her project and the Advance Design team. Here is what she said: “I was intrigued about Common Sense Remodeling and in my head that there would be clear costs and prices, great communication between the design team, the execution team and me”, said Jennifer. They did deliver on that, it was so clear about the cost breakdown, what I could expect from everyone who came to my house, and everything that we had ordered. That to me is the Common Sense”! It’s great to see a client take literally our assertion that a well-planned remodeling project is simply “Common Sense”! She anticipated each step of the way would be clear, concise, and predictable, all the while protecting the outcome due to the careful upfront planning. “Advance Design delivered on their ‘Common Sense Remodeling’ promise,” Jennifer said. “From the design team, to the execution team - everything was straight forward like I imagined. The project turned out exactly how I envisioned, I enjoyed this process and absolutely would recommend Advance Design Studio to anyone.”

This beautiful French Provincial home is set on 10 acres, nestled perfectly in the oak trees. The original home was built in 1974 and had two large additions added; a great room in 1990 and a main floor master suite in 2001. This was my dream project: a full gut renovation of the entire 4,300 square foot home! I contracted the project myself, and we finished the interior remodel in just six months. The exterior received complete attention as well. The 1970s mottled brown brick went white to completely transform the look from dated to classic French. Inside, walls were removed and doorways widened to create an open floor plan that functions so well for everyday living as well as entertaining. The white walls and white trim make everything new, fresh and bright. It is so rewarding to see something old transformed into something new, more beautiful and more functional.

As written in Northern Home & Cottage by Elizabeth Edwards Sara and Paul Matthews call their head-turning home, located in a sweet neighborhood just up the hill from downtown Petoskey, “a very human story.” Indeed it is. Sara and her husband, Paul, have a special-needs son as well as an energetic middle-school daughter. This home has an answer for everyone. Located down the street from the school, it is ideally situated for their daughter and a self-contained apartment off the great room accommodates all their son’s needs while giving his caretakers privacy—and the family theirs. The Matthews began the building process by taking their thoughts and needs to Stephanie Baldwin and her team at Edgewater Design Group. Beyond the above considerations, they wanted their new home to be low maintenance and to stand out architecturally, “But not so much that anyone would complain that it didn’t work in our neighborhood,” says Sara. “We were thrilled that Edgewater listened to us and were able to give us a unique-looking house that is meeting all our needs.” Lombardy LLC built this handsome home with Paul working alongside the construction crew throughout the project. The low maintenance exterior is a cutting-edge blend of stacked stone, black corrugated steel, black framed windows and Douglas fir soffits—elements that add up to an organic contemporary look. The use of black steel, including interior beams and the staircase system, lend an industrial vibe that is courtesy of the Matthews’ friend Dan Mello of Trimet Industries in Traverse City. The couple first met Dan, a metal fabricator, a number of years ago, right around the time they found out that their then two-year-old son would never be able to walk. After the couple explained to Dan that they couldn’t find a solution for a child who wasn’t big enough for a wheelchair, he designed a comfortable, rolling chair that was just perfect. They still use it. The couple’s gratitude for the chair resulted in a trusting relationship with Dan, so it was natural for them to welcome his talents into their home-building process. A maple floor finished to bring out all of its color-tones envelops the room in warmth. Alder doors and trim and a Doug fir ceiling reflect that warmth. Clearstory windows and floor-to-ceiling window banks fill the space with light—and with views of the spacious grounds that will become a canvas for Paul, a retired landscaper. The couple’s vibrant art pieces play off against modernist furniture and lighting that is due to an inspired collaboration between Sara and interior designer Kelly Paulsen. “She was absolutely instrumental to the project,” Sara says. “I went through two designers before I finally found Kelly.” The open clean-lined kitchen, butler’s pantry outfitted with a beverage center and Miele coffee machine (that allows guests to wait on themselves when Sara is cooking), and an outdoor room that centers around a wood-burning fireplace, all make for easy, fabulous entertaining. A den just off the great room houses the big-screen television and Sara’s loom— making for relaxing evenings of weaving, game watching and togetherness. Tourgoers will leave understanding that this house is everything great design should be. Form following function—and solving very human issues with soul-soothing style.

For our client, who had previous experience working with architects, we enlarged, completely gutted and remodeled this Twin Peaks diamond in the rough. The top floor had a rear-sloping ceiling that cut off the amazing view, so our first task was to raise the roof so the great room had a uniformly high ceiling. Clerestory windows bring in light from all directions. In addition, we removed walls, combined rooms, and installed floor-to-ceiling, wall-to-wall sliding doors in sleek black aluminum at each floor to create generous rooms with expansive views. At the basement, we created a full-floor art studio flooded with light and with an en-suite bathroom for the artist-owner. New exterior decks, stairs and glass railings create outdoor living opportunities at three of the four levels. We designed modern open-riser stairs with glass railings to replace the existing cramped interior stairs. The kitchen features a 16 foot long island which also functions as a dining table. We designed a custom wall-to-wall bookcase in the family room as well as three sleek tiled fireplaces with integrated bookcases. The bathrooms are entirely new and feature floating vanities and a modern freestanding tub in the master. Clean detailing and luxurious, contemporary finishes complete the look.
