Reimagining an Urban Classic Perched high above San Francisco’s Cow Hollow neighborhood, this meticulously reimagined residence represents a thoughtful transformation of a classic urban home into a contemporary, light-filled sanctuary. The project involved a comprehensive renovation paired with both vertical and horizontal expansion, dramatically increasing the home’s footprint while enhancing its relationship to sweeping views of the Bay, the Palace of Fine Arts, and the surrounding hillside neighborhoods. The design strategy focused on opening the home to light, air, and vistas—elements often constrained in the dense urban fabric of San Francisco. By extending the structure upward and outward, the architects created a dynamic four-level residence that unfolds gradually, culminating in expansive living spaces and rooftop terraces oriented toward panoramic city and water views. Architecture that Frames the View At the heart of the design is a careful orchestration of sightlines and natural light. Large black-framed windows punctuate the façade and interior spaces, deliberately positioned to capture iconic San Francisco vistas while flooding the home with daylight. The architecture prioritizes openness, allowing rooms to flow seamlessly while maintaining a strong visual connection to the surrounding landscape. The handmade cabinets of this blue kitchen design are individually specified and perfectly positioned to maximise every inch of space. Family kitchens deserve a family-sized centrepiece and this curved island is a real talking point. It’s a modern take on a traditional concept with integrated sink, high-end appliances and a spacious, sweeping breakfast bar. The solid Silestone worktop in Snowy Ibiza is in striking contrast to the Periwinkle finish proving that style and practicality can go hand-in-hand.

The unique design concept of A139 is rooted in the basic geometric idea of two interlocking rectangles. This distinctive feature, along with the incorporation of rectangular geometries into the natural environment, sets it apart. The deliberate placement of a few windows in the front enhances privacy, while the addition of wooded and water elements to the facade creates a sober and elegant aesthetic. The project maintains a common language in its materiality: apparent concrete, steel, and wood. The three materials are presented sincerely from the outside of the house and continue on a constant journey through the interior. A139 is adjacent to the spring forest, privileged in its geographical position. We considered that the project’s purpose was that from any point of the house, we would have panoramic views that would serve as ambiance for itself and thus generate “natural pictures.” Our design philosophy for A139 was to seamlessly integrate the forest into the house. To achieve this, we created interior courtyards and spaces, blurring the boundary between the exterior and the interior. This approach not only enhances the living experience but also fosters a harmonious relationship with the natural surroundings. The house’s program is characterized by its social areas on the first floor, which can be combined to generate larger spaces if necessary. On the first floor are four bedrooms, each with a dressing room, bathroom, and terraces overlooking the spring forest. Casa A139 speaks for itself and presents itself honestly, subtly setting the views and ample spaces in the hierarchy by the natural textures of the materials.

It was important to create an inviting atmosphere with the furnishings we chose, creating a space that anyone who enters could envision themselves living in. We wanted to create a distinction between the living and dining room, as the home featured a very open concept space. Polanco’s designers wanted to create the look of a home meant for entertaining, in which you could enjoy a dining experience as well as socialize in the living room area. The breathtaking view of the Rideau Canal seen from all seating areas in the living space accentuated the spacious feeling of the home. A custom sized Martha sectional from Marcantonio Designs was the perfect choice for this grand open living room. Upholstered in a soft off-white leather, this style with metal legs complements the contemporary style of this home. We paired the sectional with a square fully tufted ottoman in a similar creamy-white leather to complete the seating area. The solid maple Verona sideboard from Handstone Furniture in a vintage silver stain gives buyers a sense of where to position their media centre. Above this piece, in lieu of a TV, we opted to bring some colour into the space with a piece from Celadon Art. To tie the artwork to the rest of the area, beautiful toss cushions in varying tones of blue were placed on the furniture pieces. Two matching Cassandra chairs upholstered in a simple grey linen fabric were selected to complement the neutral tones of the other furniture pieces. White accessories from Torre & Tagus placed on the ottoman are the final element of decor to this gorgeous open concept living space. We wanted to continue with a light and airy look, and chose to place a custom Albany console from Artage on the wall opposite to the Verona sideboard. We decorated the console with white accessories from Torre & Tagus and a Bangkok mirror from Renwil. This mirror is a Polanco favourite due to its size and versatility – it matches both classic and modern designs. The round shape of the mirror adds softness and complements the wall sconces. To contrast with the darker stain of the table, we paired it with white leather Linda chairs from Elite Living. At the head of the table, the Albany bar cart from Artage in a bright chrome finish completes the room with a unique entertaining piece. The residence for Mr. Alex and family at Ethul Kotte is a perfect example for this, which is an open book with multiple layers. From the entrance to the rooftop, each space creates a specific impression and reveals a little more about the users, as it has been perfectly captured by the architect. The house is located at the further end of a narrow drive-way, almost hidden from view with its dark façade and greenery, and sits in a compact lot that opens to a marsh at its rear end. With its cladded wall of cement blocks with a unique imprint and the line of bamboo covering the length of the front wall, the boundaries are defined effortlessly while drawing focus to the main entrance. Earthy feeling created at this point heavily dwells on the solidity of the materials and the muted color palette, which is juxtaposed by the lightness of the timber gate, perforated external façade and screen of vines flowing down from the rooftop. Upon entering, the ambiance of the house changes from its somber guarded exterior to a bright and spacious interior that completely opens to its surroundings. The floating staircase that climbs along the dark titanium wall and the adjoining courtyard run through the full height of the building, merging the solids and the voids at all levels. Spatial organization in the house is predominantly in three layers and each section of a floor has a clear demarcation between the public and private spaces. Spaciousness is achieved through the simplicity of the spaces, minimalistic furniture and muted tones that are complemented by the complete openness created by the glass facades covering the full height of the spaces. Another noticeable feature is the landscaping where thick low hedges are broken by thin trees to mimic a rampart that characterizes the intermediate space between the interior and boundary of the site, which is demarcated by the alternating solids and voids of the boundary fence. The ground level creates a warm, welcoming ambiance that is ideal for entertaining guests. From the lines of textures and materials used, to heights and orientations of furniture, each element complements each other to add volume and composure to the space. A peculiar feature is a subtle inspiration from Japanese architecture that is visible in the sharp lines and several decorative features, which enhance the ambiance with splashes of vibrancy created by the simple, yet colorful elements. While the open living-dining space is a subtle fusion between a modern western living space and the Sri Lankan lifestyle that welcomes nature and social interactions, privacy of adjoining spaces such as the kitchen and bedroom is ensured by isolation made pleasant by their private courtyards. Gradually gracing a visitor at the extended landing of the first floor is the calming sight of the full height cross formed by light filtering through crafted gaps on the wall which becomes a feature and an open shrine. This , seamless flows to the rest of the floor with its vibrant, spacious family living room and TV lobby a that connects all these well as the custom-designed bedrooms The ambiance of each room voices the unique needs and tastes of its user, while the private balcony screened from the outside by a perforated aluminum façade and a screen of vines, creates an intimate niche. A significant feature is the glazed walls of the master bedroom, which are only screened by thick canvas shades that open to a mesmerizing sunset and a view of the marsh. This makes one question the concepts of privacy traditionally Sri Lankans, whereas the user appears to be embracing the vulnerability in openness and enjoying the soothing beauty in nature through the same. The second floor is mostly the rooftop garden and bar, which is a multi-functional space ideal for a small gathering. The curtain of creepers covering the full height glass façade separating the bar and open terrace creates a significant change in ambiance by defining the cozy, timber interior of the bar, against the outdoor-, where the monotonous greenery is only broken by a splash of red from the punctured cover of a service staircase running to the upper rooftop level. The uniqueness is in how each space caters for contrast in transition between ambiances spanning from an intimate, mystic bar area ideal for isolation, to a lively social space creates a unique mood compared to the rest of the house. The rooftop thus completes the transition of spaces from open and interactive interior to a mind-palace and a garden that inspires the soul. “I think that my job is to observe people and the world, and not to judge them; I always hope To position myself away from so-called conclusions; I would like to leave everything wide open To all the possibilities in the world.” -Haruki Murakami- Layering is a key feature in this design, which is evident in how the façade filters inwards from the curtain of greenery, permeable panel and the external wall, as well as the spatial structure of the interior. The linear form of the building, where the living spaces completely open-out through the glazed facades at the rear end of each floor merges these family-spaces with the neighborhood, which avoids complete isolation of the family. Thus, the design is inspired by the need for a sense of freedom in the residents, while allowing the house to become a place for escape when desired.
