We decorated in easy neutrals for the ultimate summer hangout. Contemporary furnishings by Holly Hunt and B&B Italia set the tone for a relaxed lifestyle, which we then contrasted with dark room dividers and accent side tables by Todd Hase. Our goal was to create a trendy and sophisticated environment that promoted stress-free living in a light and airy space.

This expansive custom finished basement in Milton is a true extension of the upstairs living area and includes an elegant and multifunctional open concept design with plenty of space for entertaining and relaxing. The seamless transition between the living room, billiard room and kitchen and bar area promotes an inviting atmosphere between the designated spaces and allows for family and friends to socialize while enjoying different activities.

Melanie's inspiration for this sunroom was the grand era of the 1920’s when the prosperous gold coast of Long Island was built. The Sun Room pays homage to the glamorous, opulent lifestyles of the wealthy industrialists who were the residents of the Gold Coast estates in the 1920’s. We preserved the original aged brick walls and intricate metal work in the windows and chose materials for the room that would reflect and refresh the original design. Melanie chose two teal and white Mamounia rugs from The Rug Company in silk and wool to reflect the pattern in the metal work on the windows. Natural light was a major component when designing the sun room so we used reflective objects from mirrored pillows, brass light fixtures, brass objects in addition to a huge brass wall mirror to capture the natural sun light in the room. The estate is set on 6 rolling acres of land, so we used oversized planters with boxwood, and a huge aceda palm tree in the oversized ottoman to bring that outdoors into the room. A one-of-a-kind natural, driftwood table with teal resin from Andrianna Shamara's brings more nature into the room and sits in front of the waterproof Vondom sofa which was custom-made in Valencia Spain. All of the seating in the Sun Room is outdoor furniture and waterproof. A huge Brass sputnik light fixture sits above the sun room reflecting more light into the large brass mirror. An Ironies honeycomb table brings in texture to the room and holds reflective brass candlesticks and large piece of turquoise Slag Glass sits on an Oscar De La Renta book, another American style icon. A Milo Baughman brass bar carts holds a Christofle Martini shaker, martini glasses and a Gabriella Crespi brass and crystal ice bucket would service the captains of industries who displayed their fortunes from the industrial revolution with lavish parties in the their grand estates to celebrate the opportunities and accomplishments that they had worked so hard to achieve. The unprecedented economic prosperity was a distinctly unique aspect of Americana when wealthy industrialists, a hard working generation, helped promote American design and American Dreams. This beautiful house is a statement of elegance and style. Our main goal was to create a livable, cheerful mood that promotes rest and recover from the family active life, and is meant for friend-filled enjoyment.
We chose the perfect pieces and accessories to aesthetically amalgamate the customer’s kitchen, dinning and family room areas.
We selected accessories taking into careful consideration the existing furniture and architectural style of the room, bringing a color palate to create a happy and optimistic atmosphere.
A place designed for entertaining and receiving friend! The custom-made sectional sofa is dressed in a monochromatic, durable fabric that stands up to social gathering and provides comfort for long movie nights. It is complemented with texture and subtle variation of color achieving and inviting setting.

Outdoor furniture from Restoration Hardware really made this Houston outdoor living space design project shine.
“It really went well,” says Wayne Franks, owner of Outdoor Homescapes of Houston. “It's not a huge space, but moving the existing two columns about four feet and bringing the roof out only three feet made all the difference in the world.”
“This particular client wanted a larger space to entertain,” says senior designer Lisha Maxey, who served as an outdoor furniture consultant while managing construction for the project.
The original space, Lisha explains, had two oddly placed columns blocking a clear view of the beautiful pool area from inside the home. “We removed those columns and gave her three more feet of roof, which extended her living area while also giving her the view she wanted.”
Since the client - a woman in her mid-50s with grown children who visit frequently - only wanted a small outdoor kitchen island with a 30-inch RCS grill Outdoor Homescapes closed up a French door that led from the master bedroom (which she never used) and created a new stucco wall for the kitchen.
“I would definitely call the style of this space ‘transitional,” says Lisha. The client is a very eclectic world traveler and a collector of art, yet wanted her outdoor living space to feel like a warm, homey living room once we placed the furniture and décor. In the end, her finishes centered around rustic stone, detailed columns and furniture leaning towards the contemporary.”
Much of the warmth in the space, she says, comes from the colors of the dry-stacked Sunset Canyon ledgestone. “It looks just like it sounds – like the sun setting in a deep canyon!”
“The columns are unique – decorative and fluted,” adds Wayne.
The client, who’d received five free hours of outdoor furniture consultation as part of an ongoing promotion, also wanted Lisha to help her select, buy and help place furnishings.
“I believe that now - more than ever - consumers are looking for turn-key operations in any type of service industry - a ‘one-stop-shop,’ so to speak,” says Lisha. “It gives us a more personal touch with the client, as well as an edge in the industry in terms of selling our designs, as the client is reassured that we’ll work with them in every aspect to give them the outdoor living space of their dreams.”
The client ended up choosing the Biscayne collection – including a chair that rocks and swivels - from Restoration Hardware. They also went with a lower, unique teak coffee table from the Belvedere collection.
“We mixed wicker with teak for an equally soft and hard look and added pops of color to bring out the beautiful art collection inside,” says Lisha. “The neutral gray wicker, by the way, was the perfect match for the distressed teak coffee table and credenza. The grays of the Key West granite countertop also echoed this color palette.”
For the fabric, Lisha helped keep it neutral with a Mocha linen and popped the color with royal blue throw pillows matching the area rug: “To make the space truly her own, we added some unique copper pots from her collection and a few items she's collected abroad.”

The client purchased this property with grand plans of renovating the entire place; from top to bottom, and from inside to outside. And while the inside canvas was very generous and even somewhat forgiving, the outside space would be anything but.
We wanted to squeeze in as much seating space as possible in their limited courtyard area, without encroaching on the already compact-sized pool. The first and most obvious solution was to get rid of the trees and shrubs that separated this house from its zero-lot-line neighbor. With the addition of Lueder limestone slabs, this alone would free up nearly 120 additional square feet, which happened to be the perfect amount of space for a mobile gas fire pit and sectional sofa. And all of this would make for the perfect place to enjoy the afternoon sunset with the implementation of a custom-built metal pergola standing above it all.
The next problem we saw was that around the patio area, there were too many levels of steps and stairs, which meant that it would have been difficult to have any sort of traditional furniture arrangement. Randy knew that it only made sense to bring in a wood deck that could be mated to the highest level of the patio, thus creating gaining the most continuous amount of flat space that the client was wanting. But even so, that flat space would be limited to a tight "L-shape" around the pool. And knowing this, the client decided that the larger space would be more valuable to them than the spa, so they opted to have a portion of the deck built over it in order to allow for a more generous amount of patio space.
And with the edge of the patio/deck dropping off almost 2 feet to the waterline, it now created the perfect opportunity to have a visually compelling raised wall that could be adorned with different hues of plank-shaped tiles. From inside the pool, the varying shades of brown were a great accent to the wood deck that sat just above.
However, the true visual crowning jewel of this project would end up being the raised back wall along the fence, fully encased in a large format, 24x24 slate grey tile, complete with a custom stainless steel, square-tube scupper bank, installed at just the right height to create the perfect amount of water noise.
But Randy wasn't done just yet. With two entirely new entertaining areas opened up at opposite ends of the pool, the only thing left to do now was to connect them. Knowing that he nor the client wanted to eliminate any more water space, he decided to bring a new traffic pattern right into the pool by way of two "floating", Lueder limestone stepper pads. It would be a visually perfect union of both pool and walking spaces.
The existing steps and walkways were then cut away and replaced with matching Lueder limestone caps and steppers. All remaining gaps were then filled with Mexican beach pebble, which helped to promote a very "zen-like" feel in this outdoor space.
The interior of the pool was coated with Wet Edge Primerastone "Blue Pacific Coast" plaster, and lit up with Pentair GloBrite LED pool lights.
In the end, the client ended up gaining the additional entertaining and seating space that they needed, and the updated, modern feel that they loved.

The kitchen is designed and furnished with plenty of room for a family of four, plus enough room for entertaining.
The family room was designed for a family of four to relax, watch tv, play games, and “live” in.
Two sisters desired spaces unique to each of them. While the younger sister prefers bright colors like fuschia, apple green and bright aqua, her older sister found pale, icy blue and grey her perfect palette.
The beautifully decorated game room is a place that promotes both relaxation and fun. Whether the client is lounging on the comfy sectional watching TV or crafting on the game table, the versatility of the space satisfies every need. With the infusion of coral and magenta color schemes, a fresh and lively atmosphere is created.
