A prefab modular fits neatly on a tiny Santa Monica corner lot. On a quiet corner lot near Santa Monica’s Ocean Park neighborhood, just blocks from the Pacific Ocean, architect Jennifer Siegal made the most of her unique talent in utilizing prefabricated modules to create an eye-catching home. Working with a lot measuring only 25 feet wide by 100 feet long, Siegal, owner of Venice, California-based architecture firm Office of Mobile Design, carefully fitted two stacking prefab modules to form the two-story 2,330-square-foot home. Siegal, winner of the 2016 ArcVision Prize-Women and Architecture, has been recognized internationally as “a fearless pioneer in the research and development of prefabricated construction systems.” It’s easy to see why with her Santa Monica prefab. For such a seemingly confined area, the home features an airy, open floor plan, with a combined living-dining-kitchen space opening up to cozy, foliage-lined back patio via a three-panel Western Window Systems Series 600 Multi-Slide Door. When open, the door seamlessly merges the indoor living space with the patio, letting Pacific Ocean breezes course through the space. Bamboo flooring throughout augments the openness of the floor plan with its clean look and light color. A small garage, just yards from the street, doubles as another indoor living space featuring a roll-up door with frosted glass panels to let in natural light when closed. When open, it provides a unique sitting experience. The second floor also makes the most of the narrow space, with two bedrooms, two bathrooms and a master-bedroom terrace over the back patio. Various shapes and sizes of Western Window Systems Series 670 Awning and Casement Windows help the home make the most of the ideal Santa Monica weather. Atop it all is a unique butterfly roof that gives the modular shape of the home a playful twist and a sense of mobility.

This home office was created from an outbuilding on the property. Seagrass wall-to-wall carpet was installed for ultimate durability and a relaxed vibe. We employed a high-low aesthetic to create a space that was unique but still within budget, utilizing the owner's Stickley desk, a custom desk chair, custom blush Roman shades, a Hudson Valley Fenwater chandelier and sconces, and multiple office items from budget sources like IKEA and The Container Store. We're in the shop here today showing you an alternating-tread staircase that's' going to a job-site in Napa tomorrow. I'm standing on the landing which is at exactly mid-floor level. It's going into one one these 100-year-old houses with a steep roof and lots of attic space. The homeowner called me last month saying he wants to access this large attic area with something better than a ladder. He didn't have room for a conventional stair but this alternating-tread space-saving stair was a perfect fit. It's all Red Oak which matches the hardwood floors throughout the house. Once these are installed at the site we'll put a handrail on top of the stringers on the open side. I'll tell you a little about the alternating-tread staircases. It's built in a way that is nearly as easy to climb as a conventional stair. When we walk up a convectional stairway we normally use half of the stair tread at a time, placing one foot on the right half and the next foot on the left half. The idea of an alternating-tread stair is make half of each tread wide enough for your foot and then alternate the wide end of these paddle-shape treads from left to right. You still have your 10 inch minimum tread depth plus a 1 inch nosing projection. This give you 11" of support for each foot, just like a conventional stair. We normally make the risers a max of 7-3/4", but code allows us to go as high as 9 inches. This one is 7-3/4" which is very comfortable. We installed a metal bar across the middle of each open-riser to limit the open space to less than a 4 inch gap. Anyway, I just wanted to give you a quick shot of this. Tomorrow morning we get to go to the job-site and install this. I'd can't wait to see the look on the customer's face when we have this installed. I'll let him do the bragging :-) Last but not least, I'd like to give glory to God and special recognition to a Jewish carpenter named Jesus. I don't know for sure if He built stairways as a carpenter, but I am happy to say that He is my LORD and I want to live my whole life for Him. God bless you! This kitchen took a tired, 80’s builder kitchen and revamped it into a personalized gathering space for our wonderful client. The existing space was split up by the dated configuration of eat-in kitchen table area to one side and cramped workspace on the other. It didn’t just under-serve our client’s needs; it flat out discouraged them from using the space. Our client desired an open kitchen with a central gathering space where family and friends could connect. To open things up, we removed the half wall separating the kitchen from the dining room and the wall that blocked sight lines to the family room and created a narrow hallway to the kitchen. The old oak cabinets weren't maximizing storage and were dated and dark. We used Waypoint Living Spaces cabinets in linen white to brighten up the room. On the east wall, we created a hutch-like stack that features an appliance garage that keeps often used countertop appliance on hand but out of sight. The hutch also acts as a transition from the cooking zone to the coffee and wine area. We eliminated the north window that looked onto the entry walkway and activated this wall as storage with refrigerator enclosure and pantry. We opted to leave the east window as-is and incorporated it into the new kitchen layout by creating a window well for growing plants and herbs. The countertops are Pental Quartz in Carrara. The sleek cabinet hardware is from our friends at Amerock in a gorgeous satin champagne bronze. One of the most striking features in the space is the pattern encaustic tile from Tile Shop. The pop of blue in the backsplash adds personality and contrast to the champagne accents. The reclaimed wood cladding surrounding the large east-facing window introduces a quintessential Colorado vibe, and the natural texture balances the crisp white cabinetry and geometric patterned tile. Minimalist modern lighting fixtures from Mitzi by Hudson Valley Lighting provide task lighting over the sink and at the wine/ coffee station. The visual lightness of the sink pendants maintains the openness and visual connection between the kitchen and dining room. Together the elements make for a sophisticated yet casual vibe-- a comfortable chic kitchen. We love the way this space turned out and are so happy that our clients now have such a bright and welcoming gathering space as the heart of their home!

The desk area was also done in the same grey stained oak, with a clean floating design to maximize seating space and create an open feel. Existing mature pine trees canopy this outdoor living space. The homeowners had envisioned a space to relax with their large family and entertain by cooking and dining, cocktails or just a quiet time alone around the firepit. The large outdoor kitchen island and bar has more than ample storage space, cooking and prep areas, and dimmable pendant task lighting. The island, the dining area and the casual firepit lounge are all within conversation areas of each other. The overhead pergola creates just enough of a canopy to define the main focal point; the natural stone and Dekton finished outdoor island.

The couch, standing lamps, and X side table are vintage, from a consignment store. Rug is from Target, side tables and flexible coffee table/ foot rest/ seating cubes are from Amazon. Wall textile is an affordable way to add color and texture to the space.

This late 70's ranch style home was recently renovated with a clean, modern twist on the ranch style architecture of the existing residence. AquaTerra was hired to create the entire outdoor environment including the new pool and spa. Similar to the renovated home, this aquatic environment was designed to take a traditional pool and gives it a clean, modern twist. The site proved to be perfect for a long, sweeping curved water feature that can be seen from all of the outdoor gathering spaces as well as many rooms inside the residence. This design draws people outside and allows them to explore all of the features of the pool and outdoor spaces. The baby room was previously a guest room. A wall was removed to create a larger bathroom. In the nursery, we reworked the closets with built in shelving and cabinetry. One closet has drawers, shelves and cubbies to hang baby clothing. The other has custom cabinetry and shelves. Barn doors were chosen because they save space and allow for easy access to each closet. New hardwood flooring and windows with shutters were installed in the bedroom and recessed lighting. Wallpaper adds to the room’s charm.
