In this fantastic project, genuine Steelscape steel was selected to provide a a stunning roof to match the stunning views. The featured color was Cool Metallic Champagne. Product partner was AEP Span.

Before we installed our Bioclimatic Louver system our client's had a hard time using their rooftop terrace, our shading system completely transformed the way they are able to use their space. Our tilting louver system can project up to 39 feet, with 1 system we were able to cover the entire span of their terrace by anchoring directly to the building walls and supporting the system with 1 column in the center. No additional material or support structures were needed, keeping a clean and minimal look as if the shade structure was part of the original building design. As this system is installed on a rooftop, a tilting louver system is the ideal shade structure for Florida's sub-tropical climate. During storms with heavy wind they simply open the system to allow the wind to pass through, not worrying about any potential uplift from the storm.

To banish shadows in this design, bright columns of light were fashioned, flooding the home with light and anchoring the home's industrial-meets-organic design scheme. An ingenious center light-well, topped with a massive skylight and wrapped in glass handrails, provides a breathtaking focal point accentuated by a stunning three-globe light fixture that spans the space’s height. Nearby, a glass and steel elevator whisks residents from the parlor level to the roof.

Raza and Baneen purchased their home in Schaumburg IL. knowing it needed work, but they saw the incredible potential it had with its expanse of beautiful kitchen windows and spacious floor plan.
The kitchen technically functioned fine, but was desperately outdated with its honey oak cabinets and plain countertops. This family loved to cook and host parties so it was an easy decision that the kitchen remodel was the first project they needed to tackle to make their home come to life.
Baneen had very specific ideas for her new dream kitchen and had been thinking about it for over 10 years! When they met Advance Design’s Project Designer Claudia Pop, Baneen felt an instant connection.
“From the first meeting, I knew that Claudia would guide us without putting down our ideas,” Baneen said.
The couple had two fears common among remodeling home owners: Would the project be done on time? And, would the project stay on budget? Advance Design was able to alleviate their fears early on, as Claudia shared the “Common Sense Remodeling” process. Raza and Baneen absolutely loved the custom project analysis that helped them understand how a budget could be accurately predicted and then safeguarded during the design process.
“Advance Design was spot on with both the budget and the project timeframe,” Baneen said. “Overall there were no surprises, and the budget was exactly what we were quoted. The experience was phenomenal, everybody was professional, everybody was courteous, everyone was nice, everyone was friendly. It wasn't stressful for us, they still left the house in a presentable state. It wasn't like we would come home and we were bring the kids in and it was going to be hazardous."
After the relationship was cemented, Raza, Baneen and Claudia began to finalize the kitchen design. The main objective was to create a functional space for preparing meals and to create an inviting space for their family and friends to enjoy, while incorporating interesting design elements such as the iconic blue island and reclaimed Chicago brick walls. Sufficient storage space was really important to Baneen, and high quality appliances were a priority. As the overall layout was being completed, together they reviewed each cabinet to determine exactly what would be stored there.
Because cooking was a high priority for this family, Claudia incorporated spice racks close to the range and included two mixer lift shelves for their larger countertop appliances.
The focal point of the kitchen is the striking blue island constructed from custom colored Dura Supreme cabinets. Designed with decorative shelving and a highly functional prep sink. The couple loves the “galley” prep sink, it adds even more functionality and significantly shortens preparation and cleaning time. This island also includes a 24" Bosch Dishwasher with matching panel to blend in.
"Aesthetically, and in terms of functionality, the island everything I imagined," Baneen said. "I love how beautiful it looks and how functional it is. It just brings everybody together."
The Praa Sands Quartz countertop with an ogee edge profile provides excellent contrast by blending it's subtle tones with the outer cabinetry. It ties the island together with the rest of the space. Overlooking the beautiful backyard through spacious windows, the crisp white farmhouse sink is something that Baneen envisioned in her kitchen for years.
Two tones of Dura Supreme Cabinetry were used throughout the rest of the kitchen. Chestnut Cherry cabinets grace the range and decorative range hood and as panels over the Wolf refrigerator and freezer. Antique White cabinets surround the perimeter, creating a warm balance that beckons guests into the softly rounded space.
Drawing the eye immediately to the custom wood hood hiding a powerful 1,500 CFM ventilation system and spectacular 60” Duel Fuel Wolf range, a creatively patterned Tessen in Café & Brine backsplash detail stands out from the white subway tile backsplash spanning the outer walls. The vibrant space reflects the lively personality of the family who now loves spending time both cooking and enjoying this kitchen as a family.
“The end result is a beautiful and extremely functional kitchen that is able to handle a growing family, lots of parties and lots of cooking,” Claudia said.

Our Good Harbor Gambrel replaced an old summer cottage, drawing inspiration from the breathtaking coastal views. We oriented as many spaces as possible towards the marsh and beach, ensuring every room celebrates the serene beauty of the Cape Ann coast.
The design is classic Shingle Style with intersecting gambrel roofs, a covered porch spanning the front elevation with eyebrow detail, and coastal touches such as port-style windows and patterned shingle siding.
The first floor offers clear views of the marsh and beach beyond. The main open-plan living area includes spaces for dining and lounging, complete with a gas fireplace for chilly evenings. A sunroom and adjacent deck both face the marsh, providing perfect spots to enjoy the scenery. The primary suite is located on the first floor, allowing our clients to comfortably age in place. Due to the wetland location, the home is built on a floodproof crawl space, with all utilities housed in a first-floor mechanical room next to the mudroom entrance and a half-bath. A central stair with a tuning fork-style railing leads to the second level, which includes two generously sized ensuite bedrooms and a laundry space.

Once a traditional home built in the 1940’s, the new design transformed this space into a modern masterpiece with flush detailing, custom woodwork, and consistent reveals making seamless transitions between like and unlike materials. The home takes advantage of the space by incorporating two roof decks, penthouse views of the Golden Gate Bridge, and natural light throughout, including a 20’+ window that spans from the main floor to the second floor. The envelope was also transformed to make a statement with an arrangement of blocklike volumes centered around a patinated bronze-clad front door. Exposed concrete and Accoya siding flank the exterior which creates an intriguing chiaroscuro effect – accenting light and darkness. To accomplish the new layout and size, the existing structure was hydraulically shored for hard rock excavation adding a new basement below. The space is filled with custom cabinetry and doors that carry a beautifully crafted ceruse finish. The stone door portals compliment the natural color palette as a rich textured material. The remodel includes a water feature with stone-clad walls, an elevator, PV solar panels, an integrated lighting system, and a 1,200-bottle wine room.

Creating a home with reclaimed agricultural timbers can have its own challenges; finding pieces without old mortise pockets or peg holes in the wrong spot; getting long enough lengths to span the necessary widths and more. For this cottage, the larger consideration was the available building area and overall size of the summer home. Situated on a steep bank leading directly to the lake, special planning was used to make the narrow, tall square footage of the space feel open and inviting.

Lake Burton is a 2,775 acre man-made lake with 62 miles of shoreline located in the northeastern corner of Georgia in Rabun County. It is the first lake in a five-lake series called the Tallulah River Watershed that follows the original course of the Tallulah River. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. At one time these lakes were the largest producers of electricity in the state of Georgia. Now, they only provide peak power supply.
The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia.
Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s.
The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch.

A luxurious en suite bath was created within this classic 1925 Portland bungalow by reconfiguring the second story’s original small bedrooms and tiny half bath. In this welcoming new urban boho space, eclectic finishes mingle harmoniously, integrated through subtle repetition of shapes and materials.
A furniture-style vanity sets the tone for this luxurious space, introducing materials, colors, shapes, and textures that repeat throughout. Individual walnut hexagons join to create distinctive vanity doors, offset beautifully by horizontal-grain drawers. Topping the cabinetry is a simple concrete countertop with integral sinks. An expansive framed mirror above enlarges and brightens the room. Within the mirror, sconces float, their globes a nod to the hexagons below. Champagne bronze fixtures reflect the warm walnut glow. Nestled into the back corner, a stunning shower features waterjet tiles in a double herringbone pattern, each precisely cut and laid to maintain design integrity at every surface transition. Teak floor tiles and a pebbled niche hint at the classic spa experience. Across from the shower, a large hexagonal window provides a treetop view from the free-standing tub below. The gentle oval of the tub and the beaded chandelier above provide a pleasing contrast to the strong lines surrounding it, as do the softly-shaded pebbles in the full-length niche. Shiplap wainscotting wraps the room, creating an illusion of height in the compact space. Subtle flooring and soft green walls create an understated backdrop for the bold mix of materials, unifying them into a serene oasis.
Asking a century-old home to accommodate a modern luxury bath is a tall order. Asbestos-laden plaster and flooring had to be abated. The subfloor had to be leveled and reinforced to increase strength and prevent deflection. Water lines and multiple electrical circuits had to be brought across and up without disturbing a beautifully-paneled ceiling, something we accomplished by firring out stair walls to hide the chases. Our client had visions of a leafy view from her tub, but the new layout eliminated existing windows. Placing a new window was complicated by deep eaves and flat soffits. By pushing the header into the roofline, however, we were able to accommodate a picture window. The flat soffit was replaced by an inverse hip lined with stained tongue and groove cedar, tying it to the bathroom finishes. Bringing materials up a narrow staircase became truly challenging when it was time to install the big items. However, strategic removal of drywall around the landing got the job done. Our attention to detail is showcased in the shower tile, where precise cuts were required at surface transitions to maintain the integrity of a complex double herringbone lay. The project was delivered on time.
Savvy layout choices minimized spending on structural changes. Because we were dealing with dormer space, head height was an issue. Raising the ceiling would have been complex and expensive so our design accommodated the constraints – tub on the low outside wall, shower on the full-height interior wall. The vanity spanned the spread, accommodating our petite client on the exterior side and her taller husband on the interior side. An under-eave closet was closed off to create room for both a freestanding tub and a separate shower. Rather than building replacement storage elsewhere, we simply added a new door into the closet from the primary bedroom. This was made possible by absorbing the short hallway separating the existing bed and bathroom into the primary bedroom. This new layout also created an en suite relationship between the primary bedroom and the new bath. We saved additional dollars by selecting a furniture-style vanity rather than using custom cabinetry, and the countertop with integral sinks provided a cost savings over a more traditional quartz countertop with undermount sinks. Affordable shower tiles allowed us to put more money into a dynamic tile layout. The project was delivered within budget.

~ Modern Farmhouse Kitchen ~
This modern farmhouse kitchen showcases a dramatic two-tone cabinet palette: warm wood tones for the island paired with crisp white perimeter cabinetry. Matte black hardware and lighting provide bold contrast against soft marble veining and wide-plank hardwood floors. Frameless cabinetry with clean lines supports a clutter-free aesthetic, while oversized drawers and glass display cabinets add both practicality and elegance. The custom black hood, waterfall-edge island, and wall-spanning stone backsplash make this kitchen a true focal point.

Feng Shui dictated the orientation and functional layout of this 2 bed, 3 full bath apartment to harmonize with spiritual forces. The 1,600sf plan creates generous, open, and clutter-free spaces, as small, dark areas restrict the flow of positive energy. The den area can be separated from the main living/dining areas into a flex-bedroom with a series of 3 interlocked translucent sliding panels that span 26 feet. When not needed, the panels stack unobtrusively at the entry. A welcoming mask floats in a NE-facing niche at the central axis of the apartment to protect the occupants from evil spirits.

This Iconic Spanish Colonial stunner has been home to both a silent film star and a legendary rock music star. It was in dire need of a creative eye----caught in a time warp spanning 1924 to 1979. Old Hollywood glamour, Italian modernism, and a focus on artisanal touches served as a jumping-off point for this project which included the complete gutting and redesign of 5 bathrooms, kitchen, laundry room, and the separate attached recording studio.

This stunning kitchen remodel has the perfect blend of neutral tones. The black farmhouse sink and range hood are brought together with the touches of black fixtures featured through out the kitchen. Copper pendent lights hang above the light white colored island. White flat paneled cabinets rest above light natural wood color cabinets. To tie everything together the light wood flooring that spreads from the kitchen to the living room also spans up the newly remodeled staircase.

This Paradise Model ATU is extra tall and grand! As you would in you have a couch for lounging, a 6 drawer dresser for clothing, and a seating area and closet that mirrors the kitchen. Quartz countertops waterfall over the side of the cabinets encasing them in stone. The custom kitchen cabinetry is sealed in a clear coat keeping the wood tone light. Black hardware accents with contrast to the light wood. A main-floor bedroom- no crawling in and out of bed. The wallpaper was an owner request; what do you think of their choice?
The bathroom has natural edge Hawaiian mango wood slabs spanning the length of the bump-out: the vanity countertop and the shelf beneath. The entire bump-out-side wall is tiled floor to ceiling with a diamond print pattern. The shower follows the high contrast trend with one white wall and one black wall in matching square pearl finish. The warmth of the terra cotta floor adds earthy warmth that gives life to the wood. 3 wall lights hang down illuminating the vanity, though durning the day, you likely wont need it with the natural light shining in from two perfect angled long windows.
This Paradise model was way customized. The biggest alterations were to remove the loft altogether and have one consistent roofline throughout. We were able to make the kitchen windows a bit taller because there was no loft we had to stay below over the kitchen. This ATU was perfect for an extra tall person. After editing out a loft, we had these big interior walls to work with and although we always have the high-up octagon windows on the interior walls to keep thing light and the flow coming through, we took it a step (or should I say foot) further and made the french pocket doors extra tall. This also made the shower wall tile and shower head extra tall. We added another ceiling fan above the kitchen and when all of those awning windows are opened up, all the hot air goes right up and out.
