This space was completely empty, void of everything except the flooring tiles. All the containers and plantings, the patterned turf in the flooring, ornaments, and fixtures were part of the design. It spans three sides of the penthouse, extending the dining and living space out into the open. Outdoor rooms are created with the alignment of fixtures and placement of furniture. The custom designed water feature is both a wall to separate the dining and living spaces and a work of art on its own. A shade system offers relief from the scorching sun without permanently blocking the view from the dining room. A frosted glass wall on the edge of the kitchen brings privacy and still allows light to filter into the space. The south wall is lined with planters to add some privacy and at night are lit as a focal point.

These renovated bathrooms blend sleek, modern design with functional elegance. The space features clean lines and a minimalist aesthetic, highlighted by neutral tones of soft greys and whites. A large frameless glass shower with a rainfall showerhead takes center stage, complemented by smooth, matte black fixtures for a striking contrast. The floating vanity, with a white marble countertop, is paired with a large mirror that spans the wall, creating an open, airy feel. Textured tiles in a geometric pattern adorn the floor, adding subtle interest, while underfloor heating provides added comfort. The overall atmosphere is calm, bright, and sophisticated, with an emphasis on both style and practicality.

This traditional charmer house plan welcomes with its country porch and prominent gables with decorative brackets. A cathedral ceiling spans the open great and dining rooms of this house plan, with bar seating facing the roomy kitchen. A mud room off the garage includes a pantry, closets, and an e-space for looking up recipes. The master suite features two oversized walk-in closets and a linen closet for extra storage in this house plan.

Attractive mid-century modern home built in 1957. Scope of work for this design/build remodel included reworking the space for an open floor plan, making this home feel modern while keeping some of the homes original charm. We completely reconfigured the entry and stair case, moved walls and installed a free span ridge beam to allow for an open concept. Some of the custom features were 2 sided fireplace surround, new metal railings with a walnut cap, a hand crafted walnut door surround, and last but not least a big beautiful custom kitchen with an enormous island. Exterior work included a new metal roof, siding and new windows.

Walking into this transitional and timeless home you are greeted by modern black window frames showcasing views of the private woods. Cozy accents like the Heat n Glo True 42” fireplace with a custom stone and cast surround complement the distressed wood beams that span the great room ceiling.

This intimate townhouse garden features a combination of rich, contrasting materials - Jerusalem limestone, New Yangtze limestone from China, cedar, and copper - layered to create a vibrant contemporary garden. Improvements include a lap pool and fountain, terraces, custom security fence and railings, copper wall and lush plantings. Various site constraints were overcome through extensive collaboration with the architect, builder, and contractors. This work included excavation and construction of a swimming pool on the land-locked property and the installation of a specimen Magnolia, requiring the tree to be craned over the residence, a span over 100 feet. This project was a primary suite remodel that we began pre-pandemic. The primary bedroom was an addition to this waterfront home and we added character with bold board-and-batten statement wall, rich natural textures, and brushed metals. The primary bathroom received a custom white oak vanity that spanned over nine feet long, brass and matte black finishes, and an oversized steam shower in Zellige-inspired tile.

The Owners approached me to redesign their existing home and transform it from what they considered a “4” to an “8 or 9” on a scale of 1 to 10 in terms of the quality of design. This transformation included the spatial volumes, the natural light, the views, the details, the finishes & materials, the fixtures & equipment and the basic layout. The entrance to the home has a new covered porch with articulated steel columns and a wood beamed ceiling and a new oak and bronze front door. An interior entry hall links the Family Room, Kitchen and a new glass enclosed Dining Room on one end and the Master Bedroom suite at the other end. Behind the wall of the Entry Hallis a Living Room and a glass walled Wine Room that has a common wall with Entry Hall. A new dormer window over the Entry Hall providesa tall ceiling and natural light to this entry. The existing stair that extended down into an awkward central living room was reoriented to serve the house better. The new stair is a switch back stair that does not impact the area of the living room. This stair has a new dormer window above the landing to bring natural light into the stair hall. The kitchen, pantry and Family Room were completely redesignedwith new cabinets, appliances, and finishes. A new steel moment frame was installed in the end wall of the Family Room allowing this wall to open up to a new glass enclosed Dining Room. This room has large four panel bi-parting sliding glass doors that open up to an existing pool and views the vineyards beyond Part of this redesign included moving the master bedroom from the second floor down to the ground floor. The master bedroom was relocated at the end of the house along with a new master bathroom and master closet. A new outdoor spa with a shaded trellis above is accessed from the bathroom. Sliding panels can provide privacy for this spa when desired. A covered outdoor shower is accessed from the indoor shower. The outdoor shower also connects to the spa area. A new stone walled sitting area links directly to the Master Bedroom and is covered with a new trellis with woven willow panels. The second floor consists of two bedrooms each with their own bathroom. One bedroom has a small kitchenette and an exterior entry stair that can serve as a separate unit for a housekeeper or visitor. A large terrace that serves both bedrooms has a trellis with woven willow above. This terrace is located above the Dining Room. The existing stone veneer had its mortar set way back that emphasized each individual stone and not the whole stone wall as one entity. To make it more wall like the mortar was pulled out to be face flush with the stone. This change transformed the overall look of the house. The existing house had been renovated house in several stages over the years. First a one story with flat roofs, later new sloped roofs built directly on top of the flat roof without removing the old roof. A second story addition was later added with sloping roofs. During the renovation, all of the roofs over the one story portion were removed to create all new volumes within the major rooms. Skylights were added over the Living Room, the laundry Room and the Master Bathroom. A new dormer was added over the entry hall to bring in natural light and create more dramatic Entry Hall. All interior walls removed, exterior doors and windows were removed leaving only openings. Precast door and window surrounds and quoins at the corners were removed and replaced with stone corners and precast concrete lintels. A new rectilinear opening into the second floor bathroom was added in place of a round window. All plumbing, fixtures, lighting fixtures, HVAC units were replaced. My client a successful banker, ask for designs for his dining niche, study /guest room, master bedroom and bath. The room used as guest room/ study is small space approximately 11 feet by 11 feet. The room has cherry wood and green painted book shelving. files along one wall, a sleep sofa in front of the window wall covered in a soft light grey chenille fabric, and what was formally a small closet hides a pull out desk and TV. The room has a warm neutral oat meal color looped woven wall to wall wool carpeting and the walls are covered in a Donghia medium grey grass cloth. One shade from Conrad Shades spans and covers the two windows behind the sleep sofa. Ashod Kassabian

The original house, built in the early 18th century, was moved to this location two hundred years later. This whole house project includes an outdoor stage, a library, two barns, an exercise complex and extensive landscaping with tennis court and pools. A new stair winds upward to the study built as a widow's walk on the roof. A large window provides a view to the sea-wall at the bottom of the garden and Buzzard's Bay beyond. The new stair allows views from the central front hall into the Living Room, which spans the waterside. The bluestone-edged swimming pool and hot pool merge with the landscape, creating the illusion that the pool and the sea are continuous.

Carefully positioned on a site blessed with spacious surrounding acreage, the home was carefully positioned on a tree-filled hilltop and tailored to fit the natural contours of the land. The house sits on the crest of the peak, which allows it to spotlight and enjoy the best vistas of the valley and pond below. Inside, the home’s welcoming style continues, featuring a Midwestern take on perennially popular Western style and rooms that were also situated to take full advantage of the site. From the central foyer that leads into a large living room with a fireplace, the home manages to have an open and functional floor plan while still feeling warm and intimate enough for smaller gatherings and family living. The extensive use of wood and timbering throughout brings that sense of the outdoors inside, with an open floor plan, including a kitchen that spans the length of the house and an overall level of craftsmanship and details uncommon in today’s architecture. •

Living room - contemporary living room idea in Miami

It’s no surprise these Hanover clients reached out to Cathy and Ed of Renovisions for design and build services as they wanted a local professional bath specialist to turn their plain builder-grade bath into a luxurious handicapped accessible master bath. Renovisions had safety and universal design in mind while creating this customized two-person super shower and well-appointed master bath so their clients could escape to a special place to relax and energize their senses while also helping to conserve time and water as it is used simultaneously by them. This completely water proofed spacious 4’x8’ walk-in curb-less shower with lineal drain system and larger format porcelain tiles was a must have for our senior client –with larger tiles there are less grout lines, easier to clean and easier to maneuver using a walker to enter and exit the master bath. Renovisions collaborated with their clients to design a spa-like bath with several amenities and added conveniences with safety considerations. The bench seat that spans the width of the wall was a great addition to the shower. It’s a comfortable place to sit down and stretch out and also to keep warm as electric mesh warming materials were used along with a programmable thermostat to keep these homeowners toasty and cozy! Careful attention to all of the details in this master suite created a peaceful and elegant environment that, simply put, feels divine. Adding details such as the warming towel rack, mosaic tiled shower niche, shiny polished chrome decorative safety grab bars that also serve as towel racks and a towel rack inside the shower area added a measure of style. A stately framed mirror over the pedestal sink matches the warm white painted finish of the linen storage cabinetry that provides functionality and good looks to this space. Pull-down safety grab bars on either side of the comfort height high-efficiency toilet was essential to keep safety as a top priority. Water, water everywhere for this well deserving couple – multiple shower heads enhances the bathing experience for our client with mobility issues as 54 soft sprays from each wall jet provide a soothing and cleansing effect – a great choice because they do not require gripping and manipulating handles yet provide a sleek look with easy cleaning. The thermostatic valve maintains desired water temperature and volume controls allows the bather to utilize the adjustable hand-held shower on a slide-bar- an ideal fixture to shower and spray down shower area when done. A beautiful, frameless clear glass enclosure maintains a clean, open look without taking away from the stunning and richly grained marble-look tiles and decorative elements inside the shower. In addition to its therapeutic value, this shower is truly a design focal point of the master bath with striking tile work, beautiful chrome fixtures including several safety grab bars adding aesthetic value as well as safety benefits.

Conceived by architect Rafael Viñoly—432 Park Avenue is the tallest residential skyscraper in the Western Hemisphere. This apartment designed by John Beckmann and his design firm Axis Mundi has some of the most breathtaking views in Manhattan. Known for their glamorous low-slung aesthetic, Axis Mundi took the challenge to design the residence for an American client living in China with a family of four, and an important art collection (including the likes of Cy Twombly, Gerhard Richter, Susan Frecon, Vik Muniz and Lisette Schumacher, among others). In the dining room, a Bocci “28 Chandelier” hangs above an intricate marble and brass table by Henge, with ceramics by John Born. Entering the main living area, a monumental “Let it Be” sectional from Poltrona Frau sits on a silver custom-designed Joseph Carini wool and silk rug. A ‘Surface” coffee table designed by Vincent Van Duysen and “Fulgens” armchairs in saddle leather by Antonio Citterio for B&B Italia create the penultimate space for entertaining. The sensuous red library features custom-designed bookshelves in burnished brass and walnut, as a “Wing Sofa” in red velvet from Flexform floats atop a “Ponti” area rug from the Rug Company. “JJ Chairs” in Mongolian lamb fur from B&B Italia add a rock and roll swagger to the space. The kitchen accentuates the grey marble flooring and all-white color palette, with the exception of a few light wood and marble details. A dramatic pendant in hand-burnished brass, designed by Henge, hovers above the kitchen island, while a floating marble counter spans the window opening. It is a serene spot to enjoy a morning cappuccino while pondering the ever-changing skyline of the Metropolis. In a counterintuitive move, Beckmann decided to make the gallery dark by finishing the walls in a smoked lacquered plaster with hints of mica, which add sparkle and glitter. John Beckmann made sure to include extravagant fabrics from Christopher Hyland and a deft mix of textures and colors to the design. In the master bedroom is a wall-length headboard system in leather and velvet panels from Poliform, with luxurious bedding from Frette. Dupre Lafon lounge chairs in a buttery leather rest on a custom golden silk carpet by Joseph Carini, while a pair of parchment bedside lamps by Jean Michel Frank complete the design. The facade is treated with an LED lighting system which changes colors and can be controlled by the client with their iPhone from the street.
